T
here’s nothing quite like the smell of rain to get me going. Having grown up on the edge of the Rift Valley watching tropical thunderstorms roll in across the plains, I absolutely love the damp earthiness that rises with the steamy warmth of the African soil afterwards. So, when it rained while I was in Joburg and Cape Town on the same weekend recently, I literally wanted to rain dance with joy. But with a plane to catch, I took in a last deep lungful of fresh air and headed home, reflecting on what we’ve put together this issue. On page 43, you’ll find our biannual Property Investment supplement, a special section of in-depth features. The good news is that despite the past year’s events, the property market is weathering the storm. South Africa, it turns out, is a global leader in estate living and has the highest number of lifestyle and golf estates in the world. There are an astonishing 6 500 gated communities – and counting (page 47). But while most of the country is expanding with new developments, the Cape’s oldest wine route is experiencing a massive revival. Keep an eye on Constantia as its leafy lanes and historical wineries are set to sizzle. ONE PLAYFUL BRIT MCLAREN FINALLY LETS ITS GUARD DOWN AND THE RESULT IS A SPECTACULARLY BOISTEROUS SUPERCAR

ill they or won’t they? I can’t help but wonder anxiously if the Pirelli rubber sitting under the R3.75-million McLaren 570S’ sinuous hindquarters will relinquish their tenuous grip on the wet asphalt and rocket the car into the shrubbery… Yet milliseconds later they find purchase and this spunky Brit slingshots down the straight, the traction control system keeping a doting eye on proceedings lest I run out of driving talent. I’ve driven a number of McLarens ever since the company’s automotive arm started production a mere six years ago but none has been this spirited. Spectacularly quick, yes, as well as beautiful to look at and sit in, but also somewhat reserved. The 570S, however, is a McLaren that’s been given free rein. While the entry point to the carmaker’s Sports Series range (which also includes the Super Series and Ultimate), it’s no poor relation. Like its superiors, it uses the brand’s famed 419kW 3.8-litre V8 engine, employing two turbos to deliver a mighty hit of acceleration whenever the throttle is tickled. All the while, the optional sports exhaust leaves behind a cacophony that is savage in both pitch and tone. Even more impressive, however, is the sophistication of its drivetrain. Despite an ability to register neck-straining G-forces both in acceleration and cornering ability, with the settings on its drivetrain-management system dialled back to their most civilised modes, the 570S is no more daunting to pilot in peak-hour traffic than a hot hatch. The driving position is as perfect as you’ll get in any modern car, the pillars are narrow – so spotting a gap in traffic
is a doddle – and the engine is tractable and docile. And this is the first McLaren to feature a cubbyhole. If I initially made the 570S sound like an unruly beast, it’s only because my first impressions were ones of intimidation and respect. However, the more time I spent with the car, the more I relished its exuberance. The depth of character is its chief triumph. If McLaren Automotive is able to build a car like this after only six years in business, imagine what the company will accomplish after 60. cars.mclaren.com

ith tropical influences from its Zimbali Coastal Resort locale, this apartment is an ideal pied-a-terre from which to explore the KZN North Coast – exactly the idea behind the Zimbali Suites development. Built as an alternative to staying at the adjacent Fairmont Zimbali Resort for those who want to holiday regularly in the idyllic spot, owners here have the best of both worlds with access to the hotel’s facilities as well as the freedom of being in a self-catering apartment. Designed by Craft of Architecture (COA), the apartments in the Zimbali Suites take full advantage of their setting by maximising views and space to great effect. COA was also responsible for the interior design with Michela Penso overseeing the project, creating elegant yet paredback interiors with easy living in mind. ‘People confuse the amount of space with the quality of space,’ she says. ‘Small areas have as much ability to be luxurious as larger ones. It’s all about scale and definition. Keep it simple, but make it interesting.’ This philosophy has certainly been employed here, ensuring that the well-appointed living area makes use of clever design to create a feeling of spaciousness. A galley kitchen has everything necessary to whip up a gourmet meal. The slim-line handles, Caesarstone tops and timber accents give it personality while the cabinetry is sleek and white, keeping the look fresh and refined. A narrow window doubles as a splashback, beckoning more light into the living room and giving the chef an attractive view of the landscaped courtyard beyond. A wall-mounted server adjacent to the diningroom table enhances the sense of space and its drawers conceal additional storage – essential in a compact living area. The decor, too, was inspired by the Zimbali setting. The tropical coastline draped in lush green forest, botanical shapes and colours, and the mineral tones of the ocean informed the colour palette while the idea of the Zulu Kingdom inspired the copper tones and ethnic accents. In the lounge, a natural weave was chosen for the couch with a rich teal as a contrasting piping which, when paired with the sumptuous fabric of the curtains, gives the space a luxe quality. Tropical print cushions are elevated into talking pieces through the choice of an unconventional colourway of blues and gold while a herringbone-patterned rug and a mod lamp inject some cutting-edge cool. In keeping with the contemporary sensibility of the space, concrete accents contrast with the jewel tones. A statement lamp creates mood lighting in the evenings while sliding doors ensure that the room is flooded with natural light during the day. Just beyond the doors, woven chairs are the ideal spot for taking in the view over the indigenous bush to the Indian Ocean. In the bedrooms, patterned headboards in vibrant colours double as art. Chartreuse, a colour that sits comfortably in this tropical landscape, combined with crisp greens, deep teals and rich amethysts, make the bedrooms inviting spaces. The bathrooms have been designed to combine polish and practicality with timber shelving and mirrors, sliding open to reveal cabinets. ‘This is a retreat so the whole feel invites relaxation,’ says Michela. ‘Soft, lived-in weaves with bursts of fresh mineral colours instantly evoke a holiday feel. By using the landscape as inspiration, a seamless connection between the interior and the tropical surroundings is created.’ The accessories in the apartment have been chosen just as carefully as the furniture so that pieces are able to do double duty. Attractive vases could hold a bouquet of gorgeous blooms or stand alone quite comfortably, and wooden boards can be decorative or used for serving snacks. Practical items such as throws have been carefully selected to add to the design. The artwork, including a pair of graphic tropical leaves in gold, woven baskets and an intricately detailed mirror, is cast into relief against the neutral walls and adds the finishing touch to this sophisticated yet unaffected space.

