SMART HOMES Smart homes, smart features and smart appliances are exploding in popularity and will soon be the norm everywhere. With more manufacturers pushing the envelope in smart home design, homeowners can expect a fully connected home in the not-so-distant future. “Smart home” can mean a lot of things, such as a home that only has programmable light bulbs, or a home with a smart thermostat or one where the security and entertainment systems are controllable with an app.

Most smart homes also have a central hub that allows one device to trigger actions in another without user intervention. For example, a connected smart home can give you the power to (all at once) lock the door, turn off the lights, adjust the thermostat, activate a security camera and more. However, there will be more in store for smart homes and the “home ecosystem” such as intelligent kitchen surfaces and washing machines that set clothing aside for donation. For example, as a way to expand on the popular digital cook top, one prediction is a concept cooking environment with a fully connected social media hub that syncs devices and all of your kitchen appliances. One possible innovation is an interactive backsplash with the potential to connect to social networks, websites, play music, store and save recipe

cards in a digital format, track refrigerator inventory, create grocery lists, send reminders when you’re out of an ingredient, and keep tabs on expected guests with GPS. Further, the appliance maker Whirlpool also anticipates the debut of thoughtful appliances that work for homeowners and the greater good. Laundry, for example, could become an act of charity with apps that automate donations for every load. Washers may also come equipped with at-home quiet modes triggered by a smartphone, and varied cycles for specialized clothing, active wear, infant clothing or handwash fabrics. Purchasing a home with smart technology can be exciting, and right around the corner there will be even more appliances and devices that will make life around the home easier and more enjoyable.

It will make the dirty work on the back end and the actual remodel a much easier process So whether you’re remodeling your home to sell it, or for your own enjoyment, start your remodel on the right track by considering these tips from Gary White with JCPenney Home Services.

START WITH A PLAN

Although it may sound obvious, the first step really is to decide what you hope to accomplish with your renovation. At the least, begin to outline rough ideas to discuss with an expert. Reaching out to contractors before you’ve determined a basic idea for your project can waste time and money. Spend time listing the must-have features, as well as some nice-tohaves if the budget allows. Also, think about the overall functionality, design and layout. If you get overwhelmed or need ideas, don’t hesitate to turn to online showrooms or magazines for inspiration. Once you create your plan, you’ll be ready to get the ball rolling on everything else.

SET A BUDGET

If the sky is the limit, skip ahead, but if you’re like most homeowners, money matters, and so does setting and sticking to a budget. Have a clear idea of what you can afford to invest in your renovation before you get started, and if necessary, research the financing options available to you. Look for financing that provides deferred interest or low monthly payments to help manage the project cost. Setting a clear budget can help keep your contractors accountable and it goes a long way toward ensuring you can enjoy your finished project without regret or having to make sacrifices down the line.

DRAW UP THE PLANS

To help set your plan in motion, there are numerous online tools you can utilize to simplify each step of the process including design, budgeting and more. If you’re planning a home remodel, a comprehensive resource, like JCPenney Home Services, offers a one-stop-shop for bathroom remodeling, countertops, custom window treatments, flooring, heating and cooling, water heaters and whole-home water treatment.

INVOLVE A PROFESSIONAL

Unless you have the time and skills, you’ll want a licensed and insured contractor to lead the project when you’re ready to get your renovation in motion. It can be wise to solicit multiple bids, not only to ensure you get the best value, but also to find someone whose work, style and experience is most in-line with the needs of your project. After all, this person will be a big part of your life during a fairly stressful time period. Always check references and reviews and verify the contractor’s standing with local associations such as the BBB.

GET READY FOR WORK

Remember that you’ll need to create a work environment that is safe for your contractors and protects your valuable possessions. Establish a clear path to the project space for easy access and removal of debris. Furniture, appliances, room furnishings, valuables and breakable items should be removed from both the path to the work site and the work site itself. If your renovation project will involve an essential room, such as the kitchen or a bathroom, make alternate arrangements, such as creating a makeshift kitchen with the bare necessities, in another part of the house.

