’m not sure why this year has whizzed by faster than others. Perhaps it was because it was filled with many challenges and fascinating experiences. Amid packed publishing schedules, I found myself eating by candlelight under ancient baobabs on Azura Quilalea in Mozambique, wandered through my old hoods in vibrant London and fell in love again with the romantic English countryside. I saw whales and a great white shark on the same day and experienced the most thrilling helicopter ride of my life. #lovemyjob, yes! In between, I could be seen navigating winter rain and mud in a hard hat and wellies at Val de Vie during the Win a Home competition and finally overcame my fear of being interviewed live on TV. I wouldn’t have missed the team experience for anything, despite late nights on deadline. But in these past few weeks, I have been particularly moved by the truly talented people around us: firstly, the awardwinning young architects and sustainable thinkers honoured for their remarkable contributions at the AfriSam SAIA awards (more on realestatemagazine.co.za) and most recently, Sir Richard Branson, who so candidly shared his thoughts on everything from politics to suspension yoga at the sexy new luxury health club, the first Virgin Active Collection in Cape Town in the Silo Precinct. SUITE VIEWS Petite German artist Jeannine Platz recently chose Cape Town’s Atlantic Suites guesthouse in Camps Bay as the 41st ‘Suite View’ in her series of 50 paintings done from hotel suites around the world. I
must start with a confession: I have never possessed an Alfa Romeo, nor have I ever had the desire to do so. Gasp! One of the 10 commandments for true petrolheads states that thou shalt own an Alfa at least once. The origin of the adage is disputed but the meaning is clear: Alfas, with their illustrious racing legacy, are beautiful to look at and scintillating to drive. But Alfas also leak oil and self-combust and creak and … Only true petrolheads could love them. It’s all rubbish of course, both in the insinuation that your credentials as an enthusiast are so closely connected to the wares of the Italian carmaker – and in the implication that they have patchy reliability. These days, Alfas are as sturdy as their more stoic German competitors. But what’s indisputable is that they are beautiful. For a prime example, just look at the new R1.34-million 4C Spider on these pages. All sinewy curves, mesh air vents and bulbous haunches. Paint it in Giallo Prototipo yellow to contrast the black cloth roof, give the wheel arch-filling alloys a lick of graphite-hued paint and nothing this side of a Barbie-pink supercar will attract so many admiring glances. Of course, those eyes were ready to scan the road for the 4C, seeing as seconds earlier it would have set off car alarms and had dogs barking with its boisterous exhaust note. This part of the act isn’t exactly elegant – the two pipes emit a cacophony of pops and bangs – but, my word, the racket does an effective job of hiding the size of the tiny (by sports car standards) 1.75-litre turbocharged engine behind the occupants’ shoulders. Workmanlike in its sound the 177kW fourcylinder may be, but it grants the lither-than-atonne 4C Spider an incredible turn of pace, which in turn allows the committed pilot opportunity to exploit the grippy, rock-solid chassis and unassisted steering. It’s a wild ride, be in no doubt, but the 4C has an addictively analogue quality that so many modern cars with their electronic nannies and assisted-everything lack. It’s also spectacularly tiring. After an hour, your senses are frazzled from the assault, your back pummelled into submission by the firm ride and your arms tired from guiding the steering wheel into bends. I still don’t want to own an Alfa Romeo – and, as such, I’m content to terminate my membership to the Petrolhead Club – but, after driving the 4C Spider, I can clearly see why others would. alfaromeo.co.za

A
bush lodge is a refuge by its very nature – the sense of solitude and the sounds of the veld are restorative on a soul level. So when you add to this an injection of orth African exoticism, the e ect is exponential – an escape within an escape, an Eastern sanctuary in the African veld. An interior designer and travel expert by trade, owner and property developer Sue Lederle is a clear case for making what you love doing your day job. She’s poured both these passions into this beautiful self-catering lodge, located in the Elephant Point private reserve. A luxury estate developed by the Legacy Group on 290ha bordering the Kruger National Park and neighbouring Sabi Sands, on the banks of the Sabie River, it’s an area known for its concentration of big game. Only 65 lodges are planned for the estate, making the opportunities for owning a piece of it finite. Sue’s skill as a designer and vast experience as a traveller show up on a macro and micro level from the ow of the space to the minutest decor detail. Seeing the vision for the property through required site visits every two weeks, and together with architect Jack Andrew, Sue was on hand to steer the process in the right direction. It was important to strike exactly the right note: ‘I fell in love with the Moroccan style on my trips – there, the buildings themselves are beautiful and mysterious, with generous volume and interesting detailing, and don’t need much adornment to come alive. That’s what I was aiming to achieve here,’ comments Sue on the