Colour me happy After a fire tragically caused The Stack to close just six days after it opened last year, designer Sarah Ord and her husband – hotelier Nigel Pace – immediately decided they’d rebuild, and better. A year later, the stylish bar, brasserie and members’ club, situated in the historic Leinster Hall in Gardens, Cape Town, is open and serving French bistrostyle cuisine and delicious cocktails. raditionally, shoehorning a supercar’s engine into the bay of a cabriolet is a recipe of contrivance. Drop-tops are usually designed to act as poseurs’ vehicles, more at home cruising sun-kissed boulevards and country lanes than blasting up mountain passes at full tilt. And they’re inherently compromised. Lobbing off a major structural element such as the roof renders the vehicle wobbly. Retaining rigidity requires strengthening across the vehicle, which ups mass considerably, when sports cars benefit greatly from rock-solid assembly and a lighter weight. At least, that was my impression until I jumped behind the Alcantara-wrapped steering wheel of the new Mercedes-AMG C63 S Cabriolet. It’s heavy, yes, to the tune of 1 870kg, but because Mercedes-Benz has managed to apply strengthening to all the right places, there’s nary a wobble when traversing poor-quality roads. And then, of course, there’s that magnificent 4.0-litre V8 engine that shirks off the weight and blasts the C63 S along at an incredible rate. It could have been heavier, but Benz has wisely opted to use a cloth roof, which is lighter and more compact than the solid option used by competitors such as the BMW 4 Series. The result

is a useful-sized boot and sufficient space for four adults. The three-layer roof, stowable in 20 seconds at speeds of up to 50km/h, is available in four colours and follows the contour lines of the coupé model, so the vehicle appears elegant and well-resolved. What’s more, it’s incredibly refined: Benz has taken the lessons it learnt in developing the flagship S-Class Cabriolet’s system and applied them here. Roof up, the cabin is whisper quiet; roof stowed and, thanks to Airscarf that blows hot air onto front passengers’ necks and Aircap that diverts air from the windscreen over the occupants’ heads, it turns into a viable vehicle all year round. But what’s most endearing about the C63 S Cabriolet is that, in stowing the cloth top, that screaming V8 engine is granted full access to your ear canals. Add a cliff face or tunnel for the sound to reverb and the Benz morphs into a true sports car. If, however, pace isn’t a requirement, the German carmaker will offer the vehicle in a number of iterations that tip the balance towards civility. There are few cities in the world that can compete with Cape Town in terms of combining unspoilt natural beauty and a slick, sophisticated urban environment. The Odyssey could not be better located: it is backed by Signal Hill and includes incredible vistas over Table Bay, Robben Island and the ever-changing moods of the Atlantic Ocean. Even better, step outside and you’re in Green Point Urban Park, with its lawns, biodiversity garden and waterways fed by Table Mountain springs and streams. to reimagine the 600m2, three-bedroom penthouse, director Phillip Wyatt and team leader Jenine Bruce’s starting point was the rooftop’s 360-degree panorama. ‘Originally, the penthouse interior and rooftop were completely divided,’ Jenine says. ‘To make best use of the views, our starting point involved creating synergy between the different levels. We envisioned a closed structure on the rooftop to create better flow, as well as additional interior space and a lavish exterior to complement the panoramic views. We built a closed structure on the previously open rooftop to be used as an additional lounge and bar area. Stacking doors allow the space to open up and create greater movement between the interior and exterior.’ The wooden deck that now covers the entire rooftop – with built-in steps leading to a lap pool and fixed seating – offers the most spectacular views in town. ‘Not only is the deck the perfect place to spend hot summer days, dipping in the pool, but it is also the ideal spot to enjoy a sundowner, soaking up the magnificent views,’ says Jenine.

