First home buyers hit record low
The latest housing finance figures released by the Australian Bureau of Statistics has put first home buyers at a new record low since the series began in 1991. Real Estate Institute of Australia president, Peter Bushby said the proportion of first home buyers, as part of the total owner-occupied housing finance commitments, fell to 12.2% compared to 13.2% in June. “This figure for first home buyers is very concerning and Governments need to look at the issues impacting on this important group,” said Mr Bushby. “There is a chronic under-supply of housing and added to this many state and territories have abolished home buyer grants for established dwellings which has further undermined the confidence this group needs to enter the market.” Mr Bushby noted that the July 2014 lending figures were, overall, indicative of a stable market. “With recent unemployment figures at a 12-year high, the Reserve Bank of Australia should be convinced to maintain rates at their current record lows,” he said. In trend terms, owner-occupied finance commitments were flat, following monthly increases over the last fourteen months. If refinancing is taken out of the trend data, owner-occupier finance commitments are down 0.4%, which equates to the sixth consecutive drop this year. “Increases were recorded in Western Australia, South Australia, New South Wales, Tasmania and Victoria. The Northern Territory had the biggest rise of 0.7%,” he said. “A fall of 0.1% was recorded in Queensland while the Australian Capital Territory remained flat.” “In trend terms, the number of commitments for new dwelling purchases increased by 1.3% while construction of new dwellings decreased 3% and the purchase of established dwellings decreased by 0.1%.” “The value of investment housing commitments again increased by 1.2% in July, following over three years of consecutive monthly increases,” he said.

Good news for home owners in eastern states
A new report released recently shows housing prices in all eastern seaboard capital cities have increased. The latest edition of the Bendigo Bank/REIA Real Estate Market Facts report, released by the Real Estate Institute of Australia, provides a comprehensive update for the sector using the latest data for the June Quarter 2014. REIA president, Peter Bushby said while the report showed a good overall trend with the median house price in Australia increasing 2% over the quarter, to $617,232, the results were not uniform across the nation with the greatest increases in house prices seen in the eastern state capital cities. “The report is good news for home owners in Melbourne, Sydney, Brisbane, Adelaide and Canberra, which all showed increases in the median house price over the last quarter. Darwin also saw a very slight increase while house prices are down in Perth and Hobart,” he said. “Melbourne has definitely been leading the charge with an increase of 3.3%, bringing the median house price to $658,000, but followed closely by Sydney with an increase of 3.1%, which saw median house prices break through the $800,000 mark to $811,837. “This is the first time that Sydney has pushed past $800,000 and corresponds with the Adelaide Bank/ REIA Housing Affordability Report, which showed NSW has been the least affordable place in which to buy a home for five years since March 2009,” he said. “Brisbane showed solid growth with a quarterly increase of 2.2%, seeing the median house price now at $470,000. Adelaide and Canberra, recorded quarterly increases of 0.8% and 0.9% respectively and Darwin saw an increase of 0.1%.” The report analysed residential investment property returns and showed positive returns for the annual yield in all capital cities. “Given that the vast majority of investment property is held by mum and dad investors who often view their property as part of their superannuation plans, these results further demonstrate how access to negative gearing allows everyday Australians to build for their retirement,” Mr Bushby said.