ROXANNE FLOQUET, CAKE AND PASTRY ARTISAN, ROXANNE FLOQUET CAKE DESIGN WHY THIS CAREER PATH? Initially I was drawn to the artistic side of cake making. Once I became more proficient in the scientific side of baking I began having fun with how creative you can be with developing new flavours. HOW DID YOU COME TO FIND YOURSELF IN THE WORK YOU DO? I always had a passion for cooking and baking but I didn’t have training, so I attended Silwood School of Cookery in 2004 to further my knowledge. Once there, I fell in love with being in a kitchen. It was only after I had moved to London and was working at a catering company that I was introduced to Peggy Porschen, an incredible cake maker. As soon as I saw what she was able to create with icing, I knew it was what I wanted to do. WHAT’S THE MOST REWARDING PART OF YOUR CAREER? Being able to use my hands to do something so creative on a daily basis, something different week to week. Moreover, constantly learning more about my craft, evolving my style and developing new techniques fuels my passion for the medium. Another paramount element is working with the finest ingredients to ensure that my cakes taste as impressive as than they look, if not more so. WHAT’S BEEN A CAREER HIGHLIGHT? I was honoured to create the wedding cake of my mentor and friend, Peggy Porschen. She then came out to South Africa the following year to make my wedding cake.

I was forewarned that, if I want to create cakes of a certain calibre using beautiful ingredients, it is much harder to make higher profit margins. Being in fashion and textile gives me an outlet for my creativity: anything you can imagine can be transformed into reality. HOW DID YOU COME TO FIND YOURSELF IN THIS FIELD? Life guided me towards this happy accident. As an entrepreneur, you often doubt your abilities in the beginning – but if you are passionate enough about anything, it will always be successful. NAME A HIGHLIGHT SO FAR… There are so many moments but one would definitely be securing my first-ever client. Knowing that someone loves what you do is the first step. The best advice I can give to anyone who wants to start their own business is to have structures in place from the beginning. The common misconception is that, by being your own boss, you will have so much freedom. The reality is that you will work harder than you ever have before. ALICE TOICH, ARTIST WHAT DREW YOU TO THIS PARTICULAR CRAFT? It’s funny that you should say ‘craft’. It really is. Although an endless debate rages between what is art or craft, I’m unconcerned by it. I believe my practice is greatly inspired by merging the use of my hands and my mind. What has guided me to becoming an artist is simply the need to communicate and share, a desire to slow down and unpack daily happenings, to question issues. After studying advertising, I realised so many people don’t understand how contrived these type of messages are. I would rather spend my life creating useful media for people, something that helps them live better, not feel more insecure and helpless. I am not afraid of thinking of art as a form of therapy. Secondly, I find the pace of modern life exhausting and overstimulating. I often daydream about being in another era or time space. Being in my studio is an attempt to reclaim my life at my own pace and give seriously and honestly to something that can enrich others. WHAT’S THE MOST REWARDING ASPECT OF YOUR WORK? Making people smile or feel as though they are connected in some way to beauty. Being able to help people feel more normal for not feeling ‘normal’. WHAT HAS BEEN A CAREER HIGHLIGHT TO DATE? Being chosen for a scholarship to study a month of intensive drawing at the Grand Central Atelier in New York in 2014. My art residency in Istanbul for two months last year was a big highlight, too. And having my portrait of a friend make it to the top 100 of South Africa’s first Sanlam National Portrait competition while I was still studying was a huge honour. WHAT ADVICE WOULD YOU GIVE SOMEONE STARTING OUT? There are many ways you can add to the fabric of humanity in a positive way. If creating art is one of those ways, then go for it. While the romanticised perception of what it is to be an artist is not that simple (something you’ll realise quickly), this will be your own journey. WHAT DO YOU WISH YOU’D KNOWN BEFORE STARTING OUT? It takes a long time to create a sustainable setup for yourself that can economically feed your practice. If you want it to be valuable, not just trendy, it will take even longer. NICOLE LEVENBERG, TEXTILE DESIGNER, AUREUM WHAT DREW YOU TO THIS PARTICULAR PATH? I am an aesthete: I have always had a great affinity for drawing, pattern and colour, and I am passionate about interiors and fashion. Textile design seemed to be the perfect juxtaposition/marriage of these elements. The idea of applying an artwork to a more functional, wearable design product was also appealing. WAS THIS SOMETHING YOU ALWAYS PLANNED ON DOING? I have always been a creative and started my career trajectory studying a BA in fine art at Wits. After graduating I found myself working in the fine art auction world and although fascinating, I missed being creative. My dream had also always been to go to the prestigious Central St Martins College of Art and Design in London. While trawling through the long list of courses on offer, I discovered the notion of textile design. On a whim, I decided to apply.

