For instance, we can clearly see real estate market as a whole - despite some ongoing concerns regarding the 2018 national election and the potential oversupply in the prime condos market in Phnom Penh. INVESTMENT PREFERENCES When asked about the purpose of purchasing a property in Cambodia, the respondents opinion almost fell in the middle: 53.3% wish to purchase a property to live in, while 46.7% are buying as an investment. Land is the preferred type of property to invest in, as selected by 24% of the respondents; 23% of respondents are aiming to acquire a condominium unit; followed by 22% aiming for a shophouse; and 18% for a villa.

CAMBODIA REAL ESTATE 2016
When asked whether they would rather buy an independent house, a home in a borey development, a condo in a new development or land in a plot land project, respondents favored an independent house (35%), borey (26%), condo (22%) and finally, plot land (16%). Without any surprise, Phnom Penh (65%) came as a first choice for those interested in purchasing a property, followed by the fast developing Sihanoukville (15%) and world famous tourist city of Siem Reap (10%). Investigating further within the preferred areas of Phnom Penh city: Toul Kork, Chamkarmon and Chroy Changvar were the most popular locations to buy in; and Russey Keo and Prek Pnov came in last as the least desirable. The dominant factor that influences the property of choice is location (50%). This is followed by the return on investment (20%), price (16%) and surrounding infrastructure (10%).
HOW DO CONSUMERS FIND PROPERTY IN CAMBODIA? The vast majority of the respondents (71%) start their property search online. This does not come as a surprise, as according to WeAreSocial. com, internet penetration continues to rise in Cambodia and is now used by a third of the population - and increased by 32% since March 2015. Hence, the internet is rapidly being embraced by real estate agents/ developers and end buyers and renters. INSIDER ANALYSIS MARKET LEADERS SHARE THEIR REVIEWS OF 2016 AND FORECASTS FOR 2017
Q:
Looking Back: As 2017 begins, what do you believe was the defining theme of the 2016 real estate market in Cambodia?
Hoem Seiha, Research Director VTrust Appraisal Co., Ltd. Kuy Vat Chairman & CEO of Century 21 Cambodia
“ 2016 has certainly raised some challenges for new development projects aimed at condominium and apartment plans. The challenge mainly lies in the the supply and demand ratio: 2016 had a significant drop in demand compared to the previous years. However, it seems that Cambodian buyers are changing their mindsets and rapidly moving away from their traditional idea of purchasing houses or land, and instead moving towards condominium ownership. I am positive that this trend will result in an increase in demand in the near future. “

of overseas property investment. Prices continue to post steady year-over-year gains. After several years of steady and steep price growth, I see indications that price growth is slowing and the market is normalizing. If price pushes beyond the current levels, it will heighten the risk of a sharp correction. “
“ Real estate in Cambodia throughout 2016 has gained a lot of interest with sensational stories about Cambodia developing the tallest building in South-East Asia and $25 billion FDI in Kampot but the reality is somewhat less sensational. It has been a year of steady upward growth across sectors. The office market has condensed in the middle at around $15-$18/sq.m up from

$13 the year before - with Grade A now achieving rents circa $30/sq.m and Exchange Square setting a new pre-leasing record for the office market - demonstrating a healthy demand. Retail demand has grown with more consumers and retailers entering the arena. Residential rents have grown modestly overall and retained high occupancies. And the industrial sector is performing strongly on occupancy growth. It would be amiss not to mention as a theme that pre-sales for condos have slowed during 2016 from where they were in 2014 and 2015. “ 2016 CAMBODIA REAL ESTATE

“ As mentioned before, I am positive that 2017 will bring up the demand for condominium properties and at the same time will see more investors come into play. Additionally, I believe that using professional marketing services will be crucial to promote the property listings to the media and investors. The main weakness of the local real estate market is the unregulated nature and the lack of professionalism. WHAT’S ON THE BOX? KEY DIFFERENCES IN LAND TITLES IN CAMBODIA, WITH GRANT FITZGERALD “Hard titles are the strongest form of ownership here in Cambodia. Hard titles are registered at a national level – through the Ministry of Land Management, Urban Planning and Construction. Transfer of hard titles are done at the cadastral office and usually takes 12 weeks to complete. You also have to pay a 4 percent transfer tax.”
WILL THERE BE A LOAN CRISIS IN REAL ESTATE SECTOR COMING? WITH YIN LEANGKONG “I think loan providing institutions should keep lending to people, but there should be a limitation and conditional loans must be specific and clear. When providing loan to people, you have to make sure it will contribute to help for a better standard of living for the customers. For a home loan, it may be suitable with the middle-class bracket. A term loan will provide both affordable standard of living to people. It also profits banks or microfinance institutions.”
HOME SECURITY SOLUTIONS FOR ALL BUDGETS, WITH SIM KALIYAN “There are 2 types of solutions that deal with predictable risks and security precautions in Cambodia. One is suited to a smaller budget – the other is more comprehensive, but also more expensive.”

