According to John Grant the founding Director of John B Grant Real Estate Pty Limited who have been at the same address at Chester Hill for over a quarter of a century there are many secrets that astute investors know about owning rental properties. John stated that the main secret was not to look at short term gains but to long term such as 10 years when you should be able to double your money no matter whether you bought in the boom or in the gloom. Another secret acquired by sagacious investors was to choose your property Manager carefully. The people who own the real estate office or principals are generally salespeople and concentrate all their time and effort into sales. Generally sales people are very good at people relationship but are not good at day to day repetitive and boring tasks such as is required by property management. John also stated that system and procedures must be put into place so as to know what to do if for example a hot water system burst or any other problem occurs when looking after an investors property. John also said it was imperative to have a good computer system that can take notes on what was said by both tenants and landlords. If necessary this system should be able to chronologically extract this information for a tribunal hearing. John also stated that cheapest was not always the best. John has had many recommendations for investors who put their property with someone who didn't care enough for it and it consequently cost a lot more money than they saved on a cheaper commission.
John also stated that it was landlords and investors best interest to maintain the property so top rent could be obtained.
