property ebruary is the month of art and design in the Mother City, when the Investec Cape Town Art Fair and Design Indaba happen in short succession. I’m lucky to live in Sea Point, so they’re on my doorstep – all it takes is a brisk walk down the promenade to the Cape Town International Convention Centre. Speaking of the promenade – in our new regular column Straight Talk on page 39, guest writer Herman Lategan waxes lyrical about the good old Green Point days. We focus on things happening in Joburg and Durban too, albeit on the property front. Our Special Report on page 48 explores how three cities, including Johannesburg and Oslo, provides not only creative solutions for first-time homebuyers but also opportunities for savvy investors. oburg is known for being one of the most treed and green cities in the world. Many make the most of this by enjoying big verdant gardens on ground level, but that s not to say you cannot benefit from the beauty of this enormous urban forest from the lofty setting of a penthouse. A three-level penthouse apartment at The Houghton makes a solid case for a lock-up-and-go lifestyle via generous spaces, a luxe interior and a lowmaintenance outdoor entertainment area, proving you can have the best of all worlds. Head Interiors was tasked with designing and dressing the unit as a showhouse for sale, the latest in a series of projects this interior design consultancy worked on in the luxury development. We usually design for a specific client, with their personality in mind, says Mareli Muller, the lead designer on the project. “It’s a challenge to create a scheme someone could see themselves living in when you don’t know who that will be. In addition we had to create a space that would appeal to a certain level of clientele it had to be polished and on trend. This careful balance between keeping the spaces neutral enough to appeal to a wide range of potential buyers and injecting enough personality not to seem sterile was achieved by looking for inspiration with universal appeal. Here, Mareli turned to the setting. The magnificent golf course was a natural starting point, she says. Drawing on the velvety putting greens and pockets of trees, the team created a theme that serves to celebrate the surroundings rather than try to compete with them. “Being this high up you’re essentially living in the air, quite removed from the ground, so I wanted to bring in the sense of being in a garden.

A neutral base of grey and taupe was layered with jewel tones (mainly green as a further nod to the outdoors, but also amber, sapphire blue and deep red), and luxurious textures to give it richness. Floral fabrics, carefully placed fauna motifs, pale timber and textured wallpaper further work to create a high-end yet breezy space. The softening effect of these natural references and clever spatial use make for an apartment that, although an impressive 1 000 m2 in size, doesn’t feel intimidatingly big. “To illustrate just now huge it is, we had to custom-design all the furniture, says Mareli. The scale and proportions of the apartment meant that standard-sized pieces would have just been swallowed up by the space. Mareli went further in creating a dynamic scheme by forming smaller areas within large rooms that either serve a purpose or just provide visual pleasure, like a cluster of side tables and vases and a cosy seating corner. Finally, dividing the apartment into entertainment, bedroom and living levels helped Mareli and her team to focus on creating a different feel for each section. The rooftop terrace is a celebration of sociable living. Huge doors open out to an astroturfed deck and pool. “You can sit on the sofas straight from the pool, says Mareli. t s a rela ed outdoor space, and it s all about hardwearing materials. The bedroom level was designed to convey a cocooning ambience. Large luxurious bedroom suites are self-contained and sensually layered. “We wanted the space to be versatile – to be able to work for a family as well as a corporate client. The more formal lower level is taken up by dining, kitchen, wine tasting and lounging. our eyes are not deceiving you: The oversized badge on the nose of this bakkie does indeed belong to German brand Mercedes-Benz. Known for its dichotomous prowess in creating luxurious passenger cars on the one hand and trucks and buses on the other, it is betting buyers in the bakkie segment are champing at the bit for a classy bakkie such as the X-Class. It’s not the first auto maker to trial this idea, of course. Volkswagen launched the rather brilliant Amarok to widespread scepticism eight years ago, and has built a loyal fan base since, but still the vehicle has failed to make significant inroads into the sales of segment stalwarts such as the Toyota Hilux and Ford Ranger. Mercedes-Benz isn’t Volkswagen, however. For one, the brand with the three-pointed star carries a certain cachet that its more mainstream German counterpart doesn’t have, plus, the X-Class sits on all-important tried-and-tested mechanicals – those of the respected Nissan Navara. That’s right; under the elegantly stout skin of the X250d double cab beats a Nissan-developed 2.3-litre diesel engine with two turbos and a whole lot of torque down low in the rev range, right where it matters. Similarly, the German bakkie inherits the Japanese one’s robust underpinnings, including its all-wheel-drive system (cunningly rebadged 4Matic, in keeping with Mercedes-Benz’s nomenclature), but not its cabin, exterior lines or, on the flagship X350d model that will arrive mid-2018, its potent V6 diesel engine. Back to the X250d, which will launch here in April 2018 in three trim lines – Pure, Progression and Power – and two power levels… It’s a peach. I test-drove it in Santiago, Chile, and the Benz was easy to place on the city’s narrow, congested streets. It steers fluently and rides well, though with a firm edge. Compared with a multitude of oversized bakkies, the X-Class feels at home in an urban setting. Mercedes has worked hard to hush the engine, which it has done brilliantly, and to boost cabin quality, a front on which it’s been less successful. That said, the interior looks good, feels solid and, in Power trim, comes with a lengthy list of luxuries. Space on the rear seat, however, is tight; if you have a young family, take that baby seat on your test drive. Pricing hasn’t been confirmed, but odds are it will be close to that of the more powerful Amarok V6. The Volkswagen has the edge in terms of performance and ultimate refinement, but there’s no denying the X-Class trumps it on badge appeal. I can’t wait for the battle of the bakkies to begin. mbworld.co.za