The penthouse rooftop’s 360-degree panorama – which includes breathtaking views of Signal Hill, Lion’s Head and the Atlantic Ocean – was the starting point for the design scheme. This space now features an expansive entertainment area, including a lounge, bar, raised sun deck with built-in timber seating and a glorious lap pool
Another of her all-time favourite spaces in the newly revamped penthouse is the glass wine box below the staircase. Along with a cleverly placed wine rack, corner table and comfortable seating, this area serves as a cosy spot to savour a glass of wine. Interestingly, this part of the residence posed one of the biggest challenges in the design process. ‘We incorporated floating stairs that lead from the eighth floor to the closed rooftop structure,’ Jenine says. ‘Running upward and along the wall with a beautiful marble landing, this staircase is practical yet also serves as a feature design element. Deciding what to do with the empty space underneath the staircase was a challenge – but, as no luxurious residence in the Cape is complete without an extensive wine collection, we chose to include a wine rack crafted from matte-black steel, timber and dark marble, which ties in with the rest of the apartment’s upmarket interior.’ The eighth floor is the main living area, comprising an open-plan kitchen, main lounge and a dining area, plus bathrooms and three bedrooms. A wraparound balcony,
complete with wooden flooring embedded with track lighting, links the indoor spaces with the world beyond. Glass stacking doors fully open up at will to create a single unified space. To further enhance the idea of entertaining in this apartment, Inhouse Brand Architects decided on an open-plan kitchen layout, with white marble covering the countertops, shelving and back walls. A 10-seater dining room table runs alongside the kitchen, allowing the chef and guests to interact fully. Comfy white chairs, a black-stained timber dining table and wooden pendant lights all contribute to the relaxed yet chic atmosphere. Now impeccably equipped to five-star standards – with amenities including underfloor heating, LED lighting throughout, 24/7 concierge services, secure parking for four vehicles and two store rooms – this penthouse apartment is truly cosmopolitan. PROPERTY FOCUS With key Atlantic Seaboard developers continuing to claim their piece of Green Point, property prices are showing substantial capital growth in the area. Idyllically positioned between Signal Hill and the Atlantic Ocean, lying in close proximity to the V&A Waterfront, the world-class Cape Town Stadium and Metropolitan Golf Club, and the buzzing metropolis of Cape Town’s CBD, Green Point is the perfect balance of cosmopolitan meets laid-back Atlantic Seaboard lifestyle. This, along with its mix of outstanding residential, commercial and mixeduse developments, is what makes the area so appealing to property investors. Buyers here are mostly in-migrators from Johannesburg, second-home buyers and a small percentage of foreign investors. Centre them along the middle and it’s underwhelming. Take the same pieces and hang them so that the tops of the frames are aligned, as Rob Mills Architects (robmills.com.au) did here, and you have a much edgier look

M
aster weaver Stuart Holding started Mungo as a small business in Plettenberg Bay, but, because of the quality and timelessness of the product, it’s gained traction among decor lovers and linen fanatics. Over the years, Mungo has come close to being a household name for beautiful tactile textiles in fresh colourways and subtle patterns. After years of working as a photographer, Stuart’s daughter Tessa eventually joined the team, behind her brother Dax. A natural evolution rather than a conscious decision, it wasn’t always the plan to go into the family business. ‘While studying photography, I started shooting Mungo’s products and through that, my appreciation grew – for the process, the fabric, all of it,’ she says of the transition. With a trained eye for design, colour and composition, she, along with her husband Craig – as well as Dax and his wife Kirsten – test Stuart’s designs for how they feel, look and wear before they are rolled out. ‘Everybody is involved in the process and shares their input. Each has their favourites for different reasons, which is great because it’s a nice way to make sure we’re offering something for everyone,’ says Tessa. As a result, there’s great variety – from elegant, finely textured pistachio dressing gowns, to more tribally inspired and colourful towels. You can even buy beautiful cloth made on-site by their 19th century loom ‘Hattie’ – even more special because it’s produced in small quantities. The new Hout Street store was primarily conceived as a way to expand their client base. ‘We wanted to create the Mungo experience in Cape Town for people who aren’t able to visit our HQ in the Garden Route,’ says Tessa. As a result, it has a beautiful synergy with the Plett flagship in Old Nick Village, down to the fact that both are located in a historical building, which syncs well with the traditional, craft-based nature of the business. ‘We searched for three years before finding the location. We wanted a beautiful old commercial property in Cape Town’s CBD – a needle in a haystack. Our patience paid off, though. This place has beautiful bones and character, and had been well looked after. We could see a vision for it,’ says Craig.

The store and micro mill is spread over two floors, with a crisp black-trimmed facade. The third floor houses the office and – in the spirit of the multipurpose properties that are becoming such a must in cramped urban locales – there is a piedà-terre at the top. The couple rents this out on Air BnB and it functions well as a showcase for their product, the gorgeous easygoing textiles a big part of the cool urban loft aesthetic. ‘It was part of our original idea for the space: we liked the holistic idea of this work/sleep area. We also wanted it to be available for employees visiting Cape Town,’ says Tessa of the airy Scandi-inspired top floor. Their own home in Vredehoek, not far from the store, echoes this same feel. Also an old house, it’s been slickly but subtly renovated (not to the extent that it’s lost its soul) and is filled with plants, beautiful light and an eclectic mix of vintage furniture, artwork and plenty of Mungo textiles. Craig is an avid gardener: box planters outside are filled with veggies while the front veranda is a profusion of succulents in all shades, shapes and sizes. It, like the store, and even the business, effortlessly straddles the divide between old and new. mungo.co.za

