Introduction to Real Property Luxury Group For over 25 years the principals and staff members of Real Property Luxury Group have had the pleasure to meet and become associated with the most successful real estate brokers in the world. These friendships began with the creation of numerous magazine titles and counterpart websites which included Pinnacle Magazine, Farm and Ranch, Residence International, American Luxury Estates and Classic Properties International. RPLG is a brokerage, marketing and referral entity that owns multiple media titles and websites, and continually embarks on other cutting-edge media to help capture the attention of very wealthy buyers and sellers. Joining this elite group is by invitation only and requires unanimous approval by our advisory committee. We are a luxury referral group branded by our broker affiliates and promoted by a strong public relations strategy. We deploy numerous print and digital magazines, multiple counterpart websites and over 20 redirect sites.

What sets us apart: •

We offer our members 100% exclusivity which bodes very well with respect to referrals, listing presentations and our media.

We select the best brokerages regardless of current affiliations thus taking advantage of the greatest potential in every upper-end market. This is an important difference because it creates a separate universe of referral activity for those associated with other referral groups.

We charge a 25% referral fee when RPLG originates the buyer or seller without the assistance of another broker member.

We charge a 10% referral fee on all broker-to-broker transactions and we respect existing referral agreements with other entities.

When we introduce a seller to our member, we market their property in our own media holdings for no charge for the duration of the listing period. This policy attracts seller interest initially and sustains seller satisfaction for the long term. This marketing commitment also helps tremendously when negotiating listing term and commission rate and no other entity can offer the media we control.

Most importantly, we engage numerous industries to stimulate direct contact with buyers and sellers while not relying solely on lead generation from fellow broker members.

REFERRALS •

Sellers - Our most progressive referral strategy involves approaching leaders of industries who cater to the very wealthy and convincing them our entity is the best resource for broker selection advice. For many months we have ambitiously networked and interfaced with numerous industries who now view RPLG as the strongest broker network in the country. These industry leaders recognize this because we cross the boundaries of other affiliations in search of the very best while other networks sell themselves as exclusive by not networking with others. This is a mistake and sellers recognize this fallacy. In some cases, our broker affiliates, who are their region’s unquestionable market leader, had no involvement with outside affiliations until joining ours, because they recognized areas of market weakness or lack of exclusivity in other, well-known affiliations. Importantly, once we refer a property to our affiliate, we market the property in our media during the entire listing period for no charge. This is a unique service and can only be delivered when the referral entity owns its own media. Typically, our complimentary marketing begins with a two-page display in our printed editions of CLASSIC PROPERTIES INTERNATIONAL and AMERICAN LUXURY ESTATES yet placed immediately in the current digital


editions of both brands. Immediate placement in our digital editions has been well-received by sellers who typically have not seen such immediate action and often voice disgruntlement over financing their own marketing expense with former brokerages. Over the past year, we have been referred to numerous sellers of homes ranging from $5 million-$50 million and have been astonished at the consistent satisfaction expressed regarding our broker network strength coupled with the promise and delivery of the extensive marketing we underwrite.

Buyers - We generate buyers using our media, our websites, our broker network, and especially our referral partners. In addition, we have utilized cost-free programs in our media wherein member regions and their listings are exposed free-of-charge. When cost-free programs are utilized, only RPLG contact information is available for correspondence. This saves our sellers and brokers money and gives RPLG the potential to refer buyers. RPLG is constantly examining the feeder markets outside existing member markets to analyze buyer potential. As information comes in, we react by adjusting print distribution mailings, digital broadcast, and newsstand placement accordingly. We also analyze foreign countries continuously. As economies in other countries are impacted by global market conditions, political strife, and internal violence, we respond. A great example is our decision to greatly increase magazine distribution in Mexico where wealthy people have been leaving in droves.

