facts about real estate contracts HOUSE AND LAND PACKAGE CONTRACTS Split Contracts House and Land package Contracts are generally comprised of a Land Purchase Contract and a subsequent Construction Contract, widely known as “Split Contracts”. In these cases, the Purchaser enters into a Contract to purchase a land lot (generally unregistered at the time of Contract) and later enters into a further Contract for the construction of their dream home with their Builder. The advantages of Split Contracts are that Purchasers will save on stamp duty as stamp duty is calculated on the sales price of the land (eg. $11,260 stamp duty for a land Contract priced at $350,000) as opposed to the value of the completed home. Land Contracts under the value of $450,000 also enable the Purchaser to apply for stamp duty exemption/ concession – full stamp duty exemption for First Home Buyers and $5000 discount on stamp duty for Investors. The downside of a Split Contract is that Purchasers are required to complete their land purchase first and commit to mortgage repayments whilst their property is being built on the purchased land. Purchasers not in a strong cash flow position who require some sort of rental income to assist their mortgage repayments are not advised to commit to a Split Contract arrangement.

Off the Plan Contracts Another form of House and Land Contracts is where the package is structured as an “Off the Plan” sale. With “Off the Plan” purchases, Purchasers enter into a Contract with a deposit (generally 10%) for which a property is to be built before Completion. The Purchaser is not required to pay the balance of the purchase until the property is constructed and approval from Council obtained. The advantages of this approach are that only 10% (in some cases 5%) can secure a brand new property. Contract is completed only after which construction finalises for which the property is then available to generate a stream of rental income. Purchasers are not required to bear the blunt of mortgage repayments with no rental income whilst the property is being built. The downside of this arrangement is that unless the Contract price is $650,000 or less, no stamp duty concession www.homesguide.com.au

how to grow vegetables There is nothing more rewarding than watching your vegetables grow from seedlings into edible sized vegetables to enjoy. CHOOSING YOUR SITE When choosing a site for your vegetables it is important to select an area that has high exposure to the sun, at least 6 hours of sunlight per day, and is sheltered from the wind. Steer clear of large trees as their roots will compete with the vegetables for space, nutrients and water. The soil must be well-draining soil, therefore add top soil if the soil is stony, or if it is clay, then you may choose to use raised beds to improve drainage. PREPARE THE SOIL Once you are certain the drainage is suitable, it is time to prepare the soil. Soil preparation for vegetables is similar for herbs in that they prefer a light, well-drained, crumbly soil, but most vegetables will grow satisfactorily in fairly heavy soil provided there is good drainage. Dig the soil to a depth of about 25cm (Fig 1), remove all weeds and break up clods to bring the soil to a moderately fine texture. If the soil lacks humus, place 5-10cm of organic matter, such as straw and compost, on the surface and dig in to spade depth. At the same time, apply animal manure, blood and bone, or a complete fertiliser.

Lite sprinkles bring roots to the surface so soak your plot and then use compost or mulch to retain the soil moisture. GARDEN PESTS Vegetables always taste better if they are from your own gardenSnails and slugs are the main offenders and they can be controlled with pellets. Some gardeners make their own organic pesticides that taste so terrible that your pests will move on. An example is mixing garlic, chilli and onion.