WHAT’S THE MOST REWARDING THING ABOUT WHAT YOU DO? Seeing an idea or image take on a new form as a finished product. It is so satisfying when people love what you do – when you make others happy through simple aesthetic gestures. WHAT’S BEEN A CAREER HIGHLIGHT? Having the opportunity to work alongside Megan Hesse and Andrea Kleinloog of Anatomy Design to create the hand-printed blue-and-white fabric that adorns their Southern Guild chair. While I was studying at Central St Martins, I was also given two fantastic opportunities, the first being an internship at Anthropologie in the US. The second was work experience at the high-end Italian decor print factory, Mascioni. Through this connection, I designed an incredible Indian-inspired print for Zara Home, complete with accessorised elephants, monkeys and peacocks. Having my hand-drawn designs in these stores was deeply rewarding. Currently I am working with the brilliant Ardmore founder Fee Halsted and her team to create a collection of printed fabrics inspired by the covetable ceramics. WHAT DO YOU WISH YOU KNEW BEFORE YOU EMBARKED ON THIS CAREER? The vast potential textile design could have. I initially assumed it was confined to fashion fabric prints and wallpaper. I never imagined the endless possibilities of surface design. WHAT MAKES THIS CAREER PERFECT FOR YOU? My patience, perseverance and preciseness; textile print design can be a long process. THABISA MJO, LIGHTING DESIGNER, MASH T WHY DID YOU CHOOSE THIS PARTICULAR CAREER? I initially studied production design at AFDA. After graduating, I worked in the TV and film industry for a while. As much as I loved production design, I wanted to create spaces in the real world, spaces people can live and work in – hence I’ve focused my business on retail and hospitality design, studying at Inscape Design School for the industry knowledge. I consciously design pieces that have a Western aesthetic (straight lines, materials such as copper and marble) with an African influence. That’s the sweet spot, the place where the two worlds meet and create something really compelling. HOW DID YOU COME TO FIND YOURSELF IN THE WORK YOU DO? I’ve received the most attention from my product design – particularly lighting, which was totally unplanned. I wanted to design interiors for Nando’s, so I was trying to get onto their radar. When I created the Tutu 2.0 light, I’d literally never designed anything before – it was a happy accident but through this, I’m now on the road I wanted to take my business down. WHAT’S THE MOST REWARDING ASPECT ABOUT WHAT YOU DO? When others recognise part of themselves, part of their cultural heritage, even a childhood memory, in my work. I love that they are helping people view things with fresh eyes, seeing something familiar presented into designs that are clever and new. WHAT HAS BEEN A HIGHLIGHT TO DATE? Working with Nando’s – and being included at the 100 Beautiful Things stand at 100% Design South Africa, going on to win Best Product Design and Best Emerging Creative. I didn’t even stay for the awards ceremony because I genuinely never thought I’d win. WHAT TIPS DO YOU HAVE FOR NEWCOMERS IN THE INDUSTRY? There is no one right way of doing it. Keep your eye out for design competitions, though – it’s a good way of getting your foot in the industry and achieving credibility. WHY DOES THIS CAREER SUIT YOU? I’m quick to adapt and am self-confident. It’s so important to believe in your own vision: it takes others time before they’re on board, so you need to be able to encourage yourself much of the time. ince Inhouse Brand Architects (IBA) collaborated on the design of the steampunk-cum-Oliver-Twist-inspired Orphanage Cocktail Emporium on Cape Town’s Bree Street, it has been the chosen partners for Urban Lime. IBA has since designed many a space for the property management company, with the latest being its offices on St Georges Mall in the Cape Town CBD. ‘We have an ongoing design partnership, with many more exciting projects on the go,’ says Aidan Hart, design director on the project and creative director at IBA. Along with associate director Moiisha Visagie, they explain how they achieved Urban Lime’s luxurious space. WHAT WAS THE DESIGN BRIEF FOR THE NEW OFFICE? Aidan Hart (AH) Urban Lime’s original offices, located at Orphanage, were plain white and unembellished, so when they moved location, they needed assistance with developing an updated design concept that represented its brand identity. In collaboration with the staff and owners, we produced the concept for a luxury, New York-style office environment.
HOW DID YOU CREATE THE OVERWHELMING SENSE OF SPACE? Moiisha Visagie (MV) It was a challenge, admittedly, especially with the dark colour palette. The track lighting, various pendant fixtures and down lights contribute to the visually enhanced space, however. The building’s high ceilings and large windows also create a more spacious atmosphere in the office space. WHAT INSPIRED THE BIG APPLE AESTHETIC? MV After visiting the ‘city that never sleeps’ and examining the New York trend of warehouse conversions and loft-style apartments, we knew that it was an aesthetic that would convert well into a sophisticated interior office design. As the new Urban Lime offices are housed inside an old building with high ceilings and large windows, the warehouse conversion proved to be a perfect fit. The furniture chosen was modern and minimalist, structured with clean lines, Dark woods, leather and steel provide rich textures that add an element of opulence. To contrast these modern features, we included certain industrial facets in the form of exposed soffit ceilings and track lighting. A muted colour palette, synonymous with loft-style apartments, is evident throughout.

I
n many parts of South Africa, secure estates and villages have become the norm as homebuyers are drawn to the higher levels of safety and sense of community on offer. Many of these developments are established as sectional title schemes, governed by the Sectional Titles Act. Anyone who buys into this kind of arrangement will own their unit as well as an undivided share in the common property. The owners in a sectional title development also form a body corporate to make sure that the rules are followed, levies are collected and that the property is properly maintained. A second, increasingly popular, option available to developers is to create a homeowners’ association (HOA). Usually a HOA would be set up as nonprofit company under the Companies Act, which requires a Memorandum of Incorporation. This legal document needs to be registered with the Registrar of Companies and sets out house rules dealing with the control, management and administration of the HOA. The rules set out what types of services the HOA will provide to its members, including Wi-Fi, garden maintenance and garbage removal. It will also state the restrictions placed on homeowners: the types of houses that may be built, what modifications are allowed and where cars can be parked. These rules are enforceable by law and homeowners cannot refuse to be bound by them. It’s important that this legal entity is separate from its members,
which allows it to carry on functioning even though owners of the individual properties may change. Every owner, however, automatically becomes a member of the HOA when they buy into the arrangement and they cannot sell a plot without its consent. Since HOAs are registered as companies, there are also legal requirements that have to be met every year. These include the appointment of directors and an auditor, which must be registered at the Companies and Intellectual Property Registration Office. Where HOAs differ from sectional title schemes is that every owner is issued with a full title deed to their individual plot, giving them full ownership of both the land and the buildings. Every owner will also have a right to use common property, although this is owned by the HOA and not shared among those who buy into the community. While sectional title schemes appoint a body corporate, HOAs have directors that perform much the same function. They will collect levies to maintain the common property and support the administration of the development. The board may also appoint a manager or an administrator to handle the day-to-day running of the development. Ultimately, HOAs should ensure that members have attractive and well-maintained amenities, that the development as a whole looks appealing and that there is financial stability. This gives homeowners a great deal of comfort and protects the value of their properties.

PIONEERING ESTATE SLIVING South Africa has the highest number of residential estates in the world, popular due to the return on investment for buyers and the security and lifestyle features on offer
outh Africa is a global pioneer in residential estate living. Despite lagging behind the rest of the world in other areas, it has more golf and lifestyle estates than any other country in the world. So says Andrew Amoils, head of research at New World Wealth. Paul-Roux de Kock, analytics director at Lightstone Property, confirms that ‘there are 6.2 million residential properties in South Africa at a value of R4.3 trillion’. Estate residences make up 5.1% of that total volume but accounts for approximately 15.1% of the overall market value. ‘This is a noteworthy figure, especially when considering the increasing market activity for the estate property market over the past few years, which shows strong growth in both the volume and value of estate sales,’ he says. Lightstone’s research of approximately 6 500 gated communities and estate properties found that the total rand value locked up in the estate market is now close to the total value of all residential properties in Joburg. The company also concluded that 50% of estate properties are located in Gauteng, with a further 25% in the Western Cape.

THE APPEAL OF THESE COMMUNITIES People are drawn to estates primarily because of concerns about safety. Developers and estate agents insist that it goes beyond this, however. ‘Living on an estate is about far more than security. There are numerous factors attracting people across all generations to an estate lifestyle,’ says Andrew Golding, CEO of Pam Golding Properties. ‘The trend is towards so-called lifestyle estates which encompass work, live, play and shop, all within a secure environment which provides a sense of community as well as easy access to schooling. Generally these estates are situated in metropolitan South Africa, including new metro growth nodes where the cities are expanding.’
The fact that they are often located in these areas means that they are spacious. This is another strong aspect of their appeal: South Africa is renowned for the beauty of its natural environment and estates are often developed to take full advantage of this. And while many modern developments have a reputation for cutting costs, estate development has continued to appeal to elite buyers for the opposite reason. ‘Quality of build and design is not to be underestimated on the priority list for homebuyers,’ says Golding. ‘As estate living became high in demand, particularly during the past decade, homes in estates are generally newer and more modern, with contemporary designs and finishes, and increasingly, with the latest technology and energy saving features.’

