What’s the farm worth? An upfront assessment of value of an agricultural property, whether by way of a Comparative Market Analysis, a Broker Price Opinion, or a full appraisal conducted by a very experienced farm appraiser, will help to expedite a sale as a prospective buyer will be more inclined to offer a proposal that a seller can agree to. A farm appraisal is also a compulsary report for a bank or mortgage lender whose decisions are based on bottom line figures. Lenders have to face the possibility - no matter how remote, of adding the property to their portfolio should the buyer default. From a bank’s perspective, it is the tangible assets of the property that matter. How many minutes to the new owner’s job or a rider’s favorite horse show are of little concern to the bank, yet these assets and the bundle of rights that go along with the land make a huge difference to an owner.

An expert farm appraiser looks at the physical attributes of the rural land, its underground mineral content, soil type, productivity and the overall condition of the acreage. All resources, including water, must be taken into account to get to an accurate opinion of value. A floodplain land survey can determine possible risks delineated by FEMA. However, these maps can be outdated so a licensed appraisers assessment is essential. In selecting an agricultural property for a working purpose, the type of soil is a huge consideration depending on whether the land is to sustain cultivating produce, grazing cattle, or for turning out horses. In Marion County, land types vary from flat and sandy - most agreeable to pine trees and farming; to slightly rolling, limestone-rich pasturelands which will more likely include oak hammocks that tap into water avenues beneath the surface. The price of horse farms, like lake properties exceed the norm for raw land.

One of the biggest factors in evaluating an equestrian property is how many horses can the property sustain. Proper sturdy fencing in good condition adds quite a lot of value. The expert knows the difference between rustic split board railings and safe four-board fencing with or without non-climb wire. Even if two barns are the same overall size, a 100’ wood or pole barn with 10’ by 10’ stalls and a low roof does not have the same worth as a sturdy and airy CB barn with lined 12’x 14’ stalls that can accommodate Thoroughbreds and Warmbloods. Add in rubber matting, a computerized stainless steel automatic water system, ornate Dutch doors; some stabling facilities can be more posh than the quarters supplied for the animal caretakers. It might seem obvious, but if only looking at the square footage on paper, the distinctions are not so apparent.
