WELCOME LETITIA LOUW Letitia is Real Estate’s new senior lifestyle account manager, bringing extensive advertising experience to the team: she’s worked on magazines such as Glamour, Grazia, Cosmopolitan and Marie Claire. While she loves her job, she’s also passionate about food – tapas from Plaka in Cresta being a favourite. ’ve always had a thing for wallpaper. Loud, crazy seventies wallpaper. The off-beat kind with orange and yellow swirls, and graphic images of paisley and little chickens. Never mind, and don’t worry! You won’t find any of these distinctly retro wallpaper patterns anywhere on our pages. Instead, we’ve put together a beautiful contemporary collection of wall treatments for you on page 23. There’s something for everyone, from the latest in wood wallcovering and panelling trends to whimsical floral-printed wallpaper. The 19th century English designer William Morris famously said that walls should take priority when it comes to the look you want to create in your home and I agree. Here’s your opportunity. If you feel a little more adventurous and rather want a break from the four walls of your home, let our luxury feature on page 32 take you on a unique journey to the West Coast to dive for your own diamonds. Our special report on page 52 is another invitation to get out of the house, this time to the countryside. We investigate the hows and whys of owning rural property as an investment and we talk to those who’ve made the move for lifestyle reasons. We also bring you our new guest column, Back Chat, on page 60, where prominent personalities share their thoughts on what home means to them. So whether it’s giving your walls new personality, going on a luxury adventure or escaping the city’s noise, I hope you enjoy this issue – and I promise no orange and yellow little chickens will come home to roost on your walls!

CHALK IT UP Always on top of trends, Annie Sloan Chalk Paint has launched two new hues as part of its Decorative Paint range. This zero-prep, ecofriendly paint now comes in Amsterdam Green (a strong, deep colour that works particularly well with whites and creams, see right) and Honfleur, inspired by the rich, warm browns found in rustic French countryside and mid20th century design. Annie Sloan Chalk Paint is available exclusively from Annie Sloan stockists across Southern Africa. anniesloansa.co.za

Full house The new Liam Mooney Studio on Hout Street in Cape Town serves as a one-stop space for the designer’s collections (his own ranges, local and international brands, and vintage finds) and collaborations with other creatives. The pink colourway of the Foliage pattern is set to be a favourite and comes applied to products (trays, cushion covers, tote bags) and as a wallpaper. handmadebyme.co.za

Keeping close to the classics but updating them with new colourways and details, Tread+Miller’s AW17 range offers more options with the same level of craftsmanship. New-look Chelsea boots for men, with contrasting colour elastic gussets or brogue detailing, a wider range of Arthur Jack luggage and the expanded sock collection are some of the highlights. For women, the extended product range means you can keep in step with international footwear trends. treadandmiller.co.za

REVVED UP Montblanc has released a range of writing instruments with sporty motifs to bring the spirit and high performance of racing to its Starwalker collection – a range associated with innovative design and cutting-edge material application. The platinumplated cone evokes racing cars’ shiny polished chrome surfaces, while a precious resin barrel features a moulded tyre-like effect. The forepart of the fountain pen and fine liner alludes to the knurling pattern of gearshifts, pedals and steering wheels. montblanc.com

Queen Victoria Hotel at the V&A Waterfront has added four-suite The Manor House to its offering. While the executive suites are serviced by the team at the Queen Victoria, the butlers at The Manor House are trained to offer a souped-up service – anything from sourcing theatre tickets to unpacking luggage. A private dining room for six is at the guests’ disposal, where food from Dash is served. Guests also have access to the sister properties’ facilities (Ginja restaurant, Sanctuary Signature Spa and The Forum conference venue). The palatial bathrooms are particularly sensational, with a freestanding tub, huge showers, underfloor heating and Molton Brown products. newmarkhotels.com

IN THE MARKET Created by a team that includes the owners of Parktown North favourite The Foundry up the road, La Boqueria is a tapas bar inspired by market fare – especially that of Barcelona. With a menu dominated by Spain, but not limited to it, food is divided into cooking style – cured, fried, flamegrilled – so you can enjoy dishes from paella to Peruvian ceviche with an equally varied cocktail and wine list. The setting is eclectic with a retro twist. Hanging plants in macramé holders, huge windows and a mix of high tables and more intimate seating make for a social but sophisticated space. It’s cosy inside, but come summer you’ll want to sit outside, cafe style. laboqueria.co.za

Urbanologi in the amazingly cool Mad Giant brewery – located at 1 Fox Precinct in the centre of Johannesburg – has launched a new winter menu concocted by new head chef Jack Coetzee. Growing up as a farm boy in Zimbabwe, he has always been devoted to fresh produce and the beauty of vegetables, and discovered his love of Asian cuisine while studying at Silwood School of Cookery. The new menu combines fresh and seasonal ingredients with Asian flavours and techniques, and the signature innovative ‘avant-urban’ trademark of the restaurant. Expect dishes such as chokka (the local equivalent of calamari) with kimchi, heirloom carrots served with orange and cardamom labneh, deep-fried shimeji mushrooms with tamarind dressing, and slow-roasted pork. Best paired with the in-house Mad Giant beers. urbanologi.co.za