how to prepare for painting You need more than a paint brush to achieve fantastic results when you paint. However, you will probably find much of the equipment you need already around your home. SAFETY Wear an approved dust mask when cutting, planing or sanding. Always keep tools and materials away from children. Safety glasses and ear protection should be worn at all times CLEANING SURFACES Painted surfaces in good condition: If there’s no flaking, peeling or rust bulbing, wash down well with liquid sugar soap or powdered sugar soap. It removes dirt, mould, grease and smoke stains from all painted surfaces, concrete, tiles and laminated plastics. Painted surfaces in poor condition: You will need to strip the old paint off the surface before painting. Scrape away flakes and bubbles of old paint, then smooth edges with sandpaper. A wire brush can be used initially and then smoothed off with fine sandpaper. Badly deteriorated surfaces will need a chemical liquid paint stripper. This can be easily brushed on. Spray on strippers are faster and are easier for removing paint from hard to get at places such as corners and grooves. Both have the same powerful action that can usually strip two to three coats of old paint in 10 to 15 minutes. No neutralising is needed. Do not use paint strippers on plastic. Sand metal surfaces lightly after stripping. If any rust is showing, wire brush well then treat with rust fixative. If the metal surface is new and rust free, wash down well with turps before using oil based primer. TESTING SURFACES Testing: To test the condition of an existing paint surface, press a finger length of strong adhesive tape firmly onto it then rip the tape away quickly. If the paint lifts you’ll need to strip the
whole surface and re-prepare it or treat it with a surface binder. FILLING INTERIOR CRACKS HOLES AND GAPS Filling: This is the last step before painting. Cracks, holes and dents need to be filled to get an even surface. If there is any dampness on the surface, you must find the source and eliminate it before filling and painting. Interior cracks and holes: Where no structural movement is expected, use interior filler on surfaces such as plaster or plasterboard. This can be sanded smooth and should be ready for painting in 2 to 3 hours. For small jobs use quick set interior filler. This is ready mixed, easy to sand and ready for painting in only 30 minutes. Areas treated with filler should be undercoated to ensure an even appearance of the top coat or finishing coat. Interior Gaps: Where structural movement is likely to take place, such as around window frames, architraves or cornices, use a flexible filler which can be tooled off to a smooth finish with a spatula or slightly damp cloth. It can’t be sanded, so be sure you get a smooth finish before it skins and sets - about 15 minutes. Interior timber fillers: Holes, dents or chips in natural timber can be filled with plastic wood or water-based timber filler. This is a fast setting filler which can be sanded smooth then treated in all respects as real wood by staining, varnishing or painting. Don’t use it in joints.

Flexible fillers will contract and expand with the gap without cracking. Smooth with a spatula or slightly damp cloth. Flexible fillers can’t be sanded, so be sure you get a smooth surface before it skins and sets - about 15 minutes. Once it has skinned it can be painted within 2 hours. Fillers are usually available in cartridge refills or tubes. Exterior timber cracks: Timber fillers are available for filling holes, dents or chips (but not joints) in weatherboards and timber frames. They have a high adhesion and just the right flexibility for timber. It can be sanded when dry in about 6 hours and should be under coated to ensure an even appearance of the top or finishing coat.

A
ccording to recent RP Data analysis, the average period for a property to be on the market has hit record low levels. There is a high demand across the market for new homes, investment properties, new land and development opportunities across New South Wales. Late last year, the top ten suburbs for sales were released, and are ranked by which are most in demand by buyers and investors, making the information invaluable across the property market to give us a broad view of the industry. Freshwater has maintained its popularity and position in the top five for the last six months of 2013, and moved into the hotly contested top position for the first time during 2013. Demand for property in Stanmore has increased significantly over the last three months moving the suburb from ninth position to second. But, there are six suburbs – Thornleigh, Cherrybrook, Crows Nest, Winston Hills, Frenchs Forest and West Ryde – that are newcomers to the list for the last quarters report. The rate of value growth over the month was slightly slower than the 1.4 per cent increase in December 2013 and highlights that housing market momentum from late 12

2013 has been carried in to early 2014. Over January, each capital city experienced a rise in values except for Adelaide where they were unchanged Cameron Kusher Senior Research and in Perth and Analyst Darwin where values RP Data fell. Over the three months to January 2014 combined capital city home values increased by 2.7 per cent. Over this period, home values have increased across each of the eight capital cities. Combined capital city home values have increased by 9.8 per cent over the 12 months to January 2014. Over the year every capital city apart from Hobart (-0.2 per cent) has recorded a lift in dwelling values. Sydney (13.4%) and Melbourne (11.9%) have been the primary driver of capital gains over the current growth cycle. Value growth has been more moderate in Perth (6.9%), Darwin (4.6%) and Brisbane (3.8%) and significantly lower in Canberra (2.7%) and Adelaide (2.5%). Although the headline figures for capital growth are strong, the individual city-based data shows that the headline figure is largely being driven by strong growth in the two largest capital cities. Breaking the results down into houses and units, it shows that annual value growth for houses has been stronger (10.1%) than that for units (8.0%). The trend where houses are recording higher capital gains compared with unit markets is evident across every capital city except Perth over the past year. It will be interesting to see whether this trend is replicated in 2014 given that, based on median selling prices, units are $95,000 more affordable across the combined capital cities and as much as $214,500 more affordable in Sydney.

