It all comes down to the physics of sunlight. A black roof absorbs more than 80 percent of the solar energy that bombards its surface. A white roof reflects up to 75 percent of those light rays back into space before they can be converted into attic heat.

Color it cool Just how much does roof color matter when it comes to home energy costs?

The jury is still out whether black and white are actually colors since both lack visible wavelengths like red, green or blue. But there’s no argument that untreated white rooftops do a better job of cooling than their darker counterparts. All things being equal, lighter colored shingles, panels or tiles make the better choice to cut summer air-conditioning costs. Even in northern locations, the overall savings more than offset a so-called “winter penalty” of slightly higher heating bills. Research shows that not all cool roofs have to be paletoned. Special reflective paint pigments and coated granules can also deflect thermal buildup from darker materials while helping keep harmful ultraviolet rays from degrading

their projected lifespan. Either way, cool roofs whatever the color not only save money but offer earth-friendly dividends. Along with lower utility bills, they lessen demand on the power grid and limit pollution from the utility company’s carbon emissions. In a single year, Americans spend an estimated $40 billion on air conditioning. Researchers claim that if just two-thirds of the roofs in the nation’s 100 largest cities were converted to a cool white, it would equal the environmental benefits of parking all the world’s cars for 10 years. Not a bad trade-off for a system that in most cases can be installed at little or no added cost.

Added benefits While it may be true that a cool roof adds only marginally better savings for buildings that are already well insulated, there are other benefits to deflecting the sun’s rays beyond lower air-conditioning costs. These include an extended roof life, fewer urban heat islands and less chance of heat-related health issues.

Roofs gone wrong

When it rains, a well-made roof should never pour

“R

ain on the Roof” is a Lovin’ Spoonful song, a British TV drama and a homeowner’s nightmare if the runoff manages to penetrate a structure’s topmost defense against the elements. In many cases, roofing failures can be traced to installation errors. In no particular order, some of the more common mistakes that even a professional contractor can make include the following:

Inadequate planning. Clearly written proposals help ensure a satisfactory roofing job and save everyone headaches later on. Along with proof of insurance, types of materials and scope of work, points to clarify with a contractor include start and completion times, payment schedule and cleanup responsibility.

Substandard or bargain materials. Not only do they wear out quicker, but they’re less likely to handle weather extremes and carry shorter (if any) guarantees.

Moisture barrier missing or misapplied. Shingles and tiles do the hard work deflecting rainwater, but the added protection of building felt or a synthetic underlayment further seals out moisture.

4

Incorrectly applied flashing. Intersections such as chimneys, skylights and valleys are vulnerable to leaks on any roofing system.

Fastener failure. When nails are driven too deeply into an asphalt shingle roof, their heads punch right into a shingle’s protective mat. If nails are too short for the job, they pop out over time. Under tile roofs, galvanized nails can rust and fail, eventually making it necessary to remove the tiles and relay them using copper nails instead.

Lack of adequate ventilation and insulation. Vents combined with attic insulation combat condensation in winter and heat buildup in summer, prolonging the life of a roof.

Misaligned shingles or tiles. These are a dead giveaway for a subpar job. Not only do they look bad, but they can allow water to work its way into the underlying system.

ou’re not the only one who cares about your roof — its condition is crucial to your insurance company. After all, a well-made, wellmaintained roof is less likely to generate homeowners insurance claims than a wornout, poorly maintained one. If a roof is in bad shape and

an insurer becomes aware of that fact, a policy may not be offered or renewed. The best defense against roof and policy problems is regular maintenance and, when the time comes, replacement with goodquality materials rated to stand up to local conditions.

Roof-overs, laying a new layer of materials on top of an existing layer, are not recommended by insurers. As Allstate notes in its replacement guidelines, removing the existing roof covering allows for inspection and repair of the roof deck, which may be rotted or installed to