S(TRIDENT) SUV The metamorphosis is complete. Once a builder of only niche exotica, Maserati has entered the realm of the off-roader. Its first attempt is really rather good, too TEXT Terence Steenkamp PHOTOGRAPHS Supplied

aserati. It sounds spicy, doesn’t it? Affix the name of one of the Italian brand’s sportscars – say, Quattroporte, spoken in a Mediterranean drawl – and it conjures up images of a sun-kissed Adriatic coastline, Prosecco and the intoxicating howl of an Italian V8. Why, then, stretch Maserati’s trident badge seemingly to breaking point by launching an SUV that’s so far removed from cars associated with the brand? The answer is simple: luxury SUVs are all the rage, right across the globe, and they’re profitable, especially when customers take a deep dive into the often long and eye-wateringly expensive options lists. The Levante is no different. Available in a range of striking – and strikingly expensive – paint colours, with a plethora of trim, hide and wood options, you can imagine that big, toothy front grille expressing a profiteering grin. Internationally, the Levante is offered with two turbocharged petrol engines, each delivering on-paper figures that place the chunky SUV squarely among the performance set populated by the likes of the Porsche Cayenne, Range Rover Sport and BMW’s X6. Locally, however, your choices are limited to a R1.65-million 3.0-litre V6 diesel … and, ahem, that’s it. Pilfered from the Chrysler parts bin (the

American brand is part of the automotive conglomerate that owns Maserati and Ferrari), but specially tuned for this application, the unit grumbles at idle before smoothing out to a guttural growl, but never sings or shoves like a zesty V6 petrol. Elsewhere, the Levante feels more like a Maserati should. The exterior design is arresting from the front, the slim headlamps pulling the slatted grille rearwards before sweeping along the profile into a rear-end that’s deeply raked and handsomely resolved. Get inside, however, and the Italian heritage truly jumps to the fore. Metres and metres of silken leather line every surface (you can even spec an Ermenegildo Zegna package, but I shudder to ponder the cost), carbon-fibre abounds and the seats are deeply cossetting. It’s a special place to be that’s knocked only slightly by an infotainment system that’s not quite Germanic in its operation and moderate rather than generous space all-round. Does it drive like a Maserati, though? Not quite, but there’s a fluency to the manner in which the Levante strings together a series of bends. Ultimately, despite the inclusion of that somewhat ho-hum diesel engine, Maserati’s firstever SUV does the Italian maker’s wonderful heritage justice. maserati.com

he tree-lined panhandle avenue leading to this gracious family home sets the tone for what’s to come. Drive through the gates and you’d be forgiven for thinking you’d abruptly left Johannesburg. Inside the almost estatelike property, lavender, a row of lemon trees and tailored topiary border an impeccably groomed lawn. The garden is cued by the architecture: the beautiful manor house is derived from a French Bastide style, a term used to describe grand country manor houses in the south of France. The European-inspired finishes, inside and out, favour natural understated textures and tones. Bagwashed walls, along with oak and sandstone floors, are textural but unobtrusive. The decor, likewise, is understated luxe – neutrals and classic silhouettes with only an occasional touch of colour. Designer Sandra Bowler, who created the property’s interior personality, is known for her eclectic style and global influences. She carefully chose items to add authenticity to the spaces: chandeliers sourced in Europe, a shelving unit, salvaged from The Hague Library, and her signature use of linen and Middle Eastern textiles such as the rich suzanis she so loves using. Style aside, the owners’ vision for the house was one that would cater to their love of entertaining. Living spaces are conducive to hosting big groups for cosy dinners at the long dining table in winter, casual summer alfresco lunches or games in the wine room. The European influences, combined with the villa-style way of living (albeit on a larger scale), inspired the open-plan layout and understated sophistication. Easy indoor-outdoor flow, a big kitchen dining room and fireplaces suggest a sense of joie de vivre. While the interiors are a perfect showcase for the country aesthetic, it’s the outside spaces where you experience its spirit. The pool pavilion leads to the pool and decked lounging area with a braai, fireplace and travertine floors. The boules court, shaded by vines and a herb garden, add to the Gallic charm. This holiday in a house, after all, encapsulates a fantasy – the realisation of a dream home vision and a long-term love affair with rance.

Even a traditional pattern appears modern and ultra-contemporary with a black and white treatment 01 Trellis patterns are a total classic. The AF1967 design from the Ashford Toiles range – available through Hertex Fabrics (hertex.co.za) – is quite busy, so it’s perfect in an uncluttered space like a hallway. Using architectural features to break up the intensity, as seen here, is a smart way to tone it down 02 We’ve seen lots of tropical designs over the last few seasons. But the Exotic Paradise from Robin Sprong’s (robinsprong.com) new range by artist Patricia Bruane (patriciabraune.com) interprets the trend in more toned-down black and white – ideal for nature lovers who want the pattern without the colour 03 Inject some graphic edge into a space with design inspired by street art. This Ink pattern by Wall & Decò (wallanddeco.com), available from Mavromac (mavromacandthegatehouse.co.za), is the perfect counterpoint to a formal dining set-up. Combined with glamorous textures such as these metallic pendants and classic detailing (see the panelling), it’s a really dynamic and current look 04 Kelly Hoppen’s Geo wallpaper (kellyhoppeninteriors.com) is a graphic option for a light, contemporary look. The big expanses of white help to prevent it from dominating the decor scheme 05 Ardmore’s Leopard Walk wallpaper from its collection for Cole & Son (cole-and-son.com) translates ethnic motifs into a clean and symmetrical design. A characterful composition like this works best with unique one-off furniture and period pieces 06 Graphic and organic at the same time, the Aragon design from The Scarlet Letter collection by Jim Thompson (jimthompsonfabrics.com) – available from T&Co Fabrics (tandco.co.za) – is a powerful pattern and an exercise in maximising shades of grey to dramatic effect