WHAT TYPE OF ESTATE IS RIGHT? With so many varied options on the South African landscape, it can be difficult to pinpoint the differences and what they might mean for a buyer or investor. The most commonly listed types of estate on the market are golf, equestrian, wildlife, eco, lifestyle, super, mixed use, mega and retirement. ‘Estates can be tricky to define,’ says Andrew Amoils, head of research at New World Wealth. ‘The easiest ones to identify are golf estates but lifestyle encompass wildlife, golf, equestrian and so on. Simply put, lifestyle estates are themed estates.’ However, as Pam Golding Properties CEO Andrew Golding points out, these estates must also contain ‘live, play, work’ elements, as well as the feature around which they are themed. This then encompasses the definition of mixed use, with super and mega expressing a degree of size. But it can encompass more than its size, too. ‘We classify Val de Vie as a superestate because it includes more than 100 stables, two polo fields, an equestrian area, a wine farm, a Jack Nicklaus golf course and a mountain biking park, as well as housing and office space,’ says marketing director Ryk Neethling. ‘It’s like a small town, with the best facilities in the country.’

WHAT ARE THE OWNERSHIP STRUCTURES AVAILABLE? Generally speaking, with the exception of retirement estates and apartment developments within mixed-use estates, gated communities operate on a freehold ownership basis. This means that buyers own their properties and are responsible for their rates and taxes, as well as paying a levy to the estate for the communal areas and services. Facilities such as gyms or pools can be used at no extra charge, while the rental or purchase of additional space such as storage or stables will be billed. Buyers can purchase a completed house or a plot to develop, depending on the type and stage of development. When the time comes to sell, they might be restricted to using an estateapproved estate agent. However, one of the largest estates currently being developed in South Africa, Waterfall Country Estate and Village, operates under a slightly different system. The Waterfall development works on a 99-year leasehold basis. When deciding to develop, the owner’s requirement not to sell the land was taken into account, explains Willie Vos, CEO of the Waterfall Management and Operating Company. For this reason, houses throughout the Waterfall development are not owned in a freehold, but held in a longterm lease. However, the ownership structure is still aimed at giving the occupier rights that are similar to the rights of an owner of a full-title or sectional title purchase. ‘What this means is that purchasers are buying limited rights to the land. The lease is capable of an infinite number of extensions, each extension [including a sale] restoring the lease period to 99 years,’ Vos explains. The constraints of individual estates, then, have less to do with how the estate is described and the ownership structure, and more to do with the constitution and rules of a particular development. These will include items such as a speed limit, the level of garden maintenance required and how soon a purchaser has to build.
THE DIFFERENCE IN RETIREMENT VILLAGES According to Marelize van Rooyen, marketing director of Retirement Villages SA, the Retired Persons Act establishes a minimum age for residents of a retirement property. It states that the property can be owned by a person of any age but that one of the residents must be 50 years or older to occupy the residence. A particular village or estate may amend these stipulations, so anyone considering buying into a retirement village should familiarise themselves with the development’s constitution and rules of conduct. The act also covers the type of ownership that is allowed, including single title or freehold, sectional title or life-right purchase or rental. ‘In a single title development, all the traditional responsibilities and accountabilities
of traditional home ownership would be applicable,’ says Van Rooyen. ‘Importantly, the developer of a sectional title development carries no responsibility for the ongoing maintenance and cost management aspects once the development has been built.’ For both a single and sectional title property, depending on the relevant village or estate constitution, a percentage may be due back to the village upon the sale of a unit. ‘Life rights offer precisely what the name implies: purchasers have a legal right to occupy the unit for the duration of their life,’ says Van Rooyen. ‘Unlike sectional title developments, an advantage of life rights is that it is not a property transfer, there are no bond registration fees, transfer duties and no VAT payable, thereby avoiding the negative effects that such costs have upon discretionary income and estate values.’

EMBRACING ESTATE LIVING According to Lightstone Property’s De Kock, the estate housing market in general doesn’t dip as low or peak as high as the rest of the luxury market. ‘We therefore expect it to outperform the luxury market during the current downturn,’ he says. With more than 6 500 different estates to choose from across South Africa, the appeal to investors and buyers is less to do with the regulations and more to do with convenience, features and personal preference.

KNOWLEDGE HUB There are numerous questions to ask if you’re considering investing in Mauritius – the state of the country’s senior and tertiary education being critical for families
I
n 2012, Mauritius opened its doors wide to qualifying foreigners who want to invest in residential property – and live in the country, too. By ring-fencing specific Integrated Resort Scheme Developments for foreign investment (now known as Property Development Schemes or PDS), a $500 000 real estate purchase affords the buyer and his or her immediate family Mauritian permanent residency. The move provided the economic injection which Mauritius sought – and a highly attractive lifestyle for those wanting a stable, secure, beautiful country to call their own. For South Africans, Mauritius is a mere four-hour flight away, ideal for those who commute to their South African business interests. The country also has low inflation, tax rates, crime and unemployment, a stable political environment, free exchange controls and a low level of government regulation in the business sector. STUDYING IN MAURITIUS Since Mauritian independence in 1968, the country has undergone a significant transformation as the economy evolved from low-income agricultural to a middle-income country based on tourism, textiles, sugar and financial services. Today, that economy has diversified to include a wide range of sectors, including property development, education and training. With the political will, it looks set to continue the upward trajectory. Mauritius is consistently rated the best-run country in the Indian Ocean region, ranked first in Africa in the World Bank’s 2016 Doing Business Report and 32 on the global list. There’s been a focused, collaborative and highly successful drive by the government to raise the bar on Mauritius. The accompanying economic growth has impacted all sectors, education being a priority. It’s not only around bigger, better schooling opportunities for Mauritians but about positioning the country as an attractive educational proposition for students globally. Education has become a cornerstone of the Mauritian vision. The regulatory body for tertiary education – the Tertiary Education Commission (TEC) – is both watchdog and facilitator, from accreditation of international-brand senior schools and tertiary institutions to ensuring superior standards. The TEC’s stated intention is to ‘position Mauritius in the region as a world-class knowledge hub and the gateway for post-secondary education’. Over the past decade, Knight Frank’s The Wealth Report has provided a unique perspective on the interaction between wealth and the world’s prime property markets. A 2015 prediction pointed to the rise of education as a driver for global property investment and their survey results have been borne out by the facts. For example, 42% of Chinese ultra-high-net-worth individuals were planning to send their children overseas for secondary education.
MAURITIUS VS SOUTH AFRICA Timo Geldenhuys, a South African with young children and a director at Sotheby’s International Realty in Mauritius, has lived in the country for 11 years, watching the landscape evolve over that time. ‘Compared to the previous five years, the change in the last five or six has been exponential, particularly with regard to secondary school and tertiary education,’ he says. Compared with his early days there, South African expatriates with the means sent their children back to boarding school in South Africa. He believes perceptions have changed drastically and there’s a strong sense that the secondary education offered in Mauritius is superior to that in South Africa. One of the pillars of secondary education has to be how many doors open when a student is brandishing their final-year results. Those schooled in Mauritius are ‘cruising into any universities they choose, in the country they choose,’ Geldenhuys says. The current, somewhat fluid South African political environment and its affect on tertiary education is increasingly proving to be offputting. South African tertiary institutions are losing their gloss. ‘It’s far more expensive to send children to study in the UK and Australia than South Africa, but parents are making that decision anyway. They’re preparing themselves far sooner for the massive bills on the horizon,’ says Geldenhuys.
INTERNATIONAL SCHOOLING DESTINATIONS Mauritius primary up to senior school education is either public or private – English, French or dual medium. There are a number of highly rated private schools which follow internationally recognised curricula (British and international GCSE – A and O levels – and/or the International Baccalaureate). Among others, notable schools are the International Preparatory School and Northfields High School in the north; Westcoast International Primary School at Black River; and French private schools such as L’Ecole du Nord in the north, Lycée des Mascareignes in the centre and Paul & Virginie in the west.

