Housing more affordable than a year ago

Lower interest rates and a slowing house price growth have prompted housing affordability to be at its most favourable level in 12 years, according to the latest Housing Industry AssociationCBA Housing Affordability Index. The index for the March quarter shows housing is 10.8% more affordable than a year ago. HIA senior economist, Shane Garrett said the index improved by 2.1% during the first quarter of 2014. “The RBA has signalled that interest rates are set to remain low for some time,” he said. “As home price pressures ease off, we expect home owner affordability to remain reasonably favourable for the foreseeable future.” According to the latest Adelaide Bank/REIA Housing Affordability Report, income-to-mortgage repayment ratios improved slightly for owner occupiers from the December 2013 quarter to the March 2014 quarter, however rental growth has bitten into affordability for tenants.

The proportion of family income needed to meet home loan repayments has fallen from 30.8 per cent to 30.6 per cent. On the rental side, the proportion of family income needed to meet rent payments has increased slightly from 25.4 per cent in the December quarter to 25.7 per cent. The latest findings represent a five per cent gap between rental payments and home loan repayments.
Local office moves to a new location McPhail Real Estate recently moved from their previous Market Street location to a new office at shop 4/22 Gladstone Avenue Wollongong in The Vantage apartment complex. Director & sales agent, David Meikle said that they were excited with the move to a newer and larger premises. “The business was established in 1967 and this is our third move in 47 years,” he said.
