SINGLE FAMILY HOME SOLD RESULTS - BY NEIGHBORHOOD ANTHEM HIGHLANDS

In 2018, Anthem Highlands saw its fifth consecutive year of growth in average sales price with a 2018 average of $702,888. This includes a high sale of $999,900 a low sale of $510,000 and median sale of $676,265.

The average price per square foot has also risen consistently. Homes are now earning $156 per square foot compared to just $128 only five years ago.

The total number of sales in Anthem Highlands continues to fluctuate over the past five years. While the total number of transactions has grown, the total dropped by 7 homes from 2017 to 2018. As Anthem Highlands continues with its reputation of being a family friendly neighborhood, many homeowners continue to stay and renovate instead of finding a new home elsewhere.

The average days on market has fluctuated in recent years. In 2018, the average days on market was 47. A reduction of 9 days from 2017.

Overall, the real estate market in Anthem Highlands is very strong moving into 2019 as it continues to be among the top family friendly neighborhoods in Broomfield.

SINGLE FAMILY HOME SOLD RESULTS - BY NEIGHBORHOOD ANTHEM RANCH (55+) In 2018, Anthem Ranch saw its fifth consecutive year of growth in average sales price with a 2018 average of $609,977. This includes a high sale of $1,141,734 a low sale of $400,000 and median sale of $560,000.

The average price per square foot has also risen consistently with the exception of 2016 where a slight decrease was seen. Homes are now earning $226 per square foot compared to just $185 only five years ago.

As Anthem Ranch continues to grow so do the total number of sales per year. This can be attributed to the new homes being built by Toll Brothers and David Weekly, as well as the some residents simply looking for a change of scenery after owning their home for many years.

The average days on market increased by 22 days from 2017 to 2018. At 64 days, this is the longest average in the previous five years.

Overall, the real estate market in Anthem Ranch is very strong moving into 2019.

SINGLE FAMILY HOME SOLD RESULTS - BY NEIGHBORHOOD SPRUCE MEADOWS

In 2018, Spruce Meadows saw its second consecutive year of growth in average sales price after dipping over $700,000 in 2016. 2018 saw an average sales price of $2,440,000. This includes a high sale of $3,375,000 a low sale of $1,450,000 and median sale of $2,495,000.

The average price per square foot has remained relatively consistent over the past 4 years after moving to $266 in 2015. Homes are now earning $267 per square foot compared to just $221 five years ago.

As Spruce Meadows nears completion of its buildout the total number of transactions has decreased significantly due largely to the fact that these are custom built homes that homeowners stay in for longer periods of time.

Due to the limited buyer pool and taste specific designs found in most luxury homes, the average days on market in Spruce Meadows has varied greatly over the past five years. In 2018, the average days on market for sold homes was 102, down from 174 in 2017.

Overall, the real estate market in Spruce Meadows is stable with little to no inventory available on a consistent basis.

SINGLE FAMILY HOME SOLD RESULTS - BY NEIGHBORHOOD LAMBERTSON FARMS

The average sales price in Lambertson Farms rebounded nicely from a down year in 2017. The average sales price in 2018 was $940,071, an increase of $67,854. This includes a high sale of $1,350,000 a low sale of $427,000 and median sale of $860,000.

The average price per square foot for sold homes saw a slight decrease from previous years but has remained relatively consistent over the past 5 years. Homes are now earning $170 per square foot compared to $175 five years ago. This will be worth monitoring in the coming months.

Total homes sales returned to 2015 and 2016 totals after a slow 2017. A solid 2019 should help to identify further trends in the Lambertson Farms real estate market.

The average days on market increased significantly from 2017 numbers. However at 62 days in 2018, this is far lower than in 2015 and 2016 more appropriate considering the average sales price of homes in Lambertson Farms.

The real estate market in Lambertson Farm in 2019 should continue its consistency from the last 5 years. A close eye on the average price per square foot for sold homes will tell the story for this wonderful neighborhood.

SINGLE FAMILY HOME SOLD RESULTS - BY NEIGHBORHOOD WILDGRASS In 2018, Wildgrass also saw a drastic increase in average sales price of nearly $128,000. 2018 saw an average sales price of $796,096. This includes a high sale of $1,118,000 a low sale of $582,500 and median sale of $705,737.

The average price per square foot has steadily risen over the past 5 years. Homes are now earning $188 per square foot compared to $129 in 2014.

Total sales have leveled out over the past 3 years with Wildgrass having 17-18 homes sold each year.

Homeowners in Wildgrass could expect to have their home on the market for about a month in 2018, a reduction of 16 days from 2017 and the second lowest number in the past five years.

Overall, the real estate market in Wildgrass appears to be stable moving into 2019. 2014

SINGLE FAMILY HOME SOLD RESULTS - BY NEIGHBORHOOD SILVERLEAF In 2018, Silverleaf saw a drastic increase in average sales price of over $126,000. While there is limited sample size an increase is not a surprise based on appreciation rates of other similar Broomfield neighborhoods. 2018 saw an average sales price of $811,300. This includes a high sale of $899,000 a low sale of $649,900 and median sale of $885,000.

