Social media can be targeted to a specific demographic, with updates that keep interested homebuyers coming back for more. According to Nicole Boynton, Gracy Title MCE trainer and social media manager, (also known as the ‘Go-To-Geek’) social media is constantly evolving. She has been interested in the various platforms for the past six years and

How It Works Facebook offers business pages (www.Facebook/pages) that allow business owners to keep their personal lives separate. “One of the biggest mistakes agents make is using their personal Facebook page to market their real estate business,” says Boynton. “This is against Facebook’s Terms of Use and can get you banned from the site.” Ask questions—Facebook is a great venue for engaging with customers. “Treat social media like a cocktail party, and make it a two-way conversation. Talk about topical subjects and don’t make it all about you,” says Boynton. “Discuss things you care about, such as dogs, kids, and charities because people will connect with you on common interests. Of course, steer away from politics and religion.” Include photos and video—make your wall entertaining and informative by showing your story rather than telling it. In our short attention

According to eMarketer, the most popular social media site will hit 1.5 billion users by the end of 2013. Currently, the networking goliath has 163,071,460 users (67 percent) in the United States with the highest number of users between 25-34 years old. The average amount of time spent on Facebook is 12 minutes. “I am a Facebook addict,” says Boynton. “With over one billion users, you just can’t ignore that number when you are in a sales business like real estate. Recent stats showed that 50 percent of Facebook’s users log in each day!” Boynton manages the Gracy Title Facebook and Twitter pages, and uses them to share useful information about real estate, events and articles. “I keep a close eye on our analytics to be sure we are offering content that our fans enjoy,” she says. “One of the best tools available on Facebook is the Facebook Insights tool. You can determine what your readers like and are

Switch to Matrix now, save hassle later

ith Matrix training in full swing and the scheduled move of the add/edit function from MLXchange and Fusion exclusively to Matrix in mid-April, now is the best time to begin using the new MLS system. Those who adopt Matrix now will be prepared to work more efficiently on-the-go during the busy summer season. If you login to Matrix today for the first time you will see that your saved searches and clients’ contact information have been imported on your behalf from MLXchange and Fusion over to Matrix. After mid-April any changes you make to your clients’ contact information or any new saved searches you create will not be available in Matrix, meaning you’ll have to reload those searches and contacts manually when you decide to make the switch down the road. Change can be hard, so I recommend you take control of your MLS experience today by signing up for free training at Abor.com/Matrix, gradually using Matrix more for your daily work and following the transition checklist available at bit.ly/ YnkvSH to make the conversion seamless for you

With so many other social media sites available it's time to be a little more creative and visually pleasing in your marketing. By creating a detailed pin board of your listing, you have the potential to reach that perfect

here are so many social media outlets available that the idea of posting on each one can seem like a daunting and time consuming task. First it's the personal post on three or four, then the professional update on a couple as well and you've spent the better part of your day lost in an update cycle. Luckily there are more social media sites that allow you to create one post and then you can choose which other social media outlets to publish it on. Seems as if I'm just turning circles here, and yet, I have gotten business from this merry-go-round. An alternative to the posts and updates is sharing your information and listings through pictures. One effective tool is Pinterest. Ask anyone about Pinterest and you'll get "ooh's and aah's" or "I can only allow myself a few minutes on that site or I'll be there all day." It is definitely a visually stimulating social media outlet where you 'pin' specific images to 'boards' that you can name and define. My daughters have planned their entire weddings through their detailed "wedding" board,

though no one is engaged, and I personally have created numerous boards showcasing my favorite kitchens, bedrooms and outdoor living spaces. So what does this have to do with real estate, specifically listings? Why not create a board exclusively for your listings, using intriguing images that you know will get repinned over and over again. "What's the point?" you ask. Free marketing! One interesting image pinned to a board can get re-pinned over and over again, and you don't have to be friends with someone before they can re-pin your image. First create a new pin board with your property address. Second, add the images from your website onto your pin board. Third, write a description and add a link for each image, then save. Choosing which images to use is entirely up to you, but I would suggest cropping your professional photographs to highlight a particular point in each room; whether it be the farmhouse sink in the kitchen with a blue hydrangea in a small milk bottle, the master bathroom vanity with unique soaps or

