Helped by a surge in apartments, sales of new homes rose 1.1 per cent in February, following a 1.8 per cent gain in January. Solid demand for apartments, townhouses and semi-detached houses across Australia contributed to new home sales figures rising again in February, an industry survey shows. The Housing Industry Association survey of large volume builders showed sales of new homes rose 1.1 per cent in February, following a 1.8 per cent gain in January. Sales of multiunits jumped 11.1 per cent to 1643 in the month, while sales of detached homes slipped 1.3 per cent to 6099. “The signal from both HIA new home sales and ABS building approvals is for further upward momentum to multi-unit dwelling construction in 2015, but a consolidation in detached house building at volumes above the long term average,” said HIA chief economist, Harley Dale. Coastal city benefitting from Sydney investor rush
Generous yields, affordable commercial real estate and changing perceptions about its economic outlook are helping Wollongong attract Sydney investors. According to John Kersten, co-principal of Raine & Horne Commercial Wollongong, the city’s yields of nine per cent are almost impossible to find in Sydney thanks to a surge in the construction of new commercial assets in the capital. “Low interest rates are also working in favour of local investors, with banks and fund

managers struggling to compete with the yields generated by Wollongong’s commercial real estate market,” he said. Mr Kersten said the growing number of out-of-town investors also reflects the changing perceptions of Wollongong’s economic prospects. “Sydney investors are recognising that Wollongong is transitioning from a steel-dependent city to an important knowledge services centre, international trade hub and a leading university city,” he said. “The Illawarra is the third-largest regional economy in New South Wales, worth in excess of $16 billion in goods and services, and with its close proximity to major Australian cities such as Sydney and Canberra, it is an ideal place to live, work and do business.” Source: Smart Property Investment
NSW record, strong Victoria approvals reveal twospeed nature of housing economy
A record number of new dwelling approvals in NSW and stronger numbers in Victoria clearly reveal the emerging two-speed nature of Australia’s housing economy. NSW recorded 5660 approvals in February, its highest-ever number, as new townhouses, semi-detached dwellings and apartments rose to 3515, a 16-month high. Victorian approvals of new dwellings rose 20 per cent on January to 6267, as the number of so-called multi-unit dwellings rose by more than 1000 to 3387. But the strength seen in the two most populous states did not push the national total above January’s record 19,397, as declining approvals in the other mainland capitals pulled the total down 3.2 per cent in seasonally-adjusted terms to 18,768. Detached home dwellings rose while those for apartments, townhouses and semi-detached dwellings – a volatile number that can be influenced by individual projects – fell 6.6 per cent. Queensland approvals dropped almost 31 per cent in February to 3502 from 5048, as apartment approvals almost halved to 1730 from 3118. WA also had a decline, as total approvals dipped 8 per cent to 2217 from 2411. Apartment approvals in WA dropped to 350 from 531. South Australia also suffered a big decline, as overall approvals slid more than 41 per cent to 698 from 1191 in January.
