DAY 1
DAY 2
Meeting with your Certified Listing Specialist, review of contract, and sign! Candid photos of the front and interior will be taken to market your home as “COMING SOON.”
DAY 3-5
Listing Specialist will deliver the listing agreement to the Listing Coordinator. They will complete a QC review of the contract and open a file.
DAY 6-7
Your Listing Coordinator will order services on your home:
• Professional Photography Shoot
• Lockbox Installation
• Lawn Sign Installation
Upon receipt of photography, your Listing Coordinator will utilize the next 48 hours to enter your home in the MLS, syndicate your home’s listing to all major marketing sites (Zillow, Trulia, Realtor.com, etc.), release the listing to the Digital Marketing Team, and coordinate Open House if desired.
PREPARING YOUR HOME

SHOWING THE HOME
Your home needs to be ‘show ready’ at all times, which can be difficult to balance if you are still living in the home. However, we must ensure preparations are done up front — unnecessary items removed, space has been created, and a plan implemented for the best times to show the home; then the final prep and inviting touches are easy for us to add around your busy schedule.
Every buyer will be pre-qualified. During the showing, a fully guided tour will be provided to ensure that the features and nuances are showcased and explained to maximize the perception of value.
PREPARING YOUR HOME FOR AN OPEN HOUSE
F Secure valuables (tech devices such as laptops, tablets, phones), bills, spare keys to the house, and prescription drugs
F Clean off all countertops - remove appliances such as toasters or coffee makers.
F Keys and personal items should be stored away.
F De-clutter/put away everyday items: dishes, mail, shoes, coats, kid’s toys, sporting equipment, etc.
F Take 15 minutes and organize/purge your fridge because a buyer WILL look!
F Make sure the thermostat is set appropriately and make the home comfortable for showings.
F Play soft music.
F Turn on all of the lights.
F Organize toys or store them while your home is on the market.
F Less is more. Remove excess furniture if possible.
F Walkways to and from the home should be clean and clear.
F Make all of the beds.
F Take the trash out and consider hiding garbage cans.
F Minimize family photos.
F Do a thorough cleaning - even if you have to hire a cleaning service.
F Improve curb appeal: Mow the lawn and trim back overgrown shrubbery.
F Make the bathrooms shine: Toilet seats down, clean mirrors and other glass surfaces.
F Put fresh flowers or flowering plants on the dining room table.
F Offer snacks and water.
F Take all the magnets and pictures off the refrigerator.
F Open the windows - buyers love lots of natural light.
F Replace light bulbs that are burnt out. The better the lighting, the better the results.
