The two primary associations leading the real estate industry in Central Texas are a significant resource to thousands of local professionals. The Austin Board of REALTORS and the Williamson County Association of REALTORS provide their members with the tools to be successful. Leadership at each of these associations make a tremendous impact on not only the industry but also how you do business. From critical, mandatory education to essential lead generation tools and the MLS to networking and volunteer opportunities, it’s

the leaders of these organizations who make it their priority to make a difference in your lives as real estate professionals. Knowing who these leaders are and what they stand for is an integral part of plugging into the industry that bolsters your career and income opportunities. The Austin Board of REALTORS just wrapped up its 2019 elections, filling several new leadership positions. Between now and January, incoming President Kevin Scanlan and fellow board members will be thinking about their plans for growth and member engagement. ABoR’s governing body consists of 15 members. Each member serves a three-year term. Here are the 2019 new and returning board members.

In 2019, Crowe is enthusiastic about building on previously established momentum — “from cleaning up plumbing bylaws to setting up the foundation of the future.” He anticipates engaging members in more meaningful ways and encouraging participation, especially via social media, podcasts, events, “you name it!”

In his role as broker in charge of a large real estate company, Manzanilla understands the importance of compromise and collaboration. Some of his main goals are to increase the board’s audience and engage with members through social media, video and broadcasting board meetings. “It is my platform that ABoR should have a focus on helping members by equipping them with the tools and education they need to elevate their value proposition to clients and raise professional and ethical standards.” Currently, Manzanilla is also active at the state level by participating on the Texas Association of REALTORS’ (TAR) Professional Standards Committee and serving as a TAR mediator. He is an active community volunteer with organizations like Foundations Communities and Habitat for Humanity.

Cord Shiflet, Returning Board Member Shiflet says his goals for 2019 are simple. “Listen to our members and deliver tools to help us all do our jobs better.” To that end, Shiflet adds that in his fellow board members, “I’m lucky to be surrounded with smart, careful thinkers.” As far as collaborating with surrounding MLSs, Shiflet wants to find ways to partner with our professional neighbors.

Nearly 740 participants took the challenge of experiencing life from a wheelchair for a few hours in and around the Downtown Austin area to raise funds and awareness in the community.

We couldn't do it all without our members, thank you!

N

ow is an exciting time to be a member of WCREALTORS. For all of those who are already members of our association, we’re excited to have you as part of our WC family. The association has been working diligently on bringing our members the most return for their yearly dues and fulfilling the vision of growing successful REALTORS and leaders within the Williamson County community. This year, we’ve hosted three bus tours. The most recent being the Luxury Bus Tour where participants toured three multimillion-dollar properties in Williamson County, networked with high-end builders and partnered with the Home Builders Association of Greater Austin for special entry into this year’s Parade of Homes. New classes are being brought to the association all the time. We strive to aim at making our members profitable, competitive and knowledgeable about the real estate market. If you haven’t done so recently, please check out the association’s calendar on our website www. wcrealtors.org/calendar to see what is coming

down the pipeline for education. Your license doesn’t have to be up for renewal for you to take classes; a successful REALTOR is always trying to better themselves. WCREALTORS couldn’t accomplish everything we do without our volunteers and staff members. If you have ever wanted to be involved, now is the time to join a committee and let your voice be heard. Rebuild and recover with confidence

C

entral Texas has experienced unprecedented precipitation in the past few months. As the rain came down, rivers and reservoirs overflowed causing massive regional flooding. On behalf of the building and remodeling industry in Central Texas, the members of the Home Builders Association (HBA) of Greater Austin want to express our heartfelt sympathies to anyone affected by the flooding. Our association stands ready to assist our neighbors as we work to rebuild the homes and communities that have been damaged or destroyed by the catastrophic flooding. As you begin to assess the damage to your home and property or a home of a client, we would like to help you and your buyers or sellers make an informed decision regarding your contractor choice. Before you hire a contractor, we strongly encourage you to do your homework to ensure that you are hiring a reputable, qualified individual or company to help you rebuild your home or business. Here are a few important guidelines to help you select a competent builder or remodeler:

• Make sure the contractor has a permanent business location and a good reputation with a local bank and suppliers • Find out how long they have been in the building business. You want to know that your contractor will be around after construction is complete to fulfill any warranty obligations • Check with your local Better Business Bureau to learn if any complaints have been filed against your contractor • Some Texas cities require that builders are registered and bonded. Check with your city’s building permits department in this regard • Ask for and verify references • Enter into a complete and clearly written contract with your builder or remodeler • Do not pay for the entire job up front or pay in cash. In fact, state law prohibits contractors in disaster areas from taking upfront money unless they have held a physical business address in the county or adjacent county for at least one year. This law, found in Chapter 58 of the Texas Busi-

ness and Commerce Code, provides other valuable protections for those rebuilding in disaster areas • Be cautious of unusually low-priced bids or a hard-sell to “sign today” for a low price • Visit the online resources available to you at http://www.texasbuilders.org/aboutus/consumer-information.html. We also want to remind you that some recovery-related expenses are exempt from state and local taxes. Please keep these in mind as you or your clients review any bills or invoices that you receive from your contractor: • Texas never imposes sales tax on labor for residential repairs • In a declared disaster area, purchasers may claim an exemption from sales tax on separately stated charges for labor to repair or restore nonresidential real property damaged by the disaster. The materials that are used to perform the repairs are taxable • Taxpayers may claim an exemption from sales tax on charges for labor to repair or restore items damaged by a disaster. The exemption may be claimed on labor to repair furniture, appliances or other items of tangible personal property. The exemption includes labor costs to launder or dry clean damaged clothes or other property. • Arborists’ services, such as cutting down or cutting up a damaged or dead tree in a declared disaster area, are not taxable • Hauling away branches, limbs or trees are waste removal services and are taxable • Goods and taxable services may be purchased tax free with FEMA, Salvation Army or Red Cross debit cards or vouchers.

Did you know that November is Designation Awareness Month?

R

esidential Real Estate Council (RRC), formerly the Council of Residential Specialists (CRS), is the largest notfor-profit affiliate of the National Association of REALTORS comprised of more than 33,000 members, supporting them with education, networking events, practitioner developed tools and mentoring. It awards the CRS Designation to experienced REALTORS who have completed advanced professional training and demonstrated outstanding professional achievement in residential real estate. In November 2017, it was announced that the name was changing in an effort to minimize the confusion between the organization’s name and the CRS designation — which is not changing. Lana Vukovljak, CEO, Residential Real Estate Council says, “We’ve grown significantly, and our new name reflects our commitment to deliver the highest level of knowledge and professionalism in the industry. As an organization, we are committed to providing premier education and fostering innovation to the brightest and most successful leaders in

real estate.” The Council stated that the renowned CRS Designation symbol has been updated with a more contemporary look and feel. The Council’s education programs and referral network provide CRS designees with the superior knowledge, connections and tools to be more productive. So how do you get this prestigious designation? There are two paths to the CRS designation, designed to meet you wherever you are in your career. You can choose which way you would like to attain it. The 60/30/30 Program requires 60 transactions or $30 Million in volume over the most recent/last three years and 30 hours of RRC Education (from CRS live classroom or eLearning courses or Sell-a-bration). The Pro Program requires 10 or more years as a licensed real estate agent, 150 transactions total (or an average of $1 million per year with at least 40 transactions), and 16 hours of RRC education. Designees are required to maintain their designation status with two-hours of continued education within a calendar year, in addition

Spend the same, but accomplish more!

