THE VISION Related Companies is known globally for its commitment to elevating city life, and Related Midwest has spent several years researching what that would mean for Chicago. Drawing inspiration from local culture, the project team has created a place of gritty authenticity and grand dreams—a place with “Chicago soul.” The 78 is modern, mixed-use placemaking at its best—a true neighborhood, bustling and warm. Next-gen office buildings will be woven into an organic fabric of residential, retail and restaurant offerings sure to attract the most admired companies and cultural institutions. More than 11 acres of open green space and original public design features will draw people to this easily navigable riverfront community. Threaded with roads, waterways, bike paths, walking trails, and public transportation options, The 78 will seamlessly connect to the neighborhoods around it: South Loop, Chinatown, Bronzeville, Bridgeport, UIC/Little Italy and Pilsen. For the past 150 years, Pilsen has been a port of entry for Chicago’s ever-changing immigrant population. Today, Forbes says it is one of the 12 coolest neighborhoods in the world, noting the cutting-edge culture, colorful murals and growing number of performance venues, art studios and trendy bars.
Known for its small restaurants and parks, Bridgeport is a favorite of young families. It’s no small wonder that the birthplace of five Chicago mayors is still a hotbed for city politics. Also baseball: The White Sox, Chicago’s South Side team, plays in Guaranteed Rate Field on West 35th Street.

A response to the Harlem Renaissance, Bronzeville contains some of the most celebrated works in the city’s public art collection. “Monument to the Great Northern Migration” highlights a sculpture-adorned stretch of Martin Luther King Drive. And check out the Walk of Fame and Victory Monument, along with great galleries and soul food spots.
Here, food is culture and history is set in stone—from the halls of settlement homes at Jane Addams Hull-House Museum to the vaulted ceilings of The Shrine of Our Lady of Pompeii. The Near West Side is also about the future, thanks to the University of Illinois at Chicago (UIC), the largest school in town, and the Illinois Medical District, an innovative healthcare community.

MOTOR ROW Today, these streets once dominated by car showrooms are home to a vibrant entertainment scene. So stop by Willie Dixon’s Blues Heaven Foundation—former home of legendary Chess Records—then hoist a pint of New Phenix lager (named for the old Phenix truck manufacturer) at Motor Row Brewery.
PRINTER’S ROW Just minutes from the Loop, this pocket neighborhood was once the hub of the midwest’s printing industry. No surprise, then, that every June the area hosts Lit Fest, a celebration of all things bookish.
PRAIRIE DISTRICT In the late-19th century, this is where the millionaires lived. Today, you can tour their now-landmarked mansions. While you’re at it, visit Chicago Women’s Park & Gardens, to see Louise Bourgeois’ “Helping Hands” sculptures, memorializing a city icon, Jane Addams.

Change up your routine | If you are a dedicated weight lifter, explore yoga. Love spinning or running? Try loaded movement or resistance training. It forces adaptation neurologically, which is essential for aging well. Redefine the power lunch | Grabbing something to go? Make sure it’s organic and, as much as possible, not packaged or processed. My lunches tend to be 70 percent vegetables/30 percent protein, though I don’t eat the same thing every day. I don’t want to be bored, and it’s important to vary your nutrients. Breathe better | As in, don’t hold your breath (you do it more than you think you do). Also: in through the nose, out through the mouth. If you are wearing a heart rate monitor, you’ll see a 5-10 BPM drop. Combat the mid-afternoon crash without carbs | Vitamin B12— it’s a nutrient we are often lacking. I put a drop under the tongue so it can be rapidly absorbed. Buy a nice water bottle | And keep it with you as you go about your day, just as you do your phone. I’ve made a habit of filling my bottle as soon as it’s empty, as a cue, and I drink 3 to 4 liters a day.

Stop multitasking | It’s officially not good for you and it makes you less efficient. It also builds amyloid plaques, which are the same type of plaque that clogs the heart. Get some sleep | Seven hours, at a minimum. And practice good hygiene — no technology one hour before bedtime, keep your room chilly and make sure it is blacked out. Light is a chief disruptor of the body clock.

ART FOR THE PUBLIC’S SAKE Related believes that engaging, accessible art has the power to transform the urban experience, and our commitment to this belief is on display at our most ambitious projects, including Hudson Yards in New York City. In this built-from-scratch neighborhood, a five-acre Public Square and Gardens has been crowned by a monumental interactive piece—Thomas Heatherwick’s Vessel, a 150-foot tall lattice of intersecting flights of stairs and viewing platforms—that will literally uplift the public as it reflects the energy of its surroundings.

Related’s earlier investments in public art have been equally impactful, perhaps none more than Metronome, at One Union Square South in Manhattan. It began keeping time in 1996 and remains among the largest private commissions of public art in the city’s history. Two decades on, it is an urban touchpoint, an endless source of opinion, curiosity and conversation. We look forward to continuing our investment in public art at The 78.

Now, anyway. But what made that possible? Behold the backstory of The 78.
1885
Dearborn Station rises at Dearborn and Polk Streets, just north of The 78 — cementing the area’s role in the city’s rail transportation.
400 MILLION BC
A tropical sea lays down the limestone that will become both bedrock upon which the city’s skyscrapers are built and the raw material that will build them.
1833
Chicago is officially founded, quickly becoming the epicenter of the nation’s lumber, grain and meat trade network.
1673
After French-Canadian explorer Louis Jolliet passes through the flat, marshy area abutting the Chicago River, he advocates for a canal there to connect Lake Erie and the Mississippi River. His idea ultimately leads to the creation of Chicago.
The acreage where The 78 now sits — then home to lumber yards and grain storage — is sold to retire debt for the Illinois and Michigan Canal, completed in 1848.
1871
Although the Great Chicago Fire destroys more than 2,000 acres of the city — The 78 is spared.

1909
In an effort to raise the city’s livability, the Plan of Chicago sketches a path forward that includes public buildings, civic open space and parks, and improved transportation infrastructure. The 78’s role in the transformation? A massive rail yard.
1971
Amtrak officially takes over passenger rail at Union Station, closing the Dearborn Street Station and hastening the end of The 78’s use as a railyard.
1855
1866
William Boyington, architect of the Chicago Water Tower, creates the historic LaSalle Street Station, which serves multiple rail lines that pass through The 78.
1929
The portion of the Chicago River that traverses The 78 is straightened to allow for easier passage.
The historic St. John Roman Catholic Church is constructed just south of The 78, which quickly becomes one of the city’s fastest growing parishes.
1977 2001
City officials tap local architect Carol Ross Barney to design the now-beloved Riverwalk, a waterfront promenade and gathering spot that will eventually be extended into The 78.
With rail lines totally removed, The 78 is now virtually vacant.
2016
Related Midwest announces a plan to reimagine the site.
1868
Flint & Thompson erects a grain elevator on the site, which soon will house roughly half of the city’s grain storage capacity.
2018
The vision for The 78, Chicago’s next great neighborhood, is unveiled.
