PROPERTY NEWS Chinese investment in residential real estate totals 2 per cent

Wollongong the hardest place in NSW to find rental accommodation

The scale of Chinese investment in the Australian residential property market continues to polarise public opinion. Chinese buyers are often blamed for driving up house prices in Australia and causing the current affordability crisis. However, Chinese offshore purchases are surprisingly low. Based on Foreign Investment Review Board (FIRB) approval figures, ABS data on actual Chinese investment in commercial real estate, it is estimated Chinese residential real estate investment totals around 2 per cent of all residential real estate transactions in Australia. In legal terms, “Chinese investors” are defined as those who require FIRB approval for their residential property purchases. This figure is obtained by dividing estimated Chinese investment volume in residential real estate by the total volume of residential real estate transactions. For the financial year 2013-14, based on FIRB statistics, it is estimated residential property investment by Chinese investors was $5.8 billion. This is consistent with KPMG/University of Sydney (USYD) data on actual Chinese investment in Australia. According to the Australian Bureau of Statistics, the total sales value of residential property in Australia for the same period was $258 billion. Source: ABC News / The Conversation

It’s easier to find rental accommodation in Sydney’s CBD than in Wollongong as the city experiences the lowest rental vacancy in the state, at just 1.4 per cent. A combination of Sydney meeting its rental demand and its retirees moving south to Wollongong has helped create a drastic rental housing shortage in Wollongong. While accommodation construction in Australia’s biggest city has remained strong to meet demand, Wollongong has been unable to cope with a combination of first homebuyers, retirees, a growing population and a lack of new dwellings. With property prices high and interest rates low, it’s also a good climate to sell a house in Sydney. The University of Wollongong continues to expand and also provides a strong, annual supply of renters. A number of major residential developments on the southern end of Crown Street are expected to ease the demand when completed. It’s also been a time of change for home owners across the state, with property prices increasing by as much as 15 to 20 per cent in regional centres like Dubbo, Wagga Wagga, Orange, Bathurst and the North Coast. But the rental squeeze in Wollongong looks set to continue as the area continues to prove an appealing option for people either nearing retirement, or having retired already. Source: ABC Illawarra
