Developers turn to mixed-use developments to fill community needs

It’s difficult to fully explain the impact of the COVID-19 pandemic on commercial real estate. It changed consumer behavior in such a significant way, every sector was impacted in one way or another. Some, such as industrial, were strengthened, while sectors such as office and retail were forced to adapt to survive. Multifamily also saw a boom as it evolved to answer the needs of its residents, reinforcing a model that’s been growing in popularity: mixed-use developments.

“There has been a big push for live-work-play and mixed-use communities over the past decade, fueled by a number of factors including a preference for many professionals to live and work in the same community, which significantly reduces commute time to and from work,” said Srinath Pai Kasturi, Executive Vice President of Cadence McShane, which is recognized as one of the largest multifamily builders in the nation.

He added that since the pandemic, the trend of working from home is more of a reality now than it has ever been.

“Although many companies are currently requiring employees to report back to work in person, most companies have recognized certain efficiencies with remote workplaces and are allowing for some type of hybrid model in order to attract and retain top talent,” Kasturi said. “In response to this, developers are building communities that cater to new resident preferences by offering a more holistic community environment where residents can enjoy the most common amenities at their fingertips, with additional amenities including transit, retail and entertainment all within walking distance.”

Seeing the need, Cadence McShane has built a number of mixed-use communities, including The Village in Fairview, The Village in Allen and EastVillage in Austin. Now the company is also working with Sabot Development and American Residential Group on Lakeline Station, what Kasturi described as “a mixed-use community to create a thriving community with live-work-play amenities.”

The development at 13621 Lyndhurst St. is next to a public transit hub and in close proximity to Lakeline Mall and corporate offices, including Apple’s corporate campus.

“In addition to the prime location of Austin, Lakeline will be set up with amenities such as mesh internet, keyless entry for all entry points, indoor and outdoor coworking spaces, parking and an assortment of retail all geared toward optimizing the experience for the occupants at Lakeline,” shared Kasturi.

Throughout the planning process, he added that Cadence McShane focuses its efforts on well-designed projects with “plenty of forethought and intentionality.”

“As such, we look to align ourselves with partners who have a great vision and who will also listen to input from their contractor and subcontractors with regards to price, design, constructability and more importantly the experiences we bring from other similar developments,” Kasturi said. “At the end of the day, it's all about having a collaborative team that is focused on the success of the project.”

He predicted that growth in the northern parts of Austin, including Lakeline Station, will shift the “center” of Austin north of the current core.

“With all the retail that is around the area, this property will provide a significant opportunity for its future residents to be right in the center of all the action,” said Kasturi.

In fact, in between Austin and San Antonio, RREAF Communities recently closed on a 3,173-acre property with the intention of building a “highlyamenitized, large-scale master-planned” community in Caldwell County.

"Being within a reasonable commute to the exploding job markets of Austin and San Antonio, as well as the vibrant cities of San Marcos and Lockhart, puts us in perfect position to deliver much needed inventory to a market area that is significantly constrained on future housing," President of RREAF Shannon Livingston said in a statement. "Without new communities like this in the pipeline, area residents will continue to struggle to find and afford a place to live."

Plans for the property at the intersection of SH 130 and SH 30 include residential homes, retail, restaurants, hotels, offices and light industrial spaces.

While RREAF’s project will break new ground, Dallas developer Hoque Global is focused on giving a Fort Worth neighborhood a “transformative” mixed-use project. It’s developing a 7.5-acre site in the historic Southside and will have 320 apartments and about 27,000 square feet of commercial space when it’s complete.

“This development will become a gateway growth district not just for this community but its neighbors as well,” Arthur Santa-Maria, Vice President with Hoque Global, said in a statement. “We’ve been heavily engaged with the Historic Southside community, incorporating input and addressing concerns to make sure that we are being mindful of values and goals from the local community.

It’s one of several Hoque Global mixed-use developments in the works in North Texas, including the nine-block SoGood project just south of downtown Dallas and Newpark, which will feature a 38-floor mixed-use tower.

You won’t find anything that tall in the plans for East River, however. The sprawling mixed-use development that stretches along a mile of Houston’s Buffalo Bayou is predicted to completely transform the neighborhood with apartments, office space, restaurants, retail shops and medical and entertainment offerings. The $2.5 billion project is expected to take 15 to 20 years to complete, though the first East River businesses are slated to open next year.