HBA looks forward to busy 2013

T

his year has certainly started off with a bang for the Home Builders Association (HBA) of Greater Austin. January saw the return of the highly successful “2013 Housing Forecast,” co-hosted by the Austin Board of REALTORS, which provided extremely positive insight about the year ahead for Austin’s home building industry. It doesn’t stop there as the HBA has a very busy year ahead of it. In addition to regular events, such as its various committee/council/chapter meetings, educational offerings and builder/associate networking socials, the HBA’s signature events are quickly approaching. March and April see not one, but two charity golf tournaments. The first, on March 20, is the Georgetown Chapter’s 11th Annual St. Patti’s Day Golf Tournament benefitting the scholarship fund for Georgetown High School. Then on April 10, the Lakeway/Bee Cave Chapter will hold their Community Fundraiser Tournament, benefitting Lake Travis area families for Families and Operation Finally Home. A limited number

Thursday, March 21 sees the return of the annual Crawfish Boil Builder/REALTOR Mixer, where the HBA’s builder members sharing a great crawfish dinner with Austin’s REALTOR community. This year’s event will be hosted by Brookfield Residential at their Blanco Vista community in San Marcos, located a mere 30 minutes from downtown Austin. Jean-Pierre and the Zydeco Angels will return to provide the musical entertainment for the evening. Tickets are now available for $25 each exclusively at www.AustinHomeBuilders.com. Have you heard of “speed dating?” Well, the HBA has a similar match-making event, but for builders and associate members of the HBA. On April 3, the HBA’s second “Speed Selling” event will take place. It’s a chance for associates to get some face time with some of the Austin-area’s top Builder CEOs or purchasing managers. Ray Tonjes, owner of Ray Tonjes Builder, Inc. calls it an

www.myRealtyLine.com opportunity in which you “can’t afford not to participate.” The 4th Annual HBA Home PAC Chili Cook-Off, Washer Tournament and Silent Auction returns to the Travis County Expo Center on Friday, April 26. This event sees HBA members break out their top secret chili recipes and their washer-pitching best to compete for top honors and bragging rights. The weekend of May 3–5 brings the 2013 Tour of Homes, Austin’s “ultimate open house.” The 2013 Tour of Homes is a citywide home show in which builders and developers partner with the HBA to showcase all the wonderful new home and community options in central Texas. A few weeks later, on Saturday, May 11, the HBA will be hosting its annual Marketing and Advertising Excellence (MAX) Awards Gala at the Renaissance Austin Hotel. Last year’s Grand MAX winners were Scott Felder Homes, RisherMartin Fine Homes and David Wilkes Builder. They will tell you it’s a real honor to receive this recognition. Entries can be submitted until Tuesday, April 2 at www.HBAMAXAwards.com. The HBA’s educational programming is back in a big way this year with the return of NAHB designation courses. The BAR and PREP exams took place on March 13 at the HBA offices. These exams are the first step

to obtaining the Certified Graduate Builder (CGB) or Certified Graduate Remodeler (CGR) designations (don't worry if you missed it, another exam will be offered later this year). In addition, HBA’s educational programming has brought Green Boots back for a fifth year and this time it’s bigger and better than ever. This is the premier green building education series for home builders, remodeling contractors, building designers, and, of course, trade contractors who wish to learn about green building products and strategies specific to each key trade group. And that’s just the first half of the year! The highlight of the second half of the year is in October at the 2013 Parade of Homes at Willie Nelson’s Tierra Vista. Located on the beautiful 688-acre Luck Ranch, home to Texas icon Willie Nelson, this community enjoys panoramic views of the Texas Hill Country and the Pedernales River. Other events include the Mid-Year Housing Update in July, the 8th Annual BBQ Bash and Elected Officials Appreciation Night on Sept. 17 and then on Dec. 4, the HBA will wrap up its year by inducting its new board of directors at the Presidential Awards and Installation Dinner. hose of you in AYREP (Austin Young Real Estate Professionals) use social media as the focus of your business and life. While it is a relatively new phenomenon, social media has taken over. It is a great way to generate business and establish yourself as a real estate expert. Personally, I am not a huge fan of social media. Yes, I have a Facebook page and that is all. I am not on LinkedIn, Pinterest, or Twitter. Maybe it’s my age, maybe because my business is referral based, maybe because I didn’t grow up using social media. For this article, I had to do some research. What I found is that buyers and sellers love video more than any other online media. This is most likely the result of smartphones, which make playing video easier than ever. In fact, it’s rare that a small business owner doesn’t have a video introducing their product or service on the home page of their website. The goal is to obtain more customers, increase sales and grow their business. Recent statistics show that only 12 percent of agents have a YouTube channel. Seventy-eight percent of sellers want their agent to have a video presence. There is a huge disconnect here. As real