02 03 Whether it’s to recreate an element of the fantastical or historical – or an easy way to bring about a hard-to-achieve effect – trompe l’oeil wall effects tell a story 01 The Treillage wallpaper by Wall & Decò (wallanddeco.com), available from Mavromac (mavromacandthegatehouse.co.za), creates the illusion and atmosphere of a conservatory without the hassle of growing or maintaining plants. An instant way to bring the outdoors into a living space. 02 Mimicking a Delft tile wall, the Pagoda & Palms design – part of the No 9 Pagoda & Palms collection from Jim Thompson Fabrics (jimthompsonfabrics.com) – owes its realistic effect to the hand-painted design which makes it look like the real thing. Available from T&Co Fabrics (tandco.co.za) 03 Design house de Gournay is known for its artisan-made designs. The hand-embroidered Wisteria on gilded silk draws on Oriental influences to create a subtly luxe effect. Available from St Leger & Viney (stleger.co.za) 04 Rebel Walls’ Misty Forest wallpaper from St Leger & Viney (stleger.co.za) gives the sense of escape that comes with the outdoors – perfect for creating tranquillity in a bedroom

When in doubt, turn to nature. It’ll never date and goes with any decor style 01 You don’t get more stripped down than untreated pine. And it can go any direction style-wise – contemporary with clean-lined furniture or Scandi cabin with vintage design and craft textiles 02 This guest bathroom by Brian Paquette Interiors (brianpaquetteinteriors.com) shows off the graphic beauty of cross-sectioned agate stone with a timeless yet contemporary pattern. The designer has cleverly extended the colour scheme by choosing black taps instead of metallic. A marbelised pattern will achieve the same sort of luxe but earthy effect. This application is also a perfect example of how a busy wallpaper can detract from the smallness of a space 03 The Phillip Jeffries Vinyl Basketry wallcovering from the Tangier collection was inspired by baskets in the Marrakesh souks. It combines durability with a handcrafted feel – the best of tradition and technology. Phillip Jeffries is available from Fabcote (fabcote.co.za)

NMC (nmcsa.co.za) features a big range of decorative mouldings from cornicing to ceiling roses 02 Eley Kishimoto created Zig Zag Birds for Kirkby Design, available through Romo South Africa (romosouthafrica.com). The metallic finish gives the houndstooth pattern an updated look, which, when paired with panelling is a fresh way of dressing a wall 03 The dark panelling from JVR Architects (jvrarchitects.co.za) adds dimension and texture by playing with matte and gloss elements, creating a dramatic bedroom backdrop 04 This effective wallpaper from Brewster Home Fashions (brewsterwallcovering.com) looks like patinated metallic tiles, adding instant age and gravitas

WHY YOU NEED TO KNOW WHAT THE NHBRC IS If you’re buying ‘plot and plan’, in other words buying in a development and building a house, or finally getting round to erecting a house on an empty erf you own, you need to know of the obligations imposed by the Housing Consumers Protection Measures Act. The Act aims to protect housing consumers and established the National Homebuilders Registration Council (NHBRC) as regulatory body for the home building industry. The NHBRC also promotes ethical and technical standards (which include providing important structural guarantees to consumers), holds home builders accountable for the homes they build, and provides sanctions for non-compliance.

Section 10 of the Act states that no-one may carry on business as a home builder, or receive payment as builder in terms of an agreement for the sale or construction of a home, unless he is registered with the NHBRC as home builder. This makes it unlawful to build a home if you are not a registered home builder; but note that certain exemptions apply in respect of owner builders. The Act also makes it unlawful for an unregistered home builder to receive compensation in terms of a building agreement in respect of any home. BENGUELA DIAMONDS LUXURY WITH ADVENTURE

With luxury travel increasingly focused on new and exciting experiences, Benguela Diamonds’ new underwater safari – diving for your own diamonds – taps into the need for adventure. The experience takes you back to the beginning, when humans first discovered this precious gem. The brainchild of experienced and passionate diver Wynand Hendrikse, these journeys take clients to a private ocean concession at Port Nolloth on the West Coast. The wild beauty and wealth of natural resources make this stretch of coastline perfect for an underwater safari experience. It’s also one of the few places in the world known for its ocean diamonds. In fact, Benguela is named for the cool current in the area. ‘I started as a diamond diver in Port Nolloth 22 years ago, working on deep-water boats,’ says Wynand. ‘From there, I went on to dive for diamonds in the rivers of Angola, the Ivory Coast, Central African Republic and the Congo.’ It was only after 15 years of running a strictly retail diamond design business in Stellenbosch that Wynand finally connected the end client to the diving experience,’ he says. As a guest, you are picked up early from Ellerman House in Cape Town, then flown to ort Nolloth in a private plane before being driven to Kai-Kai private beach villa, your base for the day, for a quick refreshment break. fter a briefing, Wynard takes you out to his special spot’ to dive, personally spending 30 to 40 minutes underwater helping you seek out the precious gems. Not everyone chooses to get into the water – you can watch from the sidelines while a diver does the work for you, using

professional equipment to pick out only the most worthwhile diamonds. But, while there are no guarantees when it comes to size and quality (think of this as a luxury lucky packet), diving yourself is part of the adventure. Lunch from Ellerman House’s chefs is included in the experience: a West Coast-inspired menu focusing on fresh seafood is paired with award-winning wines. The most exciting part however, according to Wynard, is sorting through the day’s findings. You decide which rough diamond best suits your particular piece of jewellery. Selecting the actual stone is a special step.’ The following day, your new diamond ring will be ready. This first-hand experience, on every sensory level, is what sets the safari apart. The key is being part of the 360-degree process. Then there’s provenance: you know the source of your diamond, essential in today’s cultural and political environment. And you’ll have a story to tell, adding emotional and nostalgic weight to the already valuable stone. b eng u elad i am o nd s . c o m

