Across modern Melbourne, the desire to live in an established suburb with good public transport routes and close to employment and educational facilities is driving an increased demand for apartment living. With a preference for village life over CBD living, city professionals, downsizers and small families are creating demand in Melbourne’s inner and middle suburbs. The State Government’s support of medium density living in our suburbs, has encouraged urban renewal of older buildings and warehouses, and the building of new developments along train and tram lines and shopping precincts. accommodate contemporary lifestyles. Luxury finishes and access to the outdoors are also coveted, adding additional value to an apartment’s market worth. Unique features such as wine storage, walk in wardrobes and full size utility rooms attract buyers in the prestige market. Apartment owners in the south-eastern suburbs are likely to have seen the value of their apartment climb by up to 92 per cent in the last seven years. On the other side of Melbourne in Kensington and Footscray, apartments have risen up to 70 per cent in the best pockets over the same period. Even more expensive suburbs such as Hawthorn, Camberwell and Toorak have seen growth in excess of 35 per cent, outperforming apartments in the CBD and Docklands.
