There are several organizations in Central Texas that recognize the accomplishments of REALTORS. Starting in 2011, the Platinum Top 50 began handing out awards to Austin-area real estate agents for their outstanding achievements in categories like sales, industry participation and community engagement. Each year, Austin Board of REALTORS (ABoR) recognizes REALTOR of the Year, Salesperson of the Year, Rookie of the Year, and presents an award for commitment to community service. In 2019 ABoR added two new categories: Broker of the Year and Educator of the Year. Texas REALTORS presents a Distinguished Service Award to recipients for their service to the industry and community. To qualify an award by the statewide association, on top of a candidate’s individual accomplishments, nominees must have a minimum of 25 years of professional real estate service, plus a history of accomplishments and involvement in local, state and national advocacy work. We wanted to take this time to speak with three Austin-area REALTORS who have won some of these awards, who were certainly nominees and finalists for many of these commendations, but also those who have achieved success in the residential real estate industry simply for their love of the profession.
Chris Tinnell, Broker Associate at Compass Chris Tinnell became a Platinum Top 50 winner two times over the course of his career — first in 2018 and again in 2020. Tinnell started his career in 1998 working for a home builder and transitioned exclusively to residential real estate sales in 2011. These days, he’s
a broker associate at Compass. Tinnell says that he works seven days a week, from early morning to midnight, and loves every minute of it. But he doesn’t let a busy work schedule interfere with his civic duties. He’s a board member with Angels are Moving and Texas Humane Heroes, a volunteer reader at a local elementary school and he serves on several committees in his community, including the Behrens Ranch homeowners association. One might think a guy who’s that busy probably has a support staff to step in and ease his hectic workload. But instead, Tinnell says he’s a one-man shop. “I tried working with assistants,” he said. “But I like doing everything myself.” What has kept him on his toes the last few years are the discount REALTORS that have cropped up in Austin. Right now, they’re his biggest competition. But Tinnell has more than one unique value proposition to offer clients: his personal service and past construction experience. “Discount brokerages are after volume; but they’re not there for clients after the sale.” It’s this work ethic and dedication to the community that draws people to Tinnell and has earned him recognition by organizations like PT50 as well as RealtyLine.

NEW ABoR.com and Property Search Website Later this month, ABoR will debut a new ABoR.com and property search website. Get ready for a dramatically improved online experience that puts you — our members — front and center. Our new ABoR.com will have a cleaner, more modern design that’s fully searchable and easier to use across multiple devices. You’ll be able to search and register for classes and events more easily; find important forms, reports and resources in one place; and submit membership applications and forms quickly online. What’s more, our new “Find an Agent” tool directly promotes agents alongside their listings. The new property search website will replace our current portal, AustinHomeSearch. com, and be more directly integrated with ABoR.com, so that Central Texas homebuyers, sellers and renters can find their next home more easily. In addition to a sleeker, more streamlined interface, our new property search portal includes Google maps-based searches, any array of educational pages on Central Texas communities, and consumer resources. Following the launch of our new website, ABoR will also launch a new Member Portal experience in 2021-Q1 that will greatly improve how you register for classes and events,