t has been a pleasure reporting on the Blue Mountains real estate market throughout 2013 and I am pleased to say that further growth is predicted for the market in 2014.
“ This rising consumer confidence will further encourage more people to enter the Blue Mountains property market throughout the year.” 2013 started with low interest rates, resulting in a steady increase of buyer enquiry and property sales in the Blue Mountains, clearing the last of the buyer caution that resulted from the GFC. With further consecutive rate drops throughout the year- to a final record low in August 2013, the property market continued to move rapidly with solid buyer enthusiasm. Quicker travelling times from Sydney as a result of the new roads, low interest rates and the increase of investors & people buying property through their Self-Managed Super Funds has resulted in property sales continuing to steadily increase throughout the start of 2014. As a result, prospective vendors are realising it is a fantastic time to sell, and buyers are continuing to realise it is also a perfect time to buy. This rising consumer confidence will further encourage more people to enter the Blue Mountains property market throughout the year. We are still exchanging high volumes of property and expect no slow down any time soon – in fact, the Blue Mountains property market is at its strongest, most buoyant since 2003! As a result, there is currently a huge demand for homes, weekenders, investment properties & properties for SMSF.

Areas like Richmond in particular have been “boom” like with a number of buyers lining up to see every property and they often sell at the first open home. “Standard homes in Richmond are now pushing $500,000 - these were selling for mid $300,000s just a year or two ago”, said Sales Manager Michael Bennett. “ Richmond has a great country town feel but still has Sydney rail, parks, cafes and shopping. It also has a lot more heart than a lot of the new development areas.” Unlike other regions in the North West, the Hawkesbury does not have any developments like Jordan Springs or The Ponds providing 1000s of new lots so supply of property simply is not there. The focus with local Agents has been getting enough stock to keep up with demand. This has changed the preferred local sale process with Auctions quickly becoming the preferred method in the most popular townships.

he real estate market has always been subject to the rigours of supply and demand coupled with current government policies. Presently, we are seeing a shortage of properties coming onto the market. Homeowners are looking at their current property and deciding whether to upgrade, thereby releasing properties to potential buyers, or to remain in their properties and utilize capital to purchase investment properties for growth potential. In our recent experience, having more buyers in the marketplace than properties has provided some great results for clients, in some cases selling $60,000 to $80,000 over the original selling price.
Buying and selling property is no longer a seasonal thing, houses will sell anytime if the price is right and the location is where someone wants to be. Should the financial institutions continue offering low competitive interest rates, coupled with strong buyer enthusiasm, this may push more potential Vendors into the market place. We have also found that buying and selling property is no longer a seasonal thing. Years ago you placed your property on the market in Spring as it looked better, the reality is that houses will sell anytime if the price is right and the location is where someone wants to be. Penrith Valley, with its beautiful rivers, national parks and lakes, is just a 55-minute drive from the centre of Sydney. It’s a great escape for the whole family with plenty of things to see and do. Explore bushland, national parks and the many treasured historic landmarks scattered throughout the region. he average single family home price rose approximately 35 per cent between 2009 and 2014 in the region as supported by Australian Property Monitors. Real Estate is
making the approximate 20,000 homeowners in Winstons Hills, Northmead and Baulkham Hils richer, according to statistics and the latest report for the Hills. The Hills has seen the median family net worth, which measures total assets minus total debts, rise by an astonishing 100 percent between 2003 and 2014 from $450,000 to $850,000 in just 11 years due to their increased mortgages. The difficulty, particularly in the outer suburbs, is that even if home owners sell wishing to purchase in the Hills, the purchase price has escalated us into an elite society and an expensive market. However, some families are now considering the purchase of units, townhouses and villas and there has been a significant increase in this area as they appear to be more affordable.

With the Hills District providing wonderful Private and Public education together with increased infrastructure, coupled with a diverse range of leisure activities, I’m seeing more people taking on mortgages and consequently adjusting their lifestyles just to live in the Hills.