GRAFF DIAMONDS LUXURY WITH HEART

The greatest art form in the world is the transition of a natural rough crystal into a perfect polished diamond. So believes aurence raff OBE, founder of raff iamonds. The legacy of sensational jewels to be crafted by the atelier is testament to this. From an apprenticeship in his teens repairing jewellery to an empire that encompasses 3 stores on almost every continent, Laurence’s work has grown into a global brand revered for its craftsmanship, individual designs and iconic gems. Its founder is renowned for pioneering a veritable empire and working with some of the world’s most famous diamonds – including the esotho romise, elaire Sunrise and raff Constellation. Master cutters work on these stones, painstakingly crafting the precious gems to show off their beauty to best advantage and unlock their potential from the rough natural stone, a process that can take up to a year. Our clients come to raff because they know they are getting the best quality, craftsmanship and client care,’ says CEO rancois raff. This dedication to perfection and greatness is one of the core principles of raff, one that has made the brand what it is. The company’s commitment, dedication and patience is echoed, somewhat more humbly, through The CET oundation, founded by raff iamonds. This proves that they have grown into much more than a pretty face. CET’s work in sub-Saharan frica – the honeypot of the diamond industry – proves raff’s long-term commitment to the children in these areas. CET works with local partners to provide everything from mobile libraries to healthcare facilities. rancois feels every business person should give back, concluding that, if you can improve a child’s life through education, you should do it. graffdiamonds.com; facet-foundation.org

There’s no need to leave Cape Town for wine farm excellence: Steenberg is our current favourite, not only for its culinary appeal but also for its spa treatments, golf and boutique hotel

t was the lemon curd. A detail. But a detail that makes Bistro Sixteen82’s yoghurt panna cotta. The restaurant, hidden behind rows of vineyards, forms part of Steenberg, a wine farm, hotel, spa and golf course that marks one end of the historic Constantia Wine Route. While Bistro Sixteen82 opened in 2009, its name refers to the year the estate began. After an epic voyage from Germany, Catharina Ras landed in the Cape in 1662. Twenty years and five husbands later, she was granted the right to farm what was then known as Swaaneweide (or the Feeding Place of the Swans). In fact, Catharina’s restaurant – the second eatery on Steenberg – is a tribute to the estate’s namesake. White origami birds are suspended from the ceiling; one lone black swan represents the farm’s feisty founder. The focus here is freshness, simplicity and presentation. Catharina’s innovative menu, headed by Scottish-born Archie Maclean, includes African game such as impala with sweet potato and rooibos puree, and smoked crocodile, another tribute to Catharina. ‘She’s the adventurous one and I need to follow in her shoes,’ Archie says. FOR A LONG WEEKEND To truly appreciate Steenberg, a stay over at the boutique hotel is needed. The five-star accommodation is classified as a provincial heritage site. The gabled, high-ceilinged manor suite, for instance, is part of the 17th century homestead, while the three heritage suites are named for the Cape’s history. Green-shuttered suites border the lawn; apple trees, a rose garden and slave bell add to the exterior landscape. Step outside your room in the morning with a cup of tea and shortbread to watch the vineyards just past your personal patch of lawn catching the morning sunlight. Then drift over to Catharina’s for breakfast before heading to Steenberg Spa next door for a relaxing full-body massage or deluxe Africology pedicure, followed by a chai latte. Bliss.

The designers, Nordic Office of Architecture, have since received the world’s first BREEAM ‘Excellent’ sustainability rating for an airport building. The approach to sustainability is holistic, including harvesting and storing snow from the runways during winter to use as a coolant during summer. Recycled steel, sustainable timber and environmentally friendly concrete mixed with volcanic ash have also been used throughout, reducing the building’s CO2 emissions by 35%. THE SPACESHIP HAS LANDED The innovative Palestinian Museum in Birzeit, north of Jerusalem, opened its doors just over a year ago. Designed by Irish firm Heneghan Peng Architects, it rises from a hilltop like an angular spaceship, a refreshing departure from the Middle Eastern vernacular. One of the standout features is its series of geometric terraces at varying levels, featuring plants reflecting the history of the Palestinian people: lemon groves, pomegranate trees, rosemary, lavender, walnut and carob trees, and almond groves. The museum’s 2017/2018 programme will start in September. palmuseum.org

FORMALISING INFORMAL TRANSPORT In Cape Town, minibus taxis are the largest mode of shared transport but users rely on personal experience and scant information to get around. A new open-source initiative, WhereIsMyTransport, has mapped out the city and its surrounding areas to capture routes, fares and frequencies for both informal and formal public transport. ith rising electricity prices, you may want to save energy at home by investing in renewable energy technologies, such as solar panels, LED lights and heat pumps that absorb heat from the air to turn it into hot water. Nedbank, in partnership with Energy Partners Home Solutions, is running a smart-living solution campaign to save clients up to 80% on their electricity bill. This means they not only invest in their home but also use energy more efficiently. ‘Nedbank has been the most progressive bank when it comes to environmental responsibility. We see this as another opportunity to promote that message while benefitting our clients,’ says Tim Akinnusi, executive head of sales and client management for Nedbank Home Loans. This solution is currently available to qualifying Nedbank Home Loans clients. They can install renewable and energy saving technologies without having to raise cash first or go through the lengthy credit application process, according to Cala van der Westhuizen, spokesperson for Energy Partners Home Solutions. The cost of the systems is added to clients’ existing accounts. Clients also qualify for offers on selected technologies.