EDUCATION HAS BECOME A CORNERSTONE OF THE MAURITIAN VISION Traditionally, Australia is perceived as the Mauritian destination of choice for tertiary education, but the figures don’t bear it out. The UK topped the list with 2 515 students (24.8%), followed by Australia 1 879 (18.5%), France/ La Réunion 1 756 (17.3%), India 1 308 (12.9%) and China 1 108 (11.6%). Compared to 2013, the flow of students pursuing higher studies in Australia decreased from 20.8% to 18.5% in 2014. Increasingly, now, fewer Mauritians are travelling abroad to study. They no longer need to, as the universities are coming to them. The expat figures seem to be fluctuating, however, and it remains to be seen whether the new universities will offer courses more attractive to them. What about education? This is the most common question Geldenhuys receives from those considering a move to Mauritius. ‘It’s become part of the investment paradigm. Buyers may have children of [school-going] age – and when they sell, the [next] buyer could be someone with school- or university-age children,’ he says.
MAURITIUS AS AN INTERNATIONAL SCHOOLING DESTINATION The Board of Investment (BOI) Mauritius is the national investment promotion agency of the Mauritian government, with the mandate to promote and facilitate investment in the country. According to the BOI, the number of international students choosing to pursue higher education studies in Mauritius shows an upward trend, with students from more than 70 countries enrolled there. These include India (30%), Nigeria (11%), South Africa (10%) and France (6%). The Passport and Immigration Office (December 2015) details the evolution in the enrolment of international students increasing from 528 students in 2007 to 2 900 in 2015. Tertiary education in Mauritius isn’t considered in isolation but as an integral part of the bigger picture. Mauritius is building smart cities
(www.investmauritius.com/investment-opportunities/smart-cities). A number of international brands are establishing satellite campuses or a footprint in Mauritius. Students then have the advantage of internationally accredited faculties, lecturers and qualifications. There are also opportunities for international student exchange between campuses. Medine Education Village is a perfect example. The Medine Group launched its Education Village project at Talents in Pierrefonds in 2012. In the first phase, they constructed a 60-seater amphitheatre. In the second, 35ha of land is set to be developed in Cascavelles, comprising an academic zone, student accommodation facilities and sports and leisure amenities. International institutions such as ESSEC Business School, ESCP Europe, SUPINFO and Université Sorbonne Assas are already delivering their programmes in the Talents amphitheatre. Furthermore, the Medine Group is currently focusing on the development of the Medine Smart City project that will span 202ha. This project will include commercial facilities, business parks, a medical hub, sports hub, education (preprimary, primary, secondary and tertiary), student housing and residential facilities. Middlesex University Mauritius is an integral part of Britain’s Middlesex University, subject to the same rigorous quality assurance procedures and standards and which recently earned the highest possible endorsement from the UK’s Quality Assurance Agency for Higher Education. In 2010, Middlesex opened in Mauritius (its second international campus). Some six years later, a joint venture between Middlesex and the Medine Group resulted in the construction of a state-of-the-art campus within Medine Smart City, due to be completed by September 2017. The new campus master plan is envisaged to benefit both residents and students, aligned with the country’s Smart City philosophy. ‘We are creating the island’s first integrated and international

campus on the west coast of Mauritius, which will be within a city in the making,’ says Thierry Sauzier, deputy CEO of Medine Group. The UK’s Aberystwyth University recently set up a branch campus in Mauritius on 47 055m2 of land in Quartier-Militaire. The campus project will comprise various academic blocks, science and architecture laboratories, a gymnasium, an auditorium, an administrative block, accommodation facilities and various sports facilities. Phase one of the three-part project has been completed and can accommodate up to 500 students. The institution is already operational and delivers undergraduate and postgraduate courses awarded by Aberystwyth University in Wales. African Leadership College has set up a private tertiary educational institution in Beau-Plan Business Park along with Glasgow Caledonian University to offer undergraduate programmes to students. The institution has already attracted 180 international scholars from more than 30 African countries. In collaboration with Terra Group, the college is planning to construct a residential campus on 50ha of land in Pamplemousses. Student accommodation in Mauritius is plentiful, either on campus or, in the case of Student Life Residences – developed by the Medine Group in September 2015 – customised student accommodation. According to the BOI, ‘the government of Mauritius is presently developing three university campuses (Reduit, Pamplemousses and Montagne-Blanche), which will accommodate Polytechnic Institutes in different fields such as ICT, hotel management, tourism and healthcare services. This project is in line with the government’s vision to transform Mauritius into a knowledge hub by expanding access to quality higher education through the creation of stateof-the-art infrastructure across the country.’ Construction of these three university campuses is nearly complete. Mauritius as a knowledge hub is fast gaining traction. Students of the international-brand universities are acquiring a world-class education at less than it would cost if they attended the same university in its place of origin. And the opportunities for student exchange aren’t pipe dreams. They’re happening – and that opportunity for travel and global interaction is a draw card.

