In this provision, it is deeply emphasized that it is unlawful to discriminate in any aspect of selling or renting housing or to deny a dwelling to a buyer or renter because of the disability of that individual, an individual associated with the buyer or renter, or an individual who intends to live in the residence. Such act protects the rights of all buyers and renters. Knowing this will help you exercise your rights, especially if you are planning to buy a house or simply rent a place. Ignorance of such law will allow owners to continue to single out hopeful tenants and buyers in occupying their property. A very obvious example of such favoritism is when owners choose to attend or give full treatment to a buyer who has a rich and famous reputation against an ordinary citizen who just came from other state. Though the ordinary citizen is given attention but the very apparent nice and accommodating treatment to the wealthy buyer already conveys to whom the owner wants to sell his or her property. In the example above, the owner must have fair treatment to all buyers, regardless of where they come from. Even if a person is known to be well off but when they start to pay their dues, you might end up having a headache since they are late payers. While those that you have discriminated are the ones who are very responsible in paying their dues on time, even in advance. Better opportunities for owners can be lost if they continue to practice such discrimination. In addition to that, the FHA requires owners of housing properties to make necessary exceptions in their rules and operations so as to give chance to people with disabilities equal housing opportunities. A typical scenario of this can be seen on a landlord who does not allow pets in the apartment. However, if the tenant or renter is blind such policy can be lifted due to the said disability. A dog will serve as a guide to the blind occupant. Apart from that, owners are also obliged to permit tenants with disabilities to make facilities and common use spaces accessible to


them. This made a fair treatment to everyone, the buyer and seller, when it comes to housing opportunities. And by observing such provision, can create a safe and peaceful community for both parties.