ASTRONOMY NIGHT SATURDAY 8 MARCH The UWS Penrith Observatory runs astronomy nights designed to enhance exposure to astronomy, science and space science. Neighbour Day is Australia’s annual celebration of community, bringing together the people next door, across the street or on the next farm for a beer, a barbie or just a cuppa. Held on the last Sunday in March every year, it’s the perfect day to say thanks for being a great neighbour and for being there when I needed you most.
Five Principal Aims Since 2003 there have been five principal aims which have shaped Neighbour Day 1. Strengthen communities and build better relationships with the people who live around us. 2. Create safer, healthier and more vibrant suburbs and towns. 3. Promote tolerance, respect and understanding. 4. Break down community barriers. 5. Protect the elderly, the vulnerable and the disadvantaged.
How it all began Neighbour Day was founded in Melbourne, Australia in March 2003 by Andrew Heslop after the remains of an elderly woman were found inside her suburban home. Mrs Elsie Brown had been dead for two years – forgotten by her neighbours, her friends and her family. It was not until a neighbour eventually realised she had not seen Mrs Brown for an extended period of time that Victoria Police were notified. Sadly when officers broke into her home they found Mrs 24

Brown’s skeletal remains still wrapped in a blanket on her sofa. It is estimated Mrs Brown had died sometime in January 2001. Remarkably the gas, electricity, telephone and water all remained connected. While Andrew did not know Mrs Brown he was appalled by the apparent ease in which the world had left her behind. Neighbours had watched piles of mail, store catalogues and newspapers build up at her front door but they did nothing. Widespread local and national media interest followed and it was this coverage that prompted Andrew to suggest a ‘National Check on Your Neighbour Day’ in a Letter to the Editor of The Age published on 17th March 2003. Andrew was inspired by his late grandparents and his own neighbour – 83 year old Clive Tayler of Albert Park. An active resident in the street Clive mowed the nature strips of his neighbours, picked up the rubbish and recycling bins on Monday mornings, mended loose gate and fence pickets and took care of the odd jobs which needed to be done. www.homesguide.com.au
Always good humoured, gentle and kind Clive was never intrusive - proving you can be a great neighbour without actually becoming intimately involved in other people’s lives. Clive Tayler died peacefully at the age of 91 in November 2007, survived by his partner of 15 years Joan Nicholas. So Andrew’s concept was refined, renamed and on Sunday 30th March 2003 the first Neighbour Day was observed. It generated surprisingly widespread media coverage and support, primarily because of the simplicity of the idea and the ease with which Australians everywhere could take part. Importantly it also brought to prominence a major issue faced every day by senior Australians. But sadly the tragedy of Elsie Brown’s death was not a one-off. In August 2003 a 91-year-old Melbourne woman was also discovered dead in her home. Her 67 year old son and carer had died of natural causes three weeks earlier and unable to raise the alarm she too passed away. The deaths of isolated senior Australians
made headlines again on 6th March 2006 when an 86 year old Sydney woman was found dead in her unit, months after her death. However it was a two week period across February that year when six other people were found dead in similar circumstances that really shocked Australia. A few months later in the regional city of Orange an elderly woman died from complications after she returned home from buying her groceries, fell and was not discovered for days. In April 2006 at the Hornsey Coroner’s Court, London the Deputy Coroner Andrew Walker recorded an open finding at the inquest into the death of 40 year old Ms Joyce Vincent of Wood Green. Police broke into her flat in January where they found the television and heating on and the body of Ms Vincent in the living room. Ms Vincent’s body was so badly decomposed dental records had to be compared with a holiday photograph. She had been dead since December

The Metropolitan Housing Trust reportedly took action only when rent became thousands of pounds in arrears. Since 2003 the evolution of Neighbour Day has been quite remarkable. What started as a warning to check on elderly neighbours has grown into a much wider annual celebration of strong communities and friendly streets. People of all ages participate because everyone, everywhere is a neighbour no matter where you live or your personal circumstances. Not only do residents hold barbecues and street parties on front lawns and in

the car parks of apartment complexes to celebrate but councils and other local government bodies hold major festivals and community events! For the first time in 2008 every Premier and the Chief Minister of the Australian Capital Territory publicly endorsed Neighbour Day. It was supported by the Lord Mayors of Adelaide, Brisbane, Melbourne, Sydney and the City of Darwin along with federal, state and local government politicians. The Hon Kevin Rudd became the first Prime Minister to publicly endorse Neighbour Day, which he did in 2009 and 2010. At a global level Neighbour Day has been endorsed by former UN SecretaryGeneral Kofi Annan, former President Bill Clinton and HRH The Prince of Wales who described it as ‘a splendid idea’. It was through Mr Annan’s enthusiasm that Andrew Heslop was invited to speak about the development of Neighbour Day in Australia at the United Nations in May 2008. Now there are plans to make Neighbour Day a truly global event as an official UN Observance Day following ratification by the General Assembly, which could lead to an International Year of Neighbourliness sometime in the future. That would be a great development for an Australian idea which started off as a Letter to the Editor following the sad and lonely death of an elderly woman in her home. homesguideliving