These are just a few of examples of the boom in mixed-use developments happening across Texas, a movement that certainly isn’t slowing.

H-E-B ventures into the North Texas market

The line started building at 6 p.m., about 12 hours before the doors of H-E-B’s first Metroplex store were slated to open. Jennifer Burnison knew she was going to have to stake out a spot early.

"As soon as they announced the release date, I was talking with my daughter and we said, 'Alright, we're going to be there,'" she shared. "We were trying to figure out how early was too early. Black Friday we're used to 4 a.m., but we kind of had a feeling we had to get here even earlier for this."

Burnison was right. By the time 5 a.m. rolled around, the line of eager customers was up to about 1,500 deep, a testament to the excitement surrounding the opening of the 118,000-square-foot Frisco store.

“I was in line with a lady who drove an hour just to get here from Sherman,” said shopper Kaleesa Johnson.

Burnison got to be the first person through the doors, greeted with a gift

basket, confetti and a marching band. The customers who followed behind her also got free samples and giveaways.

“We are so happy H-E-B is finally here,” said Millie Stussy. “There are so many things on my shopping list!”

The San Antonio-based company operates a handful of its Central Market stores in North Texas, but Frisco is its first H-E-B location.

“Opening our flagship H-E-B format in the DFW area has been an aspirational goal of ours for many years, and the company has a long-term commitment to serve a broad range of customers and communities across North Texas,” Stephen Butt, H-E-B board member, said in a statement.

The company’s plans don’t stop there. It announced plans for several more stores in North Texas communities such as Allen, McKinney, Plano and Mansfield. While shoppers are clearly excited about the news, it’s a big change

to a commercial landscape that has multiple grocery chain contenders.

“The DFW Metroplex is among the most competitive markets in the nation, and our H-E-B Partners are committed to work hard every day to earn the trust of our customers,” Butt said.

H-E-B boasts more than 420 stores, 145,000 employees in Texas and Mexico, $34 billion in annual sales and the title of the largest food retailer and private employer in Texas. It also has an impressive real estate portfolio, one of the tools it has consistently used to keep a competitive edge. For example, it recently acquired properties in Prosper and Rockwall, neither of which are currently on the list of new store locations.

There’s also been will-they-won’t-they speculation about H-E-B-owned property in Fort Worth. In June, real estate development company Hillwood announced a number of new businesses coming to its Parkside at Alliance Town Center, including H-E-B. H-E-B, however, pushed back, saying in a statement that it hadn’t announced plans for the site "at this time."

On top of that, H-E-B has a commercial real estate development team tasked with constructing, leasing and managing H-E-B-anchored shopping centers.

“The development of retail space adjacent to H-E-B retail stores has been a key strategy of H-E-B for over 50 years,” the company said.

For residents in other parts of Texas, particularly central, southeast and south Texas, H-E-B has been a grocery staple for decades. Now consumers (and competitors) in North Texas get to experience the grocery giant’s presence.

Looking at Santander Tower in the heart of the historic Dallas Main Street District , Will Pender saw opportunity where others saw deficiency. Many of the building’s 50 floors were outfitted as offices when it opened in 1982. Forty years on, Pender, Adolfson & Peterson Construction’s Gulf States President, is leading a change.

“AP has partnered with Dallas-based multifamily and mixed-use developer, Mintwood Real Estate, and building ownership, Dallas-based Woods Capital, to convert multiple floors in the 1.4 million-square-foot downtown high-rise tower to 228 multifamily units, along with amenity spaces,” Pender shared.

The conversion project plans include renovations on the first floor, as well as floors 18-25 and 37-39.

“The project will feature one- and two-bedroom unit floorplans,” said Pender. “Project amenities include a swimming pool, dog park, fitness room, common gathering spaces and meeting space featuring a kitchen for entertaining.”

Slated for completion in Fall 2023, the Santander Tower rebuild is an example of adaptive reuse, a growing trend in today’s real estate industry.

“Adaptive reuse is attractive for developers, owners and investors as it

costs a lot less than tearing down and building from the ground up,” Pender said. “I’m a believer in sustainability and the importance of preservation because when we clear lots in the middle of the city to build new buildings, we lose a lot of history. In this project, we’re not loading the landfill with discarded building materials that could be repurposed.”

