It seems the Seattle Seahawks aren’t the only ones spiking around here. The Puget Sound housing
market is soaring and thanks to impressive employment and our compelling Northwest lifestyle, tens of thousands of new residents are packing into our stadium each year (cue the cheerleaders). According to census data (tracked between 2012-13), Seattle had the fastest-growing population among the top 50 most populous cities in the US, and 2014 is trending towards pre-recession activity in many market segments. The 2014 Beijing Luxury Property Show held at the Legendale Hotel in Beijing drew an estimated 5,000 prospective homebuyers and members of global media to a collection of just 70 international exhibitors. Beijing Sotheby’s International Realty was the gala sponsor and a premier exhibitor during the event, which hosted contributors to the Dragon and the Pearls initiative with representatives from Seattle, Los Angeles, San Diego and New York City. The well-attended seminars included topics such as “Best Investment Opportunities in the USA”, which featured a well-received presentation by Dean Jones on the Pacific Northwest.

enowned as one of the treasure houses of Great Britain, Chatsworth sits in a secluded valley in the rolling countryside of Derbyshire. Owned by the Dukes of Devonshire for over 500 years, successive generations have gradually restyled the house into the graceful and elegant Italianate building that can still be visited. Successive Dukes, not least the 6th, were also art connoisseurs and collectors, assembling a collection of books, paintings, drawings, sculpture and other works of art to rival any museum. The 6th Duke also com pletely remodelled the gardens in the early 19th century to create the graceful lawns, trees and parkland that can be seen today. Ever y September since 20 06 the grounds of Chatsworth have played host to a selling exhibition of monumental sculptures by leading modern and contemporary artists, bringing a taste of the avant-garde to the manicured gardens. Entitled Beyond Limits the show has been the province of Sotheby’s Alexander Platon since its inception, as he recounts the origins of the show: “We had held a couple of similar exhibitions in the United States at Isleworth Golf and Country Club in Florida. We felt that it was such a great format and there was nothing similar in Europe.” The choice of Chatsworth made perfect sense: “Chatsworth is the ideal location in many ways. Obviously the house and landscape are fabulous, but there is huge scope for creating a dialogue between historic architecture and gardens and great contemporary sculpture. It felt like a continuation of the tradition of collecting and patronage at Chatsworth. So in 2006, we did the first show and it was a huge success and the rest is history.” Over the years, works by artists from Damien Hirst, Marc Quinn and Manolo Valdés to Salvador Dalí and Aristide Maillol have featured in the exhibition. This year sees examples by Fernando Botero, Marc Quinn, Thomas Heatherwick, Tony Cragg, Mario Merz—the list goes on, but diversity is the key to the success of this show. Platon explores this idea further:

“Showcasing examples at Chatsworth allows us to keep abreast of what is going on in the world of monumental sculpture, and we try to keep as diverse as possible, showing artists from around the world.” This year also sees a departure with a concurrent exhibition inside Chatsworth entitled Modern Makers. This is a carefully curated show revealing the work of contemporary decorative and applied artists, as Platon explains: “It will be interesting for a visitor to Chatsworth to see how the incredible permanent collections in the house are complimented by the temporary exhibitions Sotheby’s is holding in both the house and garden.” Assembling these mammoth sculptures in one location is also a massive achievement, which starts with imagining where they might sit best in the gardens. “As far as I am concerned, it is great fun”, says Platon. “I approach it from a non-practical perspective. I think about where a sculpture might look at its best as it is crucial to create a dialogue between a piece and the surroundings. Then practical issues come in—we have to make sure we can move the piece to where I envisage it would look good. Sometimes it does not work and I have to look for a new position.”

Seeing a piece in the elements gives a different perspective and by seeing their scale and being able to interact with the sculptures, buyers can envisage how pieces might appear in their own spaces.” Platon does offer a final thought for prospective purchasers: “As with all artworks people should buy what they like. If there is a sculpture that appeals to them, that is the first step. In that sense the size is irrelevant, but with monumental sculpture, there is the added complexity that once it is sited, it is more or less permanent, so it is crucial to find the appropriate piece for the appropriate space.” Beyond Limits, which takes place every year in the early Fall, is a fascinating chance to encounter works of art in exceptional and unusual surroundings. The exhibition affords visitors, be they collectors or otherwise, the opportunity to experience the vision of world-renowned artists in the setting for which they were created: the great outdoors.

