The design approach introduced a central plaza and a series of interconnected garden spaces throughout the sites to succinctly unify the development and provide unique and lively spaces activated by retail and F&B, allowing much needed open space for the area. This way, the design embraces a holistic mixed use centre, where residential, commercial, and leisure seamlessly weave into the urban setting rather than in segregations.

MARINA ISLANDS MASTERPLAN
This project is conceived as a manmade archipelago set within the Gulf of Arabia approximately 1km to 4.5km offshore from the Gulf of Arabia coast. The island cluster creates a 900,000 sqm marina with capacity for 1,200 berths. This would provide a world class maritime destination for hosting international regattas and events in the Middle East.

WATERFRONT MIXED USE DEVELOPMENT
The project aspires to complete one of Middle East’s prime waterfront sites. The project has been carefully conceived to complement and support the existing neighbourhood by creating a contemporary waterfront destination. The development comprises outdoor food and beverage, retail, luxury residential with a boutique hotel and an exclusive island resort, totaling GFA 162,615 sqm.

The primary objectives of the brief to create four major retail malls, each to be expressed as clear, dynamic volumes. The creation of a Civic plaza to link the park with the site, and a landmark, mixed use super highrise tower. To offset the densemass of residential requirement and create an oasis heart in the center of the development we proposed wall-like shaded residential typologies. These function as a barrier and a feature in their own end. Allowing for a lush and free layout in the center of the site we create a unique feature in the middle east.

In the extrovert typology terraces and shading pergolas are woven to create a rich and vibrant facade self-shading external terraces and living areas. The introvert typology utilizes operable screens to open or close external terrace and living areas opening up to the vista or creating a more quiet secluded internal/external sanctuary. The terraced typology affords a more exclusive experience for the larger units with entry via a naturally daylight core. Each typology is afforded the same quality of space and daylight together with a high level of finishes. Within each typology the connection to nature and the landscape is central and is created via a series of expansive terraces and gardens. Apartments are envisaged as being ‘at the forest floor’, ‘within the tree canopy’ and ‘above the forest canopy’. This connection to nature and landscape expands upon the highly successful previous phases of Al Barari. With over 80% of the site dedicated to landscape these buildings will merge seamlessly into their surroundings from day one.

Within the Ashjar site three primary block typologies are proposed creating a rich and diverse community. These range from the more extrovert and open, to the more introvert and screened to the larger exclusive terraced typology.

The overall residential site is conceived to have two primary edges – the waterfrontbedge to the west and the entertainment edge to the east looking across to the island retail district and stunning 250m high viewing wheel, the eastern edge also offers excellent views back to the dramatic skyline of Dubai marina. The northern edge of the site faces onto an active retail street leading to the heart of the development, the civic square containing the 250m high viewing wheel. The western edge of the island provides excellent ocean views towards the east/ north and west. The concept of the MLP for the western edge of plot N04 is to create a series of waterfront courtyard spaces, organized and shaped by the available views from the island, the frontage of the island is increased by creating new open space adjacent to the quayside. Each courtyard space provides the residents with a sense of identity and community within the overall MLP for Bluewaters.

Here we develop in close connection with the infrastructure in place a new mall typology based out the concept of courtyards and outdoor connections. We want to create the essence of Bali inside the mall as a tropical jewel. Referencing local design and construction methods we elevate a traditional language of architecture and bring that into a more contemporary way. Closely working with the climate and green ambitions of the project many measure have been implemented to achieve a maximum sustainable development. Such as gray water catchment and recycling, prevalent airflow calculations and wind tunnel effects.

Golf-city features all of the above and besides the development of the complete masterplan the main design for the architectural units was also done by 10Design. Efforts where taking to provide integrated shading designs for all the residences. in this way the sun protection becomes the driving force of the design. While providing maximum glazed surfaces each of the apartments and villa’s is laidout in such a way that maximum shading as well as maximum viewing is guaranteed.

In the project we strive to deliver a mall which is mainly outdoor. Highly focused on F&B and outdoor dining. Since the existing landscape is filled with protected trees and lush landscapes we take maximum opportunity of that. Building around the trees gave us a unique opportunity to have the landscape enter the building.

Located at the North end of Manila, Clark is a former foreign military base which has been given back to the local government and is being developed as a new airport leisure city. The Mimosa Mall will form a big attraction within that master-plan.

Having the building on one side next to a lake and the other side adjacent to a major traffic artery prompted the design to have an open and inviting side and a more closed representative side towards the road. The development consisting of a number of different components which the client wanted to have unique expressions for all but still having a relation to each other posed a challenge design wise. BLUEWATERS MOSQUE
Considering the immediate surroundings of the mosque, dense high-rise, residential towers and an entertainment district. The mosque has to function as a point of gathering while at the same time being a tranquil oasis on the whole island. Furthermore, the mosque is situated in the nexus of all the traffic-flows. An little alcove spared out from the adjacent podium to form the public square. As a concept the building itself is a bridge. Not only bringing worshipers closer to god, but quite literally bringing residents from the podium down to the plaza. The distinctive round shape allows for a separate public flow. While via the other side segregating the female worshipers from the males. The shape itself makes a distinct appearance along the street and forms a calm and welcoming place by simple geometric appearance. `

The BOX is an intervention to combat the increasingly vacant retail streets in the Netherlands. By inserting the BOX’es inside city-blocks in an acupuncture style, where special regulations and policies are applied. The BOX’es will reinvent identities for each of the under-utilized blocks, in hope of attracting visitors back to the city center. The BOX functions on four levels: 1. SIGNAGE – Create a visual impact that signals a more creative regulation, and a more flexible urban use. Once familiarized, people will associate the box with endless possibilities. 2. INFORMATION - The BOX will function as an information point. Anything you want to know about the neighborhood, the possibilities, business opportunities, and rental prices can found here. 3. MEETING-POINT – A place to establish the networks between neighbors, potential entrepreneurs, owners etc. In short, everything can be held here: From meeting the potential landlord or simply having a coffee. 4. ORGANIZING – Weekly festivals can be announced and organized. Anyone with good ideas that contribute to a more vibrant neighborhood can make it happens in the BOX’es

The policies focus on the selfdriven development. The government would act as an enabler, that allows a more flexible and adaptive development.

This project for AMO is a study into the possibility for an sustainable middle east after the era of oil. The question was raised over a small archipelago of Bahrain called Hawar, to set an example for the region. Surrounded by natural reservations and little inhabitants the island will figure as a testing case.

Trough the height variation in topography navigating the terrain for pedestrians is already difficult, add to that the congested and confusing traffic and this harbor town becomes impossible to navigate. By introducing various underground pathways, rerouting the vehicle traffic and throughway’s underground, the surface is freed up to allow mixed pedestrian traffic. Various public escalators will function to connect the tower to it’s surroundings and integrate the design on a ground floor level.

The triple split generating public podiums create various conditions, underground and in the sky. Here the design addresses the city in its totality and injects it with new energy by reshaping the public real beyond it’s site conditions.

To connect Rabat and Marocco with the European mainland a TGV connection planned trough the country. In our proposal we try to solve the urban problematic of traffic with a nodal interdependent model of transport. The barrier of the tracks running trough the city is taken as a metaphorical river and the two sides are bridged together. The proposal gives shape to a masterplan and goes into architectural detail at the same time.