he main reason to invest in buy-to-let property is that it generates an income from a monthly rental. There may, however, be reason to sell the property. In this case, a landlord is faced with the potentially tricky issue of a tenant living on the premises. The first option is to hold off until the end of the current lease period. This removes the complication of having to rely on the tenant for access to the property but it also allows for renovations before marketing it. The drawback is that the property will be empty for an indeterminate time, which is effectively a financial loss and is not practical if the landlord needs the money urgently. The alternative is to sell the property with the tenant in place. Under South African law, a property owner can do so at any time, but a tenant has certain rights that have to be respected. The most important is that if the lease agreement was in place before the sale, it takes precedence. Whoever buys the property is therefore also taking over the lease agreement and the tenant has the right to stay until it expires. Most reputable rental agents and astute landlords are, however, now including sales provisions within lease agreements. These allow the tenant or landlord to cancel the lease early if the property is put on the market. A tenant must also allow potential buyers reasonable access to the property, although they can insist on being present. The landlord can, in turn, require that the property is kept presentable for viewing purposes. In this regard, it is always best to ensure that there is open communication between the landlord, tenant and selling agent to avoid animosity. It is, for instance, not reasonable to expect that the tenant vacate the property every Sunday for show house purposes. It may also be worthwhile for the landlord to offer some sort of financial incentive, such as reduced rent, during this period to compensate the tenant for any inconvenience. Finally, the tenant must be aware that if the property is auctioned in a distressed sale and the bids do not cover the full outstanding amount on the bond, the obligation to honour the lease will fall away.

RE_July2017_Special report 2.indd 52

Investments in the countryside should happen as close to major towns or cities as possible. Deal with an agent who lives in the area and knows its history. They will understand important aspects related to the farming community, agricultural and legal zonings, and other environmental issues.

Visit the area or small town you want to invest in a couple of times before making the move.

NOTES Lightstone’s analysis is based on certain clues in the name of estates such as equestrian, golf, coastal, eco or wildlife. Some logic was applied to look for small towns or lower classifications with some residential sale activity during the last five years, with an average registration price of at least R400 000 (land sales excluded). The above selection is based on last year’s residential property registrations for countryside suburbs by Lightstone. The top five suburbs (if available) were selected per province and suburb classification, and ranked by the volume of registrations over the last year. Please note that Lightstone may have inaccuracies in these classifications and some estates may not yet have received a classification.

WESTERN CAPE

The Western Cape benefits from the semigration influx so it’s no surprise that it is the most sought-after province in terms of rural investment. There are many more estates and small towns further away from the Mother City’s metropolitan sprawl but for those who want to enjoy proximity to her offerings while enjoying her natural beauty, the Overberg, Winelands and Swartland are popular choices. OVERBERG Country estates such as rabella make investment sense because they offer substantial room for growth. ccording to Johann arney, broker manager at RE M Town and Country (remax-townandcountry.co.za), areas in nearby ermanus are expanding rapidly, resulting in less availability of affordable homes. The overall median price grew from R1. 2 million at the end of 2 14 to R1. million at the end of 2 1 . That’s an increase of 4 ,’ says Johann. omes in rabella cost substantially less than those in some nearby estates. nother factor in rabella’s favour ermanus’ Curro school bus route runs past the estate. SOMERSET WEST There are many impressive country estates in the area, including the award-winning Sitari on the outskirts, a favourite among families partly due to its Curro school. With a variety of home choices set among olive groves and orchards, and the imposing ottentots olland mountain range in the background, it’s countryside heaven. WINELANDS Samuel Seeff, Seeff roperties seeff.com chairman, lives on the tlantic Seaboard with his family but has a second home in Sant Winelands Estate, close to ranschhoek village. e says the hotel and spa, with its the secure country lifestyle offerings, makes it an attractive investment. SWARTLAND Old-fashioned, small-town living in the Riebeek alley, orterville and Malmesbury is gaining momentum, mostly as retirement and weekend getaways. Malmesbury, km from Cape Town, will soon be accessible via a new highway, making it easier for commuters. These towns don’t have many estates or smallholdings, but characterful houses are popular among buyers and in high demand,’ says Simon Mouton, M for Seeff roperties in the Swartland and Namakwaland. While buyers will probably get higher growth from properties in Cape Town, investing in the right country property is a good long-term investment.’ FURTHER AFIELD Remote towns such as Calit dorp, Oudtshoorn and e Rust are also attracting attention, says Stefaan erlinde, M of Seeff roperties in the area. They are popular with retirees from up north who want a slower lifestyle. Investment opportunities here include smallholdings and game farms.

TAKE ME HOME TEXT Lauren Groenewald

Peace, a strong sense of community and those night skies small-town living holds definite appeal. But what about the investment potential?

KRUISRIVIER, KLEIN KAROO

PORTERVILLE, SWARTLAND

Cabinet maker, woodwork artist and photographer Roger Young and his partner, costumier Phyllis Midlane, relocated to the Klein Karoo 11 years ago. Their home in Kruisrivier near Calitzdorp is now their sanctuary.

Painter and printmaker Shui-lyn White and her partner live in Sea Point – and although the couple are not quite done with city living, their love of the outdoors led them to the Swartland.