By 2017, Generation Y will comprise the majority of spenders, and we’re seeing owners, developers, investors, and the like shift their eyes toward this substantial demographic by diversifying strategy to account for their increasing economic influence. So what drives this influential sector? From lifestyle to the workplace, it’s an experiential mantra: Millennials crave brands that foster personal connection, promote dialogue, and push the envelope, often through technological innovation. Seattle-based Nelson Yong, Partner at ReignLabs, weighs in.
WHAT’S DRIVING THE LIFESTYLE OF THE “ME” GENERATION
TECHNOLOGY & THE STOREFRONT
Generation Y is more comfortable spending money on their mobile devices than any other, so many are asking, what does this mean for the future of the storefront? For many, it means marrying technology, concept, and experience. Shops such as Hointer in Seattle are changing the in-store experience as shoppers view clothing displays, scan codes using a smartphone, and wait for items to arrive at their dressing room door with rapid speed. The Burberry flagship location also has a unique approach, as salespeople can access client preferences and spending habits at the swipe of a finger and RFID chips interact with mirrors to suggest other relevant content to the consumer.

Travelling Millennials often rent homes while traveling, a decision made easier by user-friendly websites such as Airbnb, which flawlessly facilitates the temporary rental of luxury homes worldwide. Yong adds that these sites speak to the fiscally hesitant Millennial, who is urged by a post 2008 discernment to “try it before they buy it.”

In the workplace, the value of the individual office declines as open floor plans with amenities such as “game rooms” that foster brainstorming sessions are favored. Progressive landlords and tenants are paying attention and reacting accordingly, as companies like Moz (which increases SEO for its clients) cater to the experiential needs of Millennial employees by bringing ping-pong tables, activities, and more to the office. Yong described the success of collaborative workspaces including MAKERS and WeWork, that “allow entrepreneurs to be more connected and empowered,” and shared excitement of a future space in Kirkland called Remote.

As mobile interfaces become the norm, communication online continues to expand. Innovative websites such as FWx, a Food and Wine experience where “foodie” and lifestyle converge, pairing quirky, share-able content with seamless user participation pushed to another level: users can nominate themselves or other artists to “doodle” on the logo using a hash tag. Yong adds that social media is a force in the workplace too, with “the emergence of job descriptions like social media manager.”

A desire to live, work, and play in close proximity means Millennials prefer urban locales. Even those outside the city crave a sense of “urbanity,” a trend reflected in new construction both in and out of downtown areas. Cities are accommodating with permanent and mobile businesses; from “pop-up” shops to top-rated food trucks where dishes ranging from Marination Mobile’s miso ginger chicken tacos to pulled pork sandwiches topped with Beecher’s Flagship cheese courtesy of Maximus/ Minimus are steps away.
In terms of technology, innovation continues, from the growing tablet industry to 3-D printers and smaller acquisitions, such as Mathieu Lehanneur’s Boom Boom. A geometric speaker, its variety of uses speaks to the Millennial demographic: it can be played in virtually any position, engages with the user, and can even be used as a speakerphone. Yong sees a multifunction future where the cell phone replaces our wallets, car keys, and the like. A trend Yong calls “apropos,” given the “large number of technology companies dwell here.”

The developer, an affiliate of Plus Investments Inc., will fund the project in part with foreign capital and hopes to introduce a new international class of development comprising flagship retail, a full service hotel, luxury apartments and sky-high condominiums.

THE RISE n the wake of the global credit crunch of 2008 and the economic recession that followed, the pipeline for high-rise condominiums was effectively shut down across the US. For years buyers sat on the sidelines, construction lenders tightened their purse strings and developers focused on selling their existing inventory instead of planning new buildings. But as market fundamentals improved so did consumer confidence giving rise to a new cycle of developers willing to step out, often times without construction lenders. Today they are introducing exciting new residences in first tier, gateway markets like New York, Miami, Seattle, San Francisco and Los Angeles. And that’s welcome news to brokers and buyers alike.