here are two things most homebuyers seem to have in common — they want to get the most home they can for their money and they believe their household income will increase over time. Let’s use these realities to build better lives. So, you bought as much house as you could, focusing on the monthly payment — without budgeting for unforeseen or scheduled maintenance and repairs. Seasoned real estate investors refer to this line item as a “deferred maintenance reserve.” First, you need to determine how much to allocate for your deferred maintenance reserve. It’s not a one-size fits all proposition, but a little research can help you structure a monthly payment plan to fund your deferred maintenance account. To find a starting point, consider saving one percent of the sales price per year. Sure, that would depend on the age and condition of your house, right? Let’s say you want a fund of five percent of the selling price as a reserve; once your monthly contribution reaches that balance, your reserve fund is established. When you need to spend some

of it, you replace that amount in your fund. Congratulations, you’ve funded your reserve, Here’s a thought: Maybe you could keep saving, investing for your children’s education, retirement, awesome vacations or unexpected medical expenses. As your lender and friend, I suggest that you focus on ways to reduce your current monthly payment schedule to help fund your new deferred maintenance reserve and other savings. Almost all of us have some student loan balances, vehicle installment loans and/or credit card debt. Restructuring those may really benefit you. Let’s face it, you’ve probably got a much higher income and credit score now than you had when you applied for those loans. Let’s look at restructuring some loans to reduce your payments. The Department of Education portfolio has over 70 different student loan offerings. Many of them have flexible repayment terms that could include loan subsidies and forgiveness clauses. Once you have a loan active within the fed-

eral system, you can move that loan within the system to a program that provides more favorable terms. As you can imagine, navigating the system may require some assistance, but there are firms with consultants available to do just that. There are also many private entities that offer student loan programs. A common thread among private student loan offerings is the requirement to credit and income to qualify for their potentially better rate and term options. If you’re considering refinancing a federal student loan with a private sector loan, remember that once you are out of the federal system, you are in the private sector to stay. Another way to increase your monthly cash available is refinancing your vehicle loan. There should be little to no cost to refinance this type of loan, and many times you can improve your monthly cash available by obtaining a lower interest rate or changing the remaining term. I’ve seen clients who were able to lower their interest rate simply because their credit history had improved since they purchased the vehicle. If you originally chose an incentive or just agreed to dealer provided financing, that may not have been at the most

competitive rate available. Most banks and credit unions offer installment loan refinancing, as well as a few insurance companies and direct lenders that specialize in this type of loan. Credit card debt. Everybody knows about the costs associated with minimum payments on high balance credit cards. Even if you have great credit and the best interest rates available for your charge cards, consolidating those credit card balances into one amortized loan will likely lower your monthly payment obligation and may lower your overall interest cost. In addition, some credit card companies offer a low, one-time interest rate to transfer balances. These programs can be used effectively to reduce balances and pay less interest if you stay committed to the task at hand. There are unsecured personal loans available for those that qualify, as well as personal lines of credit that can be a better option than letting monthly interest accrue on your high interest rate balance. You have credit and you’re making payments; structured wisely, perhaps you can spend the same and accomplish more. RL

ith the elections being a few weeks ago, I hope you took the time to get out and vote! We’ve seen campaign commercials — ugh, signs, bumper stickers, and yard signs of those we support. Although topics of conversation can often get heated with passion for the candidate you feel serves the people best, voting is a right our country is proud to possess. Citizens run the gamut of how they feel about that right. Some are complacent and feel whatever happens will happen and their say won’t change anything; while others charge the cause with the importance of practicing this freedom we have and challenge all to vote. My daughter and I don’t always see eye-toeye on politics, but I am so proud that she is even interested and very zealous about voting. Not all generations are; so just voting can

be the first hurdle. Going to the polls to vote can be challenging enough, but we need to remember, this is special and needs to be exercised as well as protected. Kent Redding, Returning Board Member Redding views a director position at ABoR as an opportunity to volunteer and give back his time and resources to the REALTOR community — one that has “blessed my socks off the past 15 years.” “As a director, one of my personal goals is to actively encourage input from members with an emphasis on making sure all voices are heard.” The collective goal, says Redding, should be to continue building trust and serving the ABoR membership community so that they can serve clients at the highest level.