Office buildings are often an ideal candidate for such a makeover as remote and hybrid work models have created underused or vacant office space.

“This creates new life in an already massive inventory of aging, underused buildings,” said Pender.

Demand is there, he added, because as the cost of single-family homes continues to increase, it’s pricing many would-be homeowners out of the market.

“We’ve seen this a lot in Dallas-Fort Worth. Adapting a structure –rather than building a new one – can save time and may also save money. Meanwhile, renovation costs for adaptive reuse are reduced by as much as 40% compared to new construction,” Pender said. “We know Dallas needs more housing to continue to thrive. The fast-track nature of adaptive reuse makes it a crucial element in the creation of multifamily supply necessary to house a massive influx of residents.”

Santander Tower isn’t the only long-time Dallas office building undergoing a swap to multifamily. Plans are in the works to convert about half of Bryan Tower’s 40 stories into luxury apartments. Similar projects are underway at the 49-story Energy Plaza and Renaissance Tower, one of downtown’s largest towers.

That’s just in Dallas. In Houston, Gensler is morphing the Niels Esperson building’s offices into new apartments and workspace.

“We love the idea of curating part of Houston’s history," said Dougal Cameron, CEO of Cameron Management, the company that owns the 1927 building. "But doing it in the same entrepreneurial style that it was started.” Across town, ARC3 is overseeing the transformation of 1801 Smith from a

1960s office building to 372 housing units.

"What we’re looking at is a complete adaptive reuse of the building that was not being used very well prior to this,” said architect Eddie Mastalerz. That’s what these massive undertakings are all about: bringing the heartbeat back into beloved buildings that have verged on lifeless.

“We're taking the building’s bones and then remodeling, updating and refreshing them,” Pender said.

The New Class A Office: How to Reposition Assets to Remain Competitive in Today’s Market

Social Hubs and Third Spaces

A key value proposition of office buildings is their ability to foster social interaction and provide “benefits of membership” for tenants. There is an increased urgency to activate the ground floor and provide opportunities to connect to the outside with outward-facing amenities that can be accessed by the surrounding community.

We are now used to thinking of the workplace as an ecosystem distributed across multiple locations. Many people choose to work somewhere other than their workplace or home, a third space that offers a change of scenery and an opportunity to be around other people. Amenities like these add value to a building’s ground floor and are most successful when they are outward-facing and offer the same level of service and quality found in a trendy neighborhood cafe. Coworking spaces are ubiquitous and are another way building owners can add value and variety for tenants.

As more people return to the office, we are seeing certain pandemic era predictions come to pass. There is a renewed focus on wellness, hybrid work in one form or another is here to stay, outdoor space is highly valued, and experiential work destinations are winning tenants.

The flight to quality, or more appropriately, the flight to experience, where tenants flock to Class A assets, leaving behind outdated buildings, is a common theme in most of our cities. Owners of Class A assets cannot rest on their laurels: empty downtowns have deprived even marquee assets of the kind of vibrancy that made such destinations special.

Now more than ever buildings need to earn the commute, those 40 minutes a day on average that people gain when they work from home. People are using that time to connect with family and improve their health, so workplaces must respond with amenities that deliver the comforts of home, foster wellness, increase productivity, and nurture social connection.

It makes sense that golf simulators became the must-have amenity a while back and Pickle Ball courts are having a moment. The advantage of a court is that it is an inherently flexible space. Take for example the recent reposition of Chicago’s 167 Green, where the Marquee amenity is an NBA-size basketball court on the 17th floor, with double-height laminated glazing on three sides supplying views of the entire downtown skyline. At 250' above the street, it's probably the highest basketball court in the country. For large events, the hoops can be folded up to the ceiling, and the space can be transformed for business events or large parties. The space opens to a gracious terrace, the center of which is planted with fruit bushes and prairie plants. That may sound a little over the top, but that is the kind of wow factor that closes deals.