T HE F I NA L W ALK - TH RO U GH The final walk-through is an important part of the home buying process. This step gives a buyer the opportunity to assess the home top-to-bottom before closing. Although a home inspector can accompany a buyer during the final walk-through, it’s essential for the buyer to evaluate the home as an inspector would. To successfully complete the final walk-through, keep in mind these tips.

1 Have your contract, inspection report and any seller disclosures handy when walking through the home. These documents will help you determine if any new issues developed after the inspection, and which repairs, if any, were included in the agreement. Any new issues should be documented and brought up to your real estate agent.

2 Inspect both the exterior and interior of the home, paying special attention to any issues the seller agreed to resolve before closing. This is crucial, especially if the seller has already vacated. Spend some time assessing the landscape and grounds, as well as confirming that all doors and windows not only open and close properly, but are also secure. 3 Inside the home, test the HVAC system and all appliances included in the contract. Turn on and off all lights, both inside and outside, and check the temperature and

water pressure for all faucets. Remember to flush toilets to ensure there are no drips or leaks. Inspect the ceilings and floors for water issues as well.

4 Before completing the final walk-through,

be sure to ask for working keys to every door, alarm codes, garage openers and any appliance or system manuals. Then test them to make sure they all work. It’s also a good idea to ask for copies of receipts for any repairs the sellers paid for. Again, anything that looks off should be mentioned to your realtor and dealt with right away. By following these tips, you’ll be prepared to carry out a final walkthough and assess your home one last time. REPAIRS BEFORE WINTER WILL EQUAL M A J O R S AV I N G S According to the U.S. Department of Energy’s (DOE) Energy Saver Guide, the typical U.S. family spends at least $2,200 per year on home utility bills, and heating and cooling accounts for the biggest portion – approximately 48 percent. The DOE says that those bills could be reduced by up to 25 percent by taking steps to efficiently manage those systems and by making repairs around the home.

Contact your trusted service contractor and enlist their help to make the following repairs now, in the fall, for major savings this winter. REPLACE DRAFTY WINDOWS AND DOORS: Old, drafty windows can let cold air in, while letting warm air from the inside escape. This causes your heating system to work overtime. If you have old windows that need replacing, get new ones that seal tightly to help reduce infiltration. Same with doors: installing a new, thicker door will keep cold air out and warm air in.

ADJUST THE TEMPERATURE: When families are home and awake, set the thermostat as low as is comfortable. When asleep or out of the house, turn the thermostat back 10 to 15 degrees for eight hours and save around 10 percent a year on heating and cooling bills. A great way to do this is to get a smart thermostat installed so that you can set the temperature from anywhere.

If you aren’t ready for new windows, get your contractor to install operable window coverings. The coverings give you the flexibility to choose whether to keep them open or closed for privacy, will maximize natural light, take advantage of heat from the sun in the winter, and come next summer, will reduce heat gain. Options include shades, blinds, draperies or curtains, and some shutters.

FIND AND SEAL LEAKS: Have your contractor go around the house and search for air leaks. Seal any air leaks around utility cut-throughs for pipes (“plumbing penetrations”), gaps around chimneys and recessed lights in insulated ceilings, and unfinished spaces behind cupboards and closets. Your contractor should also add caulk or weather stripping to seal air leaks around leaky doors and windows.

MAINTAIN HEATING SYSTEMS: Schedule a service for the heating system. Find out what maintenance is required to keep the heating system operating efficiently. Replace the furnace filter once a month, or as needed.

Reach out to your local home service provider to walk around your home, inspecting it for any repairs that need to be made to make your home more energy efficient in the winter. SHOULD YOU SELL YOUR HOME NOW OR WAIT UNTIL THE SPRING? There is no exact science for finding the perfect time and season to sell your home, and as like all major decisions, there are positives and negatives. There are many factors that need to be taken into consideration before deciding when to sell a home. For example, many homeowners believe selling a home during the fall or winter months is not a good idea and that the spring or summer are the only times a house should be sold. However, this isn’t true. Sure, most real estate markets across the United States experience a “spring market rush” every year. There is no doubt that the “spring market” is a great time to be selling and buying real estate, however, the fall and winter seasons may be the best fit for you for many reasons. Some of those include:

HOLIDAY STAGING

In the spring or summer, a drive around the neighborhood will show many for-sale signs up. This is a great reason to sell your home now instead of waiting: there will certainly be less competition. The fewer number of comparable homes there are for sale, the greater the probability that a buyer will look at your home.

