When we receive multiple offers on a property, we prepare a spreadsheet for our sellers detailing all the terms of each offer so they can effectively evaluate and make the best decision in terms of selecting the "winning" offer. Sometimes it is not always the highest price offer. The key is selecting the best offer in terms of net price and terms to the seller, as well as other issues such as possession, closing date, financing, etc. Ask us for more details on this very important process.

One party can either accept the counter and deliver it back to the other party or counter with another offer. This can go back and forth several times. Also, if another offer comes in while negotiating an existing offer, the seller can choose to accept or negotiate the second offer if the first counter has not yet been accepted. As mentioned above, this can be quite complex, especially since we are dealing with legally binding contracts. That's why it is SO IMPORTANT to select an agent who has exceptional negotiating skills. We pride ourselves on our negotiating skills. After 40+ years, we know how to negotiate to our seller's advantage while working with other agents to bring a positive conclusion for all.

The final steps of getting from contract to closing can be a bit overwhelming with all of its moving parts; however, know that we are here to guide you through every step of the process. We track all the details, following up with the lender, attorneys, other agents, insurance companies, etc., keeping everything on schedule. Buyers know the seller is not paying a commission and tend to expect more price negotiation on FSBOs. FSBO properties attract bargain hunters. Buyers are unsure of property values and will usually offer less when not working with an agent. Buyers have no one to encourage them to make a decision when not working with an agent. FSBO properties have much less exposure to potential buyers. Buyers are looking at FSBOs for only one reason — to get a bargain.
