When buyers view your home, they will visit each room and look around. Within a few moments, they’ll form an impression, ideally a positive one! Here’s what buyers want to see.
1. Space: Buyers will often mentally fit their furniture into a room when they see it. So, make sure each room is uncluttered and staged in a way that showcases its spaciousness.
2. Functionality: Buyers want to see the room for what it is. So, if it’s a bedroom, but you’ve turned it into an office or exercise room, it might become a distraction to buyers. Consider restoring the room to its original purpose.
3. Themselves: Buyers want to imagine the room as part of their home; they want to see themselves in it. That’s why it’s smart to depersonalize the space as much as possible. For example, replace the family pictures on the wall with various prints (we have them!).
When the weather allows, inspect your house and property with a thorough visual inspection that includes your home’s exterior, fences, sheds, pool, and equipment (if you have one).
1. It’s important to show that your property has been well maintained so that buyers feel comfortable and not worried about any potential defects they can’t see.
2. The most critical exterior areas are your roof and foundation, as they work hand-in-hand to protect your home’s overall structural soundness.
3. Check that roofing, gutters, and downspouts offer seamless protection and runoff management.
4. On the ground, look for cracks and gaps in the foundation that are susceptible to invasive moisture.
5. Be sure that nearby trees are trimmed so that they do not brush up against your home and to mitigate the risk of branches falling during a storm.