estate agents, this is a strategy we cannot ignore. Now that you have decided to make a video, what do you do? 1) Make a video about who you are as a real estate agent. What made you get into real estate? What is your value position? 2) Be the local expert. Be prepared with sales statistics and explain the numbers in normal language everyone can understand. Don't use real estate jargon that only other agents will understand. 3) At closings, when your clients are happy with the service you provided, capture that. Short videos of satisfied clients are powerful. 4) Not every video has to be about real estate. Information about the community in which you live is always interesting, especially to people thinking of moving to your neighborhood. In my area, a new high school is being built and that will be my first video. You can promote an upcoming community event. You can interview a local business owner. You can video a local park. There are lots of options. The bottom line is your first video will not be your best. It is a start. Keep your videos informative and short. Sixty seconds is long enough. RL

HI Title aims to convert customers to clients for life, which ordinarily would be a tall order if it weren’t for the deep roots this company has planted in Austin and surrounding Texas counties. DHI Title goes back more than three decades. Its original parent company, Travis County Title Company, was founded in 1980 by Bill Milburn of Milburn Homes and was subsequently purchased in 1998 by D.R. Horton. By 2004, for the purposes of better reflecting who they are to the community and connecting more closely with their parent company, which is traded on the New York Stock Exchange, the name DHI Title was born. When DHI Title was originally formed, their goal was simple: to serve as title agent for new homes. But growth was inevitable. The combination of Horton’s vision, supportive colleagues and agents helped the company thrive exponentially, soon earning the distinction of largest homebuilder in the United States, according to Builder magazine. Today, while DHI Title closes most D.R. Horton homes, it’s also a full-service title company that offers closings for all residential and commercial properties and land acquisition transactions, which agents personally perform the searches on and closings for, including unimproved land, developed lots, and condominium units in the 18 counties the company’s title plant covers in the State of Texas.

DHI Title prides itself on fostering a family-like atmosphere. Employees refer to one another as “teammates” and take immense pride in protecting clients and providing security to their transactions. “We love working here,” says Brandy Barton, Austin branch manager and 20-year title veteran. “The average person who works in this office has been here for 10 years. When people come to work here, they don’t leave. We don’t have high turnover. One examiner has been with us since almost the beginning of the original company in 1978. That’s how much we like it.” Having a passion for their work is a boon for the community as well. To illustrate their homegrown loyalties, employees at DHI Title of Central Texas are committed supporters of the local Texas Land Title Association. Kim Minks, regional manager at the Austin branch, has served on several TLTA committees, including co-chairman of the school committee in 2011 and 2012. Minks’ desire to be of service to each and every client is apparent in her personal beliefs. “Title insurance was born out of necessity to protect the investment of individuals and lenders against unknown claims and I feel that without our industry, the American dream of home ownership would not exist,” says Minks. From church events to school functions, the escrow officers, examiners and agents at DHI Title feel it’s their obligation to take an active role at the neighborhood level as well. “It’s important that we can give back to the community that has given so much to us,” says Minks, who also happens to be a native Texan with 30 years in the title business. Because of DHI Title’s legacy in the Austin area, in addition to their title branches in Houston, Fort Worth, Plano, San Antonio and San Marcos, their knowledge base is extraordinarily thorough. The company has expansive land records on properties in their areas of expertise and most likely performed the title work on a particular subdivision under either the Milburn regime or the more current D.R. Horton entity. Minks explains, “Since our staff is experienced in all types of closings, combined with our excellent base files, we can provide most title commitments within a day if needed.” Customers like working with agents at DHI Title, too. “A lot of people DR Horton sells homes to call us when they refinance or resell their house. We get a lot of referrals, too,” says Barton. “One reason we stand out, I think,” says Minks, “is because we’re not only very competitive price-wise, but we also don’t charge a bunch of miscellaneous fees. We charge an escrow fee and that’s it. No courier fee, no FedEx, no wire or copy fees. We don’t believe in over-feeing our customers.’” When looking at what makes DHI Title agents successful, one can’t overlook their annual team-building events, hosted at D. R.

