arketing to women has evolved since the 1950s, when advertisements told females that they could find happiness in a vacuum cleaner, matching kitchen appliances and a ketchup bottle that even they could open. While women represented the primary consumer and decision makers for the home, advertising agencies and companies chose these stereotypical, conventional methods that despite their sexist tone, won women’s attention and dollars. Fast forward 60 years and women remain

important decision makers, especially in real estate. As women accepted more roles outside of the home, the sexes' buying behaviors have become more alike, making it harder to create women-targeted marketing techniques. However, there are some market standouts, including single and divorced women, the ‘mommy market’ and empty nesters.

Single and Divorced Women According to the 2011 State of the Nation’s Housing Report from the Joint Center for Housing Studies of Harvard University, more than one in five homebuyers is a single woman. Twice as many unmarried women are purchasing homes, compared to single men. Single women comprise more than one-third of real-estate ownership growth since 1994, especially since more men than women lost jobs by a ratio of three to one. Women are marrying later, pursuing higher degrees and continuing to close the salary gap, with never-married women now earning 94 percent of what their single male counterparts do. Fewer women are waiting for a husband to build a nest egg—they’re not waiting to nest, either.

I

n Freeman v. Quicken Loans, Inc., the U.S. Supreme Court ruled that charging consumers a flat fee in addition to a percentage-based commission does not violate Section 8(b) of RESPA if the fee is not split and paid to a third party. Previously, plaintiffs in other cases argued that paying a fully disclosed administrative brokerage commission was in violation of Section 8(b) because it was not sufficiently associated with a specific service performed by the broker.

What is your online narrative?

T

here are dozens of social media classes being offered all over our area ranging from Facebook to LinkedIn to blogging and beyond. All of these classes are helping agents become comfortable on the social media superhighway while improving networking skills and growing a database. However, have you ever thought about creating a marketing plan to manage your “online narrative” or are you just shooting straight from the hip? We can all agree that social media is here to stay. If Facebook were a nation, its population would be the fourth largest on earth. Billions of hits per day take place on YouTube and videos constantly go viral— especially the good ones. We are told that we must advertise our businesses and our listings on every social media outlet possible to gain maximum exposure. We spend hours on Facebook and Twitter trying to communicate a message to our friends and followers. We blog about random things on random days with no real purpose and pay little to no

attention as to the overall story we are trying to tell. Are you truly thinking about the big picture and the overall narrative about YOU that you are crafting? At WCAoR, we teach a Facebook class for beginners and intermediates. In each session, I am routinely asked, “But how will all of this “commenting” and “liking” actually make money?” I answer, “It won’t. But what you do with the information you see on Facebook and how you manage your online reputation will make you money.” It is important to read the activity on social media outlets just as much, if not more than, how much you write. Paying close attention to what is being posted by friends can give you a clue that they are thinking of buying or selling a home, or that they have a friend from out of state that just got a new job in Austin (followed by hundreds of “likes”) and that they are moving soon. What an opportunity to reach out to them. Think of Facebook as a new farming area that—if used correctly—can reap wonderful rewards and become a virtual database. There

Mastering the use of all of them is impossible, but carefully selecting a few of them to use and develop a strategy for managing their use is possible and beneficial. The key is being aware of opportunities. Fortunately, WCAoR is hosting its annual Tech Tune-Up event on Friday, July 13 at the Austin Community College Campus on Cypress Creek Road in Cedar Park. This year’s focus will be about your online narrative and the circle of technology that brings this together with the personal, client/ agent relationship at the center. We will discuss Internet leads and offer techniques as to what to do once you have one. We will also discuss mobile productivity, including hardware and software opportunities, geared toward real estate as well as the top apps for our business. We will have a presentation on managing your virtual marketing and

