Tips for working with Custom builders: How to do it, and why it’s a good idea By Gary Henley • Henley Homes, Inc. 2008 President • Home Builders Association of Greater Austin Did you know that many Central Texas residential builders are actually small to mediumsized, family owned businesses that build custom homes? In fact, custom builders make up the majority of the builder members of the Home Builders Association (HBA) of Greater Austin. That’s good news for the Austin market, where custom builders have been relatively insulated from the national housing market downturn by a healthy local economy and a healthy percentage of cash-paying customers. And it’s great news for the REALTORS who work with them. A REALTOR-custom builder relationship, if built on solid foundations, can be symbiotic no matter what the market’s doing. While the market normally favors builders in hot markets and agents in buyers’ markets such as today’s, you never know when it could all change in favor of either side. For customer-centric builders and agents, it’s never a contest; it’s simply a matter of building a reliable network of professionals who can help you get the best for your clients. There are some protocols and guidelines for working with custom builders, but once you know the ropes and where to find the clients, a healthy relationship with a few custom builders could be your ticket to a banner year. Here are some tips for getting off to a good start:

Know what makes them tick: To build a relationship with a custom builder that ultimately involves getting/giving referrals and making successful negotiation on your client’s behalf, you first have to understand how they operate their business and what makes them profitable. Unlike a resale, where the price is largely determined by the market and sale price of surrounding homes, a custom builder sets prices based on the price of the land and building costs. This will affect how (and how much) they are willing to negotiate on sale price.

Speak their language: In many ways a custom home sale is a more involved and emotional process for your client. You can help smooth the process greatly by knowing some of the basics of general contracting, so that you can talk to the builder freely and serve as a liaison between builder and buyer on some of the more technical decisions. Understand expectations: The protocol for working with a builder differs greatly from the resale process — and even more so when working with a custom builder. In a business where

profits are slim, custom builders are used to working directly with the buyer. They may even have an on-site representative to assist with the selling. So, for example, if they see your client at showings or open houses without you, they might assume your client is not represented by an agent. They also expect that the buyer’s agent will be familiar with the community, including the neighborhood building restrictions, easements, roads, schools, and other infrastructure. If an on-site representative is present, the builder may expect you to know when to step aside and let them do some of the selling.

Feedback is part of any good relationship: By sharing the results of the market research you have done, what you know about the absorption rate in certain areas, and sharing what size, features, and home types are selling best, you’re showing the custom builder you are an asset that can help him build homes that are profitable and will sell quickly— and you’re helping to increase the supply of the types of homes buyers want. In return, builders can educate you about production costs, seasonality, government relations, new building restrictions, and other things you need to be informed about to best represent your clients.

Where to look: Finally, you are no doubt as committed to finding great quality builders to work with as you are to finding the best home for your client. According to local custom builder Marshall Durrett of Durrett Interests it’s not always about the lowest price or the best looking Web site. He says the barriers to become a custom home builder are relatively low, so it is very important that REALTORS do their due diligence before making referrals to their valued clients. Durrett adds that because the custom building relationship usually lasts between one year and two years, or even longer from a warranty perspective, it is important that REALTORS consider only custom builders who are both reputable and financially stable. Consider builders with certifications, designations, awards, and community involvement. Registration with the Texas Residential Construction Commission (TRCC) is mandatory but some custom builders take that a step further by becoming a Texas Star Builder, which acknowledges their exemplary experience and business practices. Getting designations from the National Association of Home Builders (NAHB), such as Certified Graduate Builder (CGB) or Graduate Master Builder (GMB), further shows a custom builder’s commitment to their industry. A great place to start your search is the HBA of Greater Austin’s Web site, www.AustinHomeBuilders.com, where you’ll find easy ways to search for builders, resources for REALTORS, education, tips, and opportunities (mixers, charity events, workshops, and special committees) for builders and REALTORS to collaborate.