“At the peak in 2008 downtown Seattle had eighteen projects under construction representing more than 2,500 new condominium units,” said Dean Jones, Principal of Seattle-based Realogics Sotheby’s International Realty. “Today less than 1-percent of that developer-owned inventory remains available and we’re in need of new product. The story is the same in many top tier cities throughout the US.” Developers are finally playing catch up but when it comes to high-rise development Jones suggests demand can rise much quicker than the supply. He says Seattle’s in-city housing market has been particularly strong given the meteoric job growth in the city. Corporate expansion at companies such as Amazon is drawing thousands of new residents for high-paying jobs there. There’s an unprecedented boom of high-rise apartment buildings underway but Jones says it’s almost exclusively for rent. “The only funding for new development has been Real Estate Investment Trusts (REIT’s) and pension funds, which typically won’t loan on speculative for-sale development,” adds Jones. “There are thirty new residential projects under construction yet only one is for sale. Ownership is being underserved and the market is escalating because of the supply and demand imbalance.” That lone development called Insignia is being built by Bosa Development, a developer known to have a great sense of timing. The Vancouverbased developer was among the first to invest in downtown San Diego during the last cycle and recently rebooted San Francisco’s for-sale, urban housing market. Now they say it’s Seattle’s turn.
ALL IN – Developers are increasingly willing to work around conventional lending challenges in order to break ground on the next cycle of high-rise condominiums as with 1321 Seneca Street in downtown Seattle proposed by Lowe Enterprises who partnered with a foreign mutual fund. “It’s a more common occurrence than one might think,” says Brown. “If you have the means why not build equity within a rising market? We’ll have no problem leasing out the home for considerable sums in the interim. So in this case, our buyer is positioned for a great education and a great investment as well.”
Other developers are eager to enter the market and they’re willing to use all cash if need be. Lowe Enterprises will soon break ground on a 169unit condominium tower at 1321 Seneca Street in downtown Seattle. To do so they’ve aligned with Alecta Real Estate USA, a subsidiary of Alecta, Sweden’s largest mutual pension company managing approximately $88.2 billion in assets. “These developers understand that not everyone wants to rent – buyers are back,” says Jones. “Job seekers may choose to rent for a year or two but rising rents and historically low interest rates are making condominium ownership increasingly attractive. Besides, buying in presale oftentimes means preferred pricing and the opportunity to personalize your home. We’re also seeing a return of purely discretional purchases such as second homes, alternatives to student housing and investor sales.”

Brown says prices are typically higher upon completion. Case in point, he’s brought multiple offers to his Chinese clients to sell at prices up to fifty-percent higher than what they paid during presale. So far the answer is no. “I suppose patience does pay,” muses Brown. “By the time a project is delivered, it’s almost always sold out. Those wanting instant gratification are typically willing to pay more.”

With presales you need to be ahead of the curve. Brokers often travel to Asia to promote upcoming projects in the pipeline, sometimes with nothing more than a vision and an address.

For example, Brown became a top-selling broker at the Baccarat Hotel & Residences in New York City, because he believed in Barry Sternlicht – founder of Starwood Resorts & Hotels, W Hotels and the expanded St. Regis Hotel Group. “It’s not his first project so you need to have a little faith,” adds Brown. “The developer has much more at risk than the buyers do. Reputation is everything and in my experience, most developers will go to great efforts to satisfy a customer. It’s my job to ensure that.”

The answer for many brokers would be to reduce the price but Jason preferred to add value instead. Gibbons went beyond the typical approach of merchandizing the home itself and attracted a showcase

Yacht sales began recovering after real estate did so there are still some great resale opportunities out there. The Puget Sound region actually has the highest rate of boat ownership per capita in the US. It’s easy to see why with all these beautiful lakes and waterways to explore.

Do you find many new buyers entering the market because they relocated here from another state or overseas?
RR
Yes, they may actually be my favorite clients. It takes a specialized approach to entertain, train and service new boat owners. I help them understand their options and opportunities so they can enjoy the appropriate vessel and sales process. That’s the only way to earn repeat business. I’ve helped clients that started with a ski boat and later traded up to a mega yacht.

What is the greatest challenge in your industry and how might that parallel with what’s happening in real estate?
RR
Homes and yachts both experience cycles. After more than five years of holding back, the economy has returned and consumers need to be reminded that this lifestyle exists. A native of Fiji, Roderick operated his family boating operation offering water sports, big game fishing, island hopping, PADI scuba diving and dolphin watching in paradise. His love of the water eventually manifested into representing luxury sport boats and yachts for 10 years including international brands Azimut, Baja, Carver, Marquis, Princess, Sunseeker, Pershing and Rodman to name a few.
