MARKET SENTIMENT
After a slow start to the new financial year, activity has picked up from both buyers and tenants. Investors now have more confidence with the trajectory of interest rates and many hanging their hopes on a rate cut in the short term.
Tenanted stock is running hot with investors purchasing on very tight yields, many investors are chasing a 6% yield and are generally needing to purchase properties that are part vacant or that require improvement in order to achieve this.
Development stock is coming to the market in droves and It is nice to see a variety of sizing as well.
Overall, we are seeing more choice from a buyer and tenant perspective and the market seems to be reverting back to some form of normality with buyers and tenants having more time to make decisions.

DEVELOPMENT APPLICATIONS
Recent Development Applications consist of a freehold lot, 3 large scale strata units and 8 small scale strata units with a caretakers.
Works are underway to push on with stage 2 of the industrial estate as photographed to the right.
UNDER CONSTRUCTION
There is an abundance of construction occurring in the estate at the moment.
There are plenty of small scale units in the pipeline with 83 warehouses under 150m2 with DA or under construction.
STOCK ON MARKET
The numbers to the right are painting the picture around how much choice there is out there for buyers. With roughly 100 warehouses under 450m2 currently on the market.