Embracing Innovation with our Matrix Update In mid-September, the ACTRIS MLS launched a Matrix Update to provide a streamlined subscriber experience and align our MLS with RESO Data Dictionary standards. This update included shifting to a web API-based interface that allows ACTRIS to more efficiently share data with our vendors, brokerages and data licensing partners. While no transition like this is ever easy, it was necessary for ACTRIS to continue to deliver on our promise of unparalleled market data and innovation. Prior to the Matrix Update, our MLS’ data transmission framework was 20 years old and out of sync with technology standards today. Think of it as VHS versus Betamax, floppy disks versus diskettes or even DVDs versus streaming. Over time, one technology eventually wins over the other, and by making the move to open standardization with our Matrix Update, we’ve adopted a shared language that allows for more successful agent transactions, a stronger MLS marketplace and the ability to innovate with emerging technology. With October being Careers in Construction month, it’s the perfect time to highlight one of our industry’s biggest challenges — the extreme shortage in skilled labor. Each month in the U.S. there are more than 200,000 open construction positions just waiting to be filled. This is due in part to an aging workforce, the low number of students choosing vocational schooling post high school and the massive boom in home building. There are many misconceptions but the biggest contributors are the myths commonly associated with a technical education including the following:
Trade Schools are For Kids Who Couldn’t Make it in Four-Year Colleges
Trade School Graduates Can’t Make a Decent Salary This myth could not be not be more wrong. In today’s world, many students graduating from a four-year college find it hard to land even an entry level job in more traditional roles. The specialized skills learned in trade schools are in high demand — and offer salaries to match. While other industries have seen devastating job losses during the COVID-19 pandemic, construction industry hiring has surged and job openings have increased.
An Aging Workforce The construction industry has what is called aging workforce. This means the number of employees above 60 is increasing more than any other age group. Though many construction workers are putting off retirement as long as possible, there is a large void looming. One of the most concerning issues is there will be a loss of knowledge from one generation to the next. Additionally, this issue could affect all aspects of the market. If the industry isn’t able to attract younger workers, it could lead to more expensive housing, longer build times and stalled projects.
New Home Construction Boom
Entrance standards are not as strict as in many four-year colleges. This means more opportunity and less student debt since programs can often be completed in two-years. Additionally, trade schools offer the ability to train for specific careers like electrician, plumber, HVAC tech, carpenter or project manager to name a few. Students graduate with a specific skill set that allows them to quickly move into a highly competitive workforce. For these reasons, an education in the trades is also ideal for adults seeking to change career paths.
Trade Schools Don’t Offer Financial Aid
Even though it has been impacted by the coronavirus, including a brief shut down at the beginning of the epidemic, overall the home building industry has seen gains across the board. This means workers can be choosy when looking for work.
“Find Something New” Initiative One way the U.S. is addressing this labor shortage is through the creation of the White House’s American Workforce Policy Advisory Board. An ad campaign focused on “finding something new” and acquiring skills needed for a new career being the main message. The Find Something New website, findsomethingnew.org, allows job seekers to find online learning opportunities, certificate programs, training programs and apprenticeships. This resource features a robust set of opportunities in vocational and trades education through partnerships with the likes of the Home Builders Institute (HBI), the American Association of Community Colleges, Home Depot, as well as organizations in your local area.
Enter Technology
Instead of typical financial aid, students can apply for federal financial aid which helps students apply for grant money or federal student loans. Grants are a great option because they do not have to be paid back. Additionally, federal student loans often have lower interest rates and offer income-based repayment options to help students afford their payments.

This lack of skilled workers has pushed the industry to innovate the construction process in order to supplement worker shortage. Examples include more off-site prefabrication, 3-D modeling and automated processes that include the use of robots. Learning to master these new technology solutions offers yet another opportunity for construction workers to enhance their skillset.
What’s Next? At a time when skilled labor is at a critical low, today’s industry leaders must be proactive and collaborative to solve this problem. Ideas could include creating a scholarship program for students in the construction industry through your company, actively pursuing and maintaining relationships with area schools that provide college or precollege technical courses, connecting mentors and mentees so new workers can learn from older generations. No doubt, many solutions will be needed to address this important issue. I challenge you to think outside the box for ways you can make an impact on the future of home building.

