But long before clients even get interested enough to check out award-winning stats or other accolades, many have made up their minds based solely on first impressions. “In this challenging market you must understand that people sell to people,” says Stacey Hanke, president of 1st Impression Consulting, Inc. based in Chicago with clients ranging from Coca Cola to the U.S. Army. “Perceptions are reality.” That means it matters how industry professionals present themselves through photos, punctuality, dress, what car they drive, how they talk, how they

To Fight or Not to Fight Your Property Tax Appraisal, that is the Question by Naomi Bludworth

W

ith all the recent news about how dismal the real estate market is performing, most of us wonder, why the heck did the appraisal district raise my value so much, most of the time in the doubledigit percentage point range? And yes, it’s tempting to fight it tooth and nail. So how do you know if it’s worth the time and effort to protest your tax appraisal? Unfortunately, it’s not a simple process. But, after taking a class hosted by the Austin Board of REALTORS called “How to Fight the Texas Tax Appraisal System and Win” taught by Gordon Gorychka, I felt much more at ease knowing the details of which can make or break my effort to fight the system.

It was comforting to know that Gorychka spent four years on the Travis County Appraisal District Board. During the class, Gorychka went into extensive detail on which factors of valuation matter. For example, I was certain the overall quality of a home compared to a neighbor’s would surely result in a substantial difference in valuation…NOT. I quickly found out from Gorychka that only major defects such as a foundation crack would matter. But comps do indeed make a difference, just not in the way that I thought. Comparable square footage, including extras (i.e. garage, covered porch areas, etc.), lot price valuation, number of stories, etc. do count. Besides gathering comparable details between homes within your neighborhood, presentation is everything according to

Gorychka. A well prepared presentation with objective details will impress the district and more likely result in a positive outcome. After all, district appraisal employees are trained to believe they are right, so you better come well prepared to illustrate why they are not — according to their rules, not yours!

Subscribers Explore Cross-Browser Compatible MLS System, Fusion The contract with current ABoR Multiple Listing Service (MLS) vendor, CoreLogic

MarketLinx, is set to expire in 2012. To ensure that ABoR meets the needs of our members, the ACTRIS Advisory Committee is reviewing alternative MLS systems. To begin this challenging process, Clareity Consulting conducted a survey of ABoR’s current MLS subscribers. Although almost 60 percent of respondents rated the current system “Excellent” or “Good,” speed and intuitiveness were cited as areas needing significant improvement. Fusion, the next generation MLS product from CoreLogic MarketLinx, was reviewed by more than 100 ABoR members who volunteered to participate in the Fusion Task Force. Fusion is a cross-browser and crossplatform compatible system that employs a new user interface including enhanced mapping, multitasking folders and improved CMA module. In a recent survey of the Task Force members, 83 percent of respondents believed that Fusion would benefit members, and 85 percent of respondents believe “Fusion should be a contender” among other MLS

systems being considered. Fusion is still in the development phase, however, all ACTRIS subscribers are encouraged to try the system. “First Look”: What Your Appearance and Behavior Say About You

M

ost people know you have about 10 seconds to make a first impression. Let’s face it, everyone stereotypes on first impression, even if we are reluctant to admit that, we do it. We need to ensure that we create a positive mental image of our company, peers, public and clients. This image of us often lasts and can affect the relationship that follows. “Making a good first impression is priceless,” says communication coach Carmine Gallo, who writes a weekly column for BusinessWeek Online. Here are seven steps that Mr. Gallo says will ensure you are remembered positively: • Respond within 24 hours. Answering an e-mail or phone call within 24 hours shows you care. • Greet people with enthusiasm, in person or on the phone. Sounding too busy to talk is a turn off. • Make eye contact. People feel like you value them when you give them your fullest attention.

• Leave smart, short voice messages. Repeat your phone number, and don’t leave long rambling messages on voicemail. The listener may never get to the end. • Respect your contacts. If someone gives you a business card, it’s an invitation to open a dialog, not permission to bombard him with sales material. • Keep e-mail concise. Use a short subject line and keep correspondence to two or three short paragraphs. • Small things count. A handwritten note or other personal message that isn’t focused on sales makes the recipient feel valued as a person. A few of my own thoughts: • Never use inappropriate language, this turns most people off in a business setting. • Always act in a professional and polite manner. Remember how you act says everything about you and that is what people remember. • Have a proper handshake. Whenever you’re in a business environment, one’s first

www.myRealtyLine.com impression of you should be that you’re a slick professional. A well-executed handshake can do that for you twofold: it can get things off to a great start and seal the deal at the end. • Be on time. When meeting someone (for the first time, no less), arriving on time is as important as breathing. So if their first impression of you is an empty chair, you’re in serious trouble. • Be well-groomed. It shows you cared enough about the situation to put your best foot forward. Presenting yourself in a clean and dignified manner speaks volumes for your professional behavior and the way you carry yourself overall. • Introduce yourself and ask for names. In addition to all your handshaking, make sure you properly introduce yourself when approaching contacts. As a courteous gesture, ask for their name. Writing the name down if you can, repeating it, and using it later in conversation are all personal touches that increase the chances of their remembering your name in the future.

