Local agent celebrates 6 years as director Local real estate agent Daniel McConnell has just celebrated his 6th year as Director of Harcourts Shellharbour City / Albion Park. With a humble office party, last week Daniel cut the cake and shared in some memories with his staff including Casey Halhead who has been assisting in sales well before Daniel became Director. House price inflation remains robust: RBA Conditions in the established housing market remain strong, according to latest meeting minutes from the Reserve Bank of Australia. While house price inflation across the country in 2014 had not been as rapid as over the second half of 2013, it had remained robust, the August minutes noted. Auction clearance rates in Sydney had eased from their high levels in late 2013, although they had increased in Melbourne more recently. Members also observed that residential dwelling approvals had declined somewhat in recent months, but remained at a high level and, in combination with the substantial amount of residential work yet to be done, suggested that dwelling investment was likely to remain strong in the period ahead. Staff forecasts suggested that inflation, despite recent higher readings, was likely to be consistent with the 2–3% target over the next two years. Output growth would probably be somewhat softer in the near term after recent higher readings, but was expected gradually to strengthen again over the forecast period. Members noted that there was inevitably a significant degree of uncertainty about the outlook, given the number of forces working in different directions. The Board judged that monetary policy was appropriately configured and that, on present indications, the most prudent course was likely to be a period of stability in interest rates.

Eco accolade for Vista Park a first for NSW The Ridge and The Grove at Vista Park, Wongawilli have been fully certified as Enviro Development projects. Enviro Development is an initiative of the Queensland Division of the Urban Development Institute of Australia (UDIA). It is a scientifically based system designed to make it easier for purchasers to recognise and thereby select more environmentally sustainable developments and lifestyles. Certified developments must be carefully designed to protect the environment and use resources responsibly whilst offering a range of benefits to homeowners. These benefits include reduced household operating costs, healthier homes and communities as well as the satisfaction of knowing your community and your home have a reduced ecological footprint. In order to receive Enviro Development certification a project must meet or exceed the technical requirements in six categories being water, energy, ecosystems, community, materials and waste. The Ridge gained certification in 2011 making it the first NSW project to receive certification in all six categories with The Grove being certified this year. Some of the key environmental initiatives that have been incorporated into The Ridge and The Grove include master planning of the development to encourage walking and cycling, significant creek re-vegetation works, recycling and reuse of construction materials and all future dwellings will be designed to exceed BASIX water and energy targets by 20%. This coupled with low interest rates & an oversupply of buyers has created great demand & high prices for properties How do you see the market in the next 5 years? Like any Market we experience peaks & troughs. I believe we will see continued steady growth in the short term whilst interest rates remain stable. This should eventually slow and plateau What do you find most challenging about real estate? On the busy days & weeks it’s simply trying to fit everything in & answer all the missed calls & hundreds of emails What changes would you like to see? I would like to see stamp duty relaxed for first home buyers. I would also like to see basic standard reports such as a pest & building report or strata report for a sales property, form part of the contract. This would simply be cost efficient to the public, allow me to know what I am selling and in turn let buyers know what they are buying Goals?