Another similar scenario happens when someone pretends to be the owner of property (usually vacant properties) and again, runs away with the deposit.
How to avoid: Cross checking the credibility of the owner as well as asking the neighbors and village chief about the property and its history could help to prevent this scam. Again, a title check is crucial – if the owner can’t produce the title, something is wrong. Once you have checked the owner’s credibility, you may opt to pass the deposit through a reliable third party or an intermediary escrow bank account until everything is settled as an extra assurance.

construction industry is Cambodia’s fastest-growing sector and directly supplies about 50,000 jobs, in addition to driving growth in related fields like engineering, architecture, and logistics. Given the breakneck pace of development, both government regulation and corporate monitoring procedures can struggle to keep up with changing realities on the ground. “We continue to witness strong growth despite a lot of speculation on whether it is a boom or a bubble”, said André de Jong, head of the Real Estate and Construction Committee at the European Chamber of Commerce in Cambodia. “That’s why the theme of this year’s forum is ‘Managing Growth’” De Jong added, referring to the upcoming Real Estate and Construction Forum in Phnom Penh.

PROTECTING YOUR PROPERTY INTERESTS DURING THE 2018 NATIONAL ELECTION As the national elections approach in mid-2018, the Cambodia real estate industry expects a significant slowdown will soon begin. With this in mind, Realestate.com.kh spoke to some local investment specialists to find out how buyers can protect thier assets during this period.
Q:
How can buyers and sellers proactively plan for the election period? What can/should they do to protect their assets?
“The political climate creates more uncertainty in the market which reduces investor confidence during that time. We saw this being reflected by lower sales numbers during the previous election campaign. While it is true to be extra cautious in times of instability, there are even greater rewards to those who understand the market and capitalize on the situation. Many successful investors have made a significant part of their wealth during these turbulent times. Talking to an experienced agent who has been in Cambodia for significant amount of years will give you a true understanding of Cambodia’s situation and paint a clearer picture of the future, than Desmond Yap, General Manager of Yong Yap Properties.
newspapers covering the election.”
“Election proofing your assets is relatively simple, investors should ensure they have enough liquidity to manage their assets during the election period - as forced sales during this time should be avoided. Astute investors should be preparing war-chests to take advantage of these opportunities. The election will come and go, and Cambodia has significant upside in regards to its continued economic growth and we believe this growth will continue.”

5 TIPS TO IMPROVE THE QUALITY OF YOUR LISTINGS AND MAKE IT A HOT SELLER increase by 85% if you upload more than three images.
Quality photos: Always use a camera, not your phone and make sure you take photos during daytime when the sun is out.
Clean the house: Clean the house thoroughly and remove clutter to make the space look as big as possible and take a photo of every room in the house.
Consider functionality: Take photos that demonstrate the functional aspects of the house also. These may not be the most exciting images, but to the potential buyer or renter they hold a big value.
2. Take time writing a quality listing description: Whether you are a private seller, landlord or real estate agent, selling your property might not always be an easy task. However, there are some simple ways that you can improve the quality of your listings and ensure you get the leads you deserve.
1. Upload more than 3 quality photos: International buyers or those residing outside Phnom Penh, often are not able to view the property in person, hence, they rely on the photos more than most property seekers. Therefore, it is wise to make sure you take high quality photos – and lots of them!
The more photos – the better: After all, a picture speaks 1000 words. The chances of selling a property can

CAMBODIA REAL ESTATE 2016
Offer as much detail as possible when you are writing your listing description. And most-importantly, put yourself in the property buyer’s shoes. What features will they find most attractive in your property?
English and Khmer: Write an English and Khmer listing headline and description in the designated section. Don’t kill half your audience by ignoring one language.
Special features: What special features does the property have? If
EDI TO R I A L
there is something special about the property, tell everybody!
Nearby amenities and accessibility: What are the amenities and attractive places that are close by to your property – schools, hospitals, shopping centers, government institutions, transport etc.?
Construction: Is the property’s location free from ongoing construction? As major cities in Cambodia see construction booms, a property free from the noise and distractions of ongoing construction is an attractive feature.
3. Get your contact details perfect:

WHAT OUR CUSTOMERS SAY ABOUT US
“We have received a large number of sales leads, direct from our featured listings - which has produced a great return on our investment with Realestate.com.kh. This made re- signing with them a very easy decision.” - Sam Yang, CEO, Eastland Development
“We started generating leads pretty much instantly after uploading our properties. The more property we would upload, the more leads we would get. In other words, the more you put in, the more you get back.” - Bobby Peoples, Country Manager at Home Connect
“It took us few hours before we started getting enquiries after uploading our development. 25% of leads from Realestate.com.kh have generated more visits than all the real estate agents put together.” - Matthew Tippetts, Managing Partner at Habitat Condo
“I am very satisfied with Realestate.com.kh’s services since I was able to close several properties with their aid. I have no hesitation to recommend their services to other real estate agencies, as well as individual clients.” - Yim Socheath, Director of CDN Property
“We have collaborated with realestate.com.kh for 2 years. Since then we have seen a steady increase in leads and business opportunities. They are a great team and very responsive and I am looking forward continuing working with them” - Grant Fitzgerald, Country Manager Independent Property Services (IPS) Cambodia