Top Agent Secrets For Success

Often when one decides to get his or her real estate license, the first step most take is to research, looking for the easiest and fastest ways to jumpstart their business. The good news is that resources are easy to find. From online videos, books lining the self-help and business section in bookstores everywhere and subscription services — all selling their key points on being successful in real estate. One can spend months soaking in all the secrets for success. Interestingly, reaching out to some of the top agents in the industry and maybe even spending 20 minutes chatting over a cup of coffee will garner the same information that all the above have to offer. Success lies in the persistence that top agents bring every day in running their business. In doing my own research for this article I reached out to some top agents and Williamson County Association of REALTORS members and asked them about their secrets to success. Two points were communicated across the board: commitment and consistency. Kim Dale, REALTOR® with Realty Texas said, “Commitment to the industry through education and involvement has been essential in my business success. Being involved with the REALTOR® community, I am constantly gaining knowledge that I can reciprocate to my clients that sets myself at a higher standard.” This was a sentiment across all the top agents who were interviewed. Megan Turnipseed, Broker Associate Turnipseed Realty Group Keller Williams Realty, stated that commitment to her clients and to customers has helped her build success through referrals. “Focus on relationships and helping people. Tell your clients you want their referral.” Commitment to your personal time is important as well. Amy Kobza, Broker for Better Life Realty states, “I also make sure to make time for my family so that I have a good balance between work and personal life.” Commitment is one of the keys to

success in a real estate business, regardless of the business model and the actions taken to implement it. Another habit to develop to achieve success is consistency. All three of the top agents mentioned above touched on the fact that consistency has been a primary factor in their success. Amy stated that “consistent practices and being in coaching with a business coach” have contributed to her business growth. Megan noted some practices she has been consistent with have helped with her success: 1) focus on weekly calendar and goal planning, and 2) creating 1-2 plans and implementing them. “Make a business plan and stick to it even when you haven’t seen any results in the first few months. If you are consistent and stick to the plan, the business will follow,” stated Kim, this being the foundation of her business growth. All echoed these exact words in warning, “Do not chase the shiny objects,” and there are plenty of those in this industry. For Megan, Kim and Amy, commitment and consistency, day in and day out, have been a few of the habits that have helped their business find success. It is in every self-help book, every motivational speech: The secret to success is that there is no easy button, just habits you establish by focusing, showing up and putting in the work. Success depends on several things and creating a business plan to show you how to get to the level you want to achieve is the Number 1 most important thing you need to start with. Topproducing agents do not reach their goals without planning. Success occurs by trial and error and lots of hard work. A plan is essential to achieve the targets/goals you set for yourself.

2. Set Goals Measuring success requires setting goals, working towards them and tracking your progress. It is a common trait among most successful real estate agents to set goals — daily, weekly, monthly, as well as annually. Setting a series of easily attainable short-term goals helps to grow your business and eventually reach long-term goals.
Unlike a conventional/corporate job where a person receives a wage or salary week in and week out, being a real estate agent does take time and hard work to pay off. You are only paid on a commission basis for the sales that actually close. Depending on your market area, you could expect to make your first sale (first closing) within 90-180 days from the day you start prospecting.