Walkability and Diversity of Uses

This may be the hardest thing to provide in some locations because it forces building owners to go beyond the building itself to deal with its surroundings. But the future of business districts may depend on their ability to be more livable. Research has shown that what people want out of their downtowns is safety, good public transportation, and great parks. Real change requires property owners within a district to collaborate with each other and the

city to improve the experience for everyone. In some areas that may mean retrofitting the qualities of mixed-use developments and the conversion of lower-performing, outdated assets to other uses, or the conversion of not traditional yet character-rich buildings into workplace amenities. In many cases this approach helps convert blighted structures into high-value assets that have a community impact far beyond the building’s perimeter.

Flexibility, adaptability, and wellbeing are driving the next phase of building repositioning. As real estate is viewed more universally, it’s essential to modify office buildings from limited, siloed structures to reinvigorated environments that serve an all-inclusive role within a community. Successful projects will continue to be measured by occupancy and income but, the quality of tenant experience will be a key differentiator in a changing world.

‘A gigantic sense of pride’: Dan Hunt discusses World Cup 2026’s potential impact on the Metroplex

Dan Hunt can vividly recall the moment he learned North Texas would host several matches for the FIFA 2026 World Cup™.

“There was a lot of jumping up and down,” Hunt laughed. “My daughters, Darlington and Tennyson, were there and there was lots of hugging them, too.”

The girls, aged 7 and 4 respectively, are approaching the age Hunt was when he began dabbling in what would become a lifelong passion for soccer. That’s when his brother, who is 12 years older, started playing the sport for SMU. Not long after in 1986, he went to his first World Cup in Mexico.

“I remember riding around with our tour driver all through Mexico and seeing not just the matches, but the amazing sights down there,” said Hunt. “I can share hundreds, if not thousands, of memories from every World Cup.”

The trips, which his father began in 1974, continued for decades. Then in 1994, the World Cup came to Dallas and Hunt served as a ball boy, cementing what he described as a love affair with the game that continues to evolve.

“As you get older, you think you may like it less. That’s not the case. In fact, I love the game more every day,” Hunt said.

Now he gets to introduce his daughters and so many other kids across Texas to the experience of a World Cup match. In addition to his role as FC Dallas President, Hunt served as chairman of Dallas’ successful host city bid.

“There’s a gigantic sense of pride to be able to share that with the citizens of the Metroplex and the state of Texas,” said Hunt.

He added that it could be a once-in-a-lifetime opportunity for some fans to take in a World Cup match. They’re being played throughout North America, including in Kansas City, Arlington and Houston.

“Texans will have multiple chances to get to games,” Hunt said. “I’m thrilled all three of these markets have games.”

It’s something he can celebrate with his brother Clark, who inspired him so many years ago. Clark co-chaired the Kansas City World Cup bid. Their father, late Texas oilman Lamar Hunt, may be best known as the owner of Kansas City Chiefs, but he also owned a number of soccer teams, including FC Dallas.

“My father was such a great role model as a human being, but also from a work ethic standpoint,” said Hunt. “My mother was equally as great. They both relied on hard work. They treated people well.”

Being a good teammate, Hunt added, is something he learned at home as well as on the field.

“My father did an unbelievable job of always listening to me and to my siblings, even though he might not agree,” Hunt recalled. “He was so receptive and willing to coach and help.”

In that way, Hunt isn’t stepping out of his father’s shadow. He’s now navigating the path beyond the one he once walked with his dad while working in the building he designed with him: Toyota Stadium.

“I get to come here every single day and still see my dad's legacy and think about our times together doing it,” said Hunt.

The stadium in Frisco, which hosts FC Dallas, NCAA football games and so much more, is also home to the National Soccer Hall of Fame. The World Cup matches won’t be played there (they’ll be at AT&T Stadium in Arlington), but Hunt is confident the entire Metroplex will see the economic and inspirational impact.

“The World Cup 2026 is arguably the greatest commercial we could have for the community and it’s one everyone in the world will see,” Hunt said. "We have a three-and-a-half-year runway until the World Cup, so there’s going to be a lot of talk and excitement as we get closer.”

At least four matches will be played in North Texas, but it could be as many as seven. That decision will be made in the latter half of 2023.

“That sort of eye on the Metroplex and on Collin County will only intensify,” Hunt said.

Collin County is already a focal point of growth in the region, something his father predicted when he decided to put the stadium in Frisco.