Bits & Pieces By Gary Cocanougher • Avalar Real Estate 2008 President • Williamson County Association of REALTORS The date, August 7, 2008, will be recorded as a very important date in our Association history books. That was the day we broke ground on our new building at 123 Old Settler’s Blvd. After several years of talking and especially the last three years of planning and discussing we finally did it! This building will belong to the members of this Association. We want you the member to be proud and be able to take part in this historic event. There are several ways in which our members can participate in fundraising and leave their legacy at the same time. First, members can purchase a brick (with 3-5 lines) for the entranceway of the building. The minimum cost of a brick is $100 (please visit our Web site at www.wcaor.org for more details). Second, an engraved plaque can be purchased to name one of the 12 rooms of our new building. Minimum bids are now being accepted for a final auction of the room plaques on Thursday, Sept. 25. Money raised from this fundraiser will be used to furnish the new building and retire debt. Our Fundraising Chair Mary Miner and team have done a good job putting this together. Our community workgroup, Chaired by Stacey Hurley and Summer Pavliska with many volunteers, took in over 500 dictionaries that were distributed to needy school kids in all the school districts of Williamson County. Thank you for all who participated. Training is being done to become a mentor in one of our Williamson County schools. If you missed out on this, please contact Stacey or Summer to see how you can get involved. I promise you that you will get more out of it than the student you are mentoring. With four months left in this year, we are already planning for next year. We have three Director positions open. If anyone is interested, please apply as soon as possible. Our election of officers will be at our last quarterly luncheon October 2. There are still numerous education classes being offered at the Association, just look

on the Web site for more information. I will just mention the ASP Designation Staging class on November 5-6 and the CRS 206 Technology class on December 1-2. By the time you read this, the TAR REALTORS Convention in San Antonio will be finished. For those of you that were unable to attend, I will report on some of the activities in my next article. Our Governmental Affairs and TREPAC workgroup, chaired by Sam Wigginton, held a telethon to raise money for TREPAC. After many phone calls, they raised over $2,000. We will meet our quota from TAR and are striving to meet our goal of $32,000. If you have not contributed, you have until September 30 to contribute for 2008. Our Bylaws workgroup, chaired by Steve Kelly, has been busy updating and making necessary changes. These changes will be ready on-time for NAR submission. The public relations workgroup, chaired by Nicole Boynton and previously Kelly Stiles (who did an excellent job of planning our luncheons and will truly be missed), had organized our Tech Tune Up Day held at the Round Rock Higher Education Center on September 5. This group, under the leadership of Nicole and Kelly, has done an outstanding job. Thank you! The education workgroup, chaired by Susanna Boyer, put on a Hot Topics class taught by Avis Wukasch as well as a Broker Breakfast on August 22. The next Hot Topics class will be on October 3, covering water rights in Texas. The next Broker Breakfast will be held on October 24, where Blake Hastings, vice president of the San Antonio Branch of the Federal Reserve Bank of Dallas will talk about the “Credit Crunch.” Harry Pokorny, the Nominations and Awards chair, and his workgroup are busy with their tasks of selecting nominees for board positions as well as nominations for awards that will be given out at our installation banquet on December 11. Nancy Knight, Chair of the Scholarship workgroup, is organizing our Annual Christmas Tree event. More details will be available in the October article. I am extremely proud to be serving as the WCAoR President and working with everyone on these projects. Our Association is the ninth largest in the State of Texas and we are getting recognized for all that we do. I would like to applaud our members for all of their hard work, involvement and many accomplishments. It’s with this type of dedication that we will reach even higher in 2009!

Pacesetter Homes has now designed new homes in West Park Estates II in Cedar Park that actually feel much roomier than their actual size. “We are telling clients they can move down to a spacious home,” says Dennis Ciani, community operations manager. “Our model here is 2,600 square feet but people tell me all the time that it feels like it is more than 3,000 square feet.” Pacesetter Homes has employed the use of two Texas architects who have blended several historic styles such as Craftsman, Colonial, European, Spanish and Country French and accomplish the feeling of more space through the use of designer touches including open floor plans, boxed-out windows and oversized showers. “The architects’ use of “window-scaping” (multiple size windows, styles and window treatments such as window seats) transforms an ordinary window into a focal point and creates depth to each room and floods the home with natural light, making them warm, spacious and inviting,” Ciani says. In many bathrooms today, builders put in garden tubs and separate showers, but Ciani said they are finding that many people don’t end up using the tub so they created a large more functioning “shower only” option. “The garden tub just sits there looking pretty, so we enlarged our showers and put in relaxing rain heads and a seat,” he says. “It also allows us to offer more counter space.” The neighborhood’s target buyer is an empty nester, but because adults in this fast-growing market segment remain active, their needs can vary greatly. “We understand that the optimal layout for a home will vary depending on the life stage and lifestyle of its owners,” Ciani says. To accommodate them, each floor plan can flex up or down in size and room configurations based on the buyer’s needs. Garages can be for two or three vehicles.

