MARKET view Whilst the auction rates did pick up this week, the Illawarra is still in a postChristmas real estate hibernation. Median house prices (3 bed) for the month of January sit at $530,000, whilst in the past week the median has been $588,000, a decline since December which is expected at the quietest time of the year. Median unit prices (2 bed) currently sit at $430,000 for the month of January. In the past week the median has sat at $393,500. There has been much speculation in the first weeks of 2016 about what the state of Chinese foreign investment will be in the Australia real estate market. China has been the largest investor into Australian assets and, as Chinese real estate portal juwai.com suggested recently, the Illawarra is one of the favourite new spots to look for property – along with Sydney, Newcastle, and Byron Bay. But why all the speculation? The Chinese government has tightened control on their people spending money outside of China and the Chinese banks are backing their government by blocking some foreign transactions. The Chinese government has decided to do this due to poor economic growth, which some economic experts are calling “economic turmoil.” Originally the Chinese were encouraged by their government to invest overseas as they wanted to keep their own inflation rates at a sustainable position whilst also retaining control of interest rates. These foreign investors who took advantage of this situation have grown to love the Australian real estate market because it moved at such a high pace. Property investment is generally a long-term capital growth test match, but in the past 2 years our real estate market has turned into a 20-20 Big Bash with a never ending amount of ‘6s’ being hit. Many economists are suggesting that since China tightened regulation, with further restrictions being placed on them in January, we will begin to see a great

decline in the amount of interest from China. Further to this, many foreign investors, who would normally be purchasing properties under $3-$5,000,000, will be the first to turn away. Generally speaking these investors are ones who do not have businesses or other legal entities to purchase properties on their behalf. The tighter regulations that came into effect in January are, in part, due to the US$108 billion fall in Chinas currency reserves. Many Chinese investors saw the writing on the wall and sent approx. US$676 billion out of the country last year, according to the Institute of International Finance. In 2016 we can expect to see a lot less action from Chinese investors unless, of course, their economy rebounds, which at this stage is very unlikely. As a result of this and a generally quiet market, vacancy rates have begun to rise all of Australia. SQM research announced figures that suggested there are approx. 81,000 rental properties sitting vacant. Sydney’s vacancy rate has increased to 2.1%. This will impact on the Illawarra, as for lease properties become better value in the Sydney-metro region there becomes less reason for some to make the move to the Illawarra and join the commuter’s lifestyle. At this stage it is probable that this trend will continue throughout the year. However, this is in stark contrast to the good news provided by the Westpac Survey of Consumer Sentiment. The survey showed that there has been a 13.9% increase in consumers who felt that “now was the time to buy”. Figures have not been as high as this since April/May 2015. Most of the drive in this perception comes from buyers in NSW, which is a staggering turn around as in previous surveys residents of our state have polled amongst the lowest. However, buyers were still showing great concern in the state of international economies and their future impact on real estate in Australia.

Get familiar with the area that you are looking to invest in. Look at the demographics of the area in which you are looking to buy, excellent data can be found through the Australia Bureau of Statistics. The

Can you afford the property if it is vacant for a long period of time? Things break on properties and as a landlord you will be responsible for some of those items. Some experts recommend having a contingency set aside of approx. 10% of the property value for items such as maintenance, management fees, land taxes, insurance etc. 4. I don’t have the time. You can save a lot of money in management fees if you chose to manage the property yourself. But it can be very time consuming. Using a property management does add expense but can save you countless hours in running around and negotiation. WHAT YOU NEED TO KNOW LOOKs help pedestrians safety

On December 18, the NSW Government announced a proposal to merge Kiama Municipal Council with Shoalhaven City Council. The proposal can be viewed and submissions made at www.councilboundaryreview.nsw.gov.au A public inquiry regarding the proposed merger will be held on February 3 at the Kiama Leagues Club.

Remember to look left at the traffic, look right, and then left again and then cross the road … fine guidelines for crossing our busier roads today.