What is the true cost (and savings) of refinancing?

W

ith mortgage rates still low and the economy on the upswing, many people are considering a refinance on their current mortgage. They do this mainly for two reasons: 1) to get a lower rate, decrease monthly costs and increase monthly cash flow, or 2) to get a better rate and a shorter loan term and save thousands of dollars in interest over the life of a loan. Is it in your best interest (or your client’s) to refinance this year? Let’s look at some factors you’ll want to consider. 1) How long will you keep the property? Time is one of the most important factors in considering a refinance. “I would say that 90 percent of the time, whether a refinance is going to be worth the time and cost is a function of how long you plan on staying in the house,” says Atif Ahmad of Adelo Mortgage. Many times you’re rolling the cost of the refinance back into your new mortgage, but they still exist. “If it’s going to take 15-24 months to recover the costs of the transaction, you’ll want to make sure you’re going to be staying in the house to see those benefits.” Derek Leenher of Bentley and Leenher Mort-

gage Consulting, LLC advises that if you’re going to sell your home within two years, it’s not a good time to refinance. If you roll the costs of the transaction into the new loan, you’ll end up adding more to your principal balance and losing equity. So what are the transaction costs you’re looking at in a refinance? Setting up a new escrow account is one factor many people don’t consider. You’ll get a refund from your current lender from that escrow account in the form of a check within 30 days of closing. Then you’ll set up a new escrow account for the new loan. Suppose your total costs for the refinance are $8,000, and you want to refinance on April 1. You receive a refund for the funds in your old escrow account, for $2,000. If you’re closing on April 1, you would tell your mortgage company that you’re refinancing and skip the last payment, because the entire loan will be paid off upon closing. Your first payment for the new loan won’t be due for another month after closing—that’s two months of payments you get to skip. So if your old payment is $1,500, and the first payment for your refinanced mortgage is $1,000, you’ve saved $2,500 plus the $2,000 es-

www.myRealtyLine.com crow refund. That’s $4,500 back in your pocket and your cost of refinance is $3,500. The true cost of your refinance is still $8,000, but you have the option of taking your savings and reapplying it to the new principal or keeping it. After lending regulation reforms, most fees are set and therefore the costs are fairly consistent between lenders, says Joe Brown at Sente Mortgage. Most of them are third party fees, such as appraisal fees, attorney fees; fees such as title policy are set by the state. Because of new regulations, the days of the “NINJA” loan (no income, no job or assets) are over, and so you shouldn’t see too much variation in fees between lenders—but you should still shop around for the best rate and comparison of products. 2) What are your goals for the refinance, and what are your options? The main idea of refinancing is to save money. Some are hunting a lower rate to save money per month. Others are opting to switch from a 30year fixed loan to a 15-year fixed to save thousands in interest. Let’s say you currently have a 30-year fixed mortgage at a rate of 6 percent, and you refinance at 3 percent. There’s even a good chance that your payment could stay the same but you just cut the term of your loan in half. Many people opt to stay with the 30-year term because saving cash today is more important to them than saving over the long run. The old rule of thumb, according to Joe Brown at Sente Mortgage, is that a 2 percent drop in rate is ideal; but if you’re recovering the costs in a reasonable amount of time, now is a great time to start the process. 3) What are some common myths/ overlooked issues? There’s been some speculation that the true cost of financing has gone up, however, it’s just not legally possible for lenders to charge beyond

