ABoR membership dues deadline approaching

The deadline to pay your ABoR dues is Dec. 15. Ensure that the benefits you receive as a member of Central Texas’ largest real estate association go uninterrupted by paying your dues now. Changes on the horizon at the WC

I

t is that time of year where we start to prepare for the “changing of the guard” at the Williamson County Association of REALTORS. We have had another outstanding year at the WC, with membership increasing over last year, a continuing record of “sold out” events, and class attendance on the rise. Why? Our market in the WC is stronger than it’s been in years. We have record low inventories, hundreds of people per day moving to the area, jobs being created by local businesses, and continuously improving infrastructure all around the area. As we look to 2013, we are excited for what is on the horizon. There are many new opportunities that are being explored to continue to fulfill our mission and provide outstanding member services. At 6 p.m. on Dec. 13, we will celebrate 2012 and welcome 2013 with a wonderful gala at Avery Ranch. This is an extra special event as we collectively celebrate the Williamson County Association of REALTORS “Ruby Anniversary” and announce our 2012 industry awards. Yes,

that’s right, our association is turning 40. To herald the milestone, we will welcome new leadership to the association. We have come a long way since our founding members launched the Williamson County Association of REALTORS. What is remarkable to me is that we have continued to look to those founding members for inspiration, guidance, and support and honor the legacies of those that have passed. I believe you need to know where you’ve come from in order to know where you are going. There is a lot of change brewing in our industry on many levels. Associations are in a race for relevancy and I am a firm believer that the core foundation of our industry lies with REALTORS and the relationships that develop through being actively involved in the local association. These relationships also include our valuable affiliate partners. 2012 saw a boom in affiliate partnerships at the association and I find it incredibly exciting that more and more positive professional partnerships are forming each day. The

The Austin Resource Center for the Homeless (ARCH) serves as the first point of entry into the homeless service system for many of Austin’s adults experiencing homelessness for the first time, as well as those who have been living on the streets for years. Each year in the winter, Gracy employees participate in “Warm a Heart” by donating blankets and socks to the Resource Center.

A little recognition goes a long way

ecently, as a member of my condominium board for many years, I wanted to recognize someone for hard work. I gave Paul several choices—dinner at a nice restaurant, an expensive bottle of wine or tickets to a play. I was amazed when he sheepishly asked for a plaque for his desk/ office. Of course that is what I did. As an industry, we take plaques and certificates for granted. In real estate, we recognize all types of achievements. We give awards for most volume sold, most units sold, most expensive property sold, most volume listed, most units listed, etc. Shoot, sometimes we even give awards for the smallest transaction in a given year. Some of these awards we proudly display (in my office I only display three of the many awards I have received over the years – my CRS designation plaque, my Platinum 50 award, and the award when I was named the “Woman of Influence” on the North Shore). Sadly, most of our awards/certificates wind up in a closet or desk drawer.

We Value Relationships

My point is not to belittle the awards we receive or those who give them. We are in a competitive business and recognition keeps us motivated. Receiving those plaques and certificates makes us proud and motivates us to do more. My point is to realize that there are many, many people who never receive recognition for what they have accomplished. There are plenty of people who would love to receive a piece of paper that says “job well done,” a certificate they can hang on their wall that lets them know they are appreciated. The Pauls of this world crave someone to tell them how valuable they are. While it is impractical for us to walk around with a box full of plaques and certificates to hand out, it is important to let people know they are appreciated. Not everyone has the competitive nature of real estate agents and brokers. Not everyone is in a job where recognition is taken for granted. However, everyone needs to feel appreciated. A kind word, a handwritten note or a simple pat on the back does wonders. RL

he real estate industry has many wonderful volunteers that help in education, training, and mentoring for real estate professionals. The industry also has many volunteers that help in the community at large with scholarships, community service, aid to the needy and help to the handicapped. Time is very precious for all of us, and these wonderful people give of their time to help others. Women’s Council of REALTORS has a long history of helping to educate, provide scholarships, develop leadership skills, and to provide training in leadership and networking. Many members are deserving of awards for their unselfish giving of their time, and for mentoring others. Each and every one of the members deserves an award for their efforts. At 11 a.m. on Dec. 6 at the Austin Country Club, the Women’s Council of REALTORS will hold the installation of the 2013 officers. The 2013 officers to be installed are Chris Rodriguez, president; Victoria Reviel, president-elect; Amy Kobza, vice-president of membership; Ruby Johnson, secretary and Diana Keyes, treasurer.