The average price per square foot has fluctuated over the past 5 years but with few homes hitting the market it's diďŹƒcult to predict where this may go in the future. Homes are now earning $168 per square foot compared to $152 five years ago.

There have been very few homes sold in Silverleaf over the past 5 years. In fact, only one home has sold per year on average, with three of these coming in 2018.

The average days on market in Silverleaf in 2017 and 2018 suggest that a homeowner can anticipate having their home on the market for a little over a month moving forward.

Overall, the real estate market in Silverleaf is limited since inventory is extremely scarce.

In 2018, the Broadlands saw a decrease in average sales price of $39,551. This comes as a bit of a surprise as many of the neighborhoods in the immediate vicinity of the Broadlands saw late increases in this area. 2018 saw an average sales price of $589,023. This includes a high sale of $1,175,000 a low sale of $365,000 and median sale of $547,233.

The average price per square foot has continued to rise over the past 5 years.. Homes are now earning $168 per square foot compared to $132 five years ago.

Fewer homes were sold in the Broadlands in 2018 than in the previous 4 years with just 68 homes sold compared to an average of 82.5 from 2014-2017.

In 2018, the Broadlands saw a reduction in average days on market of 14. Sellers could expect to have their homes on the market for just 23 days. This is the lowest mark for the neighborhood in the past 5 years.

The Broadlands is still a very desirable neighborhood in Broomfield and homes will continue to sell on a consistent basis. The lower numbers compared to other Broomfield neighborhoods can be attributed to its age relative to the others nearby.

SINGLE FAMILY HOME SOLD RESULTS - BY NEIGHBORHOOD MCKAY LANDING 2018 brought McKay Landing its fifth consecutive year of increases in average sales price, ending the year with an average sales price of $582,519. This includes a high sale of $700,000 a low sale of $495,000 and median sale of $585,000.

The average price per square foot has also continued to rise over the past 5 years. Homes are now earning $155 per square foot compared to $118 five years ago.

Fewer homes were sold in the McKay Landing in 2018, but the neighborhood trend shows fluctuation from year to year. Based on historical data it would stand to reason that McKay Landing will experience sales in the 25-30 range in 2019.

McKay Landing also saw a five year low in average days on market. Sellers had their homes on the market for just 17 days in 2018.

With home values increasing for the past five years and sales presumably on the rise, 2019 should be a great year for the real estate market in McKay Landing.

After a substantial increase in average sales price from 2015 to 2016, prices in Aspen Creek have flattened out the last couple of years. In 2018, the average sales price was $660,200. This includes a high sale of $900,000 a low sale of $610,000 and median sale of $670,000.

The average price per square foot has also leveled out after hitting $144 in 2017, it decreased slightly in 2018. Homes are now earning $141 per square foot compared to $123 five years ago.

Total homes sales also saw a dip in 2018 for the second straight year. If this trend continues in 2019 total home sales will hit a 5 year low for Aspen Creek.

Aspen Creek saw its lowest average days on market for the past 5 years. At 27 days this was a signifiant reduction from any of those years. The average for 2017 (70 days) is very much an outlier and should be considered an anomaly for the neighborhood.

The great news for Aspen Creek is that home values continue to rise. This shows that the neighborhood is still viewed as one that is very desirable. Buyers will have a difficult time finding many available homes, thus creating a sellers market for the neighborhood.

Country Estates saw its first decrease in average sale price in the last 5 years. In 2018, the average sales price was $691,415, a decrease of $46,596 from 2017. This includes a high sale of $1,185,000 a low sale of $548,000 and median sale of $611,000.

While the average sales price went down, the average price per square foot returned to near 2016 levels after a much lower 2017. Homes are now earning $176 per square foot compared to $129 five years ago.

Total homes sales saw a drop in 2018 compared to 2017, but this is seemingly a return closer to the average from the past several years.

The average days on market decreased by 5 days between 2017 and 2018. Over the last four years the average days on market has stayed at or below six weeks, a trend sellers hope will continue in 2019.

While the average sales price fell, homeowners in Country Estates could expect more for their home per square foot and have it sell in less time than in previous years. If price per square foot values continue to rise in 2019, homeowners can expect the average sales price to climb over $700,000 once again.

SINGLE FAMILY HOME SOLD RESULTS - BY NEIGHBORHOOD REDLEAF The average sales price for homes in Redleaf continued to climb for the third consecutive year. The average sales price of $556,100 in 2018 is $43,460 more than in 2018. This includes a high sale of $705,600 a low sale of $375,000 and median sale of $535,000.

The average price per square foot also went up for the second year in a row; this time by $14 per square foot. Homes are now earning $176 per square foot compared to $127 five years ago.

Total homes sales saw a drop in 2018 compared to 2017, and with just 10 homes sold in 2018 were at the lowest rate in the previous five years.

The average days on market decreased by 12 days between 2017 and 2018. Over the last four years the average days on market has stayed at or below 30 days including twice where it fell below 14 days, a trend sellers hope will continue in 2019.

With climbing average sales prices and shorter average days on market, Redleaf should continue with a vibrant real estate market in 2019 as long as inventory is available for buyers.