THE LONGHOUSE, GRAAFFREINET, SOUTH AFRICA BY JULIA FREEMANTLE Graaff-Reinet is one of South Africa’s prettiest towns, sadly often just a stop en route to somewhere else, although it deserves a more thorough exploration. With much of the charming old architecture intact (even the most perfunctory buildings are housed in exquisite spaces) and wide, tree-lined streets, it retains the charm that many old towns have lost along the way. The Longhouse is one such example. A long, 19th-century whitewashed Karoo house with characteristic green shutters and thick walls, it’s designed to provide refuge from the searing midsummer heat. Designer Charlotte Daneel’s Axel Vervoordt-inspired palette of terracotta, linen and taupe has a soothing and timeless quality, complemented by cement screed floors and squashy sofas. The odd elegant armchair keeps it polished, but the overall effect is comfortable and laid-back. A row of flourishing fruit trees and a well-stocked veggie garden adds to the country setting and gives you the feeling of taking a step back in time. But despite its old-world feel, the house has all the mod cons and is fully kitted out to make a holiday here really relaxing, including DStv, a full kitchen and an inviting pool.

UNFINISHED BUSINESS A solution to Capetonians’ favourite urban skeleton – the Foreshore’s unfinished highway and its bridges – is in development. The plans depend on the city finding a suitable private sector partner to help drive development of the city-owned land underneath the site as well as fund the completion of the bridges. The city released its prospectus for the development of the Foreshore Freeway Precinct last month, which outlines the necessary information. iven how expensive it has become to purchase property, the idea of buying a house with a friend or family member may seem like an attractive idea. Since it reduces the financial burden on each person involved, it allows you to unlock an investment opportunity that you might not be able to access on your own. Most banks will allow up to four people to make a joint application for a bond, meaning it’s possible to share the cost among a few people. Co-ownership also means you can share the cost of rates, repairs and maintenance. However, there are also a number of potential pitfalls that need to be assessed carefully. The first thing to consider is that, when you apply for a bond, the bank will take everybody’s credit reports into account. If any one of you has a poor record, you will all be affected since it will impact the interest rate the bank charges. It’s therefore advisable to check everyone’s standing before you start, which you can do for free once a year with any credit bureau. You must also be sure that everyone is open and honest about their financial circumstances. It’s imperative that all those involved can make a commitment to paying their share of the costs
every month. If you are not prepared to discuss your current income and expenses with your partners, then this arrangement isn’t for you. It’s also critical that these commitments are properly set down in an official contract. Even if you are buying property with a family member, it’s vital that everyone knows exactly where he or she stands. This reduces the risk of disagreements down the line and will therefore protect your relationship with those involved. It’s a good idea to enlist the help of an attorney. A good lawyer will make sure to specify the proportion of each person’s financial interest, the division of costs and the methods of dealing with a partner who fails to pay at the required time. Don’t underestimate the chances of this happening. You must all know what steps to take if one of you can’t make his or her contribution for whatever reason – including losing your job. Critically, you must also have an exit strategy in place. What will happen if any of the partners wants to sell their share? This may require selling the property or refinancing it under the name or names of those left. Selling involves other costs and there’s no guarantee the bank would agree to a refinancing, so these eventualities must be considered. Ultimately, buying a property with someone else has to be managed carefully. If you go into it in an honest and open manner, however, it can also be exceptionally rewarding.

rbanisation is arguably going to be a major factor influencing property values in South Africa for the foreseeable future. It’s for this reason that a competent local government is vital. Home prices are essentially driven by demand and generally there are few who would choose to buy in a town or city where the population growth has exceeded planning and management capacities. Buyers might be forced to live in such a place to find work, but they are not going to put down roots and buy a home there. This leads to all sorts of problems, not least the expansion of informal settlements that tend to make the city even less attractive to investors. It also tends to result in the rapid erosion of the rates base, which means local authorities are even less able to provide basic services or respond appropriately to fires, floods or drought-induced water and food shortages. SHAPING ATTRACTIVE CITIES Fortunately, there is now a much greater awareness of the risks, says Tshwane executive mayor Kgosientso Ramokgopa. Last year, the city hosted the initial African Capital Cities Sustainability Forum as well as the signing of the Tshwane