THAI CHICKEN AND VEGETABLE CURRY INGREDIENTS 500 grams of chicken, cubed 270 ml light coconut milk Âź cup Thai red or green curry paste 1 large onion, chopped 2 carrots, halved, thickly sliced 600 grams cauliflower, cut into florets 200 grams broccoli, cut into florets 400 grams zucchini, sliced thickly 260 grams mushrooms 2 teaspoons fish sauce Juice of 1 lime 1-2 tablespoons sugar A handful of bean shoots 28

3 tablespoons chopped coriander leaves METHOD Heat the oil in a wok and add the curry paste, onion and chicken pieces and fry until golden. Stir-fry on medium heat add pumpkin soup and coconut milk, and bring to boil. Add in carrots and simmer for 10 minutes, or until cooked. Then add cauliflower and cook for 5 minutes. cook for another 10 minutes. Add a dash of fish sauce, palm sugar, lime juice and bean shoots and serve topped with coriander leaves. Serves 6.
tandoori chicken INGREDIENTS 6 chicken thigh fillets, trimmed 1 cup thick, plain yoghurt 1 garlic clove, crushed 2 cm piece ginger, peeled, grated 1 tablespoon lemon juice 1 tablespoon olive oil 1 teaspoon garam masala 1 teaspoon ground coriander ½ teaspoon chilli powder ½ teaspoon turmeric Cooked rice and lemon wedges, to serve
METHOD Combine yoghurt, garlic, ginger, lemon juice, oil, spices and ½ teaspoon salt in a large ceramic bowl. Cut 2 slits in top of each chicken thigh, making sure not to cut all the way through. Add chicken to yoghurt mixture and turn to coat well. Cover and refrigerate for at least 3 hours. Preheat oven to 220°C. Grease and line a large baking dish. Place chicken in dish and roast for 30 minutes or until cooked through. Serve with rice, pompodums and lemon. Serves 4.

old-fashioned pies OLD-FASHIONED SHEPHERDS PIE INGREDIENTS 3 cups cooked lamb, chopped 1 onion, finely chopped 1 carrot, diced 1 clove garlic, finely chopped 3-4 cups vegetables, chopped (choice of diced mushrooms, potatoes, broccoli florets or beans) 3 tablespoons tomato paste 1 tablespoon flour ½ cup red wine 1 cup chicken stock

METHOD Saute onion, carrot and garlic in olive oil for a few minutes. Add vegetables, lamb, tomato paste and flour and mix over a low heat for 3 minutes. Add red wine, stock, Worcestershire sauce, tomatoes, salt and pepper and bring up for a boil.

Reduce heat to low and simmer for 30 minutes until liquid has reduced. Turn off heat and stir through peas and fresh herbs. Place in a pie or casserole dish and top with mashed potato and Parmesan cheese. Bake in pre-heated 180°C oven for 20-30 minutes.

Sheets puff pastry, thawed 1 egg, lightly beaten
INGREDIENTS
Heat the olive oil and butter in a frying pan over medium heat, add the pieces of chicken and cook until lightly browned and almost cooked through. Transfer chicken to a plate and set aside. Add the leek and garlic to the pan and cook over low heat for 2-3 minutes or until softened. Add the flour and cook for 1 minute. Add wine and bring to the boil for 1 minute, then pour in stock and cream and cook, stirring, for a further 5 minutes over medium-low heat. Return chicken to pan with cooked vegetables and tarragon, season well, then set aside to cool.
1 tablespoon olive oil 30 grams butter 500 grams chicken breast fillet, cut into 2cm chunks 1 leek, white part only, finely sliced 1 garlic clove, crushed 1 tablespoon flour ¼ cup white wine or water (add a little extra if necessary) 1 cup chicken stock ½ cup thick cream 1 large carrot, peeled, cooked, diced 1 large potato, peeled, boiled, diced 1 cup frozen peas, cooked 1 tablespoon chopped fresh tarragon

Preheat the oven to 200°C. Grease a pie dish with a removable steam vent. Place the chicken mixture in the centre. Place a sheet or two of puff pastry on top pinching the edges to close. Leave a hole in the middle if you do not have a pie dish with a removable steam vent (which keeps the pie filling from boiling over). Brush with beaten egg and bake for 25 minutes or until golden.