“He said,’I will have put you guys in a good spot. I'll be gone. But I'll have put you guys in a good spot and it will fill in around,’” remembered Hunt. “He was right about all of it.”

Hunt attributed part of the region’s success to its leaders. From the mayors to the city councils to the county boards, he said they understand what needs to be done to grow the right way.

“It’s attractive from a beauty standpoint, from an economic standpoint, from a design standpoint,” Hunt said.

Just like his passion for soccer, he expects the region to keep growing, especially now that the World Cup has provided the attention of the globe.

“This is the Super Bowl jacked up on steroids,” Hunt smiled.

DFW market continues to lead U.S. in construction, and leasing activity near all-time high

Industrial demand is bursting in many markets across the U.S., and DallasFort Worth is no exception.

In fact, DFW has proven itself as one of the nation’s leading markets, as both tenant/developers and owner-occupiers continue to ramp up their demand for space, and according to an Industrial Insight Report by JLL, realized demand from move-ins and current demand from leasing activity are among the highest on record.

Developers have been busy, to say the least, as they continue to kick-off new speculative projects to meet demand. Delivery and kick-off square footage (9.9 million square feet and 9.2 million square feet, respectively) keeping construction activity over 60 million square feet in both Q2 and Q3 of 2022. And though South Dallas and North Fort Worth have received most of this activity, outlying submarkets like East Dallas and South Fort Worth are being explored following their recent population and labor surge.

2021 was a record-setting year, but compared to 2022? Year-to-date leasing activity is 2.3% higher than this time last year with nearly 38 million square feet accounted for through Q3, based on the report. With only 6.1% of space available of properties delivered in 2020, and just over 9% of space available of properties delivered in 2021, JLL said the wave of construction expected to deliver in 2022 is expected to be absorbed in a similar time frame.

Rare Development Gem in South Texas:

McAllen Shines Bright as Epicenter of the Rio Grande Valley

It’s got a booming economy. Business development is at an all-time high, people are hustling and bustling. Welcome to McAllen, a mid-sized Texas border town with a big-city attitude.

“The growth in McAllen is phenomenal,” comments Rebecca Olaguibel, the city’s Director of Retail and Business Development. “It’s an exciting time to be in McAllen.”

While McAllen’s population hovers at just more than 142,000, according to the 2020 U.S. Census, the number of people in town swells each day as an estimated 39,000 commuters drop into town to conduct business, shop, dine, and enjoy the cities amenities.

“McAllen has consistently ranked in the Top 20 retail sales tax generators in the state of Texas for the past few decades,” Olaguibel shares, “as a matter of fact, McAllen recently ranked 2nd in the State of Texas for Retail Sales per Capita” With the McAllen MSA is now the fifth largest metropolitan statistical area in Texas, surpassing El Paso, developers are intrigued by this mid-sized city performing so well.

Even the pandemic shutdowns couldn’t dampen the city’s economic successes.

“Closing out our fiscal year, we have earned epic retail sales tax revenues,” says Olaguibel. “We’ve seen our numbers go way up in retail sales tax, hotel occupancy tax and construction.”

With McAllen’s two international bridges now open as of November 8th, 2021, retail sales are expected to soar even higher with fully vaccinated foreign travelers now able to drive across the U.S. border with Mexico into McAllen.

“International commerce and connectivity are key to McAllen’s success. We are delighted to offer travelers the option to fly in as well as drive into McAllen,” Olaguibel says, adding that the city has added more international flight opportunities for consumers to choose from.

Our consumers are spending at big-box retailers and smaller locally owned businesses alike, both of which McAllen has plenty to offer.

“We have seen some fantastic growth from our small locally owned businesses. We’ve created an environment in McAllen so that they can grow and thrive,” says Olaguibel.

The city has also gone above and beyond, creating the Refresh 50/50 Revitalization Grant for storefront improvements, for example.

“From city hall all to our development services departments, which includes engineering, planning, zoning, and permits, we're all aligned in the same goal,” Olaguibel stresses. “We want to help small businesses be successful.”

Knowing the economy’s all about balance, city leaders also welcome larger retailers.

“I like to call McAllen a developer's dream in south Texas because we have the formula that they need to be successful here,” says Olaguibel.