Job Hammond, 2019-2021 Board Member In his first year as a member of the Board, Hammond’s platform consists of increasing education. “I have personally invested over 2,000 hour worth of training, completing nearly 200 courses and earning 21 real estate designations and certifications.” Hammond also has an eye on the emergence of disruptive technology. He will step up his game in order for this industry to remain relevant and stay in the best position to respond to the changing market.

Shay Millheiser, 2019-2021 Board Member Millheiser’s background in construction, low-income housing advocacy and luxury real estate will bring a unique voice to the table. Some of her goals are to get younger real estate professionals more involved with policy initiatives, volunteering and understanding the decisions that are made for them.

Austin Stowell, 2019-2021 Board Member Stowell has more than 15 years of experience as a broker and working with Austin’s real estate bureaucracy. He has two primary goals for his time as an ABoR board member: “Continue the drive for board transparency and cultivate an environment in which the board and members can take a more active role in land use issues at the municipal level.” To accomplish these platform positions, “I hope to have the collective voice of the local real estate community weigh in regularly on items at City Council that impact affordability in Austin.”

Anne Wheeler, 2019-2021 Board Member “The principles that guide me,” says Wheeler, “are transparency, accountability and responsibility.” Wheeler is committed to creating and providing venues so she can listen to members’ ideas, concerns and hopes — especially regarding governance changes. After 35 years as an Austin REALTOR, a year serving as an ABoR director and a past MLS Advisory Committee member, Wheeler has had the opportunity to work with a team to revise bylaws and now revise governance policies. “I want to continue along that path,” she says. “The synergy of ideas from all of us is far better than any one person’s singular position.”

Ashley Holmes Jackson, 2019-2021 Board Member “My goal is to work with the other directors to continue to move ABoR forward in a positive way — by increasing transparency, member outreach and opportunities for education and volunteerism,” says Holmes Jackson. “I want to make sure that we all continue to be on the forefront of evolving technology and market practices.”

Susan Horton, 2019 Secretary/Treasurer A practicing REALTOR and managing broker, Horton has been in the residential real estate sales, title, mortgage and property management industries since 1990. She is very active in Austin’s professional community as a Legislative Management Team member with ABoR, a TAR TREPAC trustee for four years and a WCR past officer. Additionally, Horton is a three-time Platinum Top 50 REALTOR winner.

Brian Talley, 2018-2020 Board Member A fifth-generation Texan, Talley is the founder of Regent Property Group, a local boutique brokerage. The Austin Business Journal has awarded Talley a Top 25 Residential Real Estate award, and he’s the recipient of the Platinum Top 50 award. In 2019, Talley wants to focus on technology and possibly expanding the MLS. “We will continue to focus on education, advocacy and professionalism. I work hard to keep a 30,000-foot view of the industry and technology innovation that we hear about in the news.” Talley will also consider MLS expansion with an open mind while staying firm in his commitment to protecting ABoR members.

Ryan Rodenbeck, Director, 2018-2020 Rodenbeck is an owner of Spyglass Realty and Investments and was named a top producing agent by Austin Business Journal. “In 2018, we took steps that will allow us to move much faster in 2019,” says Rodenbeck, who is setting his sights on finding new platforms for members interested in more collaboration, communication and cooperation with colleagues and clients. “I’d also like to explore tools and partnerships that further protect our members and allow ABoR to offer benefits that are more innovative than any other REALTOR association.”

Randolph Todd Development, in partnership with Crown Community Development, announced that the second phase of Liberty Parke is complete and open to homebuyers. National homebuilder D.R. Horton has purchased all 165 home sites in Phase 2, joining LGI Homes’ 102 lot position in Phase 1, with each builder offering homes from the mid $200s. “We’re seeing unprecedented growth in this part of Austin and houses are selling quickly,” said Randy Rollo, partner in Randolph Todd Development. “With some of the most affordable housing in the greater Austin area and award-winning schools, the demand for entry-level product in Liberty Hill continues to grow.
