The region's newest residential hot spots for buyers By Riki Markowitz

n 2015, John Burns Real Estate Consulting published a list of the top 50 masterplanned communities (MPC) in the U.S., and Texas-based properties held 20 of those spots. A majority of the MPCs on the list are from Houston, then Dallas, with Austin trailing with two top-selling properties. According to the report, MPCs accounted for 5 percent of new home sales last year. Based on population alone, Austin may never catch up to our neighbors to the north and east, but it’s not for lack of trying. Anyone who takes a look at neighborhoods surrounding metro Austin, from Dripping Springs to Georgetown, will see MP communities are sprouting up and adding
parcels every year. There’s not just one reason MPCs are popular, but rather, at least three top reasons: amenities, schools and value.
Amenities Around two decades ago, the average MPC offered residents a golf course and maybe an ornamental pond with a fountain in the center. Today’s masterplans are as close to resort-style living as you can get, with some developers going as far as to employ resort-caliber amenity management consultants just to be sure they’re covering all the bases. Santa Rita Ranch, a 3,100-acre community in Liberty Hill, has no fewer than five amenity plans available to residents, from splash parks and pools to trail systems, plus year-round calendar of events for families and those designed for adults. Before the last home goes up, topping out at around 6,500 properties, Santa Rita Ranch will have several sports complexes and a town center with shopping and dining. The MPC’s “staff director of fun” organizes roughly seven
events per month. This past spring, residents were sledding down hills made of real snow and when that melted, they could head over to the two-story tall dual water slides for a dip. One of the most popular amenities in today’s MPCs are the trail systems. Caliterra, located in Dripping Springs, is a 600-acre homestead with no fewer than seven featured perks, including a greenbelt and hike-and-bike trail that winds through the entire community. Eventually, it will become part of the regional trail system. According to Greg Rich, a partner with the community’s developer, Allegiant Realty Partners, focus groups said these were the amenities they wanted most in an MPC within walking distance of their home, along with open space. “Over 250 acres will be undeveloped – almost 50 percent of our land will be used for trails,” says Rich. There’s also a fishing dock, nearly a mile of Onion Creek runs through the property, and an area with treeshaded picnic tables.” Bryson, in Leander’s Hill Country, is a
500-acre MP that is part of Crescent Communities. The area provides a blend of rural, country and modern living. It is located at the meeting point of several in-demand, bedroom communities in Austin, including Georgetown, Cedar Park and Liberty Hill. An on-site community lifestyle director is in charge of organizing family and grown-up concerts, group bike rides, food truck courts, BBQ block parties, and poolside movie night, among many other activities. In direct response to the REALTOR community, Caliterra is also planning to build a large event pavilion that can be used for parties, meetings, and banquets. Rancho Sienna, a 500-acre community in Liberty Hill, carved out 20 percent of its open space for trails and parks. On-site, residents can play horseshoes, romp around on splash pads, fish any one of five catch-and-release ponds, or enjoy a family meal in the outdoor dining room.

Williamson County is the place to be The weather is not the only thing hot in Williamson County right now. We’ve seen such explosive growth in both the real estate and commercial industries. We’re living in a hot bed of growth, and I am so excited that my job is to help folks move here and see why I love calling Williamson County my home! Over the past 18 months, we have seen the population surpass half-a-million residents, and the county is making the necessary changes to help all the new residents move across the county! The city of Round Rock is making a huge change to its business residents. In case you missed the memo, Kalahari Resorts has chosen Round Rock as the location of its fourth family resort and convention center. This new resort is scheduled to open in 2020, and will offer more than 1,000 guest rooms, a convention center, and an indoor/outdoor water park! Keep your eyes open for the construction to begin in the next nine to 12 months, across from the Dell Diamond! In addition to Kalahari, the Downtown area is currently

undergoing some major changes. Take a stroll down the new Main Street and experience the numerous restaurants, bars, and even a candy shop, not to mention an exciting and upbeat night life. When selecting a builder, ask if they have a professional designation
A
s a REALTOR you know selecting the right homebuilder can make or break the experience for your clients. The task of choosing a builder can be daunting. The Home Builders Association (HBA) of Greater Austin alone has more than 750 members (over 350 builder and/or remodeler members)—many of which are small, locally owned builders. To narrow your search, consider choosing builders with professional designations recognized by the National Association of Home Builders (NAHB). Professional designations are an indication that a builder is staying current with his or her education. Having a professional designation means that the builder must pursue several hours of continuing education each year, ensuring that they are up-to-date on the latest standards and practices in the industry. Builders earn designations by taking nationally recognized courses with the HBA and the NAHB in topics ranging anywhere from green building techniques to remodeling to construction management. The training is rigorous, and while having a designation is not required by