ensuring that it stays legal, ethical, and accurate. We will discuss the concept of your virtual résumé and take a close look at how your online presence may be hurting you, rather than helping you. The management of your online reputation is everything in our modern Internet. At the heart of every real estate transaction are people. From buyers or sellers to agents to professional service partners, it’s all about people. Social media is a way to connect, but it can never replace the people and their relationships. How you craft your online narrative will dictate your success in using social media in your business. HBA beats the drum of success for recent Tour of Homes Last month, the HBA of Greater Austin and thousands of central Texans joined together for the “ultimate open house,” HBA’s inaugural Tour of Homes. From May 11-13, 10 communities and over 70 homes opened their doors to show attendees the best of what’s available in our region for homebuyers and those looking to remodel or redesign their homes. Thousands of Central Texans purchased wristbands online or at one of the key communities—Belterra, Caballo Ranch, Crystal Falls, Falcon Pointe, Highpointe, Rim Rock, Rough Hollow, Teravista, The Reserve at Lake Travis and West Cypress Hills. Each community offered attendees a chance to visit a wide range of houses and to experience life in their neighborhoods. The communities especially did a great job organizing special activities for the weekend. Mother’s Day was incorporated into the event and actually helped draw in participants. “We were pleased to see how many participants chose to spend their Mother’s Day weekend at the Tour of Homes,” says HBA Executive Vice President Harry Savio. “On Sunday, especially, we heard many people say they came straight from brunch, not only to enjoy the homes but also to enjoy more time with their family. The Tour gave them a chance to spend time together in a unique setting.” RL

or decades, homeownership has been the American dream. Immigrants came to the U.S. to better their lives. They came to obtain jobs, work hard and to achieve the ultimate—to own a home. There were “mortgage burning” ceremonies when their mortgage was paid off and they owned their homes free and clear. Unfortunately, during the past few years the media has focused on those who lost their homes. The news covered those who had been foreclosed on, who had lost their American dream. On May 17, the American dream became the center of positive news. The NAR rally, in support of home ownership, showed how crucial home ownership is. More than 10,000 REALTORS converged at the Washington Monument in Washington, D.C. in support of home ownership. I have been to the mid-year meetings there for many years and have never seen anything like this. I found out this is the first time ever that NAR organized such a rally. It is amazing how inspirational the rally was as 10,000 agents held signs and placards, cheering for home ownership. We

were divided into regions and Region 10, Texas and Louisiana, had the most agents. Sometimes, as agents and brokers, we take home ownership for granted. We help people buy and sell houses every day. It is the normal course of business. We occasionally forget that we are selling what people dream of achieving. We are selling what some people save many years to purchase. As agents, we have a fiduciary obligation to represent our clients. I feel we have an obligation to help, not only those who can easily afford a home, we also have an obligation to help those who can barely afford a home. We must take the time to help those who need those special programs in order to buy a piece of the American dream. USDA loans are just one example of these programs. At one time during the rally, I noticed the lost and found area. It had a large banner above it with the words “American Dream Lost and Found.” At first I was silly about it. Then it became important and extremely real. Never have I been so proud to be a REALTOR as I was at the rally. RL

any real estate brokers are no longer allowing their agents to manage residential real estate. It’s just too litigious. Yet, these brokers and their agents want to retain their investors for future business. The answer to this conundrum is simple. Find a friendly, professional residential property management company. One who understands the benefits of a symbiotic relationship. First though, a broker needs to qualify the property manager. There are a couple of ways to do this. First, talk to your peers. Generally getting a reference from a broker who is already using a successful, trustworthy manager is preferable. Second, find a management company through a professional trade organization. Lastly, browse the Internet. But, do not depend on YELP or other such websites, as generally those who complain about management companies are tenants not owners. And, generally most of those complaints are about the retention of security deposits. Managers have a fiduciary responsibility to their owners. Legally retaining security deposits is a large part of that responsibility.