Exhibit A: Tres Lagos, a 2,800-acre master-planned community. It broke ground in 2016 and is now home to more than 1,800 people. The project is already expanding to include a 70,000-square-foot retail space called The Shoppes at Tres Lagos.

That’s backed up by the FBI Uniform Crime Report, which documented McAllen’s 11th consecutive year with a declining crime rate. In fact, it hit a 36-year low in 2020!

McAllen is one of those rare development gems, flying under the radar in deep south Texas and nestled in the Rio Grande Valley.

“McAllen has built in consumers, excellent leaders, and a great economy,” says Olaguibel. “We can prove that investors and developers would be successful and sustained here in McAllen.”

“She certainly leads by example”: Meet Edna Meyer-Nelson, our 2022 Lifetime Achievement Award winner

The successes of Edna Meyer-Nelson are too numerous to list. It’d take this whole issue of REDnews! She came up in the male-dominated banking and real estate industries, making a name for herself and eventually founding The Richland Companies, where she serves as President and Chief Executive Officer.

“A lot of young people today look at someone like Edna and say, ‘She’s so successful. I want to do that, too.’

They have no idea what she has done to get here,” said longtime friend Laura Ward, who is President and CEO of Houston Children’s Charity.

Those close to Edna can share a variety of anecdotes to illustrate her work ethic, but a favorite involves The Richmond Companies’ first building, a shopping center on Mayde Creek off of I-10 and Fry Road. The parking lot needed to be striped and, trying to conserve resources, Edna got up before sunrise to do it herself.

“We all admire her because she hasn’t necessarily done it the easy way,” said Jody Merritt, Chief Operating Officer of The Richland Companies.

Her work-hard mentality hasn’t changed, even as she’s racked up award after award, including the 2022 REDnews Lifetime Achievement Award.

“She’ll still volunteer to porter a property on the way in,” Merritt shared. “She certainly leads by example.”

Edna leads in so many ways – as a businesswoman, as a business partner, as a board member, as a mentor and as a philanthropist.

“When I first started in the industry, most of the events I went to were maledominated and, candidly, not very diverse,” said Abe Goren, Shareholder at Wilson Cribbs + Goren. “Now when I go to real estate meetings and conventions, it is very diverse. I think she, in the Houston area, has been a leader and encouraged women to get involved in the industry.”

In fact, Goren shared, Edna encouraged his daughter to pursue a career in real estate, which she’s doing. He also said the women in his office often volunteer to work on Edna’s deals when she brings them in.

Those deals aren’t always the easiest, admitted Mark Story, Vice President of Origin Bank, before adding that he never doubts Edna.

“She has honor. If she tells you she’s going to do something, she does it,” he said. “She always keeps her word.”

That has made her more than a client in Story’s book; to him, Edna is a friend.

“She is one of the most wonderful people I’ve ever known in my life and I’m just very proud to know her and to count her as a friend,” he said.

Nowadays Suzanne Klein counts Edna as a friend and partner, but it wasn’t always that way. Klein recalled calling her friend Marty Schlenker to find a banker. Schlenker recommended Edna.

“We really started off on the wrong foot,” said Klein. “I didn’t like her at all and she certainly didn’t like me.”

But as Klein got to know Edna, her understanding and admiration grew.

“Long story short, I decided it would be better to do things her way and we started banking together,” she said.

The two eventually started The Richland Companies together in 1992 and it's now one of the largest women-owned real estate companies in the United States.

“Edna is a very patient person. She works things out. She doesn’t jump into things. She’s very analytical – and I’m not,” laughed Klein. “That’s why we’ve been such good partners.”

Those qualities also make her a savvy board member, according to Lauren Sparks, Founder, CEO & President of Agility Bank, the first bank in the U.S. primarily owned and led by women.

“She’s been able to help us from raising capital to keeping a focus on everything we were doing that it takes to start a bank,” said Sparks. “She’s just been a really key person on the board and moving us forward.”

That could be because Edna had long been keen on the idea of opening a bank herself.

“She told me her clients had wanted her to start a bank back in the ‘80s and it wasn’t the right time, so when she met me and we talked about my vision, she said, ‘OK, honey, let’s do this!’” Sparks smiled. “It was perfect. I thank my lucky stars that I met her.”