HOW DID YOU END UP IN THE KLEIN KAROO? After I motorcycled through this valley in 1989, a photograph I took of Red Stone Hills stayed with me. The old farm shop where I stopped is now our home, the school building across the road became the workshop, studio and gallery. DID YOU INVEST A LOT? We bought the property at a good price and while the position was perfect, the buildings were derelict. I rented up the road for two years while renovating. It was physically exhausting but with the help of community workers, we fixed it up bit by bit. We had to sink a borehole, for instance, and connecting the electricity was expensive. HOW DO YOU MAKE A LIVING? My photography developed into something much bigger here. We run a gallery that sells Phyllis and my work and I still take on commissioned woodwork. Our location has drawn a new set of clientele, which we didn’t expect. Our coffee shop is known for our home-baked pies and salads from our herb garden. We also run a self-catering cottage. HAS LIVING HERE CHANGED YOU? We have learnt how important it is to be part of the community and we love that people are invested in each other. Did I mention the stars?

INSIDE INFO Sue Grant, Seeff Properties (seeff.com) Calitzdorp agent, says that, while the market has levelled off over the last two years, entry-level homes in Calitzdorp are much lower than the surrounding Karoo towns. Unrenovated Victorian and Edwardian homes are popular, which has kept the prices low. ‘It’s possible to make a profit on these renovations and they tend to sell quickly,’ says Sue.

WHAT DREW YOU TO THE AREA? We discovered Porterville when our friends moved to this working town. It felt authentic, not done up or gentrified. It’s not a sleepy dorpie but if you want solitude, you can cycle 20 minutes along a dust road and you’ll feel like you are in the middle of nowhere. WHAT DID YOU CONSIDER BEFORE INVESTING IN A SECOND PROPERTY? We spent a lot of time in Prince Albert and dreamed of buying there. When we were eventually ready to invest, we started thinking more practically: we researched prices and realised there weren’t suitable entry-level homes in Prince Albert. So we started looking elsewhere. WHY THIS HOUSE? The selling point was the view of the mountain from our back porch. It’s a solid dwelling from the early 1900s with wooden floors and high ceilings. The only renovation work we did was opening up the lounge, kitchen, dining room and veranda, and restoring the stoep – there was no need to change the facade. We are also converting the garage into a storeroom and studio. HAS SPENDING TIME HERE CHANGED YOUR APPROACH TO YOUR WORK? It has given me the space to reconnect with nature. My wildlife monoprints are directly related to being here.

INSIDE INFO Ina van Zyl, Seeff Properties (seeff.com) Porterville agent, says that residential properties are the most sought-after, especially those with character. ‘Most homes are now between R1 million and R1.5 million, which is still affordable compared to the Riebeek Valley. Prices will probably increase once the freeway to Malmesbury is complete by the end of 2018.’ She also recommends that buyers don’t overcapitalise when it comes to renovations.

POPULAR COUNTRY

ESTATES Gauteng’s high crime rate plays a major role in the kind of countryside investment in the province, with gated estates enjoying the most attention. According to Lightstone’s research, 50% of general estate developments in South Africa are in Gauteng and 25% are in the Western Cape. Most of the rural lifestyle seekers congregate around Pretoria and Johannesburg, with residents commuting or working remotely. HARTBEESPOORT DAM On the northern shores of Hartbeespoort Dam in the North-West Province lies a selection of secure lifestyle estates offering boating facilities, cycling routes, golf courses and wildlife. Pecanwood Estate is one of the most luxurious offerings. Although countryside investment has increased in the last decade, shleigh Mitchley, principal of ew effen Sotheby’s International Realty ( s o t h eb y s r ealt y . c o . z a) in artbeespoort, says that figures are down from last year. But she is unperturbed. ike everything, it’s affected by the general South African economy,’ she says. With the price of land and building lower here than the northern suburbs of Gauteng, where the same home could cost 1.5 times more, Hartbeespoort Dam presents opportunity for growth while offering the benefits of a safe lifestyle, if you are prepared to commute (Fourways is about 35 minutes away).

GAUTENG

MONAGHAN FARM This luxurious estate north of Lanseria Airport spans 510ha. Most residents are professionals and entrepreneurs. The estate is popular with parents because of its two schools, Montessori and Curro. Monaghan Farm is also a horse-riders’ and cyclists’ paradise, with 35km of pathways and walking trails. ‘Rolling grasslands, meandering rivers, a herd of Nguni cattle, jackals, small buck and rare birdlife, stables, upmarket homes with magnificent vistas – there are many reasons why Gautengers want to take advantage of the lifestyle at Monaghan Farm,’ says Brenda Gilbert, area specialist for Pam Golding Properties ( p am g o ld i ng . c o . z a) . FURTHER AFIELD M ag ali es b u r g This small village harks back to the early gold rush days. The town is an hour’s drive from Johannesburg and close to the Cradle of Humankind. It offers a mix of property options, the most popular being smallholdings and lifestyle farms such as Zebula Golf Estate with its characteristic thatched bushveld homes. D u lls t r o o m ly-fishing haven, ullstroom offers a variety of investment opportunities including upmarket country estates and smallholdings. ‘Buyers of lifestyle farms here fall mainly into two categories,’ says nton reeff, principal of am Golding Properties in Dullstroom. The first are well-established business people over 4 who are looking to relocate permanently for a more rural life. Then there are those between 3 and 4 who want a holiday retreat in the country. Lifestyle farms here usually have dams for fishing and plenty of space for quad biking and other leisure pursuits.’