Remember, the broker is getting ready to refer their investor. As such, the broker's reputation is on the line. So, it is a good idea to pre-qualify the management company. The following is a list of 10 questions to ask. How long have you been in business? Property management is not an easy industry. Although the length of time in the industry might not indicate knowledge or professionalism, it could be considered better to hire someone with some longevity and experience rather than a rookie. To what trade organizations are you a member? This gives the investor a very good idea as to the professionalism of the management company. By being a member, the management company shows a dedication to property management education and, must adhere to a code of ethics. How many properties do you manage? Property management is a full time business. If a manager tells you he manages between 10 to 20 properties, the manager is probably supplementing his income and therefore might

www.myRealtyLine.com not provide the full-time professionalism needed to satisfy your investor. On the other hand, if a manager is managing say 75 properties or more they could generally be providing adequate service. How many employees do you have? A professional company who can provide good service will have one employee for about every 75 to 100 properties. What is your average rent? The higher the rent, the better the property and generally the more sophisticated the tenant and their ability to not only pay rent on time but also care for the property. In March 2012, The Austin Board of REALTORS has indicated that $1,300 per month is the average rent. How do you qualify tenants? A professional management company will, by law, have a list of qualifications that they can send. These qualifications are generally company policy and not anything set out by law. The quality of the tenant is dependent upon the degree of background check the management company performs. How many evictions did you do last year? This might be an unfair question due to the economy yet; one could judge first, how a property management company qualifies their tenants and also the quality of the tenants. Do you qualify your vendors and do they have insurance? A professional property management company should use vendors that have liability insurance and workman’s compensation. Each company is different but $300,000 is a minimum of coverage. $1,000,000 is probably a better amount of coverage. What kind of reports do you send my investors and when do they get their checks? Some companies send their investors detailed reports and their owners payments

at the end of the month. This allows the management company to pay their vendors during the month. By doing so, vendors tend to give better service which keeps a property in better condition. Other companies pay as soon as the 10th of the month. This method allows owners to be paid quickly and not be a month in arrears but they pay their vendors 30 days after the receipt of an invoice. Other companies are online and allow investors to visit their monthly statements anytime during the month and pay either on the 10th or the end of the month. What are your fees? Your investor’s bottom line is very important, however, an investor “gets what he pays for!” Some companies have minimal fees and suffice-to-say their services could also be minimal. Management fees could be a fixed amount every month. Percentage fees could range from as little as 4 percent per month to as much as 10 percent per month of the collected rent depending upon the amount of rent received and the difficulty of the management. Leasing/locator fees could range from as little as 40 percent of the first month’s rent to as much as 100 percent of one month’s rent. There are far more questions a broker or an investor can ask a management company. These are just a few that can give one a reasonable idea as to the quality of the management company. Each management company is a little different, however, we all must adhere to the code of ethics as set out by the National Association of REALTORS, the Texas Association of REALTORS and in Austin, the Austin Board of REALTORS. The bottom line is the investor or Broker must have a level of confidence and trust of the property manager, as the relationship will be long term. RL

What women want: a home without the hassle

ccording to the National Association of REALTORS, single women made up 14 percent of homebuyers in 1995 and today the number has grown to 20 percent for single female home purchasers versus 10 percent for single men. I’m happy to report that I was part of the 14 percent in 1995 when I purchased a home as a single female in my early 20’s, but it most certainly wasn’t the easiest process. According to NAR statistics, women make up to 80 percent of the final decision to purchase a home, however that figure mostly refers to married women. I was quite an anomaly when I purchased my home in 1995 and was met with quizzical glances by REALTORS, the home sellers and neighbors alike. As a matter of fact, after offering full price with proof of a 20 percent down payment and loan approval, the sellers still asked me to pay an additional $10,000 in earnest money to ensure I was, “a serious buyer.” It’s pretty hard to imagine such a scenario over a decade later, but luckily the

power of the female purchaser, both single and married, has been acknowledged and they are proving to be a force behind the recovering housing market. The building and real estate industry have taken notice of what women are wanting in housing and lifestyle choices as their incomes have been steadily increasing since the recession. According to Wendy Papasan who is a landlord, wife, mother and REALTOR at Keller Williams Realty, many of her female clients are busy moms who are interested in maintaining a quality life by choosing a home with specific amenities such as nice master suites, baths and storage space within a great location near quality schools. Proximity to their jobs is a must according to Papasan. Busy parents would prefer to avoid spending an hour in traffic, when they could be spending that time with their children. “Today’s female clients are business minded, strong willed and educated,” notes local REALTOR Doreen Zelma of Sky Realty.

