The buyer demand for the Hampton Roads area remains high, with current inventory still pointing to a seller’s market. However, with interest rates rising and the inventory of active homes on the market increasing, we are also seeing market time increasing and a bit of a slowdown with the multiple offer scenarios. For example, offers are not coming in for a week or more, not as many offers are in, and/or the terms and prices being offered are not quite as aggressive as they have been the past year. Three go-to rules for what to pack before listing your home for sale:
1. GALLERY WALLS OF FAMILY PHOTOS We love our families, and we’re proud of our kiddos, grand kiddos, etc., and want the world to see how wonderful they are. But when it comes time to sell, we want the buyers walking through your home to envision their kids, grandkids, romantic date nights with their partner, birthday parties, and Christmas dinners — not yours! 2. ANYTHING SMALLER THAN A BASEBALL Accessorizing and shelf styling is great, but it’s important not to have tons of knick-knacks cluttering your space. A simple rule of thumb is to remove anything smaller than a baseball! (Shelf pictured is APPROVED.)
3. SMALL KITCHEN APPLIANCES Toasters, blenders, espresso machines, electric wine openers, you name it. The goal is to keep the counters clean (think model home) and only display a simple candle or vase of fresh flowers. Pack the rest away, even if it’s in an easy-toreach cabinet nearby!