design of the 480m2 space. While modelling it on Moroccan architecture, Sue also drew on bush motifs – the beautiful arches and pavilions married with thatch and rietdak roofing in a hybrid of bush camp and city riad. So while the in uence is apparent, it hasn’t been administered without discretion. Instead, Sue has cleverly and subtly woven other in uences through French antiques, oral fabrics, velvet-upholstered chaises, carved Indian four-posters to give it a layered e ect. Colour is a key element, too, with rich vibrant splashes of red, orange, pink and teal making a bright splash against the taupe walls and sun-bleached bush backdrop. Colour is a big thing in my life and it’s integral to the style,’ adds Sue. The e ect is eclectic, without a whi of the usual colour-by-numbers game-lodge look. Another aspect that sets it apart, aside from a complete lack of safari cliches, is its capacity to be run as a lodge. Sue and her late husband John had looked for years for the ideal location in the bush – most properties like this cannot be let independently and can only be used by the owners. So this was a rare find: an investment that also earns an income. ‘It was a wonderful project to put my energy into after losing my soulmate,’ comments Sue. A self-described serial renovator Sue loves the thrill of taking on a new project, especially lifestyle investments that she can enjoy with family and friends. ‘Once we have had some fun and the property is commercially successful I like to sell and get on to the next project,’ she adds. The layout of the public areas was designed with entertaining as a focus, something Sue does as second nature the house is at its best filled with people. Inside, the huge kitchen dining living area is totally open. pstairs a game-viewing deck cum bar looks out onto the river. The 395m2 of outdoor living space navigates di erent levels and purposes. A sofa-filled pavilion centred on the pool invites lounging, an elevated roof deck is perfect for star-gazing or sundowners, and the pizza oven and braai boma on the outdoor dining deck keep dinner interesting from night to night. But all focus is on the spectacular setting and the idea of enjoying being social in the bush. The four river-facing suites branch o in pairs to each side of the house. Each has its own identity and special features – one with an outdoor bath, one with an open-air shower, all with beautiful fabrics, black-and-white Moroccan tiles, unique furniture and a perfectly shaped slipper bath. You can leave your door open courtesy of a mosquito net screen or keep cool in the air-con when the temperature spikes. Sue has achieved a fine line between lodge and home. Its little luxurious touches remind you you’re on holiday, while the warmth of the interiors makes you feel at ease. Everything has been thought through, from everyday necessities such as i-Fi and a co ee station complete with espresso, to nice-to-haves such as asks for game drives, umbrellas by the door and solar lanterns outside. This is someone who knows what people want and expect from a luxury bush experience. lodge23.co.za

erformance glass is now the norm as the insulation and thermal performance of a home radically ups the comfort factor. But what’s all the fuss about? Every homeowner now has to comply with new legislation for glass set out by the National Building Regulations. ‘When you’re buying a house and want to renovate or are planning a new build, your dream views might cost you more than you think,’ says Dion Walters, director of Bomax Architects (bomax.co.za). ‘But the purpose of what’s called the SANS 204 legislation is to reduce energy consumption, so it is in everybody’s interest. The only problem is that this glazing increases your building budget.’ Safety regulations involving thickness and size of glass panes have changed and energy considerations are now required to prove that a new home design or extension falls within acceptable glazing standards. ‘There are four considerations for glass choice,’ says Dion. ‘It’s become standard practice to select different products for different windows, depending on whether they face north, south, east or west, as sunlight transmits differently from each of these directions.’ There are four variations of PG SmartGlass available suited

to each of these orientations: Standard, Plus, Elite and Superior. These are SANS 10400 XA compliant to avoid compromising on aesthetics, views and comfort. GLASS CONSIDERATIONS
n Watch out for south-facing, cold views. Large-format windows installed for the view are largely responsible for heat loss. Double glazing or low emissivity insulating glass is best here. n Beware the hot, west-facing view. Heat gain from this direction can be uncomfortable in the afternoons: the further south from the equator you are, the lower the sun. Solve this by installing smaller windows, vertical-shading devices and spectrally selective PG SmartGlass X2 for low, late-afternoon sun. n North-facing glazing is best. It’s easy to control heat from the north with shading pergolas as the sun is high on the north side. Depending on where you are located, allow some direct light to penetrate and warm the house. Bear in mind that concrete stores heat in the day and releases it slowly at night when you need it. n East light is great for morning sunlight in bedrooms. East-facing windows or doors are always good in a kitchen. South-facing bedrooms are not a great option.