I
n the earliest days of the Cape colony, it was an arduous two-day journey by ox wagon to reach the protected winter harbour at Simon’s Town. Rough tracks, wild animals and the threat of coastal quicksand made the trip a far cry from the scenic tourist route it has become today. For tired travellers, the break in the journey could be found amid the leafy estates of the Constantia Valley. Farms such as Groot Constantia, Klein Constantia and Swaaneweide (the modern-day Steenberg) provided a warm bed and a dinner table laden with local produce. Turn the clocks forward three centuries and in many ways, little has changed – the valley remains a welcoming haven for travellers. On the leafy streets of this sought-after corner of Cape Town, you’re unlikely to go hungry. Over the past decade in particular, the Constantia Valley has made its mark on the Cape’s culinary map. While this is the oldest wine region in the southern hemisphere, with an uninterrupted history of wine production stretching back to 1685, for years it lacked much of a reputation for fine food. That’s all changed. Today gourmands are spoilt for choice as an everincreasing number of chefs lay out the napery for astute locals who have chosen to invest in the lifestyle attractions of the suburb. Greenhouse at The Cellars-Hohenort Hotel was perhaps the first to put the suburb on the Cape’s culinary radar. And Relais & Châteaux grand chef Peter Tempelhoff continues to set the bar high with his inventive menu of modern Cape cuisine. Up the road at La Colombe, Scot Kirton
is another star chef who has put down new roots in the valley, moving the restaurant to Silvermist Estate atop Constantia Nek in late 2014. ‘Coming up here has inspired everyone,’ says Kirton, who was named S.Pellegrino Chef of the Year at the 2016 Eat Out Restaurant Awards. La Colombe also bagged 76th position in The World’s 50 Best Restaurants Awards held in New York earlier this year. Kirton and his team aren’t resting on their laurels, though. This month, the doors open at Foxcroft, Kirton’s new venture in the popular High Constantia Centre. Pastry chef Glen Williams has just arrived back from Paris and will be heading up the kitchen, with the focus on upscale yet relaxed all-day dining. It’s just one of the latest openings in the suburb, with its current flush of food and wine investment – including the team at Beau Constantia’s plans to open a suburban outpost of Liam Tomlin’s popular city-centre restaurant Chefs Warehouse in mid-November. So why Constantia? ‘You’re sitting in one of the prime locations in Cape Town,’ says Tomlin. ‘The hilltop views are stunning and their wines match what we do. But one of the biggest drawcards for me is chef Ivor Jones. He’s been in the shadows of Luke Dale-Roberts at The Test Kitchen for nine years and is one of the most exciting young chefs in the country. I can’t wait to see what he does.’ Continues Tomlin: ‘The Beau Constantia wine tasting room is so busy, it makes sense for us to expand there. It’s also being completely renovated

Jones is also Liam Tomlin’s chef partner at the soon-to-be-launched Chefs Warehouse at Beau Constantia. While there will be a few signature dishes from the current location in the Cape Town CBD, the rest of the menu will be up to Jones; an artists’ rendering of the La Parada and Harbour House restaurants – opening soon in the heritage Constantia Nek buildings. In contrast to the previously dark interiors, you can expect calming wood and white spaces with beautiful views from its iconic, historical site

and the space is being extended, with a bigger section enclosed in glass to allow an 80-seater in winter. Every seat has a view. Plus we’ve put in a state-of-the-art open kitchen with all the latest technology – we’re probably the first restaurant to use the Bertha Charcoal Oven, a big but worthwhile investment. And, while we don’t accept reservations at the Chefs Warehouse in Bree Street, we will do so at Beau Constantia.’ Meanwhile, Constantia stalwart Peddlars & Co is continually upgrading and refining its offering: it now includes four distinct food and drink experiences. Notably, the flagship restaurant Volare has switched its focus from Italian to contemporary international cuisine, with popular chef-patron Brad Ball making full use of the expansive vegetable gardens behind the restaurant. Further down the winding Spaanschemat River Road, successful Cape Town restaurateur Neil Grant, co-owner of Woodstock’s Burrata as well as Bocca in the CBD, has long had an eye for opportunities in the valley. With a groundswell of restaurants establishing a gourmet culture in Constantia, Grant and business partner Barry Engelbrecht leapt at the opportunity to revamp the old River Cafe space on Constantia Uitsig wine estate into Open Door restaurant. The pair invested R6 million into a total overhaul of the historic site, transforming the original farm schoolhouse into an elegant space that spills onto sheltered terraces and sun-splashed wooden decks. With chef Annemarie Steenkamp behind the state-of-theart kitchen, it has become one of the shining lights of the local restaurant
scene. Further upgrades on the cards include a spacious children’s play area adjacent to the deck and prepacked summer picnic options. Locals have certainly been thrilled to see the rejuvenation of once-tired spaces, particularly the historic Constantia Nek restaurant, into which the the Harbour House Group has invested north of R14 million. ‘The owners have always loved this iconic site and La Parada and Harbour House will maximise the beautiful location,’ says chief executive officer Grant Dutton. Constantia Glen wine estate is another hospitality property in the area investing in its visitor facilities. The first vines were planted in 2006, expanding to include a wine tasting facility in 2010. In 2014, the estate was developed again to include an airy conservatory with spectacular valley views and interiors by acclaimed designer Graham Viney. ‘The main reason for investing in the tasting room was for marketing purposes. If people have a good experience in that setting, they won’t forget Constantia Glen,’ says winemaker Justin van Wyk. ‘We have great local support: on winter weekends, we get 400 visitors per day, mainly locals. In season, we also see a lot of foreigners.’ While Constantia Glen is one of the newest wineries in the valley, Buitenverwachting has staked its claim to these soils since 1796. Under chef-patron Edgar Osojnik, the Buitenverwachting restaurant has long established itself as a classic fine-dining destination in the suburb. Current renovations look set to transform the estate’s wine tasting offering. ‘The new tasting area will include a large 250m2 limestone-tiled terrace with unique
La Colombe – near Constantia Nek and set high up on the slopes at Silvermist Estate – features an elegant and beautifully presented menu, which includes this champagne-poached West Coast oyster with apple and cucumber, yuzu, samphire and caviar. Further down the hill at Scot Kirton and Glen Williams’ new restaurant Foxcroft, we can expect a Parisian-inspired bakery and charcuterie. Foxcroft is now open for lunch and dinner – and when they start to serve breakfast, their croissants are set to become legendary; Kirton was voted S.Pellegrino Chef of the Year at the 2016 Eat Out Restaurant Awards and La Colombe also took 76th position in The World’s 50 Best Restaurants Awards held in New York earlier this year