To help you remember this basic safety guide for crossing the road, Wollongong Council has stencilled LOOK signs at 125 sites throughout the city.

BEAT IT returns for 2016

The LOOK signs have been stencilled at key intersections, signals and pedestrian refuges where there are high volumes of pedestrians crossing in Wollongong, Corrimal, Dapto, Warrawong and Fairy Meadow.

People with pre-Diabetes and Diabetes are being encouraged to sign up for BEAT IT, an educational exercise and healthy living program available at Beaton Park Leisure Centre in Gwynneville.

Wollongong City Road Safety Officer Naomi Reid said the stencils are a reminder for pedestrians to look in the direction of the oncoming traffic before crossing the road and encouraging pedestrians to think twice before they cross.

The program is an ongoing joint initiative between Wollongong City Council and the Illawarra Shoalhaven Local Health District and provides an opportunity for people to learn about getting active in a supporting environment.

“Across Wollongong about eight per cent of crashes involve pedestrians,” Ms Reid said. “So it’s important to remind people that they should slow down, pay attention and look both ways before they cross any road. “It’s also timely to remind pedestrians they shouldn’t be using their mobile or tablet when attempting to cross the road.” Statistics from Transport for NSW Centre for Road Safety (2009 – 2013) show across NSW about 9.5 per cent of crashes involve pedestrians who are injured or killed. In Wollongong LGA, this figure is 8 per cent. The most prominent age groups involved in pedestrian casualties are those over 70 years and those aged between five and 16 years.

Playgrounds Upgrade for Cordeaux Heights and Dapto Work will begin this month on two playground renewals in Cordeaux Heights and Dapto. The playgrounds at Sheargold Park in Cordeaux Heights and at Kundle Street Reserve in Dapto are being replaced as part of Wollongong Council’s 2015-2016 Capital Works Program. The refurbished playgrounds will have new swings, slides, a climbing frame and monkey bars. Work on Sheargold Park will start today, Wednesday 13 January 2016, while fences have gone up at Kundle Street Reserve today ahead of work that is scheduled to start next week. The works are linked to Council’s Play Wollongong Strategy which developed a vision for the city’s play spaces, and included a commitment that well maintained, high quality place spaces would be distributed across the local government area. The work on the playgrounds at Sheargold Park and Kundle Street Reserve is expected to take about three weeks, provided there is good weather.

IRIS survey finds 92 percent oppose amalgamation Kiama residents have made it clear they want Kiama Council to stand alone with an IRIS Research survey finding 92 percent oppose the NSW Government’s proposal to amalgamate Kiama Municipal Council with Shoalhaven City Council. IRIS Research surveyed 504 residents by phone over two days last week. The survey also found that 92.7 percent of residents polled believed that amalgamation would provide no benefit for their community, while more than three out of four Kiama residents agreed they did not share any community interest with the Shoalhaven. Kiama Mayor Brian Petschler described the results as extraordinary. “This survey shows there is overwhelming opposition to the proposed merger from this community,’’ Cr Petschler said. “This is the voice of the people.” Cr Petschler said the phone survey was a legitimate survey conducted by IRIS Research, an organisation that specialised in economic, community, and industry research for government, business and academic institutions. The age distribution of respondents was fairly evenly spread, and a nearly 50/50 distribution of male and female residents surveyed. Cr Petschler said he hoped that the NSW Government will take note of the survey results. “This survey gives a clear indication of what the Kiama community wants,” he said.

US military funds Illawarra researchers to fight motor neurone disease Wollongong is a long way from the United States of America, but the country has put $500,000 worth of faith in Illawarra scientist Dr Justin Yerbury to try to help them find a cure or treatment for motor neurone disease (MND). For reasons unknown, returning American war veterans have a higher incidence of motor neurone disease than the general population. The American Department of Defence has a generous medical research grants program and Dr Yerbury, who works at the Illawarra Health and Medical Research Institute, is part of an Australian team that will work on the two-year project. They have been asked to develop a targeted drug delivery system for people with MND.
