200,000 square metre mixed use development comprising offices, retail (including on-street retail), hotels, residential and cultural/civic uses together with approximately 4,200 parking bays.
Location
Above and next Gautrain station in Sandton, and bordered by Fifth Street to the south, Rivonia Road to the East, West Street to the north and Deodar Lane, Mandela Square and the Sandton Library to the west.
Public Transport Interchange
The new public transport interchange (PTI) is located on and adjacent to the site (the Gautrain buses, metered taxis, and mini bus taxis all rank in the building and the new BRT bus station bordering the site on Rivonia Road) and as a result, the site has established itself as the new centre of the Sandton CBD.
Traffic congestion
It is estimated that over the next few years the number of vehicles in Gauteng will increase substantially giving the site its competitive advantage in that with the upgrading of the public transport infrastructure culminating at the site, central Sandton in future, will be the easiest business location to access both during peak hours and after peak times.
Surrounding new developments / buildings
New office developments include Alexander Forbes, Norton Rose Fullbright, Webber Wentzel, ENS, EY, Momentum, Discovery, Hogan Lovells, Bowman Gillfillian, Sasol, Werksmans, and are all within 10 minute walking distance.
Status of development
The development has commenced with the fit out and trading of the street level shops. Some of the shops are trading already while others are still being fitted out. The council buildings were demolished on 15th November 2015.

Phasing of the development
The development consists of 8 different but interlinked buildings, some of which sit on a nine level parking basement. The master plan has been completed but is flexible and can be adapted to allow for practical building designs as well as different uses. Other than the North Tower, which is to be constructed last as it is located above the last phase of the basement, any building can commence when required and is not dependant on the progress of any other building. The only constraint is the phasing of the basement, which will commence on Fifth Avenue and Rivonia Road corner.
Phasing of the parking basement
1,224 basement bays (i.e. 4.8 bays per 100 square metres) will be constructed in phase 1 of the basement construction, however this can be easily increased if required. The first phase of the basement will have access and egress from/to Fifth Street, and ultimately the basement will have additional access and egress from/to Deodar Lane. Access to the basement will be by means of a speed ramp which will discharge on basement level 4 (i.e. the speed ramp will essentially be an extension of the road) and from that level, users will be able to circulate via two ramps, up or down.
Electrical, airconditioning and fire services
In order to save costs and achieve greater efficiency a nerve centre will be provided for the precinct, which will provide central services such as district cooling and heating, backup power and centralised sprinkler tanks and pumps.
Tri-generation plant
As the precinct comprises mixed uses which have peak energy demands at different times of the day, feasibility investigations suggest that a tri-generation plant to produce energy for the precinct would be advantageous. Ongoing investigation and more detailed planning and feasibilities are currently underway.
A landmark square
Built on the existing core infrastructure and social energy in Sandton, Kgoro Square becomes the “third space� away from home and work where people can connect to a broader social network. It’s the social anchor of community life that promotes broader, more creative interaction.
Contemporary art museum
Kgoro will break the mould of the typical art museum scenario by engaging its public space as a vibrant, fluid canvas. It will be used as an event space to rejuvenate the urban environment and fulfil an important social function as an ongoing life force for contemporary society to express itself creatively.

KGORO RETAIL STRATEGY
OVERVIEW It is intended to construct approximately 30 000m² of retail space at Kgoro, surrounding the Podium square and linking the corner of 5th Street/ Rivonia Road to West street at the current Deodar Lane interface. The suggested Retail Mix has 3 pillars of focus and will take advantage of the opportunities provided by the site’s public transport connectivity as well as the captive market within Kgoro and the surrounding precinct. With approximately 150 000m² of adjacent retail space, Kgoro will need to differentiate from and complement the existing facilities. Given the geographical and social importance of the site, the offering should be Exclusive and Aspirational without appearing Exclusionary. The 3 pillars of focus are; One or two Department Stores - Total area of department stores to be between 3000 and 6000m². Destination Food Emporium – A one stop food experience, ranging from a whole food and artisanal market, through a luxury food hall and topped off with onsite dining of the products on sale. The offering will include street food vendors as well as a range of fast foods in a street setting.

A brewery with pub could be included and possibly a wine route. It is estimated that the total offering will require in the region of 3 500m². Health / Medical / Fitness Centre - A complete health and fitness facility catering to Medical Safari travellers as well as local customers. To house in one convenient, accessible centre, elective and cosmetic surgery as well as sports medicine specialists supported by general practitioners and the required ancillary professionals / services. This facility will occupy approximately 5 000m², portion of which can be accommodated in space zoned as offices. Linking together and complementing the major pillars will be a few iconic, mono-brand stores, high-end fashion stores as well as luxury consumer brands in the electronic and home ware sectors. Retail art galleries displaying and selling functional as well as fine art will complement the art museum. A wide offering of restaurants on the square and an element of convenience retail on the walk linking 5th Street to West Street will complete the mix.
PHASING It is envisaged that approximately 16 000 m² of retail space will open for trade in one phase at a date between October 2018 and April 2019. Provided that negotiations with the Anchor tenant facing 5th Street are competed in time and town planning requirements are in place the Anchor can open at the same time, for a combined area of 20 000m². In order to have the required critical mass and cater to a full spectrum of usage categories it is imperative that at least 16 000m² opens simultaneously. Further phases adding up to a total of 30 000m² of retail space can be added as additional buildings are completed.
