The following is a summar y of the most common questions we receive from buyers interested in building their dream home at Hidden Valley 1. ARE THE LOTS READY FOR PURCHASE NOW? Yes, we have off-plan contracts available and you can secure your preferred lot today. Construction is in its final st ges and we anticipate completion in September/October of this year. By the time you have your perfect home designed, we’ll be ready for you! 2. WHAT SERVICES ARE PROVIDED? Underground power and a sealed road will be provided to the front of each lot. There is quality mobile phone service already available and NBN Internet and wireless will be available via Telstra Sky Muster. 3. ARE THERE BODY CORPORATE FEES? No. All lots benefit rom freehold title, giving you true f reedom and control of your own property. 4 WILL I NEED TO INSTALL A SEPTIC SYSTEM? Yes. As with all rural residential lots, you will need to include rain water tanks and Bio-cycle sewage system as part of your home construction. Bore water has also been easily accessed in different areas across the estate over the years. We have some great local providers available to discuss all the best systems to suit your specific eeds. 5. WHAT GRANTS ARE AVAILABLE TO HELP ME BUILD MY DREAM HOME? Both State and Federal Governments have incentive programs in place that could see you benefit rom up to $45,000 in support. Check out our latest update for more details and to check your eligibility HERE 6. WHAT ARE THE EASEMENTS OVER THE LAND? Some blocks have easements over them to show the Q100 fl w path, these easements are required by Council to prevent owners from building in areas that could potentially be flooded. In so e cases it is possible to build in these areas, this is assessed by your building certifier as ou design you home or shed. On a positive note, when it comes time to build and establish your effluent disposal system, these easements will generally save you around $2,500 for the DFL FEE . 7. ARE THERE ANY COVENANTS IN PLACE? Yes, there are two types of covenants. The fi st is a vegetation covenant designed to help us all protect the remnant vegetation an d wildlife habitat that we all love. These areas can be seen on most of our lot maps and highlight areas that can still be accessed and enjoyed, but cannot be cleared. The second is a building covenant design ed to limit construction that may be unappealing for the overall ambiance of the estate.

8. DO ANY OF THE BLOCKS FLOOD? All blocks have plenty of land above the Q100 or 100-year flood li e to safely build your home and most blocks are completely flood- ree . There are two seasonal creeks in the Hidden Valley catchment that run thr ough the estate and safely handle any extreme weather events. The previously mentioned overland fl w easements ensur e the natural drainage cannot be impeded and the road system has been design ed to ensure you will have all weather access to the estate. 9. CAN I LIVE OFF GRID? Yes. Each block provides the opportunity to install all the necessar y inf rastructure to have you completely self-sufficien , with the added bonus of “fli king the switch” to town power whenever you need. The Whitsun days climate provides Hidden Valley residents with all the sun, rain and space necessar y for true off- grid living. The proven highquality pasture and agricultural land of Hidden Valley lets you scale your hobby farm to whatever size you like.