Broker-to-broker referrals - Most referral entities limit their activity to this category. We recognize many of our brokers may have shifted affiliations over the years or may prefer to maintain referral relationships with those they know best. We respect these professional friendships and would never interfere. However, often we are asked by our members to facilitate introductions, and when we do we charge a flat 10% referral fee of the gross commission. This fee does not fluctuate and we will not interfere with contractual restrictions imposed by existing referral relationships.

Our websites are organic and are continually being upgraded, with additional improvements always forthcoming. We offer consolidated listing and search capabilities using Internet Data Connection (IDC) technology which allows for data exchange between two web systems. Using web services and XML, we can facilitate the reference of real-time data from one website to another and with IDC we can automap listings on our site. From the sales side, we plan to implement an email-based solution that allows agents to send mass emails that contain their listings in a professionally-designed template, including the auto-map ability and viewing more information about the listing.

Our Websites Each RPLG website offers visitors a unique search tool, starting with Google map. We believe visitors will know which sub-area within a region they wish to focus on and will be able to locate the area on the map. As part of the RPLG agreement, each property listed at $500,000 and above is uploaded and geo-plotted on Google map. Each property icon is assigned one of four colors denoting price spread. Though we believe Google map provides the fastest search, each property is also searchable through an intuitive criteria search that offers visitors user-friendly sliders rather than typing. Print We view print media as both the physical representation of our brokers and their listings as well as an invaluable tool to offer sellers of referred properties. Our printed magazines are intelligently distributed to the very wealthy and to the right newsstands. We stress the importance of the utilization of the custom-cover option and its many attributes. The custom-cover option allows our members to consistently dominate the cover wrap of every publication for those distributed locally. Though only the text portion is distributed universally, custom-covered editions are distributed to that broker’s personal mailing lists, their office locations, and to fine bookstore locations locally or regionally important. We have found when local recipients receive a custom-covered publication at home in the mail or see


one for sale at a local Barnes and Noble, their immediate response to the publication is greatly enhanced and they are more likely to retain it. When used in listing presentations, custom-covered editions not only show your company consistently on the front cover (as well as the accompanying back, inside front and inside back covers) but offer you the ability to place listings on the front cover in any future edition. PAY-WHEN-SOLD MARKETING AGREEMENTS One of our most progressive programs involves marketing properties already listed but worthy of aggressive marketing. Sellers of noteworthy homes appreciate this posture from their brokers but often budgetary constraints limit the exposure one might offer. Our PWS program allows our members to create media plans for listings with little or no upfront expense and pay when the property sells. Closing fees are individually negotiated depending on such criteria as the extent of the media plan and the number of insertions. This program can mean the difference in a member resigning an expiring listing.

OPEN HOUSE VENUES We also have designed a dynamic new marketing concept intended to give RPLG members’ most impressive listings ― and their company ― unprecedented exposure. Used correctly, it will stimulate interest in current property listings, present the company as the obvious choice to use for future listings, increase buyer interest in properties of other members and offer the member the likelihood of receiving significant referral fees. RPLG will organize and fund a catered presentation at one of the member’s very finest listings. During the affair, 8-10 prestigious listings from different markets will be quietly exposed that will pique the interest of extremely qualified individuals from the member’s market area who have been invited by the member. We realize the importance of selecting the right properties to present to the residents of a particular area. The guests are expected to be the elite from the member’s local community and only the member can make the ultimate determination of who the guests should be. The best caterer in that market area will be selected upon the member’s recommendation. Attendance should be strong when those invited realize the importance of the host site, the prestige of the local caterer, and the presentation of one-of-a-kind properties from other locations. We will co-host the event with the member and RPLG will be responsible for all costs incurred. Potential buyers who express interest in any of the properties exhibited will be directed to the listing broker through the RPLG Referral Network, designed to generate considerable referral fees for the member host.

MEMBER MEETINGS General meetings will be held twice a year and enable members to congregate, exchange ideas, and form lasting friendships. RPLG meetings will be held and administered “at cost” which differs tremendously from other entities who view them as profit centers. Our gatherings will be in great places with wonderful amenities and include notable speakers but they will not be expensive.