law, it’s one indicator that a builder has gone above and beyond to stay at the top of his or her craft. Hot Spots? Oh yeah, Austin Women’s Council of REALTORS is on fire! At WCR, we are all about the membership. Our year is has been, and continues to be, full of exciting speakers, networking events, fundraisers, community service involvement and trainings. We started 2016 with the “Winter White Party” featuring the local Austin band, Suede! An amazing time was had by all dancing the night away all dressed in white! This event certainly created a “buzz!” Our January Business Resource Luncheon featured Darlene Temple “Sparkle Start 2016.” Darlene gave us ideas to help us be successful in 2016. In February, we had our first educational event of the year, “Working with the Affluent Client,” with instructor David Pruitt. Jennifer Lish, community service chair, also cooked up some tasty chili for the TREPAC Chili Cook-off. Our members and future members enjoyed our “First of its Kind Spring Skeet Shoot” in March…..a little mud and rain couldn’t stop us! Our Karaoke Mixer revealed some unknown talents and our Business Resource meeting with Sue Christensen, “Make Your
Expectations Bring Sparkle into Your Life” was a great success. Austin WCR works hard to give back to the community. Our Community Service Chair, Jennifer Lish, organized a food drive for the Hill Country Food Bank in March and supported LLS (Leukemia & Lymphoma Society) with 85 percent of the funds raised during the 10-week period going directly to cancer research. April brought us the 10th Annual TREPAC Cake Auction with Austin WCR raising more than $3,000 for TREPAC. We also hosted the REALTOR MCE Class Legal I at the Microsoft Store at the Domain with Jason Peebles as the instructor. May featured Blingo Bingo and Sandra Dee Robinson was the speaker at our Business Resource Meeting, “Powerful Presence On Camera and Off.” We ended the month with the course, “Negotiating Contracts in a Fast Paced Market.” As you can see Austin WCR is HOT! Caliterra is in the Dripping Springs ISD, with a nationally ranked public high school. “The school is the anchor tenant in our opinion,” says Rich. Bryson, a masterplan that is part of Crescent Communities, is in the Leander ISD, which has five high schools with a graduation rate above 96%. Santa Rita Ranch – the largest MPC in Austin – falls within both Liberty Hill and Georgetown ISDs, so depending on where buyers purchase a home, parents will send their kids to Georgetown or Liberty Hill ISD. But the community’s builders go a step further. “We also set aside 75 acres and four school sites,” says director of marketing, Regina Spurlock. Rancho Sienna, one of the newest masterplans by Newland Communities, a top-selling national developer, worked with the Liberty Hill ISD to build a new $29 million elementary school. It’s slated to start accepting 600 students in 2017. “This is huge news because many residents will now be able to walk to the community school,” says Vaike O’Grady, marketing director for Newland Communities.

Responsible water and environmental behavior helps to preserve the health and beauty of the community and also benefits neighboring areas. There’s just one more reason that MPCs are so popular. more single-family homes were sold in Travis County than Williamson County in May 2016. Williamson County home sales surged 19.5 percent year-over-year in May to 1,028 single-family home sales. Single-family home sales also increased by double-digit margins across the Central Texas region, rising 13.2 percent annually to 4,297 home sales in May 2016. In the five-county MSA, single-family home sales rose 9.9 percent year-over-year to 2,909 home sales during the same time frame. “Austin-Round Rock area unemployment recently hit a 16-year low, largely thanks to Austin’s booming tech sector,” said Eldon Rude, principal at 360 Real Estate Analytics. "Tech companies such as Apple Computer continue to fuel employment growth in Northwest Austin and in turn, are driving home sales growth in southeast Williamson County where homes are less expensive and new home development continues to be strong.” High home prices and critically low inventory levels continued to stifle home sales within the City of Austin, as more homebuyers look outside of Austin’s city limits for affordably priced housing. In May 2016, Austin single-family home sales remained statistically unchanged at 884 home sales. Home prices throughout the Central Texas region continued to increase in May 2016, but at a slower pace. In the five-county MSA, median price rose 4.8 percent year-over-year to $288,085. In Williamson County, median price rose 5.2 percent annually to $261,822. The median price within Austin’s city limits
was $355,000 in May 2016, a 1.6 percent increase from the year prior. Monthly housing inventory within the Austin-Round Rock MSA was 2.4 months in May 2016, statistically unchanged from the year prior. Housing inventory within the City of Austin rose 0.2 months year-over-year to 1.9 months of inventory, while inventory within Williamson County fell 0.3 months annually to 1.9 months during the same time frame. Housing inventory levels lower than two months are considered an extremely tight market by the Real Estate Center at Texas A&M University, which cites an inventory level of 6.5 months as a market in which the supply and demand for homes is balanced. In the Austin-Round Rock MSA, pending sales jumped 21.1 percent to 3,297 pending sales in May 2016. Double-digit gains in pending sales were also evident across the 18-county Central Texas region, within the City of Austin and in Travis and Williamson counties. “Strong gains in both pending sales and active listings both in Austin and regionally indicate a strong summer selling season could be ahead,” concluded Farmer. “A Central Texas REALTOR can provide in-depth market expertise to help homebuyers and sellers navigate competitive housing market conditions.” For additional housing market statistics and infographics for the Austin-Round Rock MSA; Central Texas; Hays, Travis and Williamson counties; and the City of Austin, please visit ABoR.com/StatsMay16. Builders for 2017 Spring Parade of Homes revealed
The builders for the Home Builders Association (HBA) of Greater Austin's 2017 Parade of Homes were revealed at a press conference and exclusive reception for key Realtors and stakeholders at the Hotel Grand Duca. The 2017 Parade of Homes will take place at The Peninsula at Rough Hollow, an exclusive gated Single-family home sales jumped in Williamson County and across the Austin-Round Rock Metropolitan Statistical Area (MSA) in May 2016, according to the May 2016 Central Texas Housing Market Report released today by the Austin Board of REALTORS. “Housing demand continues to be at an all-time high in the Central Texas region, with properties priced under $500,000 selling rap-
idly,” said Aaron Farmer, 2016 President of the Austin Board of REALTORS. “Williamson County homes are among the most popular in the region due to the county’s highly-rated school districts, access to major thoroughfares and proximity to major employment hubs in Austin.” Williamson County’s population is less than half that of Travis County, yet only 424
community that is situated along the shores of Lake Travis. Each home will enjoy 150 degree lake views. The builders for this highly anticipated event include Jenkins Design-Build, Arbogast Custom Homes, Lake Travis Builders, Triton Austin Custom Homes and Laurel Haven Homes. RL
