Sports are a great way for children and adolescents to develop lifelong exercise habits, build relationships, and learn teamwork. “Parents can play a vital role in ensuring young athletes train and condition properly,” says Dr. James M. Perrin, 2014 president of the American Academy of Pediatrics (AAP). “From staying hydrated to wearing safety gear, kids may need periodic reminders.”

Here are ways to help your child avoid common sports hazards: Condition Athletes will reduce their risk of injury by strengthening muscles to protect vulnerable ligaments. This is especially important in certain sports -- including soccer, football, basketball, volleyball, gymnastics and lacrosse -in which athletes are prone to injuring their anterior cruciate ligament (ACL), which provides stability to the knee. Girls need to be especially careful, according

to statistics. Adolescent girls are four to eight times more likely to suffer ACL injuries than boys, according to the AAP. Neuromuscular training programs that strengthen hips, the core muscles and hamstrings can significantly reduce one’s risk for injury. This training will help athletes improve their form and have a greater awareness of how to safely pivot, jump and land. Stay Hydrated Water is the best way for kids to stay hydrated while playing or exercising. Sports and energy drinks are heavily marketed to children and adolescents, but in most cases kids don't need them -- and some of these products contain ingredients that could be harmful to children. Sports drinks which contain carbohydrates and electrolytes, can be helpful for young athletes engaged in prolonged, vigorous exercise, but in most cases they’re unnecessary. Plain water is usually best, as sports drinks contain extra calories and sugar. Energy drinks, which contain stimulants like caffeine, are not healthy for children or teens, according to the AAP. Read the label to know exactly what you’re giving your child. When in doubt, stick to water. Protect Your Head Because young athletes’ brains are still developing, it’s important to take head injuries seriously. Adolescent concussions can cause long-term brain injury. If your young athlete sustains a concussion, he or she should be evaluated by a physician and receive medical clearance before returning to play. While concussion symptoms usually resolve in seven to 10 days, some athletes may take weeks or months to recover, and some students may need accommodations at school during this recovery. Don’t Overdo It The most common type of sports injury is from overuse. Ignoring pain can worsen the injury and cause long-term damage. “The best way for parents to prevent overuse injuries is to pay attention to their child’s training schedule,” Perrin says. Limit your child to a single sport or team per season, and the training schedule to no more than five days per week. Alternating sports can help avoid burnout. Facts (not myths) about home ownership (StatePoint)As a result of the recent housing crisis, many potential homebuyers, especially first-timers, are hesitant to enter the market. But if you’re holding back, evaluate why. Experts say your reasons may be based on myth. “Buying a home is more affordable than ever for families with stable incomes and good credit,” says Christina Boyle, Vice President and Head of Single-Family Sourcing & Relationship Management, at Freddie Mac. So before ruling out homeownership, get the facts. Boyle is offering some tips to help you sort fact from fiction. • Myth: I need to make a big downpayment, as much as 20 percent, to get a mortgage. • Fact: A 20 percent downpayment is not the golden rule. Generally you should expect to put down about five or 10 percent. Note however, you may be required to pay mortgage insurance if you make a downpayment of less than 20 percent. When deciding whether homeownership is right for you, don’t forget to consider other expenses like closing costs, property taxes, and maintenance costs. • Myth: I need perfect credit to buy a home and will never qualify for a loan. • Fact: In response to the housing crisis, banks re-evaluated the criteria for lending money to help put buyers in a more financially comfortable position and ensure they can afford what they buy. So while it’s true that getting a mortgage today requires a stronger credit history than in past years, you don’t need perfect credit. Keep in mind though, that the higher your score, the more options you have when looking for a mortgage. • Myth: I don’t make enough money to own a home so I plan to rent for the long-term. • Fact: In many areas of the country, it is more affordable to own a home than rent one, especially as rents are rising fast. With a 30-

year fixed-rate mortgage, you’ll have the certainty of knowing what your mortgage payment will be for 30 years, whereas rents could continue to rise. Despite these facts, note that homeownership is not necessarily the right step for everyone. If you move frequently or don’t have time for home maintenance, renting might make more sense for your lifestyle. • Myth: Mortgage rates are rising too fast and I’ve missed the window of opportunity to buy. • Fact: While mortgage rates have risen over the past year, they are still at near historic lows, with a 30-year fixed mortgage under 4.5 percent at the start of 2014. These rates

make homeownership very affordable. For comparative purposes, in 2000, rates averaged eight percent; and in the 80s, they spiked to 18.5 percent. To put that in perspective, a mortgage payment on a $150,000 loan at today’s 4.5 percent is $760 per month, whereas in 2000, it would have been $1,100 (not including taxes and insurance). the question: Can a person's name be on the deed to a house if their name is not on the mortgage loan?

the answer: Yes, a person’s name can be on the title to property without them being obligated on a Note being secured by the property. However, the party on title will need to join in the Deed of Trust that secures the Note when the real property they own an interest in is being pledged as collateral for said Note. Think of this example: Two people own property together, but only one works and can qualify for a loan. A lender agrees to lend to the owner that can qualify, but in order to get the loan that is to be secured by the property the non-borrower will need to join in the Deed of Trust to pledge their interest in the property for the loan in the event the loan was not paid. This way the lender can foreclose and take the property in the event of a default.
