Once a vacation paradise, the Caribbean and the Bahamas are an increasingly viable place to live and work.

THE CARIBBEAN has long been synonymous with holiday homes, where owners spent a few glorious weeks a year getting away from the trials of everyday life. Now, in the era of remote work— when space and privacy are top priorities—island real estate is gaining popularity as both primary property and second or third homes where owners stay for much longer periods of time. Sales in Barbados are up 50 percent over their highest levels in the past 20 years. Mustique and St. Barts, too, have seen record sales years.

With the Bahamas and islands in the Caribbean incentivizing visitors to become buyers by offering remote-working tax exemptions—and few restrictions for foreigners purchasing homes—the market is likely to get even hotter. Not surprisingly, waterfront real estate is in particularly high demand and can command a 30 percent pricing premium. Homes that are near the coastline and high enough to offer views of it are also popular, as are those with indoor-outdoor living amenities like sliding glass walls and covered dining terraces.

If you’re considering buying in the Caribbean—or another tropical location near the ocean—it’s wise to make sure your prospective home has been designed to minimize damage in a storm. Fixtures run the gamut

from elevated steel-reinforced columns built into the rock underlying a home to hurricane-proof glass built to withstand winds of over 200 mph, flood-diversion systems, and, of course, backup generators.

If environmental concerns are on your priority list, you may want to find out about the materials and construction techniques that were used to build the properties you’re considering. You might also inquire about energy sources available to run the home—and the costs of using them. Some luxury homes are energy efficient or even self-sufficient, with their own solar batteries allowing you to live off the grid. Others have their own wells or rainwater collection systems.

To make sure you find the right property to meet your needs, consider the following questions.

How long do you envision spending in your island home every year? What time of year will you spend there? Newcomers often assume the climate is the same yearround throughout the Caribbean and the Bahamas, but average daily temperatures vary from island to island and month to month, as does rainfall. Islands closer to the equator, such as St. Lucia, experience less variation in temperature, but that’s not the case in the central Caribbean. Some islands are also considered to be outside the hurricane belt—such as St. Vincent and the Grenadines, Barbados, and Mustique—and thus less frequently in the path of seasonal storms.

What do you want out of the home? If solitude tops your list, you may want to consider a private island. If you crave a livelier setting, you might prefer an exclusive resort island like St. Barts, which has a European flair, or Lyford Cay in the Bahamas, a traditional favorite of wellheeled Europeans. Some islands have built supermarkets that cater to a large cosmopolitan population and upgraded their transportation and communications infrastructures. They’ve also added fiber-optic cable that provides superfast Wi-Fi to rival what you’ll find in major U.S. and European cities.

In an era when more of us crave quality of life and protection from the political worries of the world, the Caribbean and the Bahamas will likely continue to be in demand for years to come. On the downside, you might have to alter your work hours to accommodate an office in a different time zone. On the upside, you can enjoy a daily morning dip in the ocean or a sunset stroll on the beach.