HANG-UP If you’re stuck for space or perplexed by an expanse of empty wall, a hanging garden could be your green solution. It works well with succulents and hardy grasses that need little care and water. Choose a cylindrical container that sits comfortably against the wall and plant a selection of species with interesting shapes and colourways. Alternatively, choose plants with scented flowers and allow the fragrance to waft through your home. Hanging gardens planted with herbs and vegetables are increasingly being seen in urban environments. Keep in mind that they require plenty of sunlight.

VERTICAL CHALLENGE OPPOSITE Create a mini garden using pallet wood nailed together into a neat grid and criss-crossed with fishing gut, and deck it out with epiphytes, or air plants, which can grow without soil. Bromeliads are popular at-home epiphyte choices, as are some species of orchids. Watering is best done by removing the installation, submerging it and the plants in water for up to 20 minutes, then draining it well.

CONTAIN IT You don’t have to spend a fortune on a series of containers for a potted garden or green indoor installation. Look around you – things like discarded copper lighting components and PVC pipes could work. Use coir (fibre from coconut husks), which retains water very well, to create a sense of cohesion between the different containers. Whatever you use, you’ll need to ensure you have proper drainage. Drill or punch holes in the bottom of your container to allow excess water to seep out.

LIVING ARTWORKS Bonsai can be used as decor objects to make a style statement in your home. These miniature ornamental trees command attention and look great in a modern, minimalist space. Some of the species that do well inside are the Natal fig (Ficus natalensis), tiger bark fig (Ficus retusa), Japanese maple (Acer palmatum) and Chinese maple (Acer buergerianum). The tree on the left below is a Chinese maple that is about 40 years old.

DISPLAY CASE A terrarium garden is easy to install and maintain. You’ll need a glass container with an opening that’s big enough to fit your hand through. Start with a base layer of pebbles followed by some horticultural charcoal (to absorb fumes due to decomposing plant material in the closed environment), and on top of that goes a thick layer of potting soil. Adding moss in-between plants will help to retain moisture in the soil. Plants that are suitable for terrariums enjoy high humidity and low to moderate light levels, and will remain relatively small; these include ferns, miniature orchids, African violets, cyclamens, air plants and peace-in-the-home.

NEW YEAR HOME RENOVATION PLANS? FOR PEACE OF MIND, FOLLOW THESE THREE STEPS

The excitement of undertaking home renovations is more often than not also accompanied by some trepidation. This usually stems from the costs involved, the strain to find a reliable workforce and concerns to avoid the pitfalls of noncompliance with various laws and intricate municipal regulations. Take care to comply with the following three pointers to ensure you are legally compliant. 1. Get building plan approval from your municipality before you commence with the building works. Also relatively smaller renovations require liaising with the municipality, even if only to obtain their written authority that formal approval is not required. This requirement is not to be taken lightly! Our case law frequently deals with disputes involving applications by a municipality or a neighbouring land owner for the demolition of buildings

that were erected without prior municipal approval having been obtained. Remember that this is also a crucial aspect when you plan to sell your home. The absence of approved building plans for buildings on a property constitutes, in our law, a latent defect in that property. A voetstoots clause in a sale agreement will address liability for latent defects and works to protect an innocent seller from comebacks from the purchaser. For example, seller X, unawares that there were no plans for certain of the buildings on his property, will not be liable to buyer Y to make good his (Y’s) additional expenses incurred when his planned renovation to his new home involves costs of subsequent approval of existing renovations. However, if X knew that there was no plan approval, X may be held liable to Y for such costs and related damages.

2. Consult with appropriate specialists or visit the local municipal planning office to be informed of building limitations that may be imposed by often stringent municipal planning by-laws and zoning provisions. 3. Keep proper records of money spent. Should you be liable for capital gains tax on the sale of the property, the costs of improvements, alterations, renovations and so forth may be subtracted from the gain made on the sale, potentially reducing the amount of capital gains tax to be paid. The neighbourhood in which he has lived for nearly 50 years has become a clone zone, writes Herman Lategan Have you ever felt like a dinosaur? If not, welcome to my world, ditto many of the old-time inhabitants of our neighbourhood. Several of them, too, feel like fossils out of place. As a resident of Green Point and surrounds for nearly half a century, I get the eerie sensation I have entered through a time warp and stepped right into a strange new country. Not fresh, however, as in innovative, exciting, different or pioneering. No, I have stepped into a dull clone zone. Let us start an imaginary walk as you enter Main Road on the side where the famous Fan Walk is. As you meander along, look across the street at the new developments that have sprung up. You will notice that most of these flats look quite the same, with some differences perhaps in height or minor details. The overwhelming feeling is that you have entered an architectural theme park. Some questions arise. What is this new generic look? Is there a term to describe this style? Perhaps Nordic Noir, as in cold, with a dark feel.