www.myRealtyLine.com Most of her clients have, “been in long-term relationships when they are purchasing, but have all been overall independent thinkers.” Zelma adds that while men definitely have much say in the home purchasing process, her female buyers ultimately have “veto” power because they are more conscious of lifestyle, quality and functionality in the home. Since women and couples alike are leading very active and busy lives, it is imperative that their REALTOR does much of the preliminary homework for them by previewing houses, introducing them to lenders and handling the details through closing. Technology savvy female buyers also greatly appreciate tools geared to save time, “I’ve had clients sign paperwork from their iPad while on vacation,” says Papasan. Utilizing current technology is imperative for REALTORS these days as more women from Generation Y to Boomers are utilizing the internet and social media to influence

their purchasing decisions and 92 percent of women will forward useful information they find on the internet to their large network of friends and family. Creating a blog or Facebook page with valuable information about the home buying and selling process and referrals to trust worthy vendors such as builders, lenders and home repair companies can be an invaluable tool for REALTORS seeking to gain more business from women. And don’t listen to the antiquated idea that women are indecisive. As a matter of fact according to a Coldwell Banker survey, women actually made the home buying decision much more quickly than men as they knew more instinctively when a home was a right fit for them, whereas the men chose to take a step back and evaluate the purchase, often times requesting to see it two or three times before making an offer. In today’s competitive Austin market, that may indeed be a good thing for women homebuyers. RL

“I treat women as powerful decision makers, and avoid saying things like, ‘If momma ain't happy, nobody's happy,’ and other similar condescending statements,” says Menard. This demographic is a loyal group who relies on its peers’ brand recommendations. While it’s impossible to collectively specify their buying habits, there are a few parts of a house that often attracts their attention. “I believe there are many parallels in what features are important to both men and women as consumers, but they would likely rank their priorities differently,” says Menard. “The kitchen and master bath are generally very important to women and private study, nice garage and covered patio seem to be more important to men. Of course, that is not to suggest that men more often use a home office or women don't value outdoor living areas.” Mothers are often concerned about schools and whether there will be playmates for their child living in the neighborhood. Kitchen area, utilities room size and location, play areas, safety issues like stairs and busy streets are also often expressed as important considerations. “I've been married, divorced and now I have a whole new family,” says Tammy Chance of Tiffany’s Properties and member of the Women’s Council of REALTORS. “I can relate to the single, divorced and married female client. I use my family photos for advertising purposes because it personalizes my business and shows the real me instead of a generic staged family. This also attracts clients with a similar background.”

The Baby Boomer generation far outnumbers its immediate elders. According to the 2011 State of the Nation’s Housing Report, the number of households with heads between the ages of 55 and 74 is set to increase by 10.2 million from 2010 to 2020. Women continue to outnumber men at older ages. This type of client has likely bought and sold several homes, and doesn’t require the support that newbies require. This could be their final home purchase; lifestyle and convenience to facilities and activities related to retirement will be important. While many Boomers still subscribe to the belief that ‘bigger is better’ and are attracted to custom luxury homes, others are in downsizing mode and are drawn to small condominiums that require less upkeep. When using websites, make your privacy policy clear and write relevant content using enlarged font and photos. This generation views the Internet as a learning tool and not as a pastime. Strategic marketers should make their landing pages accessible, and provide answers to their questions in the first few clicks. While some REALTORS recommend hosting women-centric events, Menard prefers to stick with marketing the property itself.

“I have hosted a few wine and cheese open house events that tend to market more heavily to women, but not a big advocate of events that feature something other than the home,” he says. “I think that is a good way to sell jewelry or cooking classes, but not necessarily an effective way to market homes. I would rather place my listing on a property tour and showcase it to 10 productive agents than have people with passive interest in the home there for a jewelry show. “ No matter the demographic, forming authentic REALTOR and client relationships is often one of the most effective marketing tactics. Showing a genuine interest for the client’s well being and using effective communication creates a trusting atmosphere where women can gather information required during the decisionmaking process. A word-of-mouth campaign holds a strong credibility within a woman’s circle that could last long after the property is sold. RL