• Look at their business cards. Moreover, if someone hands you a business card, don’t just glance at it haphazardly and put it away. Look at it and make a positive comment, then place it in a business card holder. • Do your Research. A great way to impress those around you is by doing your homework before scheduling an interview or approaching someone. In addition to establishing a personal connection, they’ll be impressed that you took the time to familiarize yourself with their situation or organization. • Be confident. Practice talking about yourself, your achievements and developing some self-confidence. Until then “fake it until you make it”. Act confident. Throw your shoulders back and hold your head up high, put on your best smile and be interested in the people around you. The bottom line is your first encounter with someone is one of the most crucial moments in your life and career. Always be aware of how you’re presenting yourself, even when you think no one’s watching. RL

Especially now that it is getting warmer, it may be tempting to dress down, but going too casual can send the wrong message. Tex Meazell of Keller Williams Austin says his idea of Austin casual is “nice jeans and a nice shirt but not always tucked in. It is understated and still professional. I think a coat and tie here is impractical.” Professionals should always dress appropriately for the occasion. For example, is the meeting taking place during the day at the client’s home or at an upscale restaurant for an evening dinner and cocktails? “Business casual” is generally a safe bet for a typical first encounter with a new client if meeting during the day. According to an employment counseling office of an American university, as stated in Wikipedia, business casual dress is a middle ground between business formal wear and casual wear. For women, acceptable business casual attire is defined by Wikipedia as a reasonable length skirt (not mini-skirt) or full-length pants of a non-jeans material combined with a top (such as a dress shirt or polo). An informal dress with appropriate skirt length is also acceptable. For men, a combination of collared shirt, cotton pants (such as khakis or blue, green, brown, or black pants) with a belt, and modest shoes (such as loafers) with socks is acceptable. If meeting a client for the first time at an evening event, a more formal type of dress is generally appropriate. Of course being in Austin does dictate some choices. Men can opt for a casual suit, or well-pressed pants and a crisp button-down shirt and tie, while women should choose a knee-length dress or trousers with a silky, free-flowing blouse. Combine the outfit with seasonably appropriate high heels, dressy sandals or flats, but keep the flashiness to a minimum.

Drive for Success A REALTOR’s car has to be comfortable, clean and reliable for them and their clients. But do REALTORS who drive a luxury car get more respect than if they drove a “nontrophy” car? The simple answer is it depends. If working with a client looking to buy or sell a million dollar home, they are more than likely to relate more with someone whom they feel can understand their needs. Driving a luxury car is more likely to convey this image. But, all-in-all, don’t worry too much if your car is not up to that price range. Seller Diana Stolle says a “fairly nice” vehicle is acceptable – as long as it has good air conditioning of course. “It does not have to be the latest and greatest, but it should be nice and well kept.”

Exude Self-Confidence What if a REALTOR does everything else right, but displays a low level of confidence? Research indicates that confidence level has is a powerful symbol that affects job success. Even the first impression of a handshake can change the course of a relationship. Communication experts say they can tell when someone is

conceited, afraid, nervous, weak or strong just based on their handshake. So don’t come across as wimpy or aggressive. Michigan broker Bob Deal put it best when he said, “We constantly are reminded we are dealing with the biggest asset most people have, so we need to ask ourselves – do we display the image level of confidence and trust that we want and our clients expect?” But there are always those who break the norm. Some drive expensive cars but aren’t on the top producers list, while a $56 million producer never wears anything but shorts, T-shirts and sandals. So just like any advice, sift through it and embrace what works for you and head into the summer heat with confidence… and sandals if you dare. RL

At “First Look,” Do You Make a Good Impression?

teeth at lunch? A car is for transportation and people don’t mind if it isn’t that clean, right? Besides, my car is my office. The younger generation doesn’t really care about prepared materials, they just want someone who will text, tweet and Facebook. So, what’s the fuss about appearances? It’s going back to seeing a really cool exotic performance sports car. The expectations are set high. Clients have lots of buddies telling them what to do or not do. Clients need a professional who will set the bar high to invoke confidence in the client’s mind and give them the high performance they are expecting. If we show up to take a client around in a car that is dirty, it gives the client the impression that we don’t seem to care about our own personal property, so why would we care about a property they are about to purchase? If we are so casual that we show up in flip-flops and shorts, are we professionals? Professionals are people who have a specialized skill and look the part. Why not REALTORS? Should female REALTORS in our profession wear mini-skirts, skin-tight tops and stilettos? If you do Farm and Ranch doesn’t it makes sense to wear jeans and boots? This is all about common sense. We just need to use it. So the next time you go to meet a client, ask yourself, “At first look, do I make a good first impression?” Think about it. RL

Sellers Must Now Provide City of Austin Energy Audit Results During Option Period