The fall and winter months are also a great time for a potential buyer to see what a specific neighborhood is like. Do your neighbors have pumpkins on their front step? Are there lots of Trick-orTreaters wandering the neighborhood on Halloween? Do any of your neighbors have any light displays for the holidays?

It boils down to basic supply and demand. If there are fewer homes for sale, there are fewer homes that a potential buyer can choose from, therefore increasing the demand for your home. Not only will less competition increase the probability for showings, but it will also increase the probability that an offer will be received and you will get the maximum amount of money for your home.

Also, simple “seasonal” staging such as adjusting the color of the decor or having an aroma in the air that is relative to the time of year can go a long way with some potential buyers and possibly be the difference between a home selling or not. Everyone loves Pumpkin Spice – maybe a candle and some pumpkins helps to sell your home!


QUICKER TRANSACTIONS Right now, there are fewer real estate transactions than there will be in the spring. The fewer number of transactions means that mortgage lenders have fewer loans to process, attorneys have less closings to do, and home inspectors have fewer inspections to do. All of these factors should lead to a quicker transaction and closing for all the parties involved. One of the most frustrating things for a seller to deal with while selling their home is not getting answers in a reasonable amount of time. A quicker transaction is going to be less stress for you.

GREAT AGENTS ARE ALWAYS UP TO THE CHALLENGE Any real estate agent who wants to wait for the spring or tells you that the fall or winter months are a bad time to sell is not someone you want selling your home! A great real estate agent will know how to adapt to the current season and market their listings to reflect that.

SERIOUS BUYERS While there may be more prospective buyers out in the spring or summer, there are also more people “just looking� as well. Serious buyers are always out there and will continue to look for homes no matter what time of year it is.

TO PRE PARE YOUR H OME FOR CO L D WE ATHER AND PREVENT AN INSUR ANCE CLAIM Fall will soon be turning into winter, which means it’s time to start preparing for the cold weather and snow that winter brings. Approximately one-fifth of homeowners insurance claims are brought on by damage caused by water or cold temperatures—much of which comes as a result of snowy conditions, according to the Insurance Information Institute. Although standard homeowners and renters policies cover winter-related damage, such as that caused by pipe bursts, ice dams and wind, as well as damage caused by either the weight of ice or snow, there are a few steps homeowners can take inside and outside of their home to protect them before winter kicks in. These include:

CLEANING OUT THE GUTTERS. Remove leaves, sticks and other debris so melting snow and ice can flow freely, which prevents damming, a condition in which water seeps into the house, potentially damaging ceilings and walls. Weighed down gutters can also rip away from the house, causing damage to the exterior of your home. INSTALLING GUTTER GUARDS. This prevents debris from entering the gutter and interfering with the flow of water away from the house and into the ground. TRIMMING TREES AND REMOVING DEAD BRANCHES. Ice, snow and wind can cause weak trees or branches to break and damage your home or car, or injure someone walking by your property. ADDING EXTRA INSULATION TO ATTICS, BASEMENTS AND CRAWL SPACES. If too much heat escapes through the attic, it can cause snow or ice to melt and then refreeze on the roof, resulting in an ice dam that can cause significant roof damage. Well-insulated basements, crawl spaces and unfinished rooms, such as garages, protect pipes from freezing.

PROVIDING A RELIABLE BACK-UP POWER SOURCE. In the event of an electrical outage, continuous power will help prevent frozen pipes. Consider purchasing a portable generator to ensure your household’s safety. Keep in mind that coverage for flooding, including flooding caused by melting snow, is available from FEMA’s National Flood Insurance Program and from some private insurance companies. Remember also that melting snow can overburden sewer systems, causing raw sewage to back up into the drains in your home. Backed up sewers can cause thousands of dollars in damage to floors, walls, furniture and electrical systems. Sewer back-up coverage can be purchased either as a separate product or as an endorsement to your homeowners or renters policy.

Speak to your insurance provider to make sure that your homeowners policy will protect you in case of unforeseen winter damage. But as a precaution, be sure to prepare your home to avoid a costly claim!
