Sunday Sun in Brisbane – printing the paper on a Saturday night while at university How did you get into real estate? Having been a property investor for many years I was tired of experiencing very poor service. At the time I was Director of Customer Service Asia Pacific at Microsoft. I was tired of the international travel. After extensive research I made the decision to move into real estate How long have you been in real estate? 6 years First sale? A house in Coniston. The tenant’s children were into Goth. Their rooms were very dark and covered with Goth posters. For every person who looked at the property I would prepare them for the Goth posters before the inspection Most memorable sale? The owner of a Keiraville property did not believe the price I expected the house would sell for and insisted on listing it well below the market price. I was inundated with enquiries and had 50 people turn up to the first inspection. The property sold after the first inspection for $65,000 above the asking price What are the current trends in the market? There are lots of investors in the market and properties are selling quickly. There is an increase in auctions but the results are often not great. While Sydney buyers are used to auctions that is not the case around Wollongong. We have seen a number of clients over the last 12 months where their property went to auction through another agency but was passed in. We have then gone on to sell the property well above the final auction bid. In the rental market the current vacancy rates are around 2%. The best agencies have worked out how to significantly deliver much lower vacancy rates for their clients
How do you see the market in the next 5 years? The rental market will remain tight as the population grows in line with local business growth. At some stage in the next 12 months there will be an increase in the interest rate. While this will cause a reduction in the level of investor interest, property prices are expected to grow although not as fast as the last 12 months What do you find most challenging about real estate? Working Saturdays. I would love to have that day with my family What changes would you like to see? The government seems to be over regulating some areas of the real estate industry What would you be doing if you weren’t in real estate? I once spent 2 years in South America working as a volunteer in a homeless refuge and home for abandoned children. It would be great to do it again What is your motto?