• 1.7 months less inventory A “seller’s market” is technically any market with less than six months of inventory. Here in Austin, we’re down to about three. So it’s a great time to sell in most areas and most prices (up to the $1 million range). Still, there are a few tricky issues to navigate in a seller’s market, mainly with setting expectations in multiple offer situations.

get pre-qualified by a lender early so that sellers will take the offer seriously. 2. Be prepared to act. There’s no harm in making an offer and engaging the seller in a conversation. 3. Be aggressive. Come in at full price or over. You may only have one shot. 4. Keep it clean. Good financing, strong down payment and the absence of a lot of extra terms is almost as attractive as a great bid. 5. Tug at the heartstrings. Ask your client to write a letter about yourself and your family and include a picture. “This year, I mailed out to a whole neighborhood asking if anyone was thinking about selling,” says Cara, who had to get creative to find unlisted properties. “I had two private sales that I sourced through Facebook that weren’t even on MLS.” MLS is tied into tax records, and everyone knows these are often anywhere from 10-15 percent off on the square footage. If you’re negotiating based on fair market value determined by price per square foot, it’s a good idea for buyers to send out a certified professional to get an accurate measurement.

Managing buyer expectations It’s essential to educate out-of-town buyers that Austin is an anomaly and inventory moves fast. “Everyone’s still thinking that the housing market stinks, and they come here looking for a good deal,” says Cara Keenan, one of Realty Austin’s top producers. “Sometimes it takes losing a few houses before a buyer understands the nuances of a multiple offer situation.” Cara and I compared notes, and here are a few of our favorite best practices: Five ways to win as a buyer in a multiple offer deal: 1. Inventory moves fast. Coach your buyers to

Coaching sellers Diane Johnson, broker at Keller Williams Realty, points out that sellers obviously have it easier in this type of market, but that’s not to say it doesn’t get stressful. “Somebody’s always losing, and the level of complaints goes up,” she explains. For instance, sellers get caught in limbo between buying and selling if their current home sells before they have a contract on their next one. When multiple offers come into play, buyers are notified that they need to resubmit their highest offer by a deadline, and that drives the prices up and slows the timing down.

Making the most of a (red-hot) multiple offer market

W

e’ve all heard the expression that Austin is an “island” in the middle of Texas, and that’s also true in real estate—especially since last spring. According to a recent study by Keller Williams Realty International, U.S. transactions involving multiple offers are up by 67 percent from last year. In Austin, we’re in a hot market with a tight inventory and high demand driven by record low mortgage rates and the droves of people moving to Texas every day. Let’s take a look at a snapshot of September, courtesy of Yvette Boatwright of Realty Austin. Austin Real Estate Market Snapshot

The appraisal can also make the difference in how smoothly the deal will go. This year, appraisals were sluggish to catch up to market prices, so be prepared to present a compelling argument for a higher appraisal. Here are some tips for navigating a smooth sale in a multiple offer situation: 1. Be the friendly guide. Show up to the appraisal with a package of comps to back up why the pricing is valid with facts. Remember, appraisers want to make it work within reason and guidelines. “If we bring one comp into the mix that they missed and that helps get that price up, that’s the difference in making the deal work,” Cara says. 2. Get a conditional approval letter from the lender. 3. Call the lender and find out if there are any anticipated issues with underwriting and getting the loan closed. Find out who’s processing the loan, who the appraiser is, and if they are local. 4. Prepare to split the difference. If and when appraisal issues come up, either the buyer will come back to the table with more cash, or the seller will need to come down—or a combination of both. 5. Get it on the market now! Diane urges, “If your seller is holding off till spring, they’re with everyone else and they’re missing the serious buyers who are on the hunt now with fullprice offers.” When there’s low inventory and high demand, what happens next is simple economics. Success comes down to educating your clients, being aggressive and simply communicating that it’s time to get those properties on the market. No doubt your listings are up, and with a little precaution, this exciting time can be a boon for everyone. RL

W

hy is it that when you ask someone to rank real estate agents we come in right around the same level as a used car salesman? It’s not that we are unqualified or poorly educated. It’s that as real estate professionals we are not doing a good job articulating the value we bring to our clients. In a recent study from the University of Central Florida, over 74 percent of agents surveyed claimed their sellers raised questions about their commissions either at or during the time of their listing, and nearly 63 percent of sellers complained in some way about the commissions they had to pay. If we were doing a good enough job substantiating our own worth, why would clients object to the commission? Now that the average person can search for homes and get all the information they need, we need to take a closer look at our value proposition. It’s our valuable knowledge on how to handle the unexpected situations that really counts. For example, when an appraisal comes back unfavorable, what do you do to keep the deal

together? Do you give your client a list of options like providing additional comps, ask the seller to take less or the buyer to increase their down payment, or get another appraisal altogether? While these are all ways to address what to do on paper, what’s really important is the knowledge and experience that you will use to keep the deal together. The best answers lie in experience and knowhow. Having worked in this business for more than 20 years, it never fazes me that no two deals are ever exactly alike. That’s why information as a part of a solution may not be enough to handle the full scope of every situation. How we leverage the information we have at the time with our experience and knowledge on how to best handle a specific situation is how we truly define our value. So the next time your client questions your commission, explain to them that while they may not recognize your value when things are going smoothly, the moment your experience and knowledge are called upon to navigate unforeseen challenges during the course of the transaction, is when they will value you most.