These aim to overcome the challenges presented by rapid urbanisation and maximise the opportunities it presents. Speaking recently at the opening of the Sustainability Week 2016 convention, Ramokgopa noted that many of these cities – and several of the provincial capitals of South Africa – had already embarked on projects to address some of the major goals contained in the declaration, including: n Prioritising the reduction of informal settlements and improved access to basic services such as clean water, electricity, health services and urban food production programmes. n Developing the social and technical infrastructure of cities to facilitate connectivity and ease of conducting business. n Supporting green initiatives that promote job creation and stimulate industrial activity while preserving natural resources. n Adopting innovative waste management systems that will encourage recycling as well as the development of energy from waste sites and processes required for gas extraction. EXPANDING TRANSPORT ROUTES From a real estate point of view, those cities that are likely to have the biggest impact in the near future are those designed to improve access to public transport and to the internet, as well as those that are steadily creating employment in the green food, energy and waste management sectors. Speakers at the Transport and Mobility Seminar noted that access to safe, efficient and affordable mass transport is an especially important – and sensitive – issue in local cities because of apartheid spatial planning, which forced millions of people to spend long hours and 30% to 70% of their daily wages on travelling from townships to their places of employment. It is also vital for cities committed to reducing their carbon emissions, a large percentage of which are produced by vehicles powered by fossil fuel. Even as cities are being replanned to provide more equitable access to resources and economic opportunities, it is important that mass transport systems are expanded and promoted instead of focusing on the roads, which are expensive to maintain. What’s more, rapid mass transport systems such as the Gautrain and the MyCiti, Rea Vaya and Areyeng bus transport networks are already generating major economic spinoffs. The Gautrain is a case in point: a recent report by international auditing company KPMG showed that in the five years between 2009 and 2014, more than R10 billion was invested in new and upgraded retail developments within 10km of the Gautrain stations. This had boosted the GDP of Gauteng by some R28 billion and helped to create almost 150 000 jobs. A combined R12.9 billion increase in the value of residential properties close to the stations had added a further R18 billion to the region’s GDP and another 98 000 jobs. The good news for property owners, investors and developers is that the Gautrain Management Agency is currently conducting feasibility studies on the next phases of the overall project, which includes route extensions from Sandton to Randburg and Honeydew, and then on to Cosmo City, Fourways, Bluehills and Samrand. Ultimately it will also connect Soweto and Mamelodi (see map). Similarly, they are likely to find new investment opportunities or experience strong property value growth along new routes as the bus rapid transit networks expand in other cities.

THE INTERNET EFFECT Reducing the need for people to commute at all is another major trend likely to have a profound influence on lifestyles and thus on real estate markets. One way to do this is to improve connectivity and access to the internet. This enables more consumers to work from home, more micro-businesses to make use of online ordering, banking and payment methods, and more under-resourced schools to access the latest teaching content to provide learners with a better education and improved employment prospects. A passionate advocate of this approach is James Devine, chief innovation and information officer of Project Isizwe (projectisizwe.org). The global NGO is currently working with the City of Tshwane to roll out the biggest free Wi-Fi network in the country. Speaking during the Sustainable Infrastructure Seminar, Devine explained that the plan is to provide every resident of the metro with free access to the internet via a Wi-Fi hot spot within walking distance of their homes. The Innovation Excellence in Property Development Awards is an integral part of the annual South African Property Owners Association (SAPOA) convention. This year, the new Refurbishment Developments category received the most entries, a clear indication that owners and developers are adamant about improving South Africa’s landscape and elevating city skylines. Joint winners were: n Four Seasons Hotel The Westcliff by developers 80 Westcliff (Pty) Ltd and architects DSA Architects International n Lion Match Office Park (also the overall winner for 2016) by developers JT Ross and architects Dean Jay Architects In the green award category, the overall winner was Google’s South African head office in Bryanston. ‘Property development is about far more than bricks and mortar,’ says Pieter Engelbrecht, head of Growthpoint Properties and chairperson of the SAPOA Innovative Excellence Awards committee. ‘[GBCSA’s pioneering Green Star SA Interior certification] credits quality of internal air, thermal, lighting and visual comfort, acoustic quality, ergonomics and energy monitoring and greenhouse gas emissions.’ The project also won the Interiors category award, with interior design by architects Boogertman + Partners. ‘The workplace design had to adhere to the Google corporate culture, yet be responsive to the office’s locality and the city’s charm,’ according to the team. ‘Google, too, at the forefront of sustainable design, required a space that could achieve gold from the Leadership in Energy and Environmental Design as well as an SA Interiors five-star Green Star rating.’ The Green Star SA Interiors assesses the environmental attributes of interior fit-outs, with its development sponsored by Standard Bank and St Gobain.