‘WE’RE LEARNING THE TRUE COST OF WHAT WE EAT AND DRINK WHEN IT COMES TO LABOUR AND THE ENVIRONMENT, WHICH IS IMPORTANT WHEN RAISING A CHILD’ TRACEY LOMAX, ATTORNEY

HOME AT LAST TEXT Georgina Guedes

Exchanging the city for a country life may be a fantasy for most but these two families have made that dream a success

HARTBEESPOORT

MULDERSDRIFT

Attorney Tracey Lomax and her husband Roderick Nixon, a farrier, moved to a smallholding near Hartbeespoort to farm organically.

Television producer Bernadette Maguire and her partner, businessman Dieter Rothman, live in a beautiful Tuscan-style home on Avianto Lifestyle Estate in Muldersdrift.

WHY A SMALLHOLDING? We always wanted to live off the grid and have space for our family. It goes back to the idea of being part of a village. HOW OFF THE GRID ARE YOU? Eliminating electricity will be the last step in the process. Right now, we’re trying to become self-sufficient in terms of food. We produce eggs, milk, jam, chutney and free-range meat, for instance. HOW DO YOU MANAGE YOUR COMMUTE? I’ve had to adapt. Travelling can take up to two hours each way, depending on traffic and where I need to be in Joburg. Because I am self-employed, I can work from home and maximise my time in town. HOW IS THE LAND AROUND YOU DEVELOPING? The countryside is slowly turning into housing. At the same time, more urban people are interested in this kind of farming so I don’t think the countryside will be completely suburban. Instead, a mix of urban farmers will live near suburban areas. WHAT ARE THE BENEFITS OF LIVING IN THE COUNTRY? You become closer to your family. We’re also learning the true cost of what we eat and drink, important when raising a child. Your relationship with your neighbours is also different. If someting happens, you can pick up the phone.

INSIDE INFO Erika van der Westhuizen, franchise principal for Pam Golding Properties (pamgolding.co.za) in Hartbeespoort, says that while she receives calls about smallholdings, most city people who want to move to the countryside look at estates. Their reasons for moving are for a change of lifestyle, to relax over the weekend or for the schools in the area. ‘Hartbeespoort is a haven for children,’ says Erika. ‘There are so many activities for them and it’s a beautiful place to grow up.’

WHY THE COUNTRY? It’s a lifestyle choice and a lifelong dream. Although I have had various jobs in Johannesburg, I have never actually lived in the city – I like to be out in the country with my animals. I always wanted horses growing up, so I set about achieving that. HOW DO YOU MANAGE YOUR COMMUTE? As a TV producer, I am often away on shoots or am able to edit from home. Once you have your career carved out, you can set your terms – I start later and work later. HOW DID YOU FIND YOUR CURRENT HOME? When we saw Avianto Lifestyle Estate being developed, we bought into it. It allows for a secure lifestyle in the countryside, with cycling and running trails on the estate. It’s also easy for Dieter to commute to work and it’s close enough to where I keep my horses. It’s an investment property – we believe it will increase in value as the estate is completed. WHY THE COUNTRYSIDE? Living further from your neighbours makes for closer communities. There’s a comfortable distance between you but when something goes wrong, everyone helps out. I also feel claustrophobic in town; here, there’s space around me.

INSIDE INFO Jason Simeonides, agent at Concorde Estates (concordeestates.com), says they get calls every day about Avianto Lifestyle Estate. It holds appeal because it’s all-encompassing: it includes fibre internet, an office park, private school, medical centre and a sports stadium with a retirement village in the works. It’s also close enough to the city for commuters. Houses can sell for up to R8 million, including the land, building and design.

KWAZULU-NATAL

SPECIAL REPORT

With its balmy subtropical weather all year round and beautiful coastline, KwaZulu-Natal is traditionally the holiday province of Gautengers. And it offers a lot in terms of countryside lifestyle investment. ccording to Michele Wilson, director of Seeff roperties seeff.com in Hillcrest and the surrounding areas, Shongweni and Hillcrest are among the most popular areas. SHONGWENI Located on the North Coast, about 40 minutes from Durban, Shongweni Dam and Nature Reserve is popular with horse lovers, nature enthusiasts and farmers. Investors here are after smallholdings, either for farming or for a more holistic and peaceful lifestyle for their families. HILLCREST e u u and toneford These countryside game and equestrian estates attract families who want to be among roaming game or on an estate that meets their equestrian needs. o o This landmark countryside village offers a variety of retirement options. FURTHER AFIELD M i d land s One of the province’s most scenic areas, the Midlands is popular with foreign and local investors, especially those seeking wildlife. nder erg This quaint small town in the Southern Drakensberg is especially popular with families because of the new private high school, says Angela Walker, am olding roperties’ amgo ding.co. a area principal. ‘Since the start of 2 1 , there’s been a definite increase in activity in the residential property market,’ says Angela. ‘Buyers include young families, particularly where the breadwinner works abroad and wants to settle his family in this small, secure and caring community.’ It is also sought-after with retirees, especially farmers, wanting a country lifestyle and adventure enthusiasts.

And then there are those who started businesses away from the city. What was the attraction for these countryside enthusiasts?

TRAFALGAR

COMPENSATION

Business partners Claude Venter, Grant Horak and Paulo da Rosa of Horak Venter Design recently moved to Trafalgar near Southbroom, where they established guesthouse and yoga retreat Nakai Beach Homestay.