SAFETY MATTERS Laminated, intrusion-resistant glass is produced from two layers permanently bonded together under pressure and heated with one or more layers of high-strength polyvinyl butyral (PVB). The result is laminated safety glass, Intruderprufe, which can withstand multiple blows from a would-be intruder and is up to five times stronger than ordinary glass. If laminated glass is broken, it sticks to the strong PVB interlayer and stays in the frame, preventing splintering or ying shards. This solution has proven to be such an e ective barrier to intruders that many insurance companies now insist on the installation of laminated glass in penetrable areas.
IN THE CLEAR 05 In a collaborative project between design firm Made by Cohen (madebycohen.com.au) and Robson Rak Architects (robsonrak.com.au), the defining feature
of this quaint home in Melbourne, Sydney is its 3.4m high ‘window wall’ of single-glazed, low emissivity Comfort Plus glass looking out onto a courtyard with a vertical herb garden. Three sides consist of high efficiency triple-glazed glass framed with steel, which works in tandem with the orientation of the house to save energy and to insulate it. The light shelf on the south side deflects midday summer sun yet admits low-angle winter sunlight
WHAT IS DOUBLE GLAZING? Double glazing is the process in which a window is manufactured from two panes of glass, with the space in between filled with dehydrated air or a gas such as xenon or argon. It’s this air or gas that forms the critical layer of insulation against icy cold as well as blazing hot weather. It keeps homes cooler in summer by re ecting direct sunlight and reducing heat transfer while allowing maximum light transmission. How does this light management system work? Spectrally selective coated glass allows in more than 70% of visible light, while rejecting more than half of the solar heat that would normally enter a building. PG SmartGlass X2, for example, can eliminate up to 86% of the sun’s heat while allowing in natural light. This keeps the interior cooler and therefore saves on air-conditioning. Aside from insulation, PG SmartGlass X2 also acts as an efficient sound barrier. Glass controls noise by re ecting it back towards the source and absorbing the noise energy within the glass. Sound insulation can be further improved, if necessary, by increasing the thickness of the pane, using laminated glass on its own or within a doubleglazed unit. pgsmartglass.co.za, 0860 695 695

or most, it’s a complex decision. Stay on South African soil and semigrate to the numerous secure enclaves along the country’s beautiful coastlines? Or head o to Australia, New Zealand, Europe or America – perhaps into the blue beyond of the Indian Ocean islands? Setting aside emotional ties, the decision on where to go is based on numerous, often shifting, variables from residency and citizenship to the financial implications of just about everything, including entry requirements, job opportunities, education and medical care facilities, especially if you’re a retiree. The most difficult aspect of emigration, however, is to predict the quality of lifestyle in a new country. Decisions are often based on what you’re giving up compared with what you’re gaining. Returns are usually weighed up by a strong desire to keep family together. Trends show that many buyers are still choosing to semigrate, largely due to the pull of the diverse range of superb gated estates along our coastline. But the parallel trend is to downscale in South Africa and invest the rest o shore. Within South Africa, the estate options in the Western Cape, Garden Route and KwaZulu-Natal score highly when it comes to security, multigenerational living and private schooling. For those semigrating to the Western Cape in particular, the province’s proven track record for service delivery is an added bonus. According to the September 2016 Pam Golding Properties Residential Property Review, as of January 2016 the Western Cape was the destination of choice for 33% of South Africans who were looking to relocate. The report concludes that house price in ation in the Western Cape remains higher than other provinces, despite the economic