what the market will bear. “The true cost of financing is determined by the market,” Brown says. “While we have more staff that’s strictly involved in compliance and regulations and have to be more efficient to keep our costs down, the effect of those costs being passed to the consumer in the form of fees is minimal.” To do a true and honest job of figuring your breakeven, you have to look at: • Additional interest you’ll pay by resetting your loan to a different term • Don’t include the principal in figuring your true costs; interest is a real cost, but principal isn’t—it increases your equity and you’ll get it back upon sale. • You also have to look at after-tax dollars. It’s a myth that a refinance will bring you significant tax savings. The discount point you would pay to reduce the rate on a purchase is totally tax deductible the year you pay it. If you buy the rate down on a refinance, your purchase is not tax deductible in full; you have to amortize it over the long run. It’s also a myth that looking at the APR will give you the full picture. If the APR is substantially higher than your note rate, you could be looking at lots of costs on the front end, and/or you’re having to pay mortgage insurance (which you wouldn’t need unless you’re at more than 80 percent loan-to-value). “We hope that as the dust from the DoddFrank Act settles, the industry will move back toward a place of balance on requirements, which are still lacking some government transparency and somewhat subject to individual bank interpretation,” Leenher points out. There are more uses for those QR codes

A

bout two years ago, you couldn’t pick up a real estate publication without finding an article on QR codes, and potential uses. QR are those bar codes you see on flyers and signs, and while they are everywhere, the question is how effective are they at really changing the client’s experience? By now, most agents know the most common ways to utilize QR codes: 1) The lawn sign: Consumers like to get as much information as possible before calling an agent. By placing the QR code on your sign riders, you will be providing your potential clients with all of the information about the property instantly. 2) The business card: The QR code should lead to information that would not otherwise be found on your business card. Have the code take the client to your YouTube video that is completely specific to your QR code. Mention your additional resources such as Facebook, a blog, or your Twitter account. 3) The direct mail piece: Direct mail can be highly effective. For example, if you send out “just listed cards”, have the QR code take them to a website or video unique to the targeted audience.

4) The vehicle: Your vehicle can be a great place for a QR code. While many agents use their vehicle as a marketing tool, most are only advertising their personal photo and contact information that can be difficult for the consumer to capture while driving. Adding a QR code measuring roughly 10 inches by 10 inches to your door magnet offers a quick and convenient way for your potential client to learn valuable information about you while driving. What most agents don’t consider are the ways to utilize QR codes that are different from other agents. Remember that most current usage of QR codes is limited to opening web pages. But there is no reason this has to be the case. Remember that the barcode can be coded for anything. There are platforms for QR codes that can allow you to capture the clients information directly in your CRM software, or initiate a showing and add it to your calendar, or display a list of similar properties for a client scanning a QR code on a listing sign. By hooking a QR reader app directly into your customer relationship system or your website profile, you can deepen the level of service you provide

to customers. This goes beyond opening a web page for the consumer to bookmark or e-mail to themselves or forget. Additionally, embedding information in QR

codes that tell you what parts of town or kinds of properties a user is scanning can be dumped into your website to help you create a “property tour” for them that is fully customized. RL

Teravista tops 2012 housing starts in Metrostudy Austin report Teravista was the No. 1 community in Austin for new-home starts in 2012, according to a report just released by Metrostudy. The 1,550-acre community had 272 new-home starts in 2012. That marks a 42 percent increase over the 191 starts that Metrostudy reported for Teravista in 2011. Teravista ranked a close second in the Austin region for new-home closings in 2012 in the report. Teravista had 215 closings last year, a 10 percent increase over 2011. (The highest-ranked community for closings, Sun City Georgetown,

had eight more closings than Teravista.) Teravista also had a 12.7 percent increase in new-home sales for 2012 compared to the prior year, according to its developer, Newland Communities. (Metrostudy ranks communities by new-home construction starts and closings, while Newland records a “sale” when a buyer enters into a contract agreement with a homebuilder.) Teravista had 239 new-home sales last year, compared to 212 in 2011. RL