T

he Austin City Code includes the Energy Conservation Audit and Disclosure Ordinance (ECAD). The purpose of this ECAD ordinance is to provide a system by which residences and other buildings in the City of Austin are periodically inspected and audited for energy conservation. Comments here are limited to single-family residences. Most houses older than 10 years are required to be audited. However, be aware that there are exceptions to the requirements of the ordinance so it may be that your house, or your client’s house, does not require an audit. The Austin Energy website includes a question and answer section that will allow owners and REALTORS to determine if a particular house is to be audited. Basically, ECAD provides that, as indicated, houses that are less than 10 years old are not required to secure an audit. The thought is that these homes are “up to date.” Owners of older houses, with some exceptions, must secure an audit at the point of sale. The audit, which by the way, is estimated to take an

hour for each 1,000 feet of area, includes the following: a. measurement of the amount of insulation in the attic b. tests of the HVAC duct work for leaks and adequacy c. weather stripping around doors, roof penetrations and attic entries d. quality and attributes, like SEER ratings, of the HVAC equipment e. amount of glass in the windows that receive more than one hour of direct sunlight The auditor may recommend upgrades and additions such as new HVAC systems, solar screens, additional insulation, etc. These recommendations are intended to make the property more energy efficient by City of Austin standards. While auditors set their own prices, it is estimated by Austin Energy that the cost is between $200 and $300 for a 1,800 square foot house. The ECAD, as originally passed, required that the seller provide the buyer with a copy

www.myRealtyLine.com of the audit at least three days prior to closing. While it might be possible for the buyer to negotiate costs of audit compliance, at this point in the transaction buyers have no contractual right to negotiate further repairs and modifications as reflected on the energy audit. Consequentially, while audits were being conducted and the reports provided to buyers as required, the suggested efficiency upgrades were not completed. However, this is likely to change. A recent amendment to the ECAD dictates that the seller is required to provide

the buyer with the audit at least three days before the expiration of the option or inspection period as such period is defined in the TREC contract. At this point the buyer has the right to negotiate repairs and upgrades and who pays for the costs. Certainly, buyers will want more of the audit recommendations completed and more will therefore be done. The audit becomes a matter of marketability. It is not likely the City of Austin could have required owners and/or buyers make and pay for upgrades. But it seems that this new timing may accomplish almost the same result. RL

Real Estate News & Notes Teravista wins 2011 Community of the Year Award from the Home Builders Association of Greater Austin Teravista, a 1,550-acre master-planned community north of Austin in Round Rock, won a 2011 MAX Award for “Best Overall Community for a Developer” from the Home Builders Association of Greater Austin. Teravista, one of two Austin area developments by Newland Communities, won in the category for communities with over 300 homes. A panel of real estate industry professionals from outside of Austin judged the MAX Awards, selecting winners based on criteria including the land plan, concept, landscaping and marketing. Teravista’s winning entry, which covered achievements in calendar year 2010, noted its steady performance even as the real estate market stumbled, ranking in the top three best-selling communities in Austin since 2008. In 2010, Teravista expanded its new home offering to include entry-level prices from the $150,000s, along with a wide array of move-up homes to the $400,000s. The entry also described how Teravista transformed a historic 150-year-old house next to the Teravista Golf Club into The Ranch House at Teravista, a community amenity and special event venue. REALTOR Releases a Personal Safety Application for iPhone On May 17, Austin Texas real estate agent Michelle Jones released REAL ALERT, a personal safety application designed for real estate agents. The app was developed to increase personal safety awareness and provide quick access to emergency services. The National Association of Realtors reports an increase in crimes against real estate agents in recent years. These crimes, ranging from minor thefts and assaults to rapes and even murder, occur throughout the country. Local media coverage of one of these violent attacks prompted Michelle to develop the app. “I’ve heard about attacks against agents for years, but seeing the local coverage of the violent attack of a San Antonio agent really scared me. I didn’t want to be the next victim.” says Michelle. The Michigan REALTOR magazine advised that “The first step in preventing any crime is the knowledge that it can happen to you.” From one screen, REAL ALERT allows you to save precious moments with Quick tap “Call 911” and a Quick tap “alarm” to ward off potential attackers. It allows you to speed dial your emergency contact with Quick tap “alert a friend”.

ABoR Foundation Distributes College Scholarships to Deserving High School Seniors The Austin Board of REALTORS Foundation is excited to announce the recipients of this year’s scholarships. The ABoR Foundation received over 250 applications from qualified individuals. After reviewing these applications, the Foundation selected 16 recipients for the 2011 Scholarship funds. These students have displayed excellence both in academics and in their involvement within their local communities. For the first time, the ABoR Foundation awarded a two-year $4,000 Treaty Oak American Business Women Scholarship to Seihak Long of Travis High School. A new $1,000 Sophomore Second Year Foundation Scholarship was also awarded to Jessica Stamper of Texas State University. Stamper is a previous 2010 freshman recipient. “Higher education is extremely important to the members of the Austin Board of REALTORS. We are proud to support these amazing and dedicated students who make Central Texas a vibrant community.
