PROPERTY NEWS McGrath Records Best Month in 25-year history

December 9, 2014 – Leading residential agency, McGrath Estate Agents have recorded an all-time high for sales for the month. November 2014 sales figures for the 62 office network were $1.27 billion from 1,237 sales compared to its previous record of $1.16 billion from 1,133 sales in November 2013. John McGrath, Chief Executive of McGrath Estate Agents said these figures were reflective of ongoing buyer confidence. November was a very strong month for many markets, particularly Sydney where over 5,000 homes went under the hammer during the biggest auction month on record. Mr. McGrath also confirmed that 12 offices clocked record sales figures for November, with Auction Days on Market at 28 for the Group. Sales activity was diverse with 337 sales over $1 million; 110 sales over $2 million and 8 sales over $5 million. McGrath also reports that 423 (53%) of the company’s Sydney metro auction properties were in the $750,000 to $1.5 million price range. “It’s encouraging to see such diverse buyer activity across all price segments as it gives a true barometer of the market. There is definitely a cascading effect upwards, buoyed by investors, upgraders and downsizers. The $750,000 to $1.5 million sector remained particularly strong as second home buyers looked for larger properties. Areas such as Parramatta, Castle Hill and Pymble are experiencing very strong growth as the planned infrastructure and regeneration of city villages impacts lifestyle, transport and amenities, and as a consequence, appealing to a wider demographic of buyers seeking value outside of the inner and middle ring. Equally the Gold Coast market is showing signs of recovery with our Coolangatta/Tweed Heads office up 325% on last year. “As you would expect, heavy volumes have pushed clearance rates down a bit from the boom level of 80%-plus back into the 70% zone but that is still a remarkable level of clearance when we’re talking about more than 1,000 properties going to auction on some Saturdays. “In terms of market predictions for 2015, things are inevitably going to slow down at some point next year, especially in Sydney which has experienced such phenomenal growth in 2013 and 2014. I think buyers still believe that property remains an attractive asset class while we continue to benefit from record low interest rates and economic stability.” Record sales performances in November for the McGrath network were: • Coogee reports $83.4 million (+13% on November 2013) • Hunters Hill reports $66.3 million (+17% on November 2013) • Pymble reports $62.5 million (+ 99% on November 2013) • Manly reports $55.5 million (+8% on November 2013) • Parramatta reports $47 million (+149% on November 2013) • Castle Hill reports $46.2 million (+101% on November 2013) • Terrigal reports $29.7 million (+33% on November 2013) • Chatswood reports $18.6 million (+200% on April 2014/new office) • Dickson (ACT) reports $18 million (+255% on November 2013) • Menai/Illawong reports $14.1 million (+61% on November 2013) • Wollongong reports $12.2 million (+296% on November 2013) • Coolangatta/Tweed (QLD) reports $9.6 million (+325% on November 2013) Mr. McGrath indicated that the confidence and market activity is spilling over to regional areas such as Wollongong and Central Coast. Both locations have posted record performances. Terrigal reported 48% of their buyers originated from Sydney; and 47% of sales were between $500,000 to $1 million.

Another big four bank predicts rate cut

NAB has become the second major bank in a week to forecast that the official cash rate will fall in 2015. NAB announced that it expected the Reserve Bank of Australia to reduce the cash rate to 2.0 per cent by making 0.25 per cent cuts in March and then August. The prediction comes after Westpac forecast that the Reserve Bank would reduce the cash rate both in February and March, which would mean a rate no higher than two per cent. The cash rate is currently at a record-low 2.5 per cent, where it has remained for 16 months. NAB’s forecast was driven by gloomy economic conditions. That included GDP growth of 0.3 per cent in the third quarter of 2014, which it said was below expectations, and the “sharp decline in bulk commodity prices” recorded in October. “Housing credit growth continues to gather pace from low levels and there are signs of a rise in household debt, although the household saving rate remains elevated,” according to NAB. “There is a risk that the expected decline in mining investment may occur later but be larger than so far expected. Strengthening business credit growth offers some prospect that the non-mining investment climate is improving.” Source: Real Estate Business

Soaring demand for units drives Wollongong real estate boom

Units are proving to be hot property in the Illawarra with 558 changing hands in Wollongong alone over the past year. Wollongong recorded one of the largest volumes of unit sales in Australia in the last 12 months, according to the Bank of Queensland Spring Buyer’s Guide. The average sale price of units in the city was $398,603, with properties typically spending 116 days on the market. The figures were no surprise to Ted Hanson, principal of Southern Estates Wollongong. He said there were two drivers behind the strong sales volume Sydney buyers in search of a bargain, and social change. “A lot of the baby boomers, those who have grown up in the suburbs, are making the decision to move to more convenient lifestyles, to close the door behind them on the weekend and get away or walk down the road to a coffee shop or restaurant,” he said. “I also see that a lot of this is in anticipation of the substantial capital investment being made in central Wollongong.” Mr Hanson said one surprise for industry observers had been the growth in off-the-plan sales, where properties are purchased before construction begins. “Normally we would see maybe one or two pre-sales prior to construction, but it’s not unusual for us now to get 30, 40 and in some instances even 50 per cent pre-sales,” he said. According to the Bank of Queensland (BOQ) data, property around Bellambi, Towradgi, Mount Ousley and Woonona is popular with houses spending on average between 34 to 44 days on the market, clearing much faster than the state average of 81 days. BOQ Wollongong manager Raj Lingam said the figures were good news for buyers and sellers. “When you see houses spending so few days on the market on average it tells you a couple of things,” he said. “Firstly, there’s obviously solid demand for houses in the area, but it also means that in general houses have been priced at the right level.” Mr Lingam said it was important for both owner-occupiers and investors to do their homework. “If you’re armed with the right information not only are you more likely to get the right property at the right price, but you’ll also find the process of buying a property far less frustrating,” he said. “Whether you’re buying your own home, investing or even refinancing, understanding the market is absolutely critical.” Source: Illawarra Mercury