Husband-and-wife team Xolani and Yoliswa Gumede moved to Compensation on the KwaZulu-Natal North Coast to open destination strawberry farm Cappeny Estates.

WHY THE KZN SOUTH COAST? Ballito was becoming too much of an urban centre; we wanted a simpler, more holistic life. WHAT ATTRACTED YOU TO YOUR PROPERTY? The view: we look over an indigenous forest onto the Indian Ocean. We also have a private path down to the beach and marine reserve. WHY A GUESTHOUSE AND YOGA RETREAT? We are unique. Our guesthouse, which serves 95% organic and sustainably sourced food, offers one of the few holistic retreats along this part of the coast. Yoga – a growing business trend – evokes a sense of instant escape, ideal for this area. WHAT DO YOU ENJOY MOST ABOUT THE SOUTH COAST? We’re surrounded by friends from Germany, Norway, England, Denmark and South Africa. Artists and world-class restaurants abound and the outdoor lifestyle is amazing. And pollution is virtually nonexistent. ANY ADVICE FOR THOSE CONSIDERING INVESTING IN THE COUNTRYSIDE? Find a place that makes your soul sing; the right time is now. If you are going to run a business, a good website and social media presence are essential, especially in the country.

INSIDE INFO Jo-Anne Wentzel, property consultant for Alpha Estates (alphaestates.co.za), says that most of their buyers want to exchange the city for a carefree, affordable lifestyle. Sectional title units in secure holiday complexes or security estates are favoured by holidaymakers. Bigger, pet-friendly homes with gardens are in demand with retirees and families. Sea views are first prize.

WHY COMPENSATION? The commute from our home in Durban North to the farm became a bit much – we were attracted to the more tranquil pace of life. Running a commercial farm is frenetic with long hours and we wanted to relax completely when we arrived home. WHAT ATTRACTED YOU TO YOUR PROPERTY? Our smallholding is even more remote than the farm and the views are amazing, which was a definite attraction. WHY STRAWBERRIES? Cappeny Estates was originally part of a sugar-cane farm but was subdivided. After extensive research, we decided on agriculture and finally settled on strawberry farming, a first for the area. WILL YOU LIVE HERE LONG TERM? Definitely. Running a commercial farm and living a tranquil life may be different but we’re lucky to do both. ARE THERE ANY DRAWBACKS TO LIVING IN THE COUNTRYSIDE? Lack of basic services in a rural area is a challenge. There was no electricity or sewage system on the farm so we had to install those at our own cost. But with the constant green energy advances, it’s becoming easier.

INSIDE INFO Simon Peacock, owner/broker of RE/MAX Dolphin Realtors (remaxdolphin.co.za), says that buyers here look for smallholdings or similar that offer a country lifestyle while still being close to schools, shopping centres and the coast. The North Coast has been earmarked as the biggest growth node in the country so properties have an excellent return on investment. The tropical climate means land is fertile so there are opportunities to grow sugar cane, macadamia trees and fruit.

I LOVE MY ’HOOD

TT Mbha may be dealing in the lavish residential properties of the rich and famous, but when it comes to the place this powerhouse CEO of Black Real Estate calls home, it’s a different story INTERVIEW Debbie Loots PHOTOGRAPH Gareth van Nelson/HM Images and TFG Man

WHAT DID YOU WANT TO BE WHEN YOU WERE A CHILD? My parents wanted me to go into law but it wasn’t for me. I knew I was creative and having studied art at school helped. After matric, I qualified in clothing management, a combination of fashion design and business management. WHAT’S YOUR CAREER TODAY? I am a master practitioner in real estate and the CEO of Black Real Estate. HOW DID THE TRANSITION COME ABOUT? It happened naturally. As a child, I walked around my home in Pimville, Soweto every weekend admiring the houses and telling myself that one day, I’ll also have such a house. When, in 2014, I ended up in hospital for seven days with acute meningitis, it was a turning point in my life. I decided to follow my heart: real estate. I resigned as partner of a television marketing company, sold my shares and started Black Real Estate. WHAT ARE YOU MOST PROUD OF? As a black man from Soweto, I reached the highest level in real estate in two-and-a-half years. It’s because I am driven by a passion for people and the business. That’s really what the industry is about: building relationships and trust. It’s that simple. WHERE DO YOU LIVE? I bought my home three years ago on an estate in Ruimsig on the West Rand of Johannesburg. WHAT MAKES IT SPECIAL? It’s everything I’ve always dreamt of as a child. I also wanted to live in an estate for the sense of security. Then it’s important to me to have space to entertain my friends and family comfortably. WAS IT PURELY A HEART DECISION OR DID INVESTMENT ALSO COME INTO PLAY? It was both. My family was growing at the time; my wife Esperanca was pregnant with our second daughter and we needed more space. And I love the area. It’s good value for money and the rate per square metre is reasonable compared to other areas such as Sandton, where you pay for the name. There’s a lot of investment happening around Ruimsig because it’s still growing. It has two shopping malls, a casino and a hospital, the Gautrain is coming soon and nearby Lanseria Airport is also expanding. WHAT DO YOU DO WHEN YOU’RE NOT SELLING PROPERTY? I play a lot of golf, for business and pleasure. Deals happen on the golf course instead of during long meetings in the office. I also spend time with my wife and two daughters, Thato and Boitumelo, and I love hosting friends including celebrities and famous clients such as Somizi Mhlongo, Connie and Shona Ferguson, and DJ Euphonik. AND YOUR FUTURE HOME? I would like to own property in New York, Miami, Spain and Brazil soon. ttmbha.kwsa.co.za