liposoft, the new liposuction
L
iposoft, a gentler version of liposuction, is a new development in cosmetic surgery. But is it all it’s cracked up to be? Liposuction is one of the best known and most popular cosmetic procedures today. Originally developed in the US in 1974, it is a surgical method of sucking fat out of various areas of the body, commonly the abdomen, “love handles” and thighs. In 2008, liposuction was the third most popular surgical procedure in the US, and the sixth most popular in the UK. But even though the technique has been perfected over the years, risks remain. Recently, however, a gentler version has been developed and is taking the cosmetic surgery world by storm. Called Liposoft, it has many benefits over the original technique. For one, the procedure doesn’t require a general anaesthetic, which makes for a quicker recovery. But it also promises less downtime without compromising on results. In traditional liposuction, a large amount of fluid is injected into an area in order to soften the fat for removal. Called infiltration, this can take up to an hour. The next stage is contouring, where a cannula is inserted to break down the fat and suck it out of the body, something which can damage the tissue near the area being treated. Finally, post-surgery, the excess fluid has 36

to drain, which can take up to three days. In Liposoft, however, the area is infiltrated with a saline solution containing adrenaline (to minimise bleeding) and a local anaesthetic, using a specially designed water jet. This eliminates the need for a general anaesthetic and enables the patient to remain awake. Then, a fine jet of water gently dislodges the fat and, although the contouring is still done using a cannula, the water pushes tissues out of its way. “Because the fat cells are loosened by the water jet, they float away and are easily suctioned out without having to detach them and yank them out,” explains Sydney plastic surgeon Dr Mark Kohout. Ultimately, this means less effort is required for the surgeon, which in turn minimises potential damage to the nearby areas. Also, during the procedure, the surgeon can move the patient easily if needed, and can get them to stand up so they can check the results. www.homesguide.com.au
And, as less fluid is used, the procedure is quicker, and more than 90 per cent of the fluid drains from the body before the patient leaves the surgery. Dr Kohout believes Liposoft offers patients a safer, more comfortable alternative to liposuction. “It’s a very versatile procedure,” he says. “Where the technique has real benefit is in a patient who has a few areas of concern, such as tummy and thighs, or thighs and ‘love handles’. In these cases, Liposoft can be carried out under local anaesthetic, and about a litre of fat tissue can be removed without undue discomfort.” But a burning question remains: if the patient is awake throughout, is the process really that painless? When you cook meat—be it beef, pork, fish, or poultry— at super-hot temperatures, it forms heterocyclic amines (HCAs) and polycyclic aromatic hydrocarbons (PAHs), inflammatory chemicals that some experts think may increase your odds of getting cancer. When cooking meat on directheat sources (think: the grill or stove), keep the temps under 300° F to minimize the formation of these chemicals.
GET YOUR CARBS FROM FRUITS AND VEGETABLES If you’re like most people, you get the bulk of your carbs from processed starches and sugars. Big mistake—they can contribute to metabolic dysfunctions, which often go hand-in-hand with inflammation. Instead, focus on getting your carbs from vegetables, legumes, fruits, and whole grains. Beside being filled with blood sugar-regulating fiber, they’re some of the best antioxidant sources around.

ORIENTEERING If you’re interested outdoor adventure and map reading, orienteering is for you. Events range in length and difficulty but, no matter which one you chose, you will need to have your wits about you to successfully navigate yourself through the course. THE SPARTAN RACE With 50+ events across America, Canada, Europe and now Australia, it has become a truly global race series. You will run, jump, crawl and climb over a selection of custom-built obstacles designed to test your overall strength, balance and endurance! The Spartan Race Series consists of 4 race distances, the 7K Sprint, the 15k Super, The 20K Beast and the 40K Ultra-Beast. Each Spartan Race event is run over one of these distances. Each distance comes with it’s own set of challenges. The first Australian races will be Sprints. Fast, intense but over a manageable distance, they are a perfect way to introduce the Spartan Race format and get a feel for the pace and the obstacles.