downturn. This attests to the steady demand for properties in this province. announced that it has collaborated with Reddam House to include the price of one full year’s tuition for one child per family at Reddam House Somerset with each property purchased from October 2016. On the east coast, Hermanus has long been a high-growth village, in particular for retirees, both local and global. The shortage of retiree-specific accommodation (at idbrooke Place in nearby Onrus, for example, the waiting list is more than 10 years) has prospective new residents expressing interest in the various gated complexes, says Peter Greyling, Rawson Property Group franchisee for Hermanus. ‘Hemel en Aarde Estate is the only residential complex in Hermanus to o er leisure facilities such as a bar and clubhouse, tennis and squash courts, a gym with a sauna and steam rooms, a swimming pool and extensive walking trails,’ he says. ‘There are about 360 properties, with the last few vacant stands being developed. Not many of the properties are on the market.’ The estate is located about 5km from the centre of Hermanus on the Cape Town side and is close to shopping centres, with the Hemel en Aarde Village within walking distance. Says Greyling: Prices range from less than R3 million for homes on smaller plots to more than R15 million for the more luxurious properties.’ Surrounding the Hermanus Golf Club are the separate precincts or villages, which comprise Fernkloof Estate. Vacant stands start at R4 million, with houses ranging from R4.8 million to more than R8 million. Then there’s Arabella Country Estate, a luxurious golf development situated about 25km from Hermanus. Says Terry wyer, See Properties’ resident agent at the estate: It’s billed as one of the safest, most secure estates in the area not a single incident of crime has been reported in the last 20 years – and it’s surrounded by a Peter Matkovich-designed golf course. Major drawcards are the course, recently voted fifth in South Africa, and the four-star Arabella Hotel Spa. Property sales here have increased dramatically over the past few years, especially considering there’s good schooling in the area.’ Curro Hermanus in particular is an attraction for families investing in both Arabella Country Estate and Benguela Cove Lagoon ine Estate

Nicola Lloyd, Pam Golding Properties’ area manager for Hermanus, Onrus and Elgin, considers Benguela Cove the most highly sought-after estate in the region. ‘It’s one of South Africa’s lowest density security estates, mainly populated by permanent residents or those who plan to be,’ she says. ‘It’s an extraordinarily beautiful estate, with secure access, helipads, a boat house and jetty, vineyards, olive groves and lavender fields.’ Stands range from 1 500m2 to more than 4 000m2 and are priced from about R2.3 million (including VAT, no transfer duty). A fourbedroom luxury home here starts from about R15 million. itsand, just over three and-a-half hours’ drive from Cape Town, is billed as one of the last unexploited places on the South African coastline. It was once a bustling town with a port, where steamboats docked to load goods destined for the Cape Town market. Today, limited infrastructure has restricted further development, which means that it’s likely to retain its village atmosphere. The downside? As with characterful villages such as McGregor and Greyton, it has no medical care facility. Witsand residents, however, are able to access Telecare Solutions, a comprehensive medical and security response system for the coastal region. o Attenborough, agent for See Country, has concluded sales in the itsand Port Beaufort area to buyers as far afield as Canada and ubai. Most emanate from Gauteng, Cape Town, KwaZulu-Natal, Hermanus, Knysna and Plettenberg Bay, however. Attenborough describes Witsand as ‘the ultimate in safe country living for about 450 residents. Situated at the Breede River mouth, it o ers views over the estuary, St Sebastian Bay and the Potberg and Langeberg.’ Oysterbeds Estate, with only 32 erven, is one of the small gated estates here, located on the banks of the tidal estuary. It features the only exclusive-use harbour o ering a permanent boat mooring to each homeowner. ‘Homes, when they do become available for sale here, range from between R2.8 million and R6 million,’ says Attenborough.

RENTAL RETURN TRENDS Swallows should note: ‘In the popular coastal resorts on the Garden Route, you’ll generally find that you can cover a fair percentage of your expenses by renting the property out as a holiday home for as little as 18 weeks a year, which means you also have plenty of time to enjoy your home with friends and family,’ says Ling Dobson, area principal for Pam Golding Properties in Knysna and Plettenberg Bay. In KwaZulu-Natal, Gareth Bailey, principal of Tyson Properties in Umhlanga, reports that ‘although there is still a level of interest in purchasing holiday homes or investments, this has lessened.’ However, Myles Wakefield, CEO of Wakefields Estate Agents, believes that ‘new coastal developments coming off the drawing board are undoubtedly energising the North Coast market, with keen interest from local, national and international buyers. This will no doubt boost the opportunities for the holiday rental market.’