Design Your Dream Home By Steve Klein • Steve Klein Custom Builder Homes have been designed and built since Columbus discovered America, yet people still

ask how to approach the process. As usual there are plenty of options depending on the size, scope and budget of the proposed project. Builder Plan Libraries

Many move-up buyers find that working with an existing builder and utilizing stock “in

house plans” is easy to understand and simple to manage. The “Sesame Street” plan has the

room count, flow, livability and features they are seeking. Depending on the builder there is a range of allowable customization available such as changing flooring, enlarging a covered

patio, revising the front elevation or upgrading an appliance package. The builder performs a site inspection and makes budget adjustments to deal with setbacks, driveway lengths,

topography and other factors to meet restrictions set within the development. Remember that

these plans are copyrighted and belong to the builder. It is copyright infringement to take an

existing builder’s plan and modify it to your needs unless you obtain written permission from the builder to do so.

Architects and Designers

For clients with a distinct property or more specific intentions relative to curb appeal, floor

plan and features, considering the professional service of an AIBD Designer or Architect is also an option. There is a wide range of services offered and prices for these services so it is

important to match the professional and their services with the project scope and your expectations. Architects can design your project for a percentage fee of the overall project budget,

if your overall project budget is $500-$650,000. You will

also not wish to build a $3.5 M home from a set of plans bought for $650 from the rear of a home decorating magazine.

Common Sense is Best

I consult my clients to use an architect or designer that

closest meets the needs and budget of their project. Normally your builder will give you suggestions of companies/individuals to interview based on the builder’s

knowledge of your taste and budget. You will find the architect or designer you choose does

a large number of projects pretty similar in size and project price range to your intended residence. Always interview, ask questions and select this team member in the same manner that

you choose your family accountant, banker, pediatrician and other professionals you trust with your investments and family.

Cost versus Value

Not all blue lines on white paper are the same. Professionally generated plans are drawn

in the proper manner so each professional trade on your jobsite can get the information they

need, pull a tape measure off their belt and get their individual job done. Building codes, ener-

gy codes and a variety of other regulatory factors are all taken into account when your plans

are being drawn. The place to save money is rarely in the design, specification, and engineer-

ing phase. Correctly drawn plans allow all suppliers and trades to know exactly what to bid

in terms of quantity and materials for your job. Correctly executed plans, details and cross

sections also prevent miscommunication between the client and the builder and the builder

After spending years cooking it for other people, he believes his is the best, and, frankly, he has had his fill of it. “I used to spend 16 to 18 hours cooking barbecue,” Pearce says during an interview at his offices at Reunion Ranch, which he owns and where he has served up 51,818 briskets. What you can do is engage him in cowboy stories, of which he knows many and never tires of telling. “Some people call me the cowboy poet,” says Pearce, whose office is decorated with Texas memorabilia. “I can memorize and recite lots of stories. I like the cowboy way of life. It is a life of integrity.” Pearce, like many REALTORS, didn’t plan on becoming a REALTOR but entered the business after meeting others in the profession and becoming inspired.

“In the early 80s, I owned Jay’s Roof and Gutter Cleaning Service,” Pearce says. “One of my friends was in real estate and I decided it was time that I started using my head instead of my back.” His first step was to talk to the top agent in the Georgetown office of McLester and Grisham. “After visiting with her, I decided I could blow her out of the water,” says Pearce, who ended up backing up his words by becoming the top listing agent in the office and the top selling agent in the company in just his second month of business. He left real estate in 1986 to run Reunion Ranch, but kept his broker’s license and ended up selling land around the ranch. In 1998, he moved to Thorndale and started a business selling Cowboy Cooked Brisket to grocery

Perhaps they were drawn to him because he is great at convincing others how real estate is the perfect profession. “It is the best investment in the United States,” he says. “Of the people who are considered wealthy, 87.3 percent get it through real estate.” His office grew to 58 agents, and he thought about going statewide, but he

was lured back to Reunion Ranch. “The president was leaving the ranch and so I decided to come back and help the family,” Pearce says, so he cut back the size of his office to 12 agents and now teaches only about once a year. In his leisure time, he likes to play golf and go on cruises with his wife, Betsy, who is also in real estate. He is quick to share tips for success with others, and here are a few: 1. To earn sales, you need people to like and trust you. The best way to accomplish this is to offer them a compliment. 2. Don’t pass your card out to people. You need their information, so pretend you are out of cards and ask for their number. 3. When you write up an offer, always take it to the other agent in person. Never FAX it over. It helps to know who you are dealing with. “There are no trade secrets,” Pearce says. “If someone needs help, I will help them.” Chances are, he will know the answer and afterward he just might entertain you with a Texas tale, perfect for listening to around a plate of brisket. Just don’t expect him to join in.
