Exterior lighting can say ‘Welcome’ or ‘Do Not Disturb’ By Mikalee Byerman
W
hen it comes to lighting a home outside, the message can be one of invitation — or utter discouragement.
But exterior lighting isn’t all about mood and aesthetics. It also potentially adds value.
“When you pull into a driveway and see a gorgeous home, you’re going to pay more for it,” says Judith Patriski, appraiser and owner of Quad Realty Co. near Cleveland. She adds that, for upper-bracket homes, an investment in outdoor lighting can yield as much as a 50 percent return. And then there’s safety, of course. Exterior lighting should always be sufficient to reduce the risk of accidents and to deter intruders — welcoming guests and scaring away any bad eggs.
This home’s overall illumination is soft but sufficient, while uplighting adds definition and a touch of drama. It’s worth noting what’s missing above the pathway: harsh, downfacing floodlights.
IN THE ZONE Like the lighting in a welldesigned interior, outdoor lighting should be layered and varied by zone. ENTRYWAY: “To minimize glare without sacrificing safety and convenience, two line-voltage (120V) lanterns on either side of the door, with lowwattage bulbs, are preferable to one fixture with a high-wattage bulb,” advises Ed Scofield, president of Period Lighting Fixtures in Clarksburg, Mass.
TREES AND LANDSCAPE:
Additionally, consider installing a motion sensor on these fixtures or a photocell that turns the lights on at dusk and off at dawn to save energy.
“Whether illumined from below or given presence by a light mounted in the tree itself, trees make stunning features,” writes Dave Toht for Houselogic. “Uplighting is dramatic because we expect light to shine downward. Used in moderation, it’s a great way to highlight architectural and landscaping features.”

Patti And William Feldman, writing for This Old House, recommend the following: “To guard against falls, even, overlapping pools of light from low-voltage fixtures are best for illuminating the full run of pathways and steps. Here, as on the driveway, staggered rather than parallel fixtures will

here are shower people — and there are bath people.
And bath people know exactly what they want. Luxury. Relaxation. Deep, warm water. The bathtub has taken a turn in modern days, going from a functional space to a place of soaking, suds and soothing.
Today’s bathtubs are all about comfort — deeper, with safer, non-slip surfaces, and available in a wide variety of shapes and sizes. While the tried-and-true tub size is somewhere around 60 inches long, 30 inches wide and 14 inches deep, different dimensions abound for savvy bath shoppers — as do different materials. But the best advice for the tub seeker may be the same tip you employ when looking for that perfect outfit: Try it on. Find a bath showroom with different types of bathtubs, and climb inside to see how it fits around your frame.
What makes a perfect tub? Options for materials include: Enameled cast iron is high quality, durable and heat-retaining, but heavy. A tub can weigh as much as 500 pounds. Enameled steel is lighter than cast iron and inexpensive, but also cold and subject to chipping. Fiberglass and acrylic tubs are lightweight and available in a wide variety of shapes. They are not prone to chipping but can be damaged by abrasives. Cast polymer, or cultured marble, often looks like marble or granite,
and also comes in solid colors. The material is stain-resistant but brittle — if abused, it can crack. Brand-name composites try to recreate the best qualities of cast iron without its weight. Composite tubs are usually coated in enamel. A FINAL TIP FOR TUB SHOPPERS: Look for nifty modern features that enhance the bathing experience. Manufacturers are incorporating antimicrobial technology to fend off mold and mildew, for example, and some offer a composite tub backing that keeps water warmer, longer.
Will it fit? Imagine buying your fantasy bathtub only to discover it won’t fit through the door without tearing down walls. Keep in mind: n Older homes are rife with potential space problems, some featuring doorways allowing less than 24-inch access. Measure, measure and measure again before you buy. n Even if a space measures as long enough for your dream tub, consider orientation. You may need enough clearance in the bathroom to turn the tub around before placing it.

onsider the life of a roof. The structure that keeps your home dry and cozy takes a beating over the course of a year, every year. Among the dangers it can face, all of which contribute to eventual deterioration, are these five factors:
A roof’s
ENEMIES
THE ELEMENTS Here’s a factor for every roof, no matter where it is. The sun’s baking rays slowly degrade roofing materials, while wind, rain and hail sometimes cause immediate injury. Snowy climates offer special challenges, from the sheer weight of snow buildup to ice dams that break gutters and foster leaks. The more extreme conditions are in an area, generally or in any given year, the more need for constant vigilance to spot small problems that could easily become large ones later on.
MOSS AND ALGAE In many regions, too much shade and too little sun promote the growth of moss and staining algae. Left alone, moss creates a perfect environment for moisture buildup under shingles, according to roofing specialists, and trapped moisture increases the chance of wood rot. Meanwhile, algae’s dark stains can affect a roof’s reflectivity.

Don’t forget the gutters
If the temperature in an attic is not close enough to the temperature outside, condensation can occur, promoting rot of the sheathing underneath shingles and of rafters. Proper attic ventilation often solves the problem.
A much-loved source of shade and beauty in most contexts, trees over a roof can be problematic — dumping leaves in gutters, dropping heavy branches and, if not properly trimmed, scratching away at a roof’s surface. Trees also offer little critters a way up
Gutters packed with leaves, pine needles and other debris can’t work right. Instead of channeling water away from the house, clogged gutters stop water and allow it to back up onto a roof, often causing leaks. Gutters should be cleaned regularly, twice a year in most areas.
Missing shingles: This one’s hard to overlook ... when someone’s looking. If the rest of the roof is in good shape, missing shingles can simply be replaced.
