The Seller offers $10,660.00 as a Seller concession to the Buyer. The Buyer still has to qualify for the higher interest rate but realizes savings in years 1 and 2. The “Subsidy” resides in the Buyer’s Escrow account and subsidizes the monthly payments. If the Buyer refinances into a lower rate prior to year 3, whatever is left in the Subsidy balance is refunded back to the Buyer.
