• There were 104 closed sales priced above two million in January 2023 compared to 26 in January 2022, a 300% increase. During the 12 months ending January 31, 2023, sales in this category increased 22% over the same time period in 2021 (438 vs 359 units).
NEW LISTINGS / INVENTORY
• During the 12 months ending January 31, 2023, a total of 6,811 new listings were added to the market, an 11% decrease vs the same time period 12 months ending January 31, 2022.
• Available inventory as of January 31, 2023 consisted of 1,922 units, an increase of 28% vs the same time period in 2022. Current inventory represents 5 months of supply based on current absorption rates.
AVERAGE & MEDIAN SALES PRICE
• The year-over-year average sales price for the area was $764,488, a 31% increase vs the same time period in 2021.
• The median sales price for the area in January 2023 increased 72% to $705,720 vs January 2022.
