As a local expert, with sales reaching $10 million last year alone, I enjoy working with first-time homebuyers as much as assisting you with the sale of your luxury home. Although technology has quickly become a centerpiece of the real estate world, it is not the ‘anchor’ that holds it all together. This experience is about ‘YOU’ and how I can assist you in reaching your goal of selling or purchasing your new home.

FOR THE SELLER

When selling your home, partnering with the right real estate agent is crucial to your success. When you work with me, I will:

• I will help you analyze the market to determine when it’s the right time to list and sell your home.

• Access the property’s potential value and providing advice on improving the value.

• Guidance with accurately pricing your home based on recent market conditions and sales.

• Explain your options and make suggestions if the property does not sell within the desired timeframe.

Scheduling photography, the first impression is important. Preparing brochures/flyers/post cards.

Sending out mass mailings and initiating coming soon campaigns to boost interest and showings.

Aggressive marketing of your home to help you reach more and better potential buyers.

• Pre-screen potential buyers to rule out time wasters or unqualified buyers.

• Help analyze offers and explain the different loan benefits and restrictions offered by a buyer’s lender.

• Assist with signing contracts, agreements, and all necessary and mandatory forms.

• Overseeing contract negotiations with buyers, including offering guidance with multiple offers.

• Negotiate all repairs on your behalf, offering credits where needed.

If the home does not appraise, explain your options and come to an agreement to prevent the deal from falling through and having to start all over again.

Coordinate with all parties involved: Buyer’s agent, attorneys, inspectors, appraisers, lenders, and contractors.

• Reviewing closing documents, make sure all credits/debits have been applied correctly, including the transferring of ownership, funds, and the keys.

FOR THE BUYER

What you can expect from me as your Buyer’s Agent. From Market Analysis to Closing and Beyond:

• Market Analysis, Expertise and Knowledge: I have in-depth knowledge of the local market, including trends and pricing and selecting the right neighborhood/area for you and your family.

• Financing Assistance: Helping you find and secure mortgage financing with local lenders.

• Loans: Explain the different loans available to you and get you pre-qualified within 24/48 H. Assist first-time homebuyers qualify for credits and/or financial assistance programs.

• Property Search: Accessing and curating a list of properties that match your criteria, including off-market and broker in-house listings not yet listed publicly.

• Scheduling Viewings: Arranging and accompanying you on property tours. Provide feedback and point out areas of concern.

• Evaluating Properties: Offering professional opinions on the ‘condition’ and ‘value’ of properties. Running comparative market analysis to determine if a property is priced adequately to make sure you do not overspend.

• Negotiation: Negotiating the best price and terms on your behalf, including buyer credits and contingencies.

• Multiple Offers: Guide you on how to win a bid to obtain your dream home.

• Offer Preparation: Drafting and submitting offers and all necessary forms to the seller’s agent.

• Contract Review: Reviewing and explaining the terms of the purchase agreement and all other mandatory forms.

• Due Diligence: Coordinating home inspections, appraisals, and other necessary evaluations.

• Problem Resolution: Addressing any issues that arise during inspections and negotiating all repairs and credits. Offer opinion on how to move or not to move forward with a purchase.

• Appraisal: Negotiate with the sellers and come to an agreement if the home is under or over appraised to prevent the contract from falling through.

• Professional Referrals: Recommending trusted professionals such as inspectors, attorneys, insurance agents, and contractors during and after closing on your new home.

• Paperwork Management: Handling all necessary documentation and ensuring timely completion. Consult with attorney as needed.

• Closing Coordination: Assisting with the closing process. Stay in close contact with the closing attorney and review all closing docs for accuracy. Performing a final walkthrough to make sure all repairs have been performed up to code and accurately.

• Post-Sale Support: Providing ongoing support and advice even after the sale is complete.
