he Parade of Homes is an annual event presented by the Home Builders Association (HBA) of Greater Austin. It’s a much-anticipated annual affair featuring trends in design, interiors, construction and landscaping. The community chosen for this year’s showcase is Travisso, a master-planned community in Leander, one of the fastest growing cities in the country, and a recent

favorite for luxury homebuilders. There are plans in the works for an on-site fire station within the community and with commercial real estate also booming, prospectors believe that Travisso will have a similar city-withina-city environment, similar to Steiner Ranch. This year marks the first time the Parade of Homes will be in Leander. And anyone who has been keeping an eye on the city won’t be surprised. Leander has grown from a sleepy farm town, split by Travis and Williamson counties, to a vibrant city with a relatively low cost of living and an award-winning school system. Leander has also been named a “safest city” in Texas. In 2012, Leander was home to some 30,000 residents – you can say it was a pretty big jump from 283 at the turn of the 20th century. City planners today estimate the population nears 60,000. The median annual household income was $83,550 last year and the median home listing price was $320k. However, over the past two decades, a swell of homes priced more than $1 million has been gaining traction in the city, which is expected to rival areas like Westlake, Bee Cave, Lakeway and Northwest Austin for luxury home living. In 2017, Leander recorded more than 1,600 single-family housing starts (compared to 418 five years prior). And the recession

didn’t seem to have a big impact on the city. Property values have grown and continue to grow year after year. Leander’s appeal also derives from quality of life and economic development projects. For the past six years, consecutively, City Council proposed a property tax deduction. Luxury real estate professionals point out that Leander is very popular with investors and buyers both nationally and internationally. Finally, Leander ranked No. 1 for the “best place to raise a family in Texas.” To understand how Leander has really changed over the past generation, ask some-

one who grew up there in the 80s or 90s. Just a few decades ago, you had to leave town for work, to buy groceries, clothes and other necessities. For a fun night out, you had to drive 30 miles to Austin. Today, Leander is a destination. Travisso, which translates to “the good life” in Italian, is a welcoming master-planned community located on a stunning Hill Country tract only 30 minutes northwest of Austin. I

n July, I along with the leadership of the WCREALTORS, attended the TAR 360 Regional Meeting. Great information was given, but the hot topic of the day was the ever changing real estate landscape regarding all the new “technology brokerages” opening up around the United States. Many attendees were visibly worried about what these companies could do to the traditional structure (accountability, education, agent competence, loyalty to the client, etc.) of our industry. I say to you; there is no need to be afraid of the “technology brokerage.” They come and go just like traditional brokerages. The good thing about tech brokerages is venture capitalists have the funds to design and implement amazing technology that many of us may benefit from on the national, state and local level. For example, I was the designated broker for Zip Realty, a company many people called a "disrupter brokerage." We had a different way of working with clients, we were publicly traded on NASDAQ and our agents were employees. This was a radical difference in the

marketplace at the time, but we developed amazing lead generation, SEO, CRM, paperless document storage, accounting and innovative ideas that many traditional brokerages, like Coldwell Banker (Realology) now benefit from. They acquired Zip Realty’s back end platform called ZAP. As technology continues to permeate every facet of the real estate industry, we will all have to maneuver ourselves so we can better serve our clients. Ryan O’Hara, the CEO of Move Inc., the parent company of REALTOR.com, says the future of real estate is data. “We need to focus on using it to make things better and easier for consumers.” Technology has made personalization, customization and ease of use a requirement for everything in today’s society. These companies (backed by lots of VC money) have found ways to do this and make it profitable. Now, take a deep breath. The traditional face-to-face relationship building real estate is not going away anytime soon. Traditional bro-

Why development moratoriums raise prices, hurt homebuyers

he City of Bastrop recently put a development moratorium in place while staff works to rewrite its building code. Given the recent efforts in Austin, the HBA certainly understands the need to update building codes; however, halting development while doing so will do more harm than good. At a time when demand for housing is far exceeding supply, the HBA and the larger homebuilding community was caught off guard by the Bastrop City Council’s vote to impose a moratorium, especially when the city did not seek the input of professionals who not only have the most at stake, but who could offer the kind of expertise needed to ensure an efficient and speedy process. “As an ongoing stakeholder with the city and county, the HBA was surprised there was no prior outreach to members of the building and development community prior to this decision,” says Emily Blair, CEO of the HBA of Greater Austin. The HBA continues to encourage the city to seek public and stakeholder input on key policy items that will impact Bastrop’s econo-

my and the families looking for an affordable home in the area. The Bastrop development moratorium is unnecessary in order to accomplish the council’s goal of re-examining the code. Many cities have undertaken code rewrites without issuing a moratorium, which would inflate the selling price of housing units once they finally reach the market. A development moratorium limits supply and worsens our housing affordability problems. We hope that the city will hold firm on the 90-day limit; without a managed process, this could easily extend well beyond 90 days. The HBA of Greater Austin is ready and able to provide feedback and assist the city with this important task in order to end the moratorium as soon as possible and help achieve the land development code goals for the community of Bastrop. Protect your trees and your home value!

s REALTORS, you know that trees add value to property. A majestic oak may be worth thousands! With the constant threat of oak wilt, one of the most destructive tree diseases that can kill oaks at epidemic proportions, we need to make our homeowners aware of the dangers. Research and industry knowledge add value to our clients and improves our competency, but we certainly do not want to offer information outside our expertise. I recommend you seek the advice of a qualified arborist like Greg Gundersen of Certified Tree Care who recently shared with me some helpful advice: What recommendations do you have for agents who refer landscape and tree care services to clients? Greg: The most important thing is to make sure whoever is being referred is a professional in their field. If looking for tree care, make sure they are using an ISA certified arborist. What do we need to know about tree care and oak wilt? Greg: If the trees have a lot of broken or dead limbs, make sure to have them painted to ensure

their health. Oak wilt beetles are active between 60-90 degrees so no matter what time of year, pruning is important and all equipment should be sterilized. What preventive measures can be taken? If discovered, what can be done to help save the trees? Greg: Prevention is always less expensive than being reactive. Keeping the trees properly maintained and all wounds painted is crucial. There are ways to protect the live oaks if oak wilt is a threat. After trees are manicured, we recommend injecting the trunk base with a fungicide, which acts as a protective barrier for up to two years. It also helps open the vascular system of the tree to allow water and nutrients to flow more freely to the crown. Make sure you have an ISA certified arborist up-to-date on the most effective and efficient ways to treat the issue. So my advice this September is to take care of your trees, educate your clients and have a happy fall! And since fall is one of the best times to establish trees, you might tell your clients to consider planting some trees. One day they may add thousands to the value of their home! RL