Project manager Hugo la Grange (previously of eco-friendly Touwsberg) was asked to describe his vision for Breedezicht Estate, which relaunched in 201 : I want to be part of a development that uplifts this special town while adding value to its character,’ he explained. Cost-price building packages are saving up to 30% on the price and include a choice of house design and green elements such as underground water tanks, gas stoves and solar heating. Further up the coast, the sea, nature and lifestyle enclaves of George, Plettenberg Bay and Knysna have always had massive appeal. Increasingly, this is moving beyond holidaymaking. Peter Southey, estate agent at Rawson Property Group in Knysna confirms that Thesen Islands (see middle image above) is the jewel in the local crown. ‘Mostly, homeowners are drawn to the water,’ says Southey. ‘The island is made up of smaller islands with canals running between them, all connected to the lagoon. The famous Knysna Seahorse has also been discovered to be breeding here.’ Prices begin at about R3.5 million. Suzi Bilyard, principal for See Properties in nysna, is finding significant activity at Pezula Golf Estate, a unique feature of which is the Sparrebos, a 45ha Afromontane forest with numerous animal and bird species, located at the southeastern corner of the estate in a steep fan-shaped gorge. ‘It’s one of South Africa’s premier residential developments, limited to a maximum of 500 sites on 250ha,’ says Bilyard. ‘Built around the magnificent Pezula Championship Golf Course, the estate looks across the course to the Knysna lagoon and Indian Ocean. Prices start from an average of R2.4 million, up to R10 million.’ And then there’s Pezula Private Estate on 612ha, with nearly 4km of coastline, of which only 15% of the property is used. Noetzie Beach and Sinclair Nature Reserve border the environmentally aware development, with indigenous forests and fynbos landscapes a feature. It’s also close to the Pezula Championship Golf Course and Conrad Resort Hotel Spa, with homeowners enjoying access to the facilities at the resort. Prices average between R8 million and R45 million. KWAZULU-NATAL: TROPICAL AND TOPICAL This glorious stretch of coastline, with its subtropical weather, easy access to an international airport, high-end retail, far less traffic than other property hot spots, natural surrounds, sea views and gated estates, is becoming a serious semigration option. Importantly, Mauritius o ers a favourable taxation system: no inheritance tax; 15% tax on company profits and personal income valueadded tax at 15 (refundable) and no tax on dividends.’ However, Mauritius has considerably more to o er South Africans than its coastal life. Its time zone is convenient and it’s easy for travel purposes. In recent years, the quality and variety of education possibilities has grown exponentially, including satellite campuses of international tertiary institutions. SPAIN ‘While it’s not new, there are more exciting opportunities in Spain now,’ says Chris Immelman of Pam Golding Properties. ‘The restriction of having to visit the country for 30 days a year to retain residency has been abolished. For €500 000, you can purchase a property, become a resident and live and work as an owner. The main area of interest has always been Barcelona, followed by Ibiza and Majorca islands, then Costa Brava. Buyers have burnt their fingers in Costa del Sol.’ For the first time in many years, new developments are happening. Investment opportunities used to be older buildings – sometimes in a poor state of repair – and lacking modern facilities. It’s been tricky to underpin European residency opportunities with sound property investment opportunities. ‘Now, we have new builds with amenities such as parking and lifts – all way more desirable and giving better rental yields,’ Chris says. ‘Barcelona is one of those standout cities with a cosmopolitan lifestyle, Mediterranean climate, golfing and excellent cuisine. There’s easy access to Europe and it’s close to the Costa Brava’s exclusive beaches. Mountain biking trails can be found everywhere and skiing is two-and-a-half hours away. The time is right. CANADA Canada is still one of the few places where South Africans can make a meaningful property investment for a decent return, explains Lew Ge en, chairman of Lew Ge en Sotheby’s International Realty. ‘The market is hot right now and the exchange rate is not nearly as crippling as it is against the US dollar, euro or pound.’ Christo Lourantos, Sotheby’s sales representative based in Canada, believes Ontario’s high appreciation is as a result of a continued low interest rate environment, strong employment and GDP growth. In Toronto and Vancouver particularly, a stable political environment, steady immigration, low Canadian dollar valuation and the limited supply of ground-related homes are all contributing factors. ‘Our average selling price across the greater Toronto area is up 20.4% since September 2015, which has led to changes to the rules around mortgages,’ Christo says. ‘Our rates are still among the lowest: 2.4 is becoming common for a variable mortgage. But the down payment and stress tests have changed. Homes priced at more than CAD$500 000 require a 10% down payment and mortgagees need to pass a stress test of mortgage rates increasing to the banks’ posted fixed rate (around 4.5 ). AUSTRALIA In the most recent Knight Frank World Wealth Report’s PIRI 100, Sydney and Melbourne rated highly in the world’s leading prime residential property. Sydney came in at number two and Melbourne in sixth place. According to the report, Sydney and Melbourne recorded double-digit annual price growth, up 15% and 12% respectively. Sydney has experienced unprecedented growth over the last year, with price rises and sales rates hitting alltime highs. Average unit price reached AU$688 500 at the end of 2015. In the first half of 201 , Sydney’s price growth plateaued, although demand is predicted to remain constant. Melbourne was recently awarded the world’s most liveable city for the fifth consecutive year by the Economist Intelligence Unit. It was also voted the second best city for international students in the world by the QS Partners Network Best Student Cities index for 2015, which has brought on a massive demand for
student housing and inner-city living.