Edna is also a longtime board member of Houston Children Charities.

“She’s a true asset to the organization, to any organization she’s involved with,” said Ward.

That includes mentoring organizations, such as CREW, where Edna was honored with CREW Houston's inaugural Circle of Excellence Award.

“She’s this incredible businesswoman, but she’s also a great mentor,” Sparks

said. “She’s so approachable. Anywhere you see her, people reach out to her and she reaches back.”

Even as Edna climbed the ladder of success, she was always sure to lift up the women behind her.

“She is a woman who supports and really wants other women to succeed,” added Merritt. “People energize her. She is someone who sees talent and can see potential in other people.”

“She’s a person you can talk about the good, the bad and the ugly with and she doesn’t hold that against you. She’ll build you back up to be successful,” said Susan Hill, JLL Senior Managing Director. “I think that’s the other thing that really sets her apart from other people you meet in the industry: she cares.”

Hill, like colleague Cortney Cole, met Edna through CREW.

“She will prop you up. She will also tell you the truth, so you better be ready to hear it,” Cole laughed.

That directness is a strength of Edna’s, one also cited by Hill, Goren, Story, Merritt and Klein, who described Edna this way: “She treats people how she wants to be treated, which is always fairly and firmly.”

“She’s very direct and I appreciate that and I think everybody around her does also,” added Story.

It’s also why Goren added that you should be careful when bidding against Edna at charity auctions.

“You’re never going to succeed,” he said, grinning. Yet another example of Edna’s giving nature.

“That’s just how her heart is. It’s about others,” summarized Merritt. “She is someone who is extremely generous with her time, talents and opportunities. It’s a unique combination.”

‘Chief Obstacle Remover’: Maranda Auzenne

On paper, Maranda Auzenne’s title at Trademark Property Company is Senior Vice President of Property Management. But in real life, a title that better reflects what she does daily might be Chief Obstacle Remover.

“A part of my success is effectively removing obstacles so our property management teams can quickly arrive at more creative solutions,” Auzenne explains. “Tenacity and resourcefulness are also important characteristics of success, along with the ability to dig in and not let go.”

She adds communication, which includes asking great questions, is a critical element of her success, as is her ability to connect with people.

“(Doing so) empathetically and authentically has been the most rewarding part of any career success I’ve experienced,” says Auzenne.

She first entered the CRE world as an administrative office manager. Learning more, Auzenne’s interest was piqued.

“From there, I began to carve a path forward that allowed me to learn the various facets of CRE and become a more active contributor,” she shares. “Once I recognized that property management had such a meaningful impact on so many areas, it became an obvious choice for me.”

Auzenne has stayed in the game for decades for a few reasons. She calls the national property management teams she partners with “truly the brightest, most dedicated and innovative professionals I know.” Auzenne adds she also enjoys the variety and scope of issues and opportunities property management faces daily, with no two days ever being the same.

“Lastly, I especially connect with the immense opportunity for value creation,” she adds. “I love going to work every day knowing my labor is important and my contributions are valued.”

Women are well-represented in the property management side of CRE. When asked why she thinks that is, Auzenne points out that in addition to technical expertise, women bring a specific set of transferable skills that “uniquely position us to excel in property management.”

“For example,” she elaborates, “we often inspire and encourage, while also being collaborative, empathetic and resourceful with a clear understanding of what needs to happen first; all critical in managing large assets. Women also offer a diverse and unique viewpoint due to our general approach to life and our creative methods of problem-solving.”

Auzenne says she always visualizes property managers as maneuvering through an obstacle course, but the course layout changes as the day progresses.

“The difference is women often do it successfully while wearing heels,” says Auzenne.

On her journey, Auzenne had to be intentional about identifying and valuing mentors because 15 to 20 years ago, she says there weren’t many women of color for her to reach out to who might understand her particular set of experiences and barriers.

“I’ve been extremely fortunate to have both mentors and advocates contribute to my success. The advocates spoke on my behalf when I wasn’t in the room while the mentors helped guide me toward the right rooms so I could do the work necessary to earn a seat at the table,” Auzenne says. “Today, I am committed to being the person I needed all those years ago for someone else.”

Her advice for the women following her lead include identifying your strengths and skills, then finding ways to cultivate and grow those.