and rustic outdoor furniture, specially designed for Buitenverwachting,’ explains managing director Lars Maack. The estate has invested close on R3 million into the new facility. ‘The Old Cellar will have a lounge section and bar area, as well as a dedicated area for sampling vintage wines,’ Maack says. Since new owners took over neighbouring Klein Constantia – producer of the iconic Vin de Constance sweet wine – in 2011, the estate has also invested heavily in both its vineyards and cellar facilities. In 2013 Wine Spectator magazine reported that Klein Constantia’s planned upgrades would eventually be the ‘biggest investment in a South African winery to date’. At the time, the farm had 80ha under vine. Hans Astrom, managing director and partner of the iconic Cape estate, told Wine Spectator: ‘It’s not economical to make average wines on this sort of real estate’. Over the past year the entire production cellar has been rebuilt and expanded, along with a major overhaul of the 300-year-old manor house. Although the latter remains private, not open to the public, there is a sense of duty that comes with owning a venerable Cape property. ‘Wineries get old – you need to invest in them all the time – and at Klein Constantia, an investment was long overdue,’ says Astrom. ‘We are custodians of an important part of South African history and as an owner you have to commit money, passion and vision to the estate. Everything we do is about making Klein Constantia continue for another 330 years. It’s not for myself and the next generation, it’s for the generations to come.’ There is some immediate gratification for visitors to the estate, though: a refurbishment of the tasting room is scheduled for completion by mid2017 and will include an expanded food-and-wine-pairing experience. Food and wine also certainly go hand-in-hand at Steenberg Farm, which has undergone a remarkable renaissance. Once home to the feisty Catharina Ras, famed for her hospitality on the wagon trail to Simon’s Town, today the estate includes two restaurants, a celebrated winery,

a boutique hotel and an award-winning golf course. ‘Steenberg is a luxury lifestyle brand and we pride ourselves on being at the forefront of new trends in the travel and hospitality industry,’ says general manager John Loubser. ‘We are constantly updating the aesthetics and consumer touch points to create a five-star guest experience.’ Part of that is the overhaul of the Steenberg Spa, as well as an expansion of the popular Bistro 1682. The hotel is set to grow from 24 to 29 rooms by 2018, while over the past year the adjoining golf estate has invested R15 million in major renovations to its irrigation systems, tee boxes and greens. But it’s down at Catharina’s restaurant where the renaissance of Constantia as a food and wine destination is perhaps most apparent at the moment. Further to an innovative overhaul of the interior decor, chef Archie Maclean has recently added a new culinary aesthetic to this much-loved local eatery. Embracing a philosophy of contemporary heritage, the UK-born Maclean has tapped into his worldwide experience to create a menu that adapts global culinary trends to local flavours. The inclusion of crocodile, zebra and wild boar on the menu may have raised a few eyebrows at first but Maclean says it is nothing more than a tribute to the restaurant’s namesake. ‘Catharina is the adventurous one and I need to follow in her shoes,’ says Maclean. ‘These dishes would have been on Catharina’s table time and time again. I think we’ve forgotten just how good these other meats can taste.’ It’s a brave new direction for the restaurant but one that will serve to further entrench Constantia’s glowing reputation as one of the finest food and wine routes in the Western Cape. Tourists from across the globe may flock here to sample these historic cellars and trendsetting kitchens but for savvy buyers already claiming their own piece of Constantia, the gourmet delights are right on the doorstep of the Mother City.

CAPE WINE PROPERTY VERSUS THE GLOBAL WINE PROPERTY If you look at the stats, local wine estates have made excellent investments for many South African high-net-worth individuals and foreign investors. According to New World Wealth, ‘the Western Cape is home to some of the most expensive wine property in the world, valued at more than $75 000 per hectare (source: Knight Frank)’. The most exclusive of these estates are located in Stellenbosch, Constantia and Franschhoek.
HOW DOES ONE ACQUIRE A VINEYARD?
Christie’s (christies.com) has always offered a vineyard acquisition service for wineries and vineyards around the world. In the Constantia Valley, however, there are only 10 wine estates. As Tara Whiting, founder of Acquire Africa (acquireafrica.com) points out, ‘if there were any wine estates for sale in the Constantia Valley, you would not know about it until after it was sold. These deals are always highly confidential’. However, there’s nothing to stop a buyer from purchasing a large property and growing a boutique vineyard similar to The Cellars-Hohenort, where Klein Constantia manage the vineyards and make their dessert wine, Vin de Hohenort. And it’s happening elsewhere on the peninsula: winemaker and viticulturalist Jean Vincent Ridon, owner of Signal Hill Winery, planted his vineyards on two residential plots in Oranjezicht and makes wine from vineyards in Kalk Bay and Camps Bay. But if you’re looking for vacant land, Nikki Edenborough of Seeff Constantia (seeff.com) says it’s in short supply at the moment. ‘It took three years to subdivide a plot in Van Breda Avenue – the land sold in 2013 for a total of R1.8 million. When the new owner took transfer, we sold it immediately for R2.9 million.’
SELLING POINT ‘We’ve had an exceptionally good year in Constantia in 2016,’ says Arie Kadé of Pam Golding Properties. ‘According to PropStats, record sales priced between R18 and R33 million from January to June totalled just over R152 million. Total sales for the same period in 2015 were a third less at R56 million,’ says Lauren Clark, Constantia Upper specialist at Pam Golding Properties.

No longer a futuristic niche for tech geeks and luxury homeowners, smart homes have become an integral part of life, raising your home’s IQ and its value
T
oday’s high-tech home knows when you’re on your way back from work, switching on the lights, turning up the heat or air-con and streaming your favourite music in preparation. It knows when the best times are to run the washing machine, clean the dishes and water the garden. When you leave a room, the lights are turned off. At the intersection of rapidly developing technologies such as the internet, mobile communication and renewable energy, home automation has taken a significant technological leap forward over the last few years. Where, until fairly recently, automation was mainly focused on installing controllable power outlets or light switches and wiring infrared controls around the house, today’s wireless networks (3G, LTE, Wi-Fi, LoRa) and smart devices with wireless communication interfaces (Bluetooth, ZigBee, Wi-Fi) allow the user to take home control to the next level.
The smartphone and tablet revolution has finally brought the personal, universal remote-control device into the home, says Ivan Potter, MD of Gauteng-based home automation product and services supplier iLED (iled.co.za). ‘The days of wall panels are gone,’ says Potter. ‘We live in the age of apps, which are easy to operate. Their employment in home automation is simply an extension of this lifestyle.’ With smartphone voice assistants having entered the mainstream market, Star Trek-style voice control for smart homes may well be the next frontier. ‘Voice recognition software is becoming increasingly viable. Telling your home to switch on certain lights, change the channel on your TV or arm your security system while lying in bed is the next big thing,’ maintains Demos Rouvis of Nuru Intelligent Buildings (nuru.co.za), home automation specialists with offices in Cape Town and Johannesburg.