Further insults to the genius loci, the spirit of the area, are the characterless franchises that have opened on the strip. Evidently to appeal to the soulless template-people who frequent these places drowning in gluten-free organic almond milk and decaffeinated flat whites. How I hanker after the eccentric people and families who once lived here. We used to call Green Point “Gom Point”, because generally the people were “gom” (slightly rough, but authentic). It was a jolly mix of café owners, restaurateurs, mechanics, railway workers, fishermen, young and old, quite blue-collar. There were Italians, Greeks, Portuguese, Jews, locals, and pockets like York Road, which was mixed, where the Immortality Act was often contravened. Sex workers lined the streets and added pathos and the menschdimension. And then one morning you wake up in a place where so many buildings look the same, the parking bays are heaving with huge 4x4s and a handful of smoked lentils can cost you R48. Huh? I miss the old Portuguese woman and her two alcoholic sons who sold instant Frisco coffee from a polystyrene cup for R5. They would shake as they handed you the coffee, spilling some of it. You could sit down on Formica chairs and read the papers. If hungry, a hot dog would cost you about R10. It would be soggy, with brown fried onions. Labourers from around the area would come and chat in their overalls and eat fish and chips for R15. The smell of vinegar in the air. Damn, how I miss those innocent, colourful days when I look at these flats. When people were unconventional, down to earth, their hands dirty because they worked with them. And then one grey day you look around and you feel like a relic sitting on a marble floor in the foyer of some ultra-modern museum with bland strangers staring at you. #nothankyou. CLIMATE CHANGE ADAPTATION FOR CITIES Land in big cities is valuable and limited, so having to build reservoirs for storm-water run-off is a big headache for urban planners. Danish architecture firm Tredje Natur (Third Nature) has come up with a novel solution for this climate change adaptation with its POP-UP concept, which simultaneously addresses two other issues cities have to deal with, namely parking and outdoor spaces. The POP-UP is essentially a potential underground reservoir, an underground parking garage and a vertical green space in the middle. If heavy rains were to fall, storm water would fill the reservoir and push up the parking structure. The Wedge is almost an impossible building, as the plot is e tremely narrow and wedge-shaped, with a minimal footprint, says the CEO of A-lab, eir aaversen. To make the building work as an o ce space, the meeting rooms are cantilevered on the facade. One of the stairways is also on the outside of the building to save space. The Wedge s design is rooted in the democratic principle of bestowing all users with e cellent working conditions, good lighting and access to both formal and informal meeting spaces.

JOHANNESBURG REPURPOSING TO CREATE ECONOMIC OPPORTUNITIES “There’s a move towards compact living in Johannesburg, not only for economic reasons, as it saves on transport, but also because it is convenient,” says Odile Kgaswe, principal of Johannesburg-based OKA Architects. “Historically, most people would live outside the city, and mindsets are di cult to change. But slowly we see people with better incomes moving to town because they want to, not because they have to.” OKA caters to the growing demand for well-designed large-scale residential and commercial conversion pro ects in the Joburg CBD, and is currently working closely with property management company Molten Black, the developer of No. One Eloff. No. One Eloff, a 5 s building with a new coat of bright blue and yellow paint, used to be a retail centre and parking garage before Molten Black converted it into an apartment block with retail outlets, restaurants, parking and a jazz club on the roof. Tailored to young professionals with a mid-level income, the New York-style apartments combine affordable loft living with well-designed space. “Urban living means living in a limited amount of space with amenities like shops, school, restaurants and transport within walking distance of dwellings,” says Odile. At No. One Eloff, we aim to offer tenants all of these, hoping to improve their quality of life and make it a pleasurable, exciting experience. “Low-cost housing shouldn’t mean mediocre or sub-standard design. he Western Cape may be the primary destination for inlanders seeking a coastal lifestyle, but soaring property prices in this province, and Cape Town in particular, have made potential homebuyers turn their focus to the KwaZulu-Natal North Coast and South Coast. Pam Golding Properties reports 60% to 70% of buyers in the Zimbali area are from Gauteng. “KwaZulu-Natal has the advantage of having less congestion,” said CEO Andrew Golding in the 2017 Pam Golding Properties Residential Review, “and there are several growth nodes in Umhlanga, Ballito and Sibaya.” “Luxury estates from Umhlanga to Ballito are proving to be very popular,” agrees Tyson Properties director Lee Ellis. “Property prices along this stretch of the coastline are competitive and buyers get value for their money.” Security is an essential requirement for many people, he says, which is one of the reasons
