FA I R MARKE T VAL UE With any marketing strategy, it is important to research the market conditions that are currently influencing home values. “Market value” is the highest price at which a property will sell on the open market, given a reasonable time period to find a qualified buyer. What a property is truly worth (whether that is higher or lower than the selling price) and what prospective buyers are willing to pay for it is known as the “Fair Market Value.” Typically, market conditions are not in your control, but choosing to use an agent with extensive experience in the local market, a respected reputation, and who implements a proven, comprehensive marketing strategy could make all the difference in maximizing the true value of your home. T H E D A N G E R S O F OVERPRICING Our job is to get our clients the highest and best price for their home. The problem arises when a home is priced too high for the market. An overpriced home: •

Attracts fewer buyers

If it does not appraise at the higher price, a buyer may not be able to secure a loan.

If it does not appraise, why would a buyer pay more for a home that’s worth less?

APPRAISAL VS. HOME INSPECTION An appraisal is an unbiased, professional opinion of the value of a home based on the comparison of sales prices of properties of similar size, location, and amenities. It is required by lending institutions and plays a key role in the approval of a mortgage and the amount of down payment that is required. A home inspection is geared mostly toward the engineering aspects of the home — condition of the roof, foundation, electric wiring, etc. The home inspector’s job is to inform the buyer of the general physical condition of the home and of any structural defects.

WHAT ROLE DOES THE APPRAISAL PLAY WHEN SELLING YOUR HOME? An appraisal: •