“Be sure you educate others about your skills and what you bring to the table,” advocates Auzenne, adding that networking is key. “As a woman in this industry, you must first believe in the value you bring. See yourself not just in a job, performing a series of tasks, but rather place yourself in a career story with a strategy around being a central character in that story.”

“The industry has come a long way”: Pam Goodwin reflects on 35 years in CRE

The list of things Pam Goodwin wants young people considering a career in commercial real estate to know is long.

“Always keep learning. Give back. Get involved in your community,” she begins. “Start a podcast or your own TV show to highlight your expertise and inspire people. Write a book. Post a video or picture on social media platforms about your project, an event you are attending or personal info every day, so people get to know you”

Then Goodwin adds: “Think BIG. Make a call. Pick up the phone. Invest in CRE to build financial freedom. Most of all, have fun!”

These are the lessons the founder of Goodwin Commercial has learned over the course of her 35-year CRE career, which began when she got her degree in Interior Design from the University of Nebraska-Lincoln.

“I was offered a job after graduation with JW Marriott to design luxury hotel interiors and turned the position down to stay in Omaha to design office interiors,” Goodwin shares. “My father dabbled in residential real estate investing and bought a few rental homes. I learned quickly I did not want to fix toilets and switched to investing in commercial real estate.”

For years, she worked on the landlord side of the business, representing large shopping center developers, then she transitioned to the tenant side with Brinker International, a role in which she developed more than 50 Chili’s restaurants from the ground up.

In 2006, she gave up that six-figure position (and all the free food she could eat) to explore entrepreneurship.

“I heard the song ‘Something More’ by Sugarland on the radio and I knew I wanted to start my own CRE business developing and investing,” says

Goodwin. “The best decision I ever made was being the founder of Goodwin Commercial, which specializes in representing everyone from celebrities to small business owners looking to lease or acquire CRE and developing single tenant net leased properties. I wake up every day loving what I am doing!”

Goodwin attributes her success to learning the value of hard work, integrity and showing up early in life.

“I’ve been called Persistence Pam. My two mantras I live by are ‘Never, never, never give up’ and ‘Find a way',” she says. “The more you do something, the more it builds your self-confidence. You must stop thinking about what you could do and have the drive to take action.”

Another layer of preparation: Goodwin made the boys’ baseball team in middle school, so you could say she was used to playing ball in a maledominated field.

“The industry has come a long way since I entered the industry in a hardhat in 1987 and was the only woman at the table,” she says. “Times are changing. Women are finally leading in the industry.”

Now when Goodwin hears about “women in CRE,” she says she immediately pictures all the powerful women in the industry – from architects to attorneys to managers to developers to owners of companies.

“Women are conquering commercial real estate,” says Goodwin. She encourages women exploring the industry to focus on learning something new with every deal, to find a niche and to reach out to other CRE women via networking opportunities.

“I belong to a Dallas group of women in retail commercial real estate called ‘Deals in Heels’ where we have monthly meetings to network and share what is current in the industry,” Goodwin says. “You must go to events and start networking either in CRE or other business events to meet people. This is a relationship business. As they say: ‘Fortune is in the follow up!’”

• Our lives are different from men’s, especially if we have young children or are caregivers to parents or others…so we should affiliate with a company which recognizes this and puts family life first

• Overall, choose to work with people who respect you and all the balls you are juggling as a professional woman

• It is normal to have stress and anxiety and failures, but learn to manage and learn from them; when stress builds, don’t be afraid to just say ‘no’ and go and refresh yourself and your outlook

• Often just a ‘twenty minute break’ to focus on something different will put you back in fighting shape; don’t ignore your significant other/s and save focused time for them every day

• Never hesitate to introduce yourself to leaders in the industry and ask them for guidance; soak up their expertise and experience and advice when you can; usually they are happy to mentor young professionals

• When attending a networking event, don’t head to the cluster of people you already know in the crowd (!); you are there to meet NEW people and to make NEW contacts; this includes selecting your seat at a luncheon-sit at a table where you know no one; coming away from a large meeting with just two new contacts is good enough, and follow up to them after the meeting

• Encourage ethnic diversity in your organization; hire based on talent and skill and not on skin tones

• Find what sector of our industry you really love and learn to do it well