[continued from front page] The transition from teaching teens to selling real estate was smoother than some might imagine. “When I started, I didn’t know anything about being a REALTOR,” she said. “But my experience as an educator taught me a lot about listening. It’s important to hear clients and understand them.” It was Ulmann’s ability to connect with people that made her a PT50 finalist, a RE/MAX Lifetime Achievement winner, Hall of Fame winner, two-time Chairman Club winner and an eight-time RE/MAX Platinum Club winner. When Ulmann reflects back on her career, she attributes her secret to success, in part, to a couple of workshops that she attended. Author Kimberlee Slavik hosted a discussion on a neuroscientific approach to sales and leadership. It was the impetus for how Ulmann hones in on her clients’ needs. By combining visualization and diagnostics — a technique the author calls Visnotics — Ulmann encourages clients to reveal what she calls “their red zone.” For example, says Ulmann, “when I’m talking to a client, the question isn’t, ‘Do you need four bedrooms?’ But rather, ‘Why do you need four bedrooms?’” The amount of information that flows from there helps Ulmann understand her clients, their families and their real estate needs. Ulmann says this technique actually means she’s doing less talking. When clients visualize and communicate what they need, it makes the path to their dream home easier for Ulmann to deliver.
David Pavliska, Broker at Pavliska Realty You can say that real estate is in David Pavliska’s blood. As a kid, he worked side-byside with his home builder father, Arthur Pavliska. He literally learned everything about the industry from the ground up, starting with his work on clean-up crews and paint crews. When he was old enough to go off on his own, Pavliska moved to sales and, unsurprisingly, says he enjoys selling houses much more. Now the family business is about to hit another milestone. David’s daughter is planning to join Pavliska Realty. He couldn’t be more proud. David has been a real estate agent and broker for 38 years. Here are just a few of his accomplishments: Pavliska has earned the highly coveted Certified Residential Specialist (CRS) designation, which the National Association of REALTORS calls, “The highest credential awarded to residential sales agents, managers and brokers.” He’s also past president of the Austin Area CRS chapter. He won ABoR’s salesperson of the year and received the Williamson County Association of REALTORS President’s Award. When Pavliska is not helping clients, he’s engaged in community service. He volunteers with Celebration of Love and also coaches younger agents on navigating an ever-changing real estate industry. He still feels pride for one assistant and mentee he had several years ago. It was her first year in the business and she won Rookie of the Year. Back in May, when the rest of the world was reeling from the effects of the pandemic (which, by the way, Austin’s real estate market has been remarkably impervious to), Pavliska made one of the biggest moves of his career. He left a large, nationwide brokerage and started his own company, Pavliska Realty LLC. “I’m still doing the same thing, but now I’m my own broker,” he says.

Pavliska’s business thrives primarily on referrals these days. He attributes his success to a strong work ethic, which he describes this way: “Service begins by listening to the client.” These days, Pavliska talks about the need to adapt and change. One of the ways he’s leading on this front is by embracing social media. Even with a mostly referral-based clientele, he doesn’t really need to promote himself on platforms like Facebook. Just don’t tell that to his nearly 3,000 followers.

If everything goes according to plan, you will receive this edition of RealtyLine before the 2020 election. This is an important election for many reasons, none of which shall be shared here. It is not my intention to influence your vote one way or another. It is simply my intention to encourage you to vote. Get out there and vote — it is one of the things that makes this country great! Both Texas REALTORS® and the National Association of REALTORS® have political action committees: TREPAC and RPAC, respectively. Both PACs have mission statements as well, and they are similar in nature. The mission of TREPAC-Texas REALTORS® Political Action Committee is to raise and disburse funds to promote home ownership, protect real property rights and increase political awareness. RPAC’s mission is to protect and preserve property ownership rights to the benefit of all citizens throughout the United States. On a national level, RPAC supports candidates and officeholders who support a variety of REALTOR® issues, including making sure REALTORS® in every state are deemed essential service providers, extension of the National Flood Insurance Program (this challenge is a traditional pawn), drones, cannabis (yes, cannabis), ADA website compliance, financing options, fair housing and broadband access, just to name a few. In Texas, TREPAC has been the constant advo-

The defeat of that potential tax saved the average REALTOR® in Texas thousands of dollars per year If you are a broker, you can thank TREPAC-supported officials for the repeal of the “occupations tax” that was assessed to brokers every two years when they renewed their licenses. That is a $300 license renewal savings every two years. Across the country, 85 percent of REALTORS® are registered to vote, but in 2016, only 74 percent of members exercised that right. As a profession, REALTORS® are better informed on the issues than any other professional group, more knowledgeable of the issues at hand and more likely to vote. Let’s all make sure that we get out the vote this year, and let’s all encourage others to do the same. Both PACs are color blind when it comes to supporting candidates for office. The PACs advocate for the REALTOR® Party — not blue, not red, but purple. The PACs support candidates who have a proven track record of supporting real estate issues. TREPAC supports candidates who understand the importance of a strong real estate market to the Texas economy.