As the season progresses, the race distances in each state will increase to Super, Beast and Ultra. Once we have achieved one distance, we train towards the next. Racers who complete the Sprint/Super/ Beast Trifecta in a season will be able to call themselves Ultimate Spartans, and earn the Spartan Trifecta Medal. Does the race format mean it’s ‘every man for himself’? No. OCRs often require teamwork to overcome obstacles. Spartan Race is no different. Honour and sportsmanship are at the heart of the Spartan Code. But Spartan Race is a race. It is timed and you will receive a finish time and a ranking. For some, this is an important way to keep motivated as they train for each new race. For others, it is the fun of competition between friends, or the pride of improving as a team. Whatever reason you race, you will discover that what makes Spartan Race special is the bond that develops between racers, regardless of you are racing as a team of neck and neck racing to the finish line. We push each other on the course to help stretch each other’s limits and achieve more than what we could alone. This kind of competition builds friendship and camaraderie on the foundations of pride, respect and giving it all. This has been the Spartan way since 409BC. What happens after the race? Spartans fight hard and play hard. After the race there will be a beer at the finish on us, and plenty of good food and drink to be had as well as great brands displaying the latest training gear. CULTURAL VANDALISM Art Gallery of New South Wales 6th March 2014 - 1st June 2014 The first exhibition at the Art Gallery of New South Wales by Sydney-based artist Khadim Ali will explore what he describes as ‘cultural vandalism’ and the dehumanising of the Hazara people in Afghanistan, encapsulating in his art his deep and personal concerns about family, his own heritage, the construction of morality (good and evil) and ethnic, racial and religious fanaticism. Khadim Ali is an Afghan Hazara who was born in Pakistan and is in the third generation of his family to find themselves dispersed from their homeland. His grandparents fled Afghanistan to India then to Pakistan in the 1920s after a massacre of Hazaras. The history of persecution of the Hazara in Afghanistan and fear of the Taliban have followed Khadim Ali and his family to Sydney, which has now been ‘home’ for more than four years. The exhibition The haunted lotus – depicting the demons that continue to haunt Ali – includes fine gouache and ink paintings; a series of large-scale, richly coloured rugs; and videos that represent www.homesguide.com.au
the artist’s working methodology. This exhibition contains Ali’s first handmade rugs – as carpets are so much a part of life in Afghanistan – and represents a turning point in his practice. Combining traditional and contemporary processes, Ali wrestles with Afghanistan’s current violence through detailed images that draw on a mythological past – the Shahnameh or Book of Kings. His delicate paintings and rugs depict demons from this story in a complex act of identification with demonised – or dehumanised – people. As the artist says: ‘My demons are the story of my historical self and a people who are displaced and shelterless around the world[…] Demonising is the dehumanising of the Hazaras and forcing them to an indescribable dominion where they must engage in a civil law that does not protect them.’ Khadim Ali lives and works between Sydney, Quetta and Kabul. He trained in miniature painting at the National College of Arts, Lahore and is working towards a master of fine art at the College of Fine Arts, University of NSW. His work was included in dOCUMENTA 2012 and has been collected by the Guggenheim New York; Victoria and Albert Museum, London; British Museum; Fukuoka Asian Art Museum, Japan; Queensland Art Gallery; and the Art Gallery of New South Wales.

QT Sydney’s café and bar, Parlour Lane Roasters, will play host to a showcase called Parlour ART, a mixed exhibition of 6 fledgling artists and designers. Parlour ART is dedicated to the promotion of emerging student artists and designers – providing a rare opportunity for the works of undiscovered talent to be viewed by hundreds of guests passing through QT Sydney, art and design lovers, active buyers, influential gallery owners and design curators. The chosen works will be presented in Parlour Lane’s spectacular 1930’s display cabinets in the lead-up to. Following a call-out to student artists and designers from art and design schools, a panel of industry experts will judge uploaded entries via parlour-art website and shortlist 10 stand-out submissions. The 10 shortlisted artists and designers will be provided with $200 for materials and challenged to create a work which represents the character of QT Sydney – everything from voyeurism, confidence, and daring eccentricity. From the 10 shortlisted, 6 finalists will have their works showcased within the Parlour ART exhibition at Parlour Lane Roasters and the winner will receive $500 and editorial feature in Renegade Collective magazine. The exhibition will add to QT Sydney’s already considered portfolio of artworks by well-regarded Australian and New Zealand based artists, including; Daniel Crooks, Daniel Boyd and Grant Stevens. Curated by art expert Amanda Love, the existing works use varied mediums in and around QT’s public spaces, guest rooms and the hotel’s bar, Gilt Lounge, providing a visual feast of light and movement.