SMART THINKING With improved usability and new capabilities, the motivation for installing smart home technologies has become broader, too. The vision of green buildings capable of significantly reducing energy and water consumption is finally becoming real. It is in the eco-efficiency arena that the most exciting developments in home automation are taking place, claims Brad Sale, owner of residential automation systems provider Elas Africa (elasafrica.co.za). Monitoring current and past power consumption and identifying load profiles provides the basis for intelligent power management. ‘Smart appliances coordinate their operation with smart meters (home gateways), reducing overall energy consumption and avoiding peak loads,’ says Sale. Capabilities include heating control to manage room temperature, smart lighting to control illumination and water-consumption reduction through sensor taps and plant watering systems. Studies report that automated lighting leads to domestic electricity savings of up to 30%, with automated heating saving between 15% and 20% of energy. Sale notes, too, that smart homes allow for integration with smart power grids. These, driven by the rise of renewable energy generation, are in

the process of being built globally. ‘Smart meters and smart gateways can only work if a home control and automation infrastructure is in place,’ he says. ‘This infrastructure can then interact with the supply and demanddriven electricity cost in smart power grids and schedule high-energy processes, such as turning on the geyser, operating the dishwasher or washing machine, and cooling the fridge or freezer. In this way, smart home automation can contribute to significant energy savings without impacting the comfort levels of residents.’ Indeed, home automation standardisation based on open internet technologies, omnipresent smartphones and sensor-equipped devices has been the catalyst for manufacturers to start integrating control functionality into their products as a default. According to Potter, the broad wave of Internet of Things (IoT) technologies has embraced the smart home, making it an integral part of its concepts. ‘These intelligent devices can communicate with each other, forming a network around ourselves, our house and our environment,’ he explains. ‘The interchange of information allows decisions to be made to improve our lives by simplifying tasks, automating functions and communicating with us.’

Confirming Potter’s statements, in August, Samsung (samsung.com/ za) announced that IoT technologies have become the centre of the electronic giant’s strategic focus, with more than R17 billion to be invested in IoT research and development over the next four years. Paulo Ferreira, director of enterprise mobility at Samsung South Africa, says Samsung aims for all of its devices to be IoT-enabled by 2020. But IoT cannot succeed in a vacuum, he notes. CASE STUDY: MIRAMAR, BANTRY BAY, CAPE TOWN Briefed to create a transformable space that would simultaneously maximise the dimensions of a compact footprint and make the most of the ocean views, Tony Mariano, founder of interior design studio Mariano Rossouw (marianorossouw.com), pushed technology to the extreme in this Atlantic Seaboard apartment. The diminutive 110m2 open-plan living area incorporates a fully functional kitchen, living room, dining area and bar. By employing an ingenious system of bifolding doors designed by Ian Smith of Interjoin (interjoin.co.za), living spaces seamlessly appear and disappear on demand. ‘We only had two walls with which to work – one for the kitchen area and a longer wall to accommodate the entrance feature, dining room table, TV/ entertainment display unit and bar area with integrated fridge,’ says Tony. An exercise in extreme micro-design, the joinery running the length of the longer wall was clad in grey solar-shield glass, which effectively acts as a two-way mirror, reflecting the view and throwing light into the apartment by day. At night, it is sufficiently transparent to illuminate a series of backlit display niches behind it. In addition to creating the illusion of enhanced space, this ‘wall of mirror’ also houses a retractable

six-seater dining table (which can be collapsed for use as a desk), as well as a backlit panel for the display of the owner’s favourite artwork and a pair of ottomans for use when additional seating is required. ‘The carcass of the system was built from light but strong birch ply. The doors have aluminium frames onto which the glass is laminated,’ says Smith. A similar multifunctional concept was used in the kitchen, this time with 2mm rock cladding inspired by the boulders that front the apartment. For this reason, the 2.8m-wide space still manages to incorporate a fridgefreezer, dishwasher and oven as well as ample cabinetry. Finally, strategic lighting was essential for space enhancement and hidden storage. For this, the clever interplay of reflected, indirect and mood lighting was employed by lighting designer Roland Chemelli of Novo Illumine (novoillumine.co.za). ‘Combining the principles of chromotherapy with the latest colour-changing technologies, the intensity and hue of the individual lights can be adjusted according to the time of the day and the desired mood [above]. This creates the illusion of altered space while also evoking an emotional response from the user,’ he says.

Designed by award-winning German architect Dagmar Pemsel (bp-arc.de), this striking Bauhaus-style home incorporates groundbreaking technology from Gira (gira.com), a global leader in intelligent building technology. At the heart of the system is a KNX-certified management system, which links the home’s many technology components. A powerful Gira HomeServer, meanwhile, functions as the ‘brain’ of the system, merging and evaluating all data before sending corresponding commands to the machine control mechanisms (actuators). All the lights in the house can be activated from here, blinds can be raised or lowered and heating can be regulated. Several functions also run automatically in the background – the blinds, for instance, are raised when the Gira weather station detects strong wind. The system is intuitive and easily controlled from within the home or remotely using an iPad or iPhone. The house is entirely future-proof, says Gira system integrator Klaus Geyer, who worked on the project. ‘It is especially practical that the system can be reprogrammed, adapted or retrofitted at any time without having to prise open the walls because the infrastructure (such as the cables) is already installed,’ he says. In addition to isolated functions, entire scenes can be programmed into the push-button sensors in the rooms. For example, a reduced-light scene with lowered blinds can be set for cinema evenings, as can targeted lighting at the dining table with subtle background music. Door communication with video function provides security, while selected light fittings and loudspeakers are discretely integrated in the architecture as ceiling or wall installation variants. A multiroom system supplies music to four independent zones from central audio sources. ‘Before leaving the house, all energy sources can be deactivated at the press of a button, effectively putting the house into eco-efficient sleep mode,’ adds Geyer.

Situated amid the gnarled boughs and boulders of its coastal setting, it is the last word in automated enterprise. Bound on three sides by frameless glass walls (framelessglasspartners.co.za) that, at the touch of button, open up completely to stupendous sea views, the house can just as easily be put into full lockdown mode thanks to automated shutters (acscreens.co.za) with adjustable slats.
